Post pictures and info: xzmattzx December 11th, 2006, 08:35 PM As the state of Delaware continues to grow, Wilmington will become bigger and bigger as it is the economic and cultural capital of Delaware. Wilmington's Riverfront is now a second area in the Central Business District, with a few companies having Global, North American, or Regional headquarters on the riverfront. Residential developments all along the Christina River will make the Riverfront a perfect balance between a residential neighborhood and commercial neighborhood. What was a complete urban wasteland in the early 1990's is one of the best waterfront turnarounds in the Northeast (Baltimore's Inner Harbor has to be the best). Center City will continue to be one of the densest, most vibrant, and most urban downtowns for any mid-sized city in the country. As Center City and the Riverfront continue to grow, there will be an economic need to connect the two areas to each other. The Market Street and Ships Tavern areas will connect the two together. Right now, Market Street is mainly junky wig shops and other unimportant stores. As the Riverfront fills up more and more, Market Street will become more desirable. Hopefully, the wig shops and pawn shops will get the boot for better retail as more and more people take interest in Market Street. Also look for some midrises and highrises along Market Street or parallel streets like Shipley Street or King Street as Center City and the Riverfront become connected. The Market Street growth is just beginning now, so this wave of development should hit in the next few years. Delaware's very favorable business laws have made Wilmington a great place for companies to start, whether as a place to put their headquarters or just to incorporate. Wilmington will continue to grow as long as these favorable business laws stay on the books. Those companies will keep bringing in more people which will help the city and the state. And the companies will pay lots of taxes in our state, which will help to fund most government projects in the state. I made a thread highlighting the growth in Wilmington. There's only a few of us in there, but despite the lack of interest from everyone, there are a lot of announcements large and small worth reading about. Many neighborhoods throughout the city are seeing an upswing as they become more desirable. BuffCity December 11th, 2006, 09:57 PM how I envision Buffalo in just 10 years... With Buffalo gaining alot of condo units, apartments and loft conversions downtown the entire CBD will be transformed from a deserted concrete jungle to a thriving and modern place. With UB, Buffalo State and numerous other collegic establishments thoughout the city, the emphesis on keeping the jobs HERE will be a continued battle. Elmwood and Hertel along with downtown will highlight the city's assets as far as culture of the mainstream. New mid rise residential units are almost expected now, and with office space actually filling up and alot of places moving around...we might expect more than Bashar Issa's tower. Toronto and NYC business interest as well as regional location are already adding to the revitalization of Buffalo. More and more we are hearing about out of towners looking to Buffalo for expansions and to invest in properties. The big obstacle for Buffalo is getting businesses and residents to the city, while we have taken a HUGE fall in the manufacturing sector, we are gaining in bio-chem and the advanced medical fields as well as some tech industries. Buffalo in 10 years will yield: population over 300,000 developed waterfront M&T being a fortune 500 company Buffalo should focus on cleaning and redeveloping the eastside, it might not be the biggest and most incentive filled project for white politicians, but the overall health of the city would increase ten fold. 10 years from now, Buffalo will be better than it is today by far, and should be heading in a great new direction. bjfan82 December 12th, 2006, 12:42 AM lets cross our fingers and hope DT doesn't find this thread. eeek My predictions for 2015 Buff: 1 new 40 story tower, many new dense (non vinyl) neighborhoods going up near downtown, 5 new 10+ story condo "towers" in downtown/waterfront, skyway gone, abandoned rusty grain elevators gone, a statue replica in front of City Hall of the Sabres 2006-2007 Stanley Cup :), population gains in the city (not just metro), Marine Drive Apts finally torn down to make way for condos, Byron Brown is in year 10 of his 40 year reign as mayor, 3 new subway lines, Governor (President-elect) Spitzer has gotten Albany out of WNY's business allowing Buffalo to have more control over its own destiny rather than being at the mercy of Brooklyn and the Bronx. jmancuso December 12th, 2006, 02:09 AM skyway. is that that freeway that bisects the city? reminds me of the genius who decided to plunk done a freeway along the hudson in albany. University Heights is an "area in transition" as most of the current population has died or moved out to the suburbs. The population of the city is around 220,000-230,000 and the metro