ab7882 December 16th, 2006, 03:32 PM Yup, i think the Havanna gym, breezeway and pool is also only for Havanna residents only. Not too sure how it will be for Savanna unit owners...would be good if we had exclusive facilities too...
I think pool is common facilities for everybody- no access card needed to go to pool- Lanai and Jelatek residents can go to Havanna pool- take the side lane near Havanna LG entrance, go through garden and up staircase to pool (BB will eventually remove the temporary fencing). Also, when the main road to Hvanna is open, can come via main entrance.
woofmy December 17th, 2006, 03:21 AM Just took delivery of my Havanna unit yesterday. Did a walk about just now- breezeway view at sunset is fantastic! But they need to start maintenance asap- some of the poor plants are already dead- the soil was dry as desert.
Pools looks good. Spa pool and jacuzzi also operating but need cleaning of sand and some debris (but no salt water!). Some of the edge of staircase leading to spa pool already chipped- dangerous- hopefully they replace the broken tiles.
Overall, quite happy with the finishing.
(ps- I tried using the Havanna card at the Jelatek gym door- doesn't work! so the Jelatek gym is exclusive for Lanai and Jelatek residents only).
same will go for the Havanna gym... only for Havanna residents. That way, no overcrowding.

It's a standard unit- i think internal pictures would be similar to that posted by zahirnya before. Only different view,mine is unit no 1, facing pool and Lanai. Will take pictures next time (and learn how to post pictures).

It depends- i think the expectation for partly furnished include most lighting, kitchen cabinets (with hob/hood at least), other built-ins for wardrobe and fan(s). Whether oven/fridge are included,up to owner/tenant to negotiate.

i have actually made a measurement using google earth on which one is nearer...
dang wangi to my opis
or
klcc to my opis...
according to google earth, it seems that klcc to my opis is 100m nearer.
plus it is a bit safer to walk from klcc to my opis compared to from dang wangi, that place very sunyi one... dangerous la.
plus klcc can see more stuff... cuci2 mata... hehehe....:cheers:

I have seen Electrolux, Siemens, Teka, Miele... but don't the Japanese or Koreans do this as well? They seem to do fridge and microwave but nothing else...
Btw, I was very impressed with the fact that people actually queue up for the LRT during busy hours. Don't see this in other countries... but then again, other countries provide much longer/higher capacity trains...

i bought my cooker hob and hood from rinnai a japanese brand.
they are quite famous for their inner flame technology which have very good control of the flame.

Sorry,must have gone to a different website- a malaysian company called zhaplin work sdn bhd were designing and producing aluminium based wardrobes etc which had sleek designs wih similar brand name (that's why I was impressed!) Claimed they had won Malaysian and Japan design awards.

Congrats on your new place! Actually, no need to re-paint if you don't mind white walls (which makes the place brighter). BB's contractors workmanship is pretty good- no obvious major defects.

No. The gym should be accessible to ALL SM residence. You should highlight your problem with Aris, they may not have activated you card kut?

Actually, I prefer it that way- let Havanna residents use their own gym and Lanai and Jelated residents use Jelatek gym. Less crowding.

No. if Havanna access card can be use to go for Jelatek gym, then Jelatek n Lanai owner access card should be activated for them to use it at Havanna gym as well..

serimayans December 19th, 2006, 04:00 AM just got my streamyx line yesterday night. the package i took was the rm77 promotion for 1mbps/384kbps. i didn't have much time to really test the connection between macrolynx and streamyx. so what i did was to use the following websites to do the bandwidth test:-

http://central.macrolynx.com:55557/xpeedometer/xpeedometer.htm
i cleared the cached memory after every test for streamyx and macrolynx as well as turning off the anti-virus, firewall and anti-spyware in order to try to get a reasonable accurate results.
and the results were:-
for download, streamyx was running close to 1.1kbps while macrolynx was around 600kbps
for upload, streamyx was around 280kbps while macrolynx was around 650kbps
however, the differences in bandwidth speed is quite difficult to be noticeable for normal web surfing. even for bittorrent, the downloading speed is around the same for both i.e 40kbps. as i am not into online gaming, i can't say for sure how both streamyx and macrolynx fare. will be performing some download of large files from an ftp server later on to see how both perform during peak hours (8pm to 11pm).
to conclude for the time being:-
for streamyx - more expensive but an option to use dial-up, faster based on bandwidth test
for macrolynx - cheaper but cannot do dial-up, slower based on bandwidth test

actually, there are 3 gyms in the complex. One at Block M for Jelatek and Lanai, one at Havanna for them and one at Savanna for them.
I don't agree that the gym should be accessible to all SM since there will be 3. If that case, I will insist that the Breezeway to be accessible to all SM.
Go figure.

