Melrose Arch is a mixed-use new urbanism development in Johannesburg which has been in various stages of development for more than five years. More than R1 billion has already been spent on retail and residential developments while there is a five-star hotel, Melrose Arch Hotel, which is an African Pride Hotel brand of Protea Hotels.

This is a new thread for new developments taking place at the Melrose Arch business district in the northern suburbs of Johannesburg.

Please post pictures and articles on new developments that are taking place.

Thanks for starting this thread on a superb mixed use project that was glaringly missing for a while.Just this morning i was battling to find something about this project which is arguable one of the most successful mixed use developments in South Africa.

Hmmm.. I distinctly remember posting a thread about the Oak Lane development, as well as Offices on the Piazza, The Piazza, and there was one more, but the name completely escaped me. hehe.

Nevertheless, great idea to start a thread, because there is a lot going on in this lovely gentrified area of Jozi.

The Piazza is going to be BIG.

and those of us who live there!! My Jozi flat is in melrose arch and its gonna be one big building site for a while! but when its done it will be the best area of the city by far.

That's what it looked like about a year ago.

Right now there is construction of offices to the south, and to the north is where the Piazza will go, as well as the Lincoln if I'm not mistaken.

This map shouws too much space on North side of it. How come we don't see BMW, VW and the new shopping centre on Melrose's exit?

yup its a great place. Are you popping to Joburg on your trip clive? If so try to get to moyos at melrose arch which is a great place to eat in the evening and also try to pop to the melrose arch hotel for a drink.

We will be in Joburg - however the plan is only one night while moving between Pilansburg and Durban. I'd prefer to see a bit more, but am having a bit of trouble convincing my fellow travellers that Joburg is worth seeing.

I think part of the problem is that Joburg doesnt have anything specifically iconic that foreigners can associate with and visualise. I have raved about the Apartheid museum etc but they arent all that interested in the culture/history angle, unfortunately.

However ... how long is the drive from Sandton central to Melrose Arch... Maybe we can pop past (and what freeway is that in the pic?). Thanks for the recommendation.

bleh.. joburg's beauty is certainly not obvious but it's there. or maybe i'm just too patriotic. ;)

anyway, Melrose Arch isn't nearly as big as Umhlanga, but it'll certainly get bigger. it's not far at all from Sandton, just straight down the M1 and take the Corlett Drive offramp. take you about 10 minutes at the most.

but i wouldn't really go to melrose arch because personally i find it a little sterile, and as normal as any other place you'd find overseas. i'd give 4th Avenue in Parkhurst, or Gleneagles Drive in Greenside, or 44 Stanley, or Newtown, or 7th Avenue in Melville a try, as I think they're all authentically Joburger.

as for landmarks... we've always got the Nelson Mandela bridge. lol. no but seriously, our landmarks would be the museums such as the apartheid museum and the Constitutional Court and also Mapungubwe. they're all worth a visit.

Mike the coolset Moyo is the one by Zoo Lake. I also use to say that one in Melrose Arch is lekker.

It does rock my man and I hope you have a wonderful time here at home. Well to be honest areas like Hillbrow, Yeoville(This ine is changing at a rapaid speed), Noord Taxi Rank, Berea its still a no-go area.

The Melrose Arch Piazza comprises street-level shopping and offices in the successful Melrose Arch mixed-use precinct in northern Johannesburg.

Melrose Arch is owned by Southern Palace, a joint venture between Amdec Property Development and Property Partners. Amdec is also the appointed development manager for Melrose Arch, driving the roll-out of all development projects on this prestigious mixed-use precinct. The Melrose Arch Piazza Scheme is financed by Nedbank.

Nicholas Stopforth, Melrose Arch Development Company director, explains that the appointment of Murray & Roberts Construction follows the company’s successful involvement in the first-phase construction of the mixed-use precinct.

“Murray & Roberts Construction’s combination of engineering disciplines and expertise will ensure the delivery of world-class solutions to the Melrose Arch Development Company. This is a high-profile project, and as a leading contractor in major retail developments, we are proud to have been appointed as the main contractor,” Colin Steyn, Murray & Roberts Construction director, says.

The Melrose Arch Piazza essentially forms an extension to the existing mixed-use fabric of Melrose Arch, meaning that the new development has to be integrated carefully with the old in terms of matching façades. The office buildings also have to integrate seamlessly with the existing basement parking and above ground open-street movement patterns, with clearly defined public and private domains.

