"Conde Nast is expanding at One World Trade Center even before the iconic tower is finished. The Newhouse family's glam-magazine house plans to take 133,000 square feet more on top of the 1.05 million feet it signed for last year, sources told The Post.

The publisher of Vanity Fair and Vogue, among other titles, is expected to soon finalize a deal for floors 42-44 in the 104-story skyscraper. The original commitment for lower floors has been hailed as one of the most momentous leases ever signed in New York, heralding the birth of a new World Trade Center and symbolizing downtown's post-9/11 rebirth.

"Conde Nast had an option to expand and they told the Port Authority and the Durst Organization they were going ahead with it, a source said. The PA and Durst are partners in 1 WTC, which is is scheduled ed to open for tenants in mid-late 2014 tower. There was no immediate word on terms of the Conde Nast expansion.."

Steel Firm's Woes Snag WTC

Long beset by delays and cost overruns, construction at the World Trade Center site faces another potential snag: the financial struggles of the company responsible for erecting the massive steel skeletons of two towers and a $3.4 billion transportation hub.

Some of DCM's problems appear to have stemmed from costs for the transportation hub, pictured.
For months, the Port Authority of New York and New Jersey has been quietly advancing money to the contractor responsible for fabricating and putting up steel for the projects, which include One World Trade Center, according to people familiar with the matter.
The company, DCM Erectors, has more than $700 million worth of steel contracts at the site. The firm has told the Port Authority that it is facing cash-flow problems in part because of the project's complexity, and also because of the amount of time it takes for the agency to approve extra costs.
Fearing holdups, the Port Authority also has been paying some of DCM's subcontractors directly, the people said.
The company's role is crucial: Its workers erect the steel for each floor of the towers at a rate of about one floor a week before other crews can follow. DCM also owns a plant in New Jersey where steel is fabricated.
A spokesman for the Port Authority, Steve Coleman, declined to say how much money the public bi-state agency has advanced DCM.
"The Port Authority has and will continue to work closely with DCM in order to maintain its construction effort," he said in a statement, adding that DCM is still delivering steel.
Larry Davis, DCM's president, said he is working with the Port Authority and doesn't expect construction to stop. "I'm sure we're all going to work out the issues down the road," he said.
The New York-based DCM is one of the city's largest steel companies and has worked on many skyline-shifting projects, including the Time Warner Center and Bloomberg LP's Lexington Avenue headquarters.
It has been involved in the World Trade Center site for years.
The company was a contractor involved with the demolition of the site after the Sept. 11, 2001, terrorist attacks. And it was on hand at the early stages of rebuilding, as it won a contract to put up steel for the site's signature tower, One World Trade Center, in 2006.
In addition to holding the steel contract at One World Trade Center, DCM is putting up steel for 4 World Trade Center, a 72-story tower. And in 2009, Phoenix Constructors, the now-defunct construction management company for the Santiago Calatrava-designed PATH station and transportation hub, awarded DCM its biggest contract, a $339 million job for the station.
The company's troubles speak to some of the larger problems with the site's redevelopment, which is running billions of dollars over original budget projections. The transportation hub alone has a price tag of $3.4 billion, up from an expected $2 billion in 2007.
DCM's woes stem largely from the station, which features giant steel arches that soar over a large train hall, and the 1,776-foot-tall One World Trade Center. Officials aren't as concerned about 4 World Trade Center.
In part, DCM appears to have underestimated costs: For instance, the company has told the Port Authority it believes it may lose money on One World Trade Center, people familiar with the matter said.
Another factor is that it can take months for DCM to negotiate additional costs with the Port Authority. DCM has numerous claims for added payment—known as "change orders"—pending with the Port Authority, the people said.
Amid the cash-flow problems, DCM's main lender, Canada-based Maple Trade Finance, has taken control of some of the company's assets, said Carole-Ann Miller, Maple Trade's president. Ms. Miller declined to specify the assets but said the company is working "closely" with DCM: "We are confident that we are going to have a resolution in the short term."
John Gallagher, a spokesman for Tishman Construction, the general contractor overseeing construction of the towers and hub, said DCM hasn't caused any delays and the contractor is working overtime on its projects.

Please let's not be mean to Kanto, with whom has been contributing outstanding Photo's for us. Whatever our differences and opinions on the Building let's put that aside, at least it's being built there, and will be as tall and most likely as impacting as the original Tower. :yes:

I'm sure the Tower will be refreshing and new, and impact of design, technology and efficiency. It may be taking a while, but hey?, There's no turning back now, so the Tower will be built. :lol: :okay:

i kept an eye on what the cranes were doing for the better part of the day today.

it seemed that they were organizing equipment/office containers for the most part and moving bundles of deck around.

dont forget people, the past week and a half has been a mess with weather.

we did not work cranes for two days in the last 4 because of wind and another combined 2 days due to rain. and these are cranes on the ground, not 90 floors up. the wind is tremendous at that height.