is just under 1,100,000. The city's banking scene has changed dramatically as well - M&T Bank merged with Wachovia in 2009 and as part of their growth strategy, HSBC moved several departments to their headquarters in suburban Chicago, which was completed in 2007. A final study for a new convention center is underway and there is talk of demolishing the old Main Place complex -- but Buffalonians are rallying to save a "classic" piece of 60s urban renewalist architecture. The Aud is still standing, vacant, but proposals have surfaced to turn it into a Buffalo Sabres Museum and Hotel Complex, highlighting their 2006-2007 Stanley Cup winning season. Bassar Issa was run out of town in 2009 when it was revealed that his principal funding was from al Qaeda in Iraq. Once a Buffalo staple, the Anchor Bar was burned in 2008 due to franchising into other cities. As it burned, locals chanted "WE MUST BREAK THE BOND OF THESE EVIL CHAINS!" The Buffalo Bills relocated to either Birmingham, Alabama or Portland, Oregon, in 2012 and no one noticed. Anyway, Baltimore ten years from now will be a city still on the move. Not only will the population have stabilized, but it will have risen to around 750,000. Unfortunately, many are DC transplants who want nothing to do with Baltimore other than a cheaper place to live. Baltimore won't have one new tallest skyscraper, but three. 10 Inner Harbor and 300 E. Pratt Street will duel for the title of tallest, but in the end 1 Light Street will prevail at over 900 feet, in a design that will earn it the best architectural design award of 2014. BuffCity December 12th, 2006, 06:59 AM the 220,000 - 230,000 is a little drastic. If anything I would bet Buffalo would retain M&T and build on what it has here...it is the new BIG BANK of WNY. HSBC, who cares...good bank, and they are all over in this area which means they will keep alot of offices here. Wachovia, I dunno...I have not heard anything about that...but I have heard about a Chase and WaMu merger. :) You forgot to add that Aaron was elected mayor and booted you to Nashville because you failed to pay your taxes. I think a lot of people outside the city wouldn't mind moving back into the city if the housing stock was a little better. However, I think it would be a little tooo optimistic to think we could get back to 300,000 peeps by then despite what Byron Brown claimed during the mayoral debates (300,000 by 2009, yeah ok). M&T obviously isn't going anywhere...I'll make a bold prediction that Wells Fargo will return here where it all started tho not its HQ but maybe a few branches or a call center. jmancuso December 12th, 2006, 11:56 AM i can see buffalo at around 250K within the next 20 years if current trends remain. i think the more important figure is the overall metro region and if that can level off, that's what's counts. It's going to be very very hard for most of them to find a job in WNY. plus it's going to shrink the tax base even further, Eventually the tax base won't even cover the expenses that are skyrocketing such as, (welfare, Medicad, Public employees salary's, pensions and medical insurances and the vitial services,) and that's after they have raised all property taxes & sales taxes to the limit. The Federal Government has to come in and start the 1st Federal Government Control Board because the The City of Buffalo Control Board & Erie County Control Board are not doing the job ! The Federal Control Board will get court order's to merge all vitial services, all school districts will merged into the Erie County school system, their will be one Metro police force. etc....... The Buffalo Bills will have moved to Los Angeles in time for 2008/09 season Hopefully they will be able to land a CFL Team to replace the Bills and a year later the Buffalo Sabre's will move to Portland. But MR G. I have no control over this.) You do get Buffalo's Adam's Mark to relocate there, however. Don't be disappointed - it actually works out quite favorably for all involved, and it frees up valuable real estate for Mr. Issa's fifth foray into North American residential development (third in Buffalo; sixth total and fourth in Buffalo if you count the Statler). It doesn't tell me what it is, or what the others are (or where/which other city); so don't ask. Mr. Issa does eventually meet his stateside downfall when he tries to knock down the Rath Building, however. It will be gentrifying to a good degree. With more than 1,000 housing units u/c right now, the downtown population will explode. There will be many additions to the skyline, including a 20 story tower, and another set of 25 twin condo towers, a science center, and I hope, a new skyscraper that will help growth. The skyline will grow outward to the north and south. Hartford will get a new arena by 2010, with hopefully a NHL team (rebirth of the Whalers :D) and downtown will go north, past the I-84 barrier. Parking lot seas will be turned into office space and condos, and the riverfront will be a part of the urban fabric. It will also see a growth in younger people, sick of the suburban living, who will