Melrose Arch Piazza comprises nine separate highly individualised buildings with street-level retail and prime office space in the upper levels, located at the northern end of the existing development. There will be 28 000 m2 of retail and leisure space and 31 000 m2 of lettable office space above the retail space. The shopping component is scheduled for completion by Easter 2009, while the office component will be completed a month later.

DHK Architects and Boogertman & Partners, the architects and town planners on the project, state that the attractive, flexible and readily subdivisible office buildings will have varied façades. The urban street edges will be positioned carefully around the new Piazza, which forms the heart of the new precinct.

The architecture of the Piazza, which will have a total footprint of 42 000 m2, will extend the existing ‘contemporary African feel’ of Melrose Arch’s integrated urban fabric. This will be achieved by using First World and natural construction materials.

Commenting on quantities of materials to be used, Rui Santos, Murray & Roberts Construction project director, says the project will consume 50 000 m2 of concrete, 130 000 m2 of slab formwork, 4.5-million bricks, 81 000 m2 of plaster, 11 000 m2 of shopfronts and 10 500 m2 of tiling.

Following a lengthy negotiation process, Murray & Roberts Construction began working in January this year, after four months of bulk earthworks undertaken by Diesel Power. This included removing 250 000 m3 of soil to make way for the new basement parking. It also involved relocating this material to the neighbouring James and Ethel Gray Park as part of a R5-million upgrade sponsored by Melrose Arch.

Murray & Roberts Construction also acquired a brand-new Liebherr readymix batch plant, which was erected on-site and became operational in June. The staffing level will peak at approximately 50 permanent employees, while the labour force is expected to top out at 1 500 to 2 000 workers. A water bowser also operates constantly to minimise dust on the single access road.

In terms of specific project challenges, Santos says initial foundation work encountered a large quantity of rock, which complicated the bases as well as the lift shafts. The Piazza will have about 16 lifts and eight escalators. The presence of rock necessitated blasting and excavating, and trimming with hydraulic hammers fitted to excavators.

“Our quality of work, as well as meeting project deadlines, resulted in us clinching this project,” Santos notes. He explains that initially, during construction of Melrose Arch Phase 1 in 2000, four main contractors were involved with the landmark precinct. “Given the complexity and scope of this project, it is a real testament to our total-solutions capability to be appointed as main contractor on the Melrose Arch Piazza.”

Stopforth reports that the development rollout of Melrose Arch is proceeding well, with over 175 000 m2 of a total of 315 000 m2 in the precinct either built or under construction. First transfers of the sectional title offices at 1 and 3 Melrose Boulevard are expected in August 2007. Construction of Melrose Square on Oak Lane, another development on the Melrose Arch precinct where Murray & Roberts are the appointed main contractor, is already several floors above ground level.

Great pics kulani, thanks! Melrose Arch looks so pleasant... looks like a nice place to go for a drink before hitting the town on Saturday night, or to have a walk in the afternoon and then sit in a café to relax for a bit.. :)

Guys, who knows how much has already been sunk in developing the whole of Melrose Arch, excluding this current expansion? I know the ownership has changed hands a few times at astonishingly higher prices but i cant remember how much it was initially developed for.

Intro
The development of the new R1,1 billion Melrose Arch Piazza, which comprises street-level shopping and upper-floor offices in the successful Melrose Arch mixed-use precinct in northern Johannesburg, is progressing well with construction rising above the ground-level hoarding

Concrete pouring is the current focus of the construction project and main contractor Murray & Roberts Construction acquired a brand-new Liebherr readymix batch plant, which was erected on-site and became operational in June.

“Because of the complexity of moving materials around the congested site, the batch plant was erected in the middle of the 42,000m2 construction area,” says Nicholas Stopforth, a director of Melrose Arch Development Company.

A static pump supplies the concrete from the batch plant, via pipelines, to the various different surfacebeds and slabs. Roughly half of the 50,000m3 of concrete required for the offices, shops, super-basement parking and for the construction of concrete road works extending the existing Melrose Arch High Street and building the new Whitely Road will be produced on site.

Holcim Readymix will supply the remaining concrete for surface-beds and slabs, and all of the concrete for the vertical columns which will be placed by crane. Holcim Jukskei will also supply the crusher sand and 19mm stone for the site batch plant.

Rui Santos, Murray & Roberts Construction Project Director, explains that spreading the load between the site batch plant and an external supplier not only ensures optimal economic and logistic sense, it makes for better efficiency. Efficiency being a key element at this point in time, with the major goal being to make sure that as much concrete is in place as possible before the rainy season starts.