NYC DOB does not allow crane operation above 30mph, and erection gets difficult at around 20 sustained.

^^ It looks similar but there's a huge difference. It is cladding while in the case of the old Twins it were perimeter columns :cheers:

i kept an eye on what the cranes were doing for the better part of the day today.

it seemed that they were organizing equipment/office containers for the most part and moving bundles of deck around.

dont forget people, the past week and a half has been a mess with weather.

we did not work cranes for two days in the last 4 because of wind and another combined 2 days due to rain. and these are cranes on the ground, not 90 floors up. the wind is tremendous at that height.

NYC DOB does not allow crane operation above 30mph, and erection gets difficult at around 20 sustained.



Well a year ago at this time, there was all that snow and cold, so now it's not nearly as messy with the weather, unless the wind causes an equal amount of trouble.

If only they had used that cladding on 1 WTC.. it would have truly looked like a child of the twin towers.

It remains a beautiful type of cladding isn't it? Especially the pictures of Marin show the quality of it! Can't wait until it's finished (it's one of Koolhaas creations).

It's a bit like we give you our Europoint towers (don't remember the name of that tower in NYC that's going to be constructed but looks very much like our europoint towers on top of each other) and we get the WTC old design back in return in peaces put beside and on top of each other.

Ummn...The old towers were clad in an aluminum alloy sheathing that covered the closely-spaced exterior steel columns, enhancing their soaring appearance. Just sayin'...:)

Up above 1000 ft the winds are much greater than ground level, almsot 2 1/2 times since you are above the friction of the buildings and ground. We were winded out all day again today just like most of the days this week. There are about ten days of removing the "hotels" from the cells inside the tower that served as lockers, offcies, the subway shop, etc as cell size changes. They are part wau thriough that and have to install steel in cells and frame them out, then the steel to 90 will be finshed and next tier to 42 will start. The weather between rain and winds has been worse this year, now we are getting snow tonight.

Not to sound like a smart-ass, but when will the wind at a higher altitude not be an excuse for the markedly slower progress (or no progress) anymore? Is it windier up at the top of the building in the winter than it is in the spring?

The winds haven't stopped 4WTC's work. In just the last week they've removed one crane and added another. Clearly there's a problem with the steel erection for T1. But they are still working. The cladding continues to go up. But it is a shame they haven't started new floors in over 6 weeks.

Yes true, however what he is saying is that the building would have been much further along without the steel erection delay. Since November the steel has been going slow because since they hit floors 87 & 88 they took almost a month on those before the steel columns for floors 89 & 90 were raised in early December. It's more than obvious that the opening of Tower 1 will be pushed back a bit despite any official reports because even those have been proven to be false. The construction workers are the only people who know for certain when the Tower will top out or have an estimation when things will get done not the Port Authority.

I am shocked that this seems so delayed yet we don't hear any news as to why. There must be a reason.

Very strange.

There's been some reporting. But very little. The plaza is open and that's what most people seemed to care about. This tower is still about two years away from being open anyway.

They are now busy in the core reconfiguration hé? They go from a large core to a smaller core now they are in the top levels where only maintenance and ob-deck are.

Therefore it takes longer to see it rising... as the office floors were the only standard thing on the tower...

This is not property of the Federal Government, there is no reason why there should even be a budget comparison.

As for the delays, I'm sure they are doing exactly what they have to do, I doubt anybody just decided to go on vacation and interrupt the construction process. But the lack of information for the general public is annoying.

Funny, I find the WTC far more impressive. The majority of the ESB is rather drab in comparison. The only thing that saves it for me is the spire.

Yeah! It is kind of strange that they're paying billions to destroy the organization that destroyed the twin towers, when we could just be building new targets without worrying about our national security.

Let's not make this a political discussion, but you're comparing apples and oranges. The federal government will never directly fund a project like this. It's up to the PNYNJ, and currently office space is abundant so they focus on things like public transportation, infrastructure, etc. You have to realize, ethics aren't always top priority in business.

Yes. The sea of high rises reminded me of HK or Shanghai's sea of concrete block apartments. Or Tokyo.

Anyway, thank god NYC does NOT look like that. I'd rather clusters of talls surrounded by low rise areas.

The winds finally allowed the cranes to work part of the day today and DCM was busy removing steel trusses in the cells that supported the "hotels". The winds on top of 1 WTC are different once you are so far above ground and surrounding buildings. The cranes were shut down for 1 1/2 hours due to wind today.

