you sure the lanai of the normal units dun hv drainage outlet? if so, then how to wash the lanai or if it rains, how does the water run off?

lanai of the normal unit do have drainage outlet. jelatek n lanai block have 2 small drainage outlet. i will post the pic of it later

so yeah anyone still meeting up tmrw? i posted my number on the other thread...pls send me an sms of time + place.

oh and i checked out macrolynx this morning...ran some tests on it. was SUPER disappointed. not only did most pages load super slow, i ran the download test at testmy.net and got a meager 5kb/s!!! thats like...56k if not worse! so i guess i'll go with streamyx. anyone got streamyx in their place? the gentleman at the management office said streamyx in SM is "full". not sure what that meant though...he said they're still 'upgrading' their services. anyone got more info on this?

P.S i just got my letter to colelct keys ..also i dont know if they allow me to take the keys when i pass them the remaining balance amount for the services charge..etc ( starts in March 07)so this means no full facilities

thanks for the pics zahirnya....you da man! Havannah's breezeway looks like there's still quite some touch-up work to be completed and cleaned.

Btw, i did come by Seri Maya with my fiancee just to take a look at Havannah but the sales ppl at the showroom were not obliging, saying even they are not allowed to go in :ohno: but will try again one of these days this week...and hope my luck's better this time :|

hmm... entah laa... i olso dunno... still waiting for kwsp to pay my account 2 money... because need that cash to pay tan2... perhaps this friday the money is ready so sometime next week can pay and schedule for keys pick up...

Hmmm..they say 1 month but probably takes two weeks - underpromise and overdeliver!!! But they've got more efficient compared to b4....

called up BB just now, they say that I should receive the VP notice within these few days. The last batch would receive it by 20th december. Now the agonising waiting phase is almost over, the pocket burning phase will start soon.
hehehe.....

Amount to be paid for the misc charges is around RM1300. (paid the TNB deposit earlier)

there was a loud thunder this afternoon..n soon after that i realised that..some of the light in my house is not functioning. n also both of the fan in the living room. all the light n fan, aircon in the bedroom are all okay. except for light in the living room n my microwave.

Farid...one of your switches must have tripped caused by the lightning strike and you've mentioned that a number of appliances and lights are not working. Usually there's one particular applicance/switch where the fuse might have blown and this affects other switches, due to the others being connected in some way to the affected switch. What you need to do is disconnect one appliance at one time and check whether the others work or not e.g. disconnect your microwave and see whether the remaining lights/fans work? To restore it, you'd be lucky if you can just replace the fuse, but normally the appliance might need repair...

hope not too long winded...:speech: :lol:

afaik, basically there is 2 type of cooking hood or sucker.

1. the recycling type, where by no external vents are needed. the air is filtered and pump back into the kitchen. cheaper to own and cheaper and easier to install.

2. the chimney type, this one would need a vent or piping of the air out of the kitchen. this one is quite heavy duty. if u do a lot of oily/bbq/stir- and deep fry and u wanna do it in ur dry kitchen, then u must need this type. more expensive but its more heavy duty and efficient.

frankly, speed for both are more or less the same. Macrolynx has better customer service vs. TM. They are more personal and follow up quicker. ML works on demand and supply. They will continuously upgrade their pipeline as the subscriber base grow. I guess at this moment, with Havanna coming online, they will watch and see how many new subscribers will come in. Yes, it is slower than other broadband providers I have use, but I can live with it vs. TM which is totally crap in bandwidth and customer service.

next.. pet topic... I guess I agree with the Kondoservis approach. Legally not approve. If you seludup in and keep it under wrap and no noise... fine... but the moment guard or neighbor complain, say bye bye to the pet.

that way, everyone happy. Those with well behaved "furry kids" will get to keep them, and those who do not bother much but just to have a pet, will soon lose them.

maybe you be lucky to find a letter inside with a name or address. this ppl are so sad, cant they just find a proper place to throw.

btw, theres a need to have more garbage disposable bin around havanna especially with all the new owners coming in.

try checking the fuse....u might need only to change it....

but even after changing the fuse the fans and lights dun work...then i think u've got to change the fans/lights...