Melrose Arch is owned by Southern Palace Investments, a joint venture between Amdec Property Development and Property Partners. Amdec is also the appointed development manager for Melrose Arch, driving the roll-out of all development projects on this prestigious mixed-use precinct. The Melrose Arch Piazza Scheme is financed by Nedbank.

I think a 20 story building will spoil it.

Business Gauteng reported yesterday that there's another Melrose Arch style coming in fourways. The said that the developers are tight lipped about it but just told them that it will be Melrose Arch like style. During the sod turning ceremony they the told the media that proper details will be provided in the next 2 months.

Fourways is a VERY BAD place when coming to traffic, I hope they have considered that.

I don't think it will be a mall per se because it will have an open air feel to it ie open walkways and piazzas. Just not sure if there is going to be a road with cars going through it.

Woolworths at Melrose Arch Shopping promises to do just this: deliver everything that is great about this retailer in a refreshingly different, triple-level setting.

The Woolworths Food Hall will be situated on the lower level, conveniently served by covered parking, while its home and fashion offerings will be located on the upper floors. A Woolworths Café will link the inside of the store with the outdoors, with vibrant views overlooking the Piazza, a vibrant urban square, with a landmark campanile, creating an open-air theatre for performing arts such as opera, music festivals and plays. As it is not the typical cookie-cutter square box of a shop, the shape and form of internal spaces will be novel for Woolworths, blending the excitement of discovery with sound retail principles. The space itself will infer more departmentalising with the unique spaces leading to elements of new thinking in the business. It will also embrace new challenges, such as three-level vertical circulation, explains Simpson.

The synergies between Melrose Arch and Woolworths are many, most notably shopper market the upmarket, discerning shopping that is aspirational and super-stylish. The Woolworths target market comprises shoppers in the LSM 9 and 10 categories as well as aspirant shoppers from the LSM 6 to 8 markets.

Melrose Arch Shopping customers are expected to comprise residents of the immediate areas including Melrose Arch, Rosebank, Dunkeld, Illovo and Sandhurst, which Simpson anticipates will have minimal impact on existing neighbouring Woolworths stores.

If you consider the densification which is currently taking place between Rosebank and Sandton, especially in the Hyde Park, Dunkeld and Sandhurst areas, where large properties are being subdivided into extraordinary upmarket clusters, there is certainly a growth in top end customers, points out Simpson. He also notes that there has been little new retail introduced in the primary node over the last few years.

The secondary market is anticipated to comprise those working in Melrose Arch as well as in nearby office nodes and Simpson expects a tertiary market to come from even further afield. As a direct result of the differentiated experience, we certainly expect this store to be a destination for aspirant shoppers, notes Simpson.

Even shopping hours at Woolworths at Melrose Arch Shopping are expected to be different, with trade anticipated later into the night.

While remaining tight lipped on new departments or experiences which could be introduced with the Melrose Arch Shopping Woolworths store, Simpson does concede that the store could be an opportunity to launch new ideas, if appropriate, which would reflect the latest that Woolworths has to offer its customers.

In addition to Woolworths, Melrose Arch Shopping has already secured anchor retailers Truworths, all 14 Foschini brands and numerous once-off upmarket dining concepts. Retail Africa, which is responsible for the retail leasing of the development, is rolling out its phased, targeted leasing strategy and is currently focusing on international and branded fashion.

Stopforth reports that the response from retailers to this new development has been exceedingly positive, and it's no wonder in developing this novel retail concept, leading retailers and anchor tenants also participated in the conception of Melrose Arch Shopping, in consultation with the developer's team.

The shopping destination's design certainly voices international trends. Within the European environment, retail in high streets has been eagerly reclaimed by pedestrians, with vehicles firmly banished. In the US there is a clear move outdoors to an open-air environment with only one of the 3,000 retail developments undertaken last year being a covered mall.

Designed around traditional outdoor high street shopping principles, Melrose Arch as a whole emphasises and embraces the philosophies of human-scale street-level interaction between pedestrian and retail. What's more, Melrose Arch Shopping is inspired by international shopping streets such as Regent Street in London, Grafton Street in Dublin and squares such as the Piazza del Campo in Sienna.

Furthermore, Melrose Arch Shopping integrates seamlessly with the existing Melrose Arch movement patterns and the superbasement parking. Melrose Arch Shopping creates natural movement desire lines which connect the two high energy public squares the existing Melrose Square and The Piazza of Melrose Arch Shopping.

Melrose Arch Shopping will be coupled with 30 000m² of offices. The offices, whilst sharing retail frontage, will have dedicated entrances thus integrating the office and retail experience, with additional access from the basement.

