I think four sides only. If they all do, it would end up basically a pyramid.

That just simplifies to o = (2-√2)h + 185
So the base measurements are irrelevant, which makes sense if you think about it.

Wow, thanks, that was pretty ingenious:nocrook:. It's not that easy to simplify, but I see how you got there. So yes, the final formula is o=(2-√2)h + 185 where h is the height of any triangle facade (1,183 feet) and o is the height at which the regular octagon is found (878 feet). I like how math makes everything simple and elegant.

As you all guessed, the middle of a triangular face of this building doesn't mean that in that elevation is where the perfect octagon should be. In fact, there's a variation between the height of a completely vertical triangular face (N,S,E,W) and a diagonal triangular face(NE,NW,SE,SW).

All four sides, or the triangles with their base at the bottom are vertical. So, the 200 foot width of the tower at the base turns into a 200 foot diagonal at the top.
It makes for an interesting perspective. If you look at the tower from north, south, east or west it's 200 feet wide all the way up. But if you look at it from a 45 degree angle, it tapers from 282 feet to 141 feet and looks almost like a truncated obelisk.

In a major boost to the revival of Ground Zero, the glitzy Condé Nast magazine empire has finalized a $2 billion deal with the Port Authority to become the anchor tenant at 1 World Trade Center, sources said yesterday. Under the groundbreaking 25-year lease agreement, Condé will relocate from 4 Times Square and occupy up to 1 million square feet at 1 WTC.

As part of the complicated and long-discussed transaction, the Durst Organization will pay $100 million to assume an interest in the 1,776-foot-tall skyscraper and be in charge of leasing the rest of the tower, sources said. John Bellando, Condé’s chief financial officer and chief operating officer who had been spearheading talks for billionaire Chairman S.I. Newhouse, Jr. said, “We believe that moving to 1 World Trade Center will be a catalyst to help transform downtown similar to our move to Times Square in 1999.” Condé is not expected to move in until 2015, a spokeswoman said.

But New York officials — after years of delays — are thrilled to announce the deal just months before the 10th anniversary of the Twin Towers attacks. “Condé Nast is an international franchise and signing them on as an anchor tenant sends a message to the global business community that lower Manhattan is alive, growing and open for business,” said Gov. Cuomo, who oversees the PA. Added PA Executive Director Chris Ward: “We built a new reality at the World Trade Center and this transaction will be the exclamation point on that turnaround.”

The mag giant and the PA signed a non-binding letter of intent last year — but it took months to hammer out the terms. A chief demand of Condé negotiators was that its top executives and clients be able to quickly get in and out of the heavily secured site. Indeed, there will be a provision in the lease that will penalize the PA if it takes too long for honchos to get to their offices, according to a source involved in the negotiations.

Also, the PA has agreed to assume the costs of the last few years of Condé’s lease at 4 Times Square. Durst also operates 4 Times Square.The deal is to be approved at the next PA board meeting. Condé has the right to lease 1 million square feet, but can reduce it to 900,000 square feet, sources said. Tara Stacom’s team at Cushman & Wakefield will continue to work with Durst and the PA to lease the building, sources said

This is great news. Now that 1WTC is fully leased (or that's what I got out of it anyway), other companies will have to move to 2 and 3WTC, so they won't have to stop construction! :D

Hi Guys, Got back to Blighty from NYC yesterday.

All I can say is WOW! What a city. Had a great time, will post some of my pics when I get a chance (to be fair,pics nowhere near as good as ones already posted).

Yes, it will be very interesting to see how this leasing will effect the other towers. Hopefully it will allot towers 2 and 3 to proceed much more quickly. Although the U.S. economy is looking increasingly shaky and that could effect things.

The larger blue triangle (any one of the N,S,E,W facades) is superimposed along the central line with the smaller black triangle (any one of the NE,NW,SE,SW facades). The thick red line denotes where the two triangles intersect-(and thus have the same width). This is where the regular octagon (floor 72) is located.

Same here. That is the movie that reminds me of NYC. The towers covered in dense clouds, rain and cold dark weather, the sum of late 20th century NYC.

These new towers being built will be the avatars for the city for the 21st century as the original WTC was the avatar for the city for the late 20th century.

I can´t wait when they will have these towers built, especially the Foster´s tower :) Didn´t like the old Twins, I´m sorry for all the families and friends of those who died in there. New York is aiming higher! :cheers::tiasd:

Not completely true. Given that the PA will be covering the rent costs in 4 Times Square "for a few years", they can decide not to let other companies occupy that space, therefore creating a loss in office space. Furthermore, 4 Times Square is located in midtown, not lower Manhattan, that are different (but similar) markets. Many companies prefer determined areas of the city, creating a non-homogeneous demand throughout the city.


