Thought Id beat you all to this. Believe it or not, over the last 5 years i've been reading this forum i've never started a thread before (or at least I don't think I have)!!

Anyway, back to the matter in hand, as is customary on this site about this time of year (and based on what Skyschaser 2005 posted last night on the Opal thread) what do we think/know will be starting/completing in 2007?

To get the ball rolling Skychaser put:

"In the next few months we should see Lumiere Tower 1 starting construction at 54 storeys, The Plaza Tower at 37 storeys, Lumiere 2 at 32storeys, BWP now built at 32 storeys, and then Opal Tower at 25 storeys."

Trinity Quarter to finally start construction in early 2007. Second department store anchor (perhaps a relocation of House of Fraser from Briggate or if lucky maybe someone more interesting perhaps a US or European chain) announced for Eastgate (although that won't be starting till 2009 of course).

Also completion of Clarence Dock and commencement of Green Bank development. For possible new sites of developments my bets on the awful low rise building on Great Wilson Street opposite to ASDA HQ and adjacent to Bridgewater Place to have a plan for a tower of equal or greater height than Bridgewater Place perhaps.

whats the tower bigger than bwp called val verde and is greenbank starting this year i hope so.

I say some development at Bridge End- really the last remaining undeveloped area on the riverside.

Eastgate Anchor- maybe if not House of Fraser; Fenwicks or Hoopers? An Oxford-Street-Size style store would guarantee Leeds a place in the premier shopping league. Topshop/Topman?

5 on site in 2007 . All over 25 storeys. Not a bad year, and those 2008 starts could surprise us and move on quicker. Look at the Opal Tower- thats begun without any of us really knowing, and this list does not include a number of medium rise start ups which are due to begin or have already begun

I'd say the opal 2 tower and Unite plaza have the best chances, especially since the former appears to be underway already. April 2007 is the apparent start date for lumiere, but I'd be amazed if there aren't a few tricks up someone's sleeve that will delay things. I expect a new application for a redesigned providence tower, possibly next year, but at least probably 2008. I can just see that one dragging on and on. Also granary wharf - at least one of those blocks could get underway. A new application for one of the spaces on whitehall road could be expected also.

Here's my entirely unscientific set of predictions:


Granary Wharf start on site (obvious, that one)
First phase of Greenbank begins
Town Centre Securities throw caution to the wind and start building their next office block at Whitehall Riverside
Flax Place gets underway
Planning application submitted for the revised Northern Ballet Theatre proposal
City House's new owners post renders of the makeover - a mixture of terracotta, white render, zinc panels and turqouise cladding a la West Central
Vacant British Gas site sold to developers who announce plans for a mixed use development with a tall residential tower to replace the office block
City Council announces a review of Leeds City Market after announcement of record numbers of empty stalls
ISIS and Bauman Lyons submit outline planning application for the Tower Works (end of the year)
The Plaza tower development starts at last


I've just realised there aren't many talls on my list - makes me wonder if I'm a skyscraperite after all :ohno:

Happy New Year and happy new developments starting in Leeds.

This should be the year that Leeds puts itself on the map as a world class skyscraper city.

I predict two more rumours about Criterion to surface.

- The height has been increased from 47 storeys to 48 storeys.

- The entire development is to be made of sugar-glass, so if it shatters, people wont hurt their eyes.

Like the idea of 48 storeys, but not sure of the sugar-glass concept, I think a milk chocolate structure would be yummie!!

Remember at the launch party of Lumiere Mr Linfoot said how he had a rival to Eastgate in the pipeline? I think we'll hear more of this towards the mid part of the year. I have nothing to base this on, just gut instinct. It's a quote which has been largely ignored or not noticed by a lot of people. However, he mentioned a plot of land he owned in east Leeds, and the fact that it rivals Eastgate in height. Anyone know anything of Mr Linfoot's portfolio?

Hmm interesting quote regards to tower rivalling Eastgate by Mr Linfoot. Perhaps it could be located at Quarry Hill to finally complete the regeneration of that end of town and with Eastgate Quarter it could prove as a central point of both the Eastgate and Quarry Hill schemes. Did he say where that plot of land is located and what architect could be designing this scheme. Perhaps it could be replacing this cancelled scheme at Quarry Hill:

Also talking about other issues is it definate that Trinity Quarter is to start soon as walking through it the other day its looking rather empty with most stores closed if not already closing down, however Next Clearance appears to not signify any closing down sale yet. Surely hope that will start soon to rectify that unattractive end of town

I know Linfoot used to own the Chandlers development at the eastern end of The Calls. I can't imagine it would be that site and I certainly wouldn't be keen to see high rise development there.

I'm guessing it's somewhere up East Street maybe the old go kart track?

Wouldn't it be great for anouther really tall skyscraper in Leeds something between 190 to 200m would be good and it wouldn't look to tall as we would have two tall skyscrapers by then.

one can only dream, although i've just had a look at kw linfoot's plans for 4 ,26 floor buildings in salford and it looks terrible-seriously carn't tell the diffrence from a 1950/60's inspired MIT design. lunkly the council have not given them even outline.

quarry hill is sort of out of the way cluster wise, i would like to see somthing on this size around btw and asda, providing built on non sacred ground.

Who owns the old lime quarry next to the old train station? This would be ideal and would start the city centre moving out even further. That whol area from the irish centre down is ripe for development as some of the old factories etc close down.

I have not read everything on here, so apologies if I repeat anything, but I would love to see something about the hindle site now that BWP is nearly finished. It cannot justify sitting there on that land. I would also say the same for the Unysis buildings.

Thought I would go back to my predictions at the beginning of 2007 to see how many have come true:

Lumiere 1 and 2: well its taken all year, but finally on site before the end of 2007
BWP: complete
The Plaza: on site and rising nicely
Opal Tower: on site and rising nicely

Well absolutely no surprises from the beginning of the year except Providence Tower, so will my predictions for 2008 as shown above come true in 2008?

Starts in January, with completion (including remodeled Shopping Plaza) in 2010. I remember reading on here somewhere that Next was closing down in January.