Hmmm...if u've applied for kwsp before, u can only withdraw subsequently after 5 years if I'm not mistaken. If lack of personal savings, what u can do is to try to get ur loan refinanced...some loan agreements allow for this. Any other forummers with an alternative idea - other than opting for ah longs of course

Hmmm...if u've applied for kwsp before, u can only withdraw subsequently after 5 years if I'm not mistaken. If lack of personal savings, what u can do is to try to get ur loan refinanced...some loan agreements allow for this. Any other forummers with an alternative idea - other than opting for ah longs of course

i thought KWSP change the rules last year? i mean..now u can withdraw from account II every year....anyone can confirm with that?

but the subsequent withdrawal. will it goes directly to your bank for the reduction of your housing loan or they will issue you with a cheque under ur name like the 1st time you withdraw from account II?

It'll have to be directly to your loan account, hence this allowed yearly withdrawal can only be made to repay the loan, not to withdraw for renovations. So teri, kwsp is out of the option.

oh..n also both light at the side of the wall. (on the left side of the pic)

what u can do is to pull out a fuse from one of the working ones, replace it and test, if it works, take the fried fuse to the shop and buy the same lah.

Do not need electrician.

aiyoh... easy lah. just pull out the fuse from the one which is fried, look thru the rest for a similar one and test. you won't die unless you poke your finger into the slot instead of a fuse.

Halo. Welcome to the forum.

Err....its one of the unit on the upper floor after breezeway. I didnt broke in technically. The door was not lock. But now the unit already locked the last time i checked ;)

The contractor is one of my friend. He did couple of unit in Seri Maya if im not mistaken...

mine comes with the cabinets...i din get a choice to choose whether i want it or not...i wud hv preferred to get my own...but then, the one that's in the showroom is not bad either...lesser renovation work later...

aiseh......this is not really that bad. you all should see how they throw rubbish at block m basement 1. "goodness gracious!!!" is all i can say. the rubbish bins are empty and yet they will just leave their rubbish next to the bins. i think the rubbish bins' covers must be really heavy as they are unable to lift it up. kepala otak kat mana le?!

Well I only remember that it is a corner unit, so when you look out of your balcony, you are looking into your opposite neighbour's balcony, and that's why I didn't like it. Also it is small... only 2 rooms upstairs... not sure what the point is of that duplex. Open air shower not bad, but you can see that maintenance is going to be annoying..

oh..you must be among the early buyer for Savanna. i was there at a later time pretending to be a potential buyer..haha..n they said that the kitchen will be included n come together with the unit. There wasnt no option to forgo the build in cabinet n everything that come along with it.

though the kitchen cabinet in the showroom was not that bad either. does it come with free fridge??

Yalah, one of my better decisions 4 or 5 years ago. But my unit is smaller than the one facing the pool- it doesn't have the extra family room upstairs- only master bedroom suite.

I think bachelor pad is going up at the current showroom site- is that right Farid?

The bachelor pad, a higher end unit compared to Seri Maya. Targetted at those young, up and coming professional with $$$ to burn or whose parents have surplus.......

Low density, (I think about only 100 units). 3 units facing KLCC and 2 facing Jelatek. Only 3 penthouses with direct view of KLCC. Swimming pool and Gym on the roof facing KLCC!!!

Starting price I understand starts from 500K and up up up......

For this area do you think this developement is worth the price??

Got the price from their magazine. I think that is the starting price for kitchen cabinets of course depending on the design selected (our kitchen are very small anyway...).

For the rest of the household, well, you will have to be very good at selecting furnitures from Ikea .... not all that cheap and it is not built in sort.....

btw for those of you who are taking UOB loan, did any of you received notice from UOB saying that they need to amend the loan agreement - it seems that they make a mistake...

From what I had gather from the new loan document received, it seems to be higher in interest rate than the package I enquired for and signed up earlier?? I was advised not to sign the so called amended agreement. Am now wondering whether it is illegal for Bank to do so or can I complained to BNM??

Also I notice that BB is not paying UOB interest from those statement I received from UOB. Hope I don't end up need to pay them...