DCM is still supplying steel to the projects at the site as required, whether HUB, 1 WTC or 4 WTC. There is really no lay-down yard on site, so steel arrives when it is needed and can be raised on 1 WTC.

Well as with everything, to each their own. I do like One World Trade very much, just not as much. I have no idea what all the guys saying it sucks are on about. I honestly don't think any of the other proposals were anywhere near as nice, and rebuilding the twins would just be living in the past. Most of the other proposals were horrible, especially the ones that Liebeskind came up with. This one is looking better with the passage of time, and when finished, will looke even better yet. As for the twins, it has nothing to do with living in the past, it has to do with, the fact that they would not be fininancially feasible and structually outdated with the materials used, based on energy consumption, and the overall physical practicality of todays needs and demand. A set of twins can be built anytime, and anywhere, with todays materials, and standards. Since what was there was destroyed, it deserves, something equal to it, in its grandeur, and size regardless of style. As for the ESB, what makes that so spectacular is its standing throughout time, and its overall function of purpose, as well its grandeur.

I liked the twins myself, and would like to think something similar to them could be rebuilt, anywhere, New York or not, now that might piss off alot of New Yorkers, but the point being is, that it is not out of the realm of possibility, with even todays standards and codes, given the right structural materials etc. I believed even in the aftermath, right from the beginning, that this new WTC wouldn't be like the original, because of what I said before about the changed economics, and structural codes, from the '60s and early 70s. Plus a different demand for office space. What pissed me off however, was that idiot governor at the time promised the victims' families they would not be like they were before. I felt bad for the relatives of the victims, as anybody did, but how in the hell, is the architectural style going to change, or make a difference in what happened? All it is, is politics and politicians being politicians. Can't we put politics aside, for once, especially in the most monumental events?

Nah, I'm not one of them. I did want the old towers rebuilt (albeit modernized and with the restored street grid.), but I respect the opinions of others who thought differently. Plus what's being built is a HUGE improvement over the original Libeskind proposal.

Heck, I worked in the North Tower from 1997-2001 and didn't think anything special of the original towers. Impressive? Yes. Iconic? Yes. Beautiful? No!

Cheers! I couldn't have said that better myself. I felt that way about the originals myself in the beginning, but I was open to other ideas too. I like this design alot, and I hated those Libeskind plans. As it turned out, I've discovered, that I'm not all that different after all. Alot of people seem to think the same way I do.

A good day today as others have noted, 13 trucks worth of steel deleivered and lifted up to deck. This is the core & infill steel for 90th floor and they got 6 core columns up. They need to continue shaking out steel on work deck and probably 6 more working days till next tier for 91/92 starts going up. I say working days because tommorow it is suppossed to rain and then saturday the winds are suppossed to be above 30mph so cranes can't work. Patience folks.

Trade Tower Is Set to Add Prime Tenant, a Law Firm

Chadbourne & Parke, a 110-year-old law firm, is close to a deal to move to the 1,776-foot skyscraper under construction at ground zero, from its headquarters at Rockefeller Center.

If the deal is completed, it would represent a return to Chadbourne’s roots in Lower Manhattan after a 40-year sojourn in Midtown. It would also assist in the redemption of a tower that was once reviled for its design and dismissed as a “white elephant.”

Chadbourne would be the second blue-chip tenant in the past year to take space in the tower, known as 1 World Trade Center. Two-thirds of its three million square feet of office space will now be accounted for before the building reaches its full height sometime this summer. It will be the first tower to be rebuilt on the 16-acre trade center site after the terrorist attack in 2001.

“It’s a thrill now to come down the West Side Highway and see 1 World Trade Center as a beacon,” said Elizabeth H. Berger, president of the Downtown-Lower Manhattan Association. “The Lower Manhattan skyline is coming back. This is about the concentration of new, green, high-tech commercial space in the middle of what is now an exciting live-work community.”

In light of the pending deal, it is perhaps fitting that Chadbourne’s roster of lawyers includes former Gov. George E. Pataki. Mr. Pataki nicknamed 1 World Trade Center the Freedom Tower and pushed to see it built, despite a whirl of criticism.

Andrew Blum, a spokesman for Chadbourne, declined to comment, as did the Port Authority of New York and New Jersey, which is erecting the tower with its partner, the Durst Organization. But real estate executives and officials who have been briefed on the deal expect the law firm to sign a lease soon.

After years of delays, missteps and political squabbling, the rebuilding of the trade center is moving forward. Three office buildings are under construction, as well as a $3.2 billion transit hub. The national memorial, which covers half of the site, opened in September.

The Port Authority recently curtailed work on the Sept. 11 museum in a bitter dispute with the memorial foundation over responsibility for tens of millions of dollars in construction costs. At the same time, the Port Authority is involved in another dispute with the Bloomberg administration over the cost of security at the trade center site. City officials, the foundation and Patrick J. Foye, executive director of the Port Authority, are in negotiations to resolve both issues.