move to the many developments going on. Hartford will, regretably, NOT see a large population growth or will even see a loss by 2016. But I don't care. The metro will grow to 1.45m. Sprawl will continue, and will eventually go to the Mass border making Hartford and Springfield truly one metro. The commuter rail that we will have by then will have good frequency between the two, and New Haven, and hopefully light rail/trolley is implemented to connect the metro into one. Here's what I would like to see 10 years from now: ~The Christina Gateway Center built: http://www.addresswilmington.com/2ndandkingtower.JPG ~Midrises and highrises along King, Shipley, and Orange Streets surrounding and towering over the Market Street retail center. I would like to see the wig shops and pawn shops along Market Street closed up as soon as possible. ~Run-down neighborhoods completely razed to get rid of crackhouses. In their place would go new houses, that through private funding and charitable organizations, would help low-income families own new homes for a fraction of the price. They did it in Eastlake, and they need to do it in other neighborhoods. They can start with the area surrounding the intersection of 22nd and Lamotte Streets near Brandywine Village. I think about half of the record 22-and-counting homicides this year occurred within two or three blocks of this intersection. They are the reason why there are bad neighborhoods in Wilmington to begin with. Hilltop, the East Side, Prices Run, Quaker Hill, and similar rundown neighborhoods would be much nicer if people didn't have to worry about getting caught in crossfire. ~Annexation of the land north of I-495. Move out the industrial businesses and use that Riverfront land south of Christina Landing for something better. Build all the way to I-495. Industries surrounding the Port of Wilmington can stay. Move the Market Street and Walnut Street businesses closer to the Port so that it's not too big of a deal. ~A new arena to hold concerts and big functions in. delaware never gets any concerts because our biggest city doesn't even have an arena. Barely anyone comes to Newark to play, even though it's only 8 miles away and part of the metro area, because it's only Newark. While we're at it, put a minor league hockey team in the arena. ECHL would be fine. ~Do something with the 7th Street Peninsula. It's a wasteland. I don't care if it gets turned into a park, a part of the National Park System, gets a casino, gets built into a residential neighborhood, but at least do something with it other than keep a bling eye to the tire-dumping in the ditches along the road. ~A new tallest, surpassing 1201 Market Street. Turns out DT was working at a motel 8 in Birmingham when he spilled some grits on a customer's coat. He was beaten up and lost all his memory. Just dank, overcrowded shithole cities like you had in Europe and even in the US to an extent before and during the beginnings of the industrial age. Those with the resources would be better off than the others, but would also be cash cows subsidizing everyone else (well maybe that isn't so different from now). The US will be a Third World country (granted we won't be alone). Personally, that's not something I look forward to. And then you have to spend tens of millions of dollars to remove everything in UB North. The state would rather spend a couple million to renovate and expand UB North than take it down and build and new one in Buffalo. Pluse, it would be idiotic to put a landfill in the middle of Buffalo's largest suburb. I say, the city will get is ECC North in downtown. The price tag= over $2 billion Buffalo's population is around 550,000 people, with a metro population of 2.1 million people The East Side is no longer all wooden housing. 80% of the wooden homes have been replaced with new homes. The Central Terminal is back in use with apartments on the upper floors and a shpping center on 1st floor. The Seneca Indians lost all of their money on the Buffalo casino. Giving their land to the city. Then Uniland built a 400 room hotel, 450 apartment units, and 845,000sqft of office space on the land. Only they don't have drive-thrus (that I know of), but they are located with convenient highway access, including one directly in a rest area (Hooksett). KennyDE302 May 26th, 2007, 05:32 AM wilmington in 10 years... hmm first we annex all the suburbs right outside the city. towns like bellefonte, penny hill, edgemoor, elsmere, greenville, newport, marshallton, and pike creek. if doing so our pop will be around 250,000-350,000. annex the land farther south than the riverfront and build stadiums there, and a concert venue and a huge ass mall. expand the riverfront from 95 to the 7th street pennisula, and build skyscrapers from the brandywine village neighborhood all the way to MLK Blvd. rebuild the amtrak station and make it look better its so boring right now. they should buy back the ING building and tear it down and expand the station. then i would turn the airport into a more major airport even though the PHL airport is right up the road.