That sounds really good!! Can't wait for the latest phase to be unveiled! The Eastgate Woolies, which is two floors, is the biggest in the country, and so clearly this latest one at Melrose Arch will overtake that. It would also be nice to have a nice big Mr Price Home like they have in Durbs. The one out in Randburg is too damn far..

I think the next step would be to integrate Corlett Drive with the whole development. There are some really nice developments up Corlett leading up to the Wanderers, and it would be nice if that whole area was integrated within the Melrose Arch framework.

I agree with you. I'm sure this idea was thought of at some stage. Melrose Arch is turning the whole area around. I'm expecting to see more developments coming along Corlett in a couple of years but they have to sort out the issue of parking.

Retailers are seizing the opportunity with gusto to rent space in Melrose Shopping, the new 28,00sq m shopping centre being built at a cost of R1bn in Melrose Arch.

Eleven 7,500sq m rental agreements were signed last week which will see big brand names such as Uzzi, Young designers Emporium, Identity, Truworths and @Home moving into the development. These agreements are in addition to Woolworths, which is already accommodated in Melrose Arch, but will be moving to a new 6,700 sq m flagship store in the new centre.

Nicholas Stopforth, director of the Melrose Arch Development Company, says agreements with the rest of the centre's tenants will be finalised within the next few months and several restaurants will be announced soon.

He says Melrose Shopping will copy the ambience of world-renown shopping destinations such Regent Street in London and Grafton Street in Dublin.

The centre's pivot will be the Piazza, an urban square that is ideally suited to a music festival or an open air opera concert. – Sake24

I agree with you. Also the tenant mix (e.g. Truworths and company) still worries me as it appears to deviate from the original melrose arch concept. But i guess signing rental agreements took precedence over who the tenant is and how their offering "fit in" with the concept of high street shopping for the upper class.

I'm personally not that worried about the tenant profile chosen. I think they have specifically gone for a more middle-upper income bracket to attract more 'everyday' shoppers, the ones who would say shop at Eastgate, Killarney or Rosebank. Mark Gold and that uber expensive stationery shop are nice to have, but they don't create a steady stream of shoppers - and I think if you're going to have a 28,000m2 shopping mall then you need a more steady stream of shoppers.

That said, however, I think the retail options available will certainly still be high-end and will be flagship stores too. Take the Woolies... It's the first in recent times to be built over three floors. According to the bumpf, "Woolworths at Melrose Arch Shopping promises to deliver everything that is great about this retailer in a refreshingly different, triple-level setting" --> Woolworths Group head of real estate Paul Simpson. The Piazza by March 2009, and the hotel by Sept 2009. To answer your question on the amount of floors: The Piazza will rise to 6 storeys above ground and the hotel to 7.
You will see on the picture I sent that they are finished with the roof slab on the Piazza.

I have not been to Melrose Arch and dont want to appear rude or negative, but I cannot help but wonder what all the fuss is about.

It looks like a half dozen buildings making a pseudo European-style intersection in the middle of nowhere in the burbs.

I think the concept is great if it was extended massively, but currently it looks so pissant small I wonder how it would be noticed in a city the size of joburg.

Am I missing something here?

Ah man, i think Melrose arch is Awsome, and the potential for growth is so cool (All the way up to the cricket stadium then towards rosebank etc (dreaming:))

I would however, like to see a nice 20 -25 story in those empty plots there - i know it wont happen but it would really look cool, sticking out like a saw thumb.

people should get over comparing Melrose architecural design with those other European cities, sure it is inspired by them but its not trying to be like one those old building. Melrose leans more to the modern industrial look. it's not a direct copy as with the Monte Casino.

Hey guys, got an update of the Melrose Arch Piazza development. It is looking so fine! Much has happened since I last saw it (1.5 months ago) and now I had a camera!

I have to say I have never seen such development in a long time. :banana: Apparently they expect 315000m^2 by the time the Melrose Arch precinct is completed!

It's a pleasure guys! I am ever so amazed with the Melrose Arch. To think that when it's done, it will be over 300000m^2 - thats 3/4 the size of the Vatican (smallest country in the world!)!!! :banana:

Melrose Arch Shopping

Prestigious Melrose Arch opens its brand new shopping mall at the end of this month – 28 000m2 of shops and restaurants surrounding a central piazza, inviting alfresco dining, open-air opera, theatre and music festivals.