I don't agree that the gym should be accessible to all SM since there will be 3. If that case, I will insist that the Breezeway to be accessible to all SM.

Then it's all fair and square- each phase has its own gym. A bit difficult to implement Breezeway access for all securitywise. Main security door access for Havanna is at the main lobby, once you get in, you can go any floor.

yup. That's why the cards are pre-programmed accordingly. Currently, the Jelatek gym could be crowded at times, having Havannese in there will create queues.

they are quite famous for their inner flame technology which have very good control of the flame.
I am quite used to using electric hobs and actually prefer them to gas. But must be at least halogen type or even induction type(expensive though).

Better get electric hobs- I am using gas hob (Ariston), a few days ago almost got a major incident- gas leaking, got small explosion while I was cooking (now minus quite a few hairs on my hand). The clamp for the rubber gas pipe connecting to hob cannot be tightened properly.

Can smell gas a bit, I know the problem- already replaced the clamp once- normally just cook a short while and then quickly turn off the gas tank valve. The other day got mood to cook- do main dish, vege, rice and side dish- so the leak gas accumulate. Now got to figure out how to seal the pipe properly.

it happened 2 me also but alhamdulillah, no small explosion... just that could smell the gas and the gas finished within a month!!! had 2 call the service guy 2 have a look at the problem, now ok already :)

yes. its like that. if u have one car park. they will only activated one of the card for ur parking regardless how many access card u have..

now i am looking at some good wall mounted uplifter or is it called uplighter.
why?
1. cheaper
2. easier to install and take out if u wish
3. ambient light no single source, flattering, softer and gentle to the eyes.
4. less shadow
5. easier to clean and maintain, i think.
6. more modern/contemporary feel to it? maybe...? hehehe...
any comments? good idea? or bad idea?

plus, further testing using http://www.dslreports.com/stest also shows the same results i.e. streamyx is faster than macrolynx (around 2 times faster).
anyhow, for all the bandwidth tests conducted, my bittorrent downloads are still about the same for both streamyx and macrolynx.
well, these results are based on today's performance. you never know, maybe a couple of months down the road, streamyx service in seri maya will suck so badly that all their subscribers will be cursing and swearing (including myself), or maybe macrolynx will upgrade it's services to 2mbps or even 5mbps. you never know what lies ahead. by next year, there will be wimax too. so there is a lot of uncertainties in the technology sector in malaysia. as of now, streamyx is faster than macrolynx. they better be as i am paying rm77 + rm26 (rm103) per month to tm while i only pay macrolynx rm55 per month. that says it all, isn't it.

frankly, macrolynx is not that bad. just that sometimes no line. i don't know how streamyx will fare too in terms of availability. will keep you all posted on this as i will likely be keeping macrolynx for another 3 months or so.

i wont say they are old fashion but i think it's quite expensive so for ppl wiv tight budget like me, i will prob wont go for plaster ceiling, plus i think the apartment will look more spacious without plaster ceiling

If my memory serves me right, the new assessment for my unit is about rm900. And it also mentioned that if I have any obejction regarding the new fee, which is based on Article ??? of some Local Act?? :bash: i may file a complain/obejction to MPAJ. 4. i can open my door but cannot go out of my car!
5. i cannot put or take stuff from my trunk
6. can only park my car in reverse.. that is the only way in.
7. it is FLOODED with water...
solution: = request a different parking lot.
the management office is trying to settle this issue and they promised to call me tomorrow morning of the outcome.
but the best thing is i have gotten hold of the person in charge of this approval plan on MPAJ side and she is very so helpful... so if bintang buana is not doing anything... hehehee i am sure bintang buana is gonna do the right thing here... their's, Tan&Tan's and IGB's reputation is at stake here...

today, before lunch time just now i called them up... jasmin... dia kata dia buat.
then i called again a chinese lady kata dia buat...
then come lunch time i pegi tak boleh jugak masuk... buat tambah stress sahaja kan?
ok org belakang i sure menyumpah2... the guard let me in using his card.
so off i went to my parking...
then nak pegi management opis... after sesat/salah jalan, sikit lagi nak langgar tiang, kat basement2 cuba naik ikut lanai1 tak boleh masuk... so i went back to havanna, park my car, walk to the opis just to see that they are closed for lunch.
hai... rasa nak pegi naik breezeway tngk klcc puas2, close my eyes dan melompat ke bawah shj! hehehe... me kidding shj laa.. but very very tension one.
ok nope.. the saga has not ended. i got back to my car... try to go out also cannot... because i did not use my card to go in...
have to patah balik look for the jalan to go to G floor and go out using the visitor's exit.
i think laa after all that, half my hair lost oledi! :nuts:
so now after lunch back in opis, i called and the famous aris guy picked up and he will look into it. thats what he said. i am gonna try again tonight. i hope he is right otherwise... i will bring a very long and sharp parang panjang tomorrow... and someone's head will be on the chopping block... :lol:

I like to recommend one! I came across this system Reverse Omosis by Elken when I was back in KL and after seeing the test - alamak the filt that was filtered out....so I I have one fitted here in UK. Now all my extended families have one fitted too. I am not too sure how much but if you are interested please me know on this forum and I will find out the contact person for you in KL.
I am still waiting for my CF...letter....anyone above 30th floor moving in as yet?

You can see the kl skyline if you are atleast 20 level up, else block by the grey & yellow low/medium cost block. But is still a unit worth the investment if you love the KL skyline, double balcony, and big hall/living.... good choice nonetheless
But you only get to see Half of Petronas tower, somehow the alignment is so straight that 1 is behind the other tower.:bash: Only at night you can see the 2 glowing like pinacle.
The hall is big, and nice storeroom space.. but i find the master abit small for the price of the unit. The maid gets her own bathroom at the back.

was this the parking lot you were assigned to when you sign your SnP? they cant change anything that has been legally sign in the SnP, if is different ... then is not your lot.
But if the size is not correct, then can complaint....
Ask them give you new lot.. and convert your flood lot to Garbage / Recycle corner:)

actually, there is a "rental" package. You pay RM65 per month, you will have the set and all servicing included. I think that is better as the filter is not cheap and you need to change it every 3 months. Otherwise, no point to have a filtration system as the filters will accumulate until it is full and then release them back slowly (become a concentration machine.. hahaha.. your water will be worse off).

so what's the normal procedure? do we check and note all the defects that we want them to rectify and give them a list? how long do we have to do this? and how soon are they required to rectify it?
i'm just wondering what sort of major things we have to check and take note of... any previous list that i can refer to?

yes. there will be a rennovation form that u have to submit before they approve it n allow your contractor to come
deposit of RM1000 need to be enclosed as well...n its refundable providing your contractor didnt do anything funny during the renno period.
minor2 renno will not take that long for approval...but major2 one sometimes take a week for the approval to come by
and oh..last time..you also have to pay RM30 for the contractor fee, dont know if that one is still applicable or not.

the bintang buana aka BB guy said that u need to prepare ;
1. there are 2 forms to fill up. one for urself, one for ur contractor.
2. a security deposit rm1000 in form of a cheque. they do not bank it in... they just hold on to it only... (so if u dont hv any real money pun ok) unless ur contractor destroy something laa.. then susah.
3. rm30 contractor fee... this is think is not refundable.
thats it really.
i wanna seal up the study corner and hv a proper store room. i have a lot of stuff!! so i guees i hv no choice but to have a store room. kecik pun takpe.. as long as can stack things up till the ceiling! hehehe....

yup, i think you've got to tell them that's the option that u'd prefer (and i believe you already have) but stick to it. That place looks like it needs some major work and even if it is rectified, its too narrow to come out of the car.

-got the exact lamp that i wanted!!! but cost rm4000 per piece for a floracent wall lamp??? since i do not hv a money printing factory behind my mum's house... i'll give it a pass. their reason is that its italian! aiyaa... who cares!?

-on sale but only for those gawdy huge crystal chadelier that cost as much as my car!
-found something that i am quite interested in, brand elgo designed in poland and made in u know where... china laa... cheap cheap but good quality it seems. they have many2 designs to choose from. i might check out their pj showroom so see what they have.

BTW, Just came back from my unit. Yeap..the Masterbedroom is small, but enuff. Same goes to kitchen and bathrooms. The other 2 bedrooms , I guess, my boy and 2 girls will be thrilled. My unit is really facing the colorful flats/apts because it is at 3Ath flr. I can live with that because I chose space rather then view. Balcony/Lanai...man... is really huge when you see it in real, not in drawing...my kids will really enjoy playing there..which means I have to forget about putting a day bed (in fact I can put 2 day beds lah). Workmanship... I'm happy with it..though minor complains will still be submitted. Breezeway is really splendid though you can only observe one of the twin towers. Parallel viewlah.. My parking bay is at B2 no 8XX. I would say it's not a smart choice. The pool, hmm I just couldn't wait to dive or soak in. That's it, in short! photos of my unit to follow later..

ur lanai is slightly larger rite...by 2 feet that the normal lanai. think yours one is the same size like adi's one...but double the size cause of ur unit type...