Still, the turnaround for 1 World Trade Center has been remarkable. The building itself will cost more than $3 billion, in part because of a base that will be reinforced with a special steel and concrete. The state and federal governments promised to rent space in the tower, at a time when many companies were wary of moving there.

Vantone, a Chinese real estate firm, rented 200,000 square feet in 2009, and the federal government plans to lease 300,000 square feet. And in a head-turning decision in May, Condé Nast Publications, publisher of Vanity Fair, The New Yorker and Architectural Digest, agreed to move its headquarters to 1 World Trade Center from Times Square. The company, which plans to move in 2014, has since taken additional space, bringing the total to 1.185 million square feet on 25 floors.

Rents at 1 World Trade Center are substantially lower than in comparable Midtown spaces. Officials have also provided tax breaks and other incentives to lure tenants.

At the time of the Condé Nast announcement, Chadbourne had been looking for a new home in both Midtown and downtown. The law firm initially considered moving to a proposed office tower in Midtown. Many of the partners at Chadbourne, who live on the Upper East Side or commute to Midtown from Connecticut or Westchester County, were reluctant to make the longer trek downtown, according to a lawyer at the firm. But other partners asserted that the firm would benefit from the lower rents and the move to the high-profile tower.

“The guys at Chadbourne are used to walking to Rockefeller Center from the Upper East Side and Grand Central,” said one member of the firm, who spoke on the condition of anonymity because he was not authorized to discuss the matter. “I said we could get black cars for all these guys and still come out ahead.”

Also, if it is less windy with skyscrapers around it, shouldn't we build, say, 10 supertalls in a big cluster! That way we can build each faster than the last! Just saying haha

Living in New York, its been very exciting to see the tower rise.

I didn't live in New York when the previous incarnation of the WTC stood, so I have no expectations of how large 1WTC would be and where in Manhattan it stands. It is a strange site in relation to its surroundings in Manhattan - I always expect it to be further downtown than it actually is. If I start looking for it, my eyes automatically shift to the end of Manhattan and then work their way up until I find it.

But the thing that has really struck me is how massive this building is. Now its almost impossible to miss. Its started poking its head over buildings - even over tall buildings, I can be standing at street level and see the cranes appearing over rooftops.

However, cycling through Soho, turning my head left, you have an almost unobstructed view of the tower, a massive beast at the end of the street. Impossible to miss, awe-inspiring from its sheer size. And its not even finished yet.

In my amateurish opinion it all depends on the positioning of the buildings arround the building you're talking about. I made a small pic to show what I mean. In the first model the wind load is smaller than normal because the surrounding buildings block the wind from applying a direct load on the building we're speaking about. In the second model the wind load is larger than normal because the wind is able to blow directly on to the building made faster by the channeling effect :cheers:

I was a balloon handler in the Macy's parade twice. The intersections were quite dicey due to the channelling effect Kanto describes here. Late November is quite breezy in NYC. The wind can't go thru the buildings, so it must go around them. I believe it accelerates some as more air is forced thru a narrow space.

As you get above the friction of the earth and other buildings the wind speeds rises. It can very easy be double from ground level. Here is a link I check reguarly that gives an indication of what winds at 1000 ft and 1500 ft are forecast to be at LGA.

Between buildings, the wind tends to accelerate because when the air gets squeezed into a narrow channel, it tends to speed up. This is often called the 'canyon effect'. In addition to that, tall buildings tend to cause wind vortices. In some cases, such as the Hancock Tower in Boston, it can have very significant effects. This is why wind simulations are an integral part of both the building design and permitting process.

As to clusters of tall buildings, it could be either good or bad, because if the project is not well designed, the open spaces in between could feel like wind tunnels!

In between the lanes...it looks like for the past few weeks they've been pushing around dirt and such, I know the east-west connected is underneath that but it seems that isn't what they are worki g on in that area...

Actually, there's still quite a bit more to go. If you look back at the picture, the roof still has to climb to roughly where the tips of the cranes are.

Considering how tall it looks already, I'm sure jaws will drop as we see it keep climbing higher and higher.

1 W.T.C. is a beautiful building, but the 1776' roof height would have been better. The U.S. will eventually come up with something taller (some proposals are already out there). Anyway, let's keep this thread about the W.T.C. progress :)

People in the New York area who have to pay obscene bridge and tunnel tolls to finance this may think differently.

These cost over runs are unacceptable. Top management of the project should be removed as should some PA officials.

I have to admit their is a part of me that thinks that the U.S has to prove their superiority AKA the china problem here in the U.S .