The R1-billion project is the first of a three-phase development that is expected to cost around R1,72-billion and will include 25 000m2 of office space over seven separate blocks, two hotels, and luxury apartments. The development

will double the existing size of Melrose Arch precinct and is due for completion by 2012.
The new shopping mall includes 92 upmarket shops, department stores and boutiques, as well as several excellent restaurants, like international chef Conrad Gallagher’s brand-new Geisha’s Restaurant, and the glamorous Pigalle Platinum, sister restaurant to the fabulous Pigalle establishments in Jo’burg and Cape Town.

A Woolworths store covering 6 700m2 – and the first to be built over three levels – will be part of the retail mix, as will a dual-level Foschini store, international fashion leaders Mango, Guess?, Esprit, Lacoste, Aldo and Étincelle, various local boutiques, Exclusive Books, a Sony Centre and American Swiss.

Nicholas Stopforth, director of the Melrose Arch Development Company, says that, despite the economic downturn, retailers’ response was very positive from the outset. He attributes this to the nature of Melrose Arch, which is not only upmarket and prestigious, but also offers a unique environment. ‘High-street shopping, which is essentially what we’re offering, gives people all the benefits of the outdoors plus the comfort and security of a regular shopping mall,’ he says. ‘Our wonderful weather enables us to exploit an outdoor environment with open-air café’s and street shopping. The precinct is a new way of living, where everything you need is close by – homes, offices, gym, restaurants, entertainment and shopping.’

Nicholas describes this type of living as ‘New Age urbanism’ – a mixed-use, secure neighbourhood that offers space in which to live, work and play. He anticipates that by the time the entire development is complete, 22 000 people will be living there. And since residents won’t have to travel far from one location to another, petrol and diesel consumption will be reduced, which means less pollution. The buildings are green, consuming less energy, thanks to being designed with their own shading.

‘What we’ve got so far is very exciting, and what’s coming up promises to be even more so,’ he says. ‘An Edgars store opens in October, a four-star hotel is planned for 2010, and the new R55-million, five-star Taj Johannesburg Hotel opens in 2011.’

Its not really a mall, but rather an extension to Melrose Arch. The part with the funky roof, that is the exit of the huge underground parking area - with shops it seems. Everything will be open, high street shopping (albeit a tad fake). It will double the current size of melrose arch, it will also add 90+ new shops and restaurants to this business node.

Jut had a buzz around the new mall, still quite a few shops not open yet and some of them that are open are really clutching at straws (the apple shop only has a coat of primer on the walls and the electricity kept going out).

All the rumours of big sales and give aways never really materialised either. Give it another couple of weeks when everything is open, should be much better!

Melrose arch is definitely busier today than usual!

i dig the concept, think it should work. will however require plenty o' feet. not exactly high street, but as close as u can get in mzantsi. rental per sq m must be sky high, esp as the development was planed in the good times, many mall are struggling cause the rentals are unrealistic...

I agree: what the hell happened to "high street shopping" Looks just like every other mall in Joburg and the surrounding buildings dont look all that great compared to the original bit of Melrose Arch. Infact they look like they have been taken from a office park in midrand. Seeing as Melrose Arch is one of my fave bits of Joburg I am a bit peeved. :-(

I quite like it (I had to go there today to do some shopping). And if shops like Ben Sherman can survive in Irene, they will survive here. Wonderful exclusive books, and it does not feel like a brand new bland development if you walk around. The glass roof is amazing. And there are quite a lot of shops on the street, in keeping with melrose. And many more waiting to open, like the new hotel etc.

almost every mall in SA has tenants that are being carried by the landlords. oaks simple can’t pay R100-R200/ sq m. the number of tenants unable to pay rent is increasing every month, but the landlords cannot kick them out as the empty space would be to the detriment of the mall as a whole. tricky situation.

would be poopin in my pants if i was financing one of these pre recession approved project that are now attempting to be feasible during the recession with pre recession overheads and expected returns.

I was so stuffed from JB's breakfast, then pigged out more at the flea market, guys just stuff food down ur gut there! especially that italian dude with the sausages and salami!

I will have to go check out the market at some point.

Melrose Arch is pretty cool. The only problem is that it isn't a true CBD in that you have to leave it to do your shopping. The Woolworths - despite being the biggest in SA - is very poorly stocked and more often more expensive than other WW. (There's no wonder they're running at a huge loss.) They really need a proper supermarket there or a better connection to Rosebank. But that's prob a little too far away.

It's a pity that its not a real solution to developing vibrant public spaces because you can't do everything you'd want to do there. They really to look at the something like Potsdamer Platz in Berlin.