Although the U.S. economy is looking increasingly shaky and that could effect things.

Not according to recent (past year) data. 2011 GDP is projected to be positive this year (just like 2010) and will continue in the foreseeable future. The majority of economists are projecting economic growth and stability to increase even more than what happened in 2010. I'm sure you can find the info on your own.

It's not too likely unless you're counting the ceiling too, since the largest 20 floors of the building would be about 500,000 sq ft of office space. It's only 200 feet square on floor 20 and smaller every floor you go up. Then you have to subtract the space the core takes.

Didn't mean that as a crack at you. I know the article said that.

According to STR, that million feet is their share of the building, meaning it includes core and mechanical spaces. That means actual office space will only be about half that. Makes a little more sense that way.

There are no firm plans for the WTC 5 site yet.
WTC 2 & 3 should be at street level mid 2012
The green square is where the above ground part of the memorial will be.
The pink line, or Greenwich street, will be for cars.
The red square is planned for a performing arts center. If or when it will be built is a little fuzzy right now.

Yes, that's right. My mistake.

From the map you can also tell that the Performing Arts center will be built where the current PATH station is now.

As a construction worker/ Plumber, I dont like the fact that they are using the green mold tough grade drywall near the urinary,sink, toilets area. The proper material to use in that section is Durock aka cement board because its stronger, more water resistant, tiles stick to it better, and with the thick Benjamin Moore paint or the bear paint thats latex primer and paint mix, painted on it would look just as smooth as would with sheet rock.

On a positive note, in 4 more floors, two more netting rises, Tower 1 wtc will be within the top 10 tallest buildings in NYC, so with that being said once it reaches the 70 th floor, I will consider the tower to be a giant.

well Dry Wall is the name of the material we call sheetrock. see the name sheet rock was the name of the family who created the material known as dry wall. Now drywall is made with plaster with fiberglass strings running through it to give it that holding strenght allways with the paper on the outside to be painted on and to help protect the plaster in between the paper. and the United states sizes of the dry wall can come in 4 feet by 8 feet by 1/3, 1/2, and 5/8 inches think, as well as the 4 feet by 12 feet panels as well. Plus as what you see in that picture that i commented on theer is the green paper verion of it that is mildew and mold tough and you would put that where thats is damp and humid areas of your house or in this case buildings.


Now with Durock, durock is made from a conqrete with fiberglass stings in it that keeps it together as well, but with durock it does not hanve a paper around it. you are able of put tiles work on it, plaster on it, compound on it, paint and etc. and in US sizes in 3 feet by 5 feet and 32 inches by feet feet panels.



Nw the reason why i said that i would have used durock instead of drywall due to the fact that with durock when treated its a better water proffing, stronger and will last longer in bathrooms then with drywall. and with better water proffing then there is less of a chance that there could be a leakage from the floor above to the floor below thus forth saving the Building management money in materials and in man power.

Agreed. Someone goofed on the square footage. Still, 20 floors IS a lot of floor space.

In that view for some reason the 2-4 WTC resemble a huge version of Lakeshore east in Chicago. You kno what im saying

Fears terrorist commandos could mount attack on replacement for the Twin Towers

Security fears have been raised over the new World Trade Center skyscraper's security after 'confidential' detailed schematics of the building were posted online.

Documents showing the locations of 1 World Trade Center's mechanical rooms, ventilation shafts, exits, elevators and stairs were posted on the New York City's Department of Finance website.

The secure schematics, described as for 'official use only' also show ground floor entrances and where the PATH rail tunnels will pass below.

Experts have warned that the documents could be used to plan a Mumbai-style commando assault or work out where to hide a bomb in a building described as 'the nation's no.1 terror target'.

The 17 downloadable Port Authority schematics also designate which floors can be leased out and which cannot. Dr. Maria Haberfeld, chair of the Department of Law and Police Science at John Jay College, said: 'We should not be sharpening our own guillotines.

It turns out the deal to bring Condé Nast to One World Trade Center in New York is particularly sweet for at least one party: the Durst Organization.

That’s because the family-run office landlord, which is paying $100 million for a 10% stake in One World Trade Center, is slated to get paid on both ends of the transaction.

Under the terms of the Condé deal, not only will Durst see rent come in at One World Trade Center, but it will also be guaranteed to get full rent at Condé’s existing home at 4 Times Square, a Durst building, compliments of the Port Authority of New York and New Jersey, people familiar with the matter said. The Port Authority is developing One World Trade Center, and agreed to sell Durst its 10% partnership stake last year.

