India's RJ Corp's (the Ravi Jaipuria Group's) proposed maiden real estate development project in Sri Lanka will bring more than 360 super luxury high-rise condominium residences to Colombo's booming apartment market, the mega developer announced this week.
Unveiling visuals and details of the proposed 43-storey 'Ocean View' twin tower opposite Pizza Hut in Colombo 3, the company floated to promote the project, said the distinctive skyscraper designed by a leading architectural firm in Thailand would offer nine apartment models ranging from 1200 sq.ft to 3000 sq.ft.

According to Chairman of Accor Developers Ravi Jaipuria, the 472-foot Ocean View high-rise, projected to be one of the tallest buildings in Colombo, will be built on nearly an acre of land and is designed so that more than 80 per cent of its windows overlook the ocean. "It will redefine luxury condominium living in Sri Lanka," he said.
He said 'Ocean View' is a BOI approved project and work is scheduled to begin very soon.
Designed by MA&A Company in Thailand, Ocean View would comprise of several super-luxury duplex penthouses and 357 apartments of two bedrooms to four bedrooms.
The proposed complex will feature a bar lounge by an open air pool on the 23rd and 24th floors for residents and their guests and will have a fully air-conditioned gymnasium with ultramodern equipment.
An exclusive private restaurant is to be located on the ground floor for guests to wait in, before being called up to the apartments, while several specialty restaurants will be operated exclusively for residents, offering gourmet dining.
Three basements and three upper floors will offer residents and their guests ample parking facilities and a spectacular lobby rising up to three floors will create an atmosphere of grandeur.
This 'intelligent' building will be equipped with wooden, marble, ceramic and imported vitrified flooring, a high speed lift and mechanical engineering facilities. All wiring in the building will be computerised and monitored from a specially constructed computer wing.
Other ancillary facilities include 100 per cent power backups for common facilities, garbage chutes, water softening plants, air conditioning, modular kitchenettes. World class imported fittings are to be used in all apartments.
The local consultants for the project are Engineering Consultations while the appointed foreign structural engineers are Nikom Saiwaew and Samard Buddee. They will be supported by local structural engineers Strad Consultants.
The company also announced that tenders for piling are in progress for finalisation. The company in consultation with the architects is in the process of short listing the main contractors from Singapore, Malaysia, Thailand, India and Sri Lanka.

good point. And I wonder how they claim it has 80% sea view. I doubt it.
But the reason why it is placed like that is possibly because of the land slots on the seaside. They are mostly aligned along the roads which run vertical to the sea coast ? It will be very hard to obtain a land that parallels the sea, ( or so I assume )
But what I cannot beleive is the towers are placed in such a way that one tower is completely cut off from sea view. If the tower towards the sea was aligned vertical to the seashore and the one closer to Galle Road aligned parallel to the seashore, atleast the corner appartments ( about 50% of the appartments ? ) in the block away from the sea could have atleast got a seaview.
But then again I assume the answer lies in the avalability of land.

43 floors.. and thats 143 m ! Still not the tallest. The WTC is about 155m I think. Still a welcome addition !
But then again I think the height is without hte spires at the top. I think if we include the spires it woud be about the 155 mark.. and when a crow ( that might have a sore bum later on ) manages to sit on top of the sharp spire.. it will be 155.1m and the tallest tower.. :cheers:

From the first render, it looks as if the tower in being built in a lovely tree lined green park. PR stunt to make people buy the property ? I wish they make more realistic renders so that people won't be disappointed when the final product turns up.

Yeah, thats true but they would lose customers if they would picture shaks and shanties, but overall Colpetty is one of the mos tmodern parts of Colombo and Sri Lanka. I think in 5-10 most of the highrises will be based there, shopping malls etc.

or if built at lightening pace, it could easily become a tallest towers in South Asia for brief time before SD Towers (Bombay) gets completed which is taking eternity as of now.

This project will never get off when its the Indians are involved. Its obvious none of the projects initiated by then have even started on the piling works or the marketing aspect.