...and maybe kick out those kids who think they know how to manage. Who in their right mind sends out a newsletter saying the water isn't safe to drink and then a few days later just says "fixed"?

thank you, uh I was there from about 9.30ish till 11ish, it was rather quiet when I arrived but it did pick up abit, the area itself is rather quiet, dont let the cars on the streets fool you. The market though attracts alot of crowd & Im sure if I stayed there till lunch time I would have seen the place in action, but overall I am very impressed with the place & Im glad we here in Durban are getting something similar to it in our UNTC.

I suggest the streets should be littered with Arrested Development DVDs in order to entice those Northerners into walking.One thing I don't miss about Joburg is the basiphobia.

Nice photos DB. I will post some of mine soon, took them in the night with the perhaps over-the-top Christmas decorations. Incidentally I was also at the market on the same day as you were. I particularly loved the nuts stand, with vanilla and cinnamon coating. These markets seem to be becoming quite popular in Joburg lately - Bryanston Organic, Blu Bird, Parktown North, Killarney also having so-called organic markets.

And Waltjie is right.. it is a theme park. A microcosm of Dubai really. :) I, however, must admit that I often fall for it, and really enjoy an evening out in Melrose Arch, particularly on a warm summers evening when the place is brimming with people.

I would be surprised if the Woolworths is the largest one - I believe it is the first 3 level one. Also - I thought WW always charges the same prices at all locations - even the stuff at the Engen garages have the same prices - despite being convenience stores.

It looks incredible!

I mean, I realize it's in a sense just a gated community (or theme park as some of you are calling it) but if it provides a pedestrian-oriented / urban experience, then I think in many ways it's a step forward. Also lots of good modernist architecture going on in those photos.

I really really like what I see!

There are offices still under construction and the whole area will be complete by 2012, that includes that vacant land visible when you pass via M1.

The Woolies aint that big, but ya it is 3 levels. Dno what the big deal is though, lol. Soon as we got there my friend was on about it "The woolworths has 3 levels"....:dunno:

love the mature look of thre trees on the streets which gives it a bit of an organic growth look and not an instant city /theme park feel. However our piazzas etc (sandton sq, the square on teh ridge etc) seem cold and open and not very European at all

Only drive past it but have not been in yet. It's in a bit of an obscure location though, and does not face on to any of the piazzas which I think is unfortunate. But I shall try get some photos soon

Phase 2 is completed, currently construction is happening on Phase 3, which isn't a very big segment of the whole development. Phase 3 is in the north-west segment of the precinct, and AFAIK is where the Taj Hotel will be located. Phase 4 is a big portion of the precinct, and so it will be interesting to see what they put in there...

Development of the third residential phase at Melrose Arch in Johannesburg is underway with nearly 50 percent of the units on offer already either reserved or attracting strong buyer interest.


Melrose Arch phase three apartments are priced from about R3,4m for a one-bedroom apartment to R9,5m for the biggest 3 bedroom unit, and up to approximately R22m for the largest penthouse.

Melrose Arch offers buyers an exclusive, stylish and secure mixed-use environment where residents can enjoy a cosmopolitan lifestyle, walk the streets safely by day or night, do their shopping, dine in one of the many restaurants or work out at Virgin Active’s flagship gym.

Melrose Arch property has performed exceptionally well, especially in the light of the economic downturn, says Dr Golding, chief executive of Pam Golding Properties. “Although residential properties there are generally tightly held, sellers have averaged a capital growth of between 15 and 25 percent over the last 2 years.”

Furthermore, he says, the development has also delivered excellent returns as a buy-to-let option that has been unmatched countrywide.

Designed to complement the existing two residential developments, and located alongside the Protea group’s new-age Fire and Ice Hotel, phase three will consist of 59 units says Peet Strauss, manager of the Melrose Arch office of Pam Golding Properties.

Apartments range in total size from 95sqm for a one-bedroom unit to 733sqm for the biggest of five penthouses, says Strauss. “Although there are four three-bedroom units, excluding the penthouses, the bulk of the offering is for duplex units with two, similarly sized bedrooms. All bedrooms in the development will be en suite,” he adds.

Prices will range from about R3,4-million for a one-bedroom apartment to R9,5-million for the biggest 3 bedroom unit and up to approximately R22-million for the largest penthouse.

“This is the first time that unit size and price will exceed 350sqm and R20-million respectively,” says Strauss.

The total initial sales value of phase three according to Strauss will be about R360-million – compared with R129-million and R174-million respectively in phases two and one.