Probably that why I had yet to received my notice...

i faintly remember that somewhere in the loan agreement.. yes you can pay in extra... but the rule is... whatever 'extra payment' you make within that year shouldn't exceed the amount of yearly payment...

so it basically means u can pay a max of your yearly payment each year as extra.

e.g monthly repayment = 1500

so that particular year you can only pay ahead 1500 * 12 = 18K.. on top of whatever is it that you're paying.

am a bit rusty and the S&P is in a dusty box under my bed.

U r just foregoing whatever interest you might earn (either thru fd etc) by paying that surplus amount. That's the down side of the loan and that's why i didn't take it. Yes, for UOB Housing Loan, it will reduce your principal. Only thing is you can only prepay up to 12 additional monthly installments, if more than that u need to give the bank advance notice in writing as per the terms stated in the loan. The effect will be a shorter loan period. If u want a reduced monthly payment with the same period, u need to give instruction to the bank.

And if u want to overpay, they make it troublesome with all those red tape such as advance notice and stuff like that, whereas a lot of banks give out flexible loans where u can overpay any amount and interest is on a daily rest basis. Under the UOB loan arrangement, T&T will pay the interest upto completion, but then with my loan, i'll only lose out up to a maximum of RM3k and this is assuming that its a 100% loan drawdown from day 1. I can save a lot more in later years by putting in excess money over a time period. That's why UOB didn't look attractive to me...

U can cut down your interest for UOB Loan too by prepaying. Only condition is your prepayment is up to maximum 12 times of your monthly payment in a calendar year. UOB Bank loan also calculates interest on a daily rest basis. I think the UOB Loan package is quite ok as for 1st year it's at 1% (developer pays the interest till Vacant Possession, 2nd year it's at BLR-1% or 5.75% currently and from 3rd to 5th year it's at BLR. After that I'm going to refinance! :)

oh..i know what happen to the exit at Block M. Yesterday they open back the shutter, so when i swap my access card..the barrier was not working. swap no many times also nothing happen.

so the guard came to me n then manual operate the barrier which when i cross the line i asked him what happen. he said.."something wrong with the switch"

i asked him again if i cross this exit, mean when i come back later in the evening my access card will not allow me to come in since the access at Block M was not detected from the control room. he said yes.

what to do..reverse the car back n exit from the other way.

n now..so many car blocking the exit way :rant:

this weekend i will parade my car to several 2nd hand car shop....
see how much i can get...

after that i can decide to sell it to the shops or wait for a buyer...

City VTEC Black bought 31.8.2005. so its 1 year and 4 months old.

milage slightly under 35,000km. so still got 2 more times of FREE service, 35,000km and 40,000km.

U can cut down your interest for UOB Loan too by prepaying. Only condition is your prepayment is up to maximum 12 times of your monthly payment in a calendar year. UOB Bank loan also calculates interest on a daily rest basis. I think the UOB Loan package is quite ok as for 1st year it's at 1% (developer pays the interest till Vacant Possession, 2nd year it's at BLR-1% or 5.75% currently and from 3rd to 5th year it's at BLR. After that I'm going to refinance! :)

Sorry for wrong info - so you checked the loan agreement? I remember that the early repayment penalty is comparatively low. So can even refinance now (post VP) as some banks offer zero cost refinancing...

another way to rip off the custormers. toyota used to be serviced at 5k then one day they claim they have improved their oil, so change to 10k.

how much did BB or Kondoservice charge you guys for some paint (for the wall, door and lanai)

they will not charge you. cause what they will give you is the color code n you have to find it yourself.

Just took delivery of my Havanna unit yesterday. Did a walk about just now- breezeway view at sunset is fantastic! But they need to start maintenance asap- some of the poor plants are already dead- the soil was dry as desert.

Pools looks good. Spa pool and jacuzzi also operating but need cleaning of sand and some debris (but no salt water!). Some of the edge of staircase leading to spa pool already chipped- dangerous- hopefully they replace the broken tiles.

Overall, quite happy with the finishing.
(ps- I tried using the Havanna card at the Jelatek gym door- doesn't work! so the Jelatek gym is exclusive for Lanai and Jelatek residents only).

Yup, i think the Havanna gym, breezeway and pool is also only for Havanna residents only. Not too sure how it will be for Savanna unit owners...would be good if we had exclusive facilities too...