Strauss says that phase 3 is attracting interest from foreign buyers, corporate, high end buyers, well-heeled empty nesters, successful young professionals and top-end buy-to-let investors - who are generally uncompromising about the high level of security and quality they seek.

Melrose Arch is widely acclaimed – both at home and abroad – as the most exciting mixed-use development in South Africa, says Dr Golding. “Its cosmopolitan vibrancy and rich diversity of high street living (including its close proximity to Gautrain and its unique mix of offices, shops, restaurants, clubs and hotels) has no peers in the inland residential property market in South Africa and has set a benchmark that will not easily be matched.”

Phase three, which is being developed and built by the owners, Melrose Arch Investment Holdings Pty Ltd, is expected to be ready for occupation in the third quarter of 2012.

One thing I really, really dislike about Melrose Arch, is the piece of land between their parking lot and the M1. It is bare, with only sand and patches of unmaintained grass. I mean really, for the rentals that they charge, can't they invest in some basic landscaping? Even if it is municipal land, it will improve the aethetics very, very much.

I'd like to see the proof of this; this "news" report seems to have been written by a PR company employed by Melrose Arch. Truth is many of the flats are empty.

I think you refer to the area for phase 4 and phase 5!

^^ That area is indeed for late phases. And as you say Lydon, they could indeed do something with it in the meantime... But these are developers we're talking about...

Regarding landscaping, the developers were required by the city to build a massive park where Syferfontein 51-Ir is indicated on this map for all the land they were taking up to build Melrose. The dam has been eradicated, but it has been replaced by a very nicely landscaped park that is well-utilised by residents of Melrose.

Cape-based property entrepreneur Stuart Chait has sold his interests in trendy Jo’burg work, live, play and shop precinct Melrose Arch to co-owner Amdec in a lucrative deal that will pocket him a small fortune.

When Chait and his offshore partners, UK-based Tony Criss and Cyprus-based Allan Collier, bought the mixed-use development six years ago, many considered Melrose Arch a white elephant. The trio, through their company, Property Partners, acquired the partially completed development from the Sentinel Mining Industry Retirement Fund in early 2005 for R1,27bn. It was then regarded as the largest private property deal ever concluded in SA.

At the time, the general view was that Chait’s consortium was paying too much for a seemingly overcapitalised and commercially impractical development. Back then, other suitors, including the likes of JSE-listed property fund Sycom and industry veterans Marc Wainer and Wolf Cesman, on behalf of listed funds Hyprop and Redefine, had apparently offered less than R1bn.

But the R1,27bn gamble paid off handsomely for Chait and his partners. Since 2005, around R2bn has been spent on doubling Melrose Arch’s office, retail and restaurant space to 200000m² That saw the rental income surge from R75m/year in 2005 to around R300m in 2010.

Today Melrose Arch is valued at R4,5bn and is widely regarded as one of SA’s most profitable real estate assets. The Melrose Arch success story has been driven in no small part by developer Amdec, which was brought on board by Property Partners in a 50-50 joint venture in July 2005.

Amdec, founded by British-born father and son John and James Wilson in Cape Town in 1989, led the development vision for the precinct while Property Partners’ role was primarily one of a passive investor. Though Amdec had humble beginnings, renovating and on-selling homes in leafy Constantia, the company’s portfolio of commercial, retail and residential property has since ballooned to a colossal R6bn (including the remaining 50% stake in Melrose Arch).

That places Amdec in the company of SA’s largest private property owners, including Atterbury, Zenprop and the Rabie Group Though Melrose Arch is Amdec’s single biggest property asset, the developer is also a key player in Johannesburg’s affordable housing market and has exposure to a number of retirement developments across SA.

Less than 60% of Melrose Arch has been developed to date, creating potential for further value extraction over the next few years. So why are Chait and his co-investors cashing out now?

Chait says the decision to sell the Melrose Arch stake was not taken lightly.

But it gives him the chance to explore other investment opportunities. He believes there’s plenty of value to be had in SA’s distressed residential property market, as well as a number of offshore commercial property markets where prices are still way off their 2007 peaks.

The strong rand makes it an opportune time for Chait’s overseas partners to take their money offshore.

And Amdec, under the helm of the unassuming but shrewd James Wilson, no doubt had a strong enough balance sheet to effect a buyout. Wilson, a chartered accountant, ascribes the timing of the transaction to different investment visions. “Amdec has a longer-term development vision, while Property Partners probably saw value in a slightly shorter-term investment vision.”

Though Wilson and Chait are bound by a confidentiality agreement regarding the exact terms of the deal, Amdec is believed to have paid around R2,25bn for Property Partners’ 50% share of Melrose Arch (including debt and liabilities).

Wilson is now keen to roll out the final phase of Melrose Arch’s master development plan. There’s another 160000m² of approved bulk rights to be developed, which Wilson is confident will be completed by end-2016. That will take the property’s value to R10bn.

Some 42000m² of retail space, 60000m² of office space, two new hotels and more residential units will be added to the mix. Wilson plans to introduce smaller bachelor, one- and two-bedroom apartments priced between R1m and R2,5m within the next two years to attract young professionals who can’t afford the current entry level of R3m.

Ultimately, says Wilson, the aim is to create a real estate destination that will be internationally recognised as the location of choice for tourists and tenants alike. Wilson believes Melrose Arch has the potential to become as recognised a landmark as Cape Town’s V&A Waterfront — even though it doesn’t boast the same prime geographic location.

In fact, Wilson maintains that if one compares the two property assets purely on an investment return basis, Melrose Arch has trumped the Waterfront. Melrose Arch commands the highest office rentals in SA at between R175/m² and R210/m² gross compared with an average R140/m² at the Waterfront (Growthpoint figures). The only other building in SA believed to have fetched close to R200/m² is Redefine’s Convention Tower on Cape Town’s foreshore.

In addition, Melrose Arch is fast becoming one of Gauteng’s most desirable residential addresses. Last month two local businessmen forked out a cool R30m and R25m respectively for lavish penthouse apartments sized between 750m² and 800m² in what will become Melrose Arch’s third residential phase. That’s more than double the previous sales record achieved at the precinct (R12,5m for a 350m² apartment).

The 38000m² Piazza retail offering that opened in the midst of the recession in April 2009 has also defied the odds. At the time, sceptics predicted that Melrose Arch’s attempt at replicating a highstreet shopping experience akin to Regent Street in London would fail.

Wilson concedes that when the new retail centre opened, trading conditions were tough. In addition, the offices above the retail centre were 75% vacant. But within nine months the vacancy had shrunk to less than 1,5%. And in the year to end-March, the retail centre recorded 40% growth in sales turnover.

National retailers like Edcon are clearly pleased with their performance, with the group last month taking up another 500m² to incorporate a Boardmans into its existing Edgars store. Wilson says construction on the second phase of the retail centre will start later this year. The latter will bring more convenience traders such as Pick n Pay, cinemas and another Virgin Active gym to Melrose Arch.

A key question is how long Amdec will hang on to Melrose Arch. With listed property players and cash-flush pension fund managers such as the Public Investment Corp intent on bulking up their portfolios with prized real estate assets, one would assume there are plenty of buyers prepared to pay a premium for Melrose Arch.

“That may be so, but we’re definitely not sellers,” says Wilson.

R3.4m million a lot? The 800m2 penthouse sold for R25.4 million in February 2011. Compare that with the 650m2 penthouse that sold for R50 million at the Da Vinci in Sandton in 2009. The Michaelangelo had the previous record, its penthouse sold for R35 million. And today another sale was confirmed: 4 apartments in Melrose Arch sold to one buyer for a cool R20 million (3 in the new Forty on Oaks and 1 in the existing apartments). So another buyer was willing to pay an average of R5 million per apartment. Not bad for the location. According to Amdec, Melrose Arch is 50 % developed, with the remaining 50 % to be developed within the next 5 years. Ambitious plans, and they will need to step up, as Rosebank is a serious challenge (better location indeed). But with the Arch right on the M1 and bigger developments to follow (new Virgin Active and Movie Cinemas from what I hear), prices like this are not too be laughed at. I am not the biggest fan of the Arch, but it does offer a lot.

Why the beef with Melrose Arch? Its got a real high street shopping feel, great modern architecture and it is always buzzing with people in the evenings. I love it: new urbanism at its best.

I like the feel, but nothing beats real urbanism. Ohio has many of these new urbanist developments (cities like Dayton, Columbus and Cleveland). Yet nothing beats the real thing. A minute in NYC and walking the grungy, often littered streets with its multiple layers of urbanism quickly reveals how themeparky the new urbanist developments are. Melrose Arch serves a purpose, and it is indeed very pretty. But it says nothing about Johannesburg. You can visit it - like it - but then you might as well have visited any other city in the world with similar developments. This is not to say that I wish it to be demolished! I think it fills a gap in the Johannesburg property market. Decent office space in a pedestrian friendly environment. And I must admit, we do most of our shopping there. It is much quieter that Sandton and Rosebank. And that is one thing I love!