For 4 Times Square, the Port Authority has agreed to cover the final five years or so of Condé’s 800,000-square-foot lease – which runs through 2019 – a carrot offered by the agency in an effort to woo Condé downtown. (The rent is below market, so the Port Authority believes it will not be difficult to find a tenant that would cover its costs, and it could even see a profit.)

Of course it’s not uncommon for landlords to do this when they sign large new tenants. Leasing dates don’t always line up perfectly, and given that tenants don’t want to pay rent in two offices, they may ask their new landlord to cover the rent in their old building until that lease expires. The new landlord benefits by getting a long-term lease with a big tenant, so it makes sense to pay a little to the old landlord if it seals the deal.

But what’s unusual about this deal is that it’s not the full new landlord partnership (the Port Authority and Durst) that is paying the inducement to woo Condé. Rather, just one party in that partnership—the Port Authority—assumes the rent payments for Condé. In turn, both the Port Authority and Durst together reap the benefits (rent payments and leasing momentum) of having the magazine publisher move to One World Trade.

To be sure, there are other aspects of the Durst and Port Authority in which costs are borne in full by the Port Authority, so the Condé lease assumption arrangement isn’t entirely without precedent. Higher than expected construction costs, for instance, are assumed by the agency and not Durst. This likely is because the Port Authority is building the tower, and the development firm has just played an advisory role since signing onto the tower last year.

Durst also brings many things to the table with the Port Authority, including a long history with Condé, perhaps a factor in attracting the publisher to the tower.

It’s unclear just how much risk the Port Authority is assuming with the last five years of the Condé lease at 4 Times Square, given that the agency has yet to make public how high the rent is. The lower it is, the lower the risk given that it would be easier to find a tenant willing to fill it. Safe to assume, however, that the cost of the lease is in the low- to mid-tens of millions per year.

The near-deal with Condé comes as the Port Authority is winding down its final negotiations with Durst. While the two have been working together for months, the deal has yet to close, although it is expected to be signed as soon as next week.

Only disappointment so far with the facade is the dead space at night on about ~6 floors because of the huge corner nodes. And even that isn't a big deal.

Conde Nast's lease is pretty impressive when you look at the cladding and think that they're getting all that plus three more floors the glass hasn't reached yet.

I took this picture at night around a week ago from the Bay Ridge Promenade (southern Brooklyn) with a 300mm telephoto lens camera. Pardon for the bad picture quality but it gives you an idea of how bright this tower is compared to the other buildings on the NYC skyline.

I just want to see what they end up doing with the base now that the first idea was scrubbed. That is really going to make or break this thing from street level. It'll always look great from a distance, though.

Yeah it's kind of freaky, inappropiate if you ask me.... :nuts:

Planes flying near that area is a normal, everyday thing. They may look close, but they are on the proper paths to and from JFK, Laguardia and Newark airports.

I am anxious to find out what the new plan is for cladding the base. The concrete work will be finished soon, with no real idea what will cover it.

Well, it looks complete in Call of Duty. I thought I saw the freedom tower in that one helicopter shot of the city in Babylon A.D (2008/2009). The freedom has been filmed under construction in helicopter shots of almost all of the films shot in NYC lately.

First of all, a major variable is the actual strength of the tornado. Still, even a very strong tornado (F4-F5 on the Fujita scale) would probably not be able to take down the tower.

When a tornado hits any building, it exerts tremendous pressure on the walls of the structure. Since most buildings have load-bearing walls, if these collapse the building will follow. In the case of skyscrapers (and especially 1 WTC) this is not the case because the weight of the building is evenly distributed by load-bearing steel columns, which have relative high tensile strength. Furthermore, the core of the tower consists of steel-reinforced concrete stairwells which would be the ideal place to seek shelter in if a tornado was approaching. Obviously most of the windows would be blown out and the tower would sustain moderate damage from flying debris, but it would remain standing nonetheless.

Bearing that in mind, a strong thunderstorm, potentially a supercell, will bear down on lower manhattan within an hour or two. :crazy:

u could use chase tower Houston for example during hurrican ike? the building stayed perfectly fine other than a bunch of glass breaking

The Freedom Tower looks intimidating in that screenshot.

I can't believe they rendered the whole WTC complex in that game, and it looks good!

I bet some of the kids who play that game and know nothing about the rebuilding of the WTC will recognize the WTC completion around 2013 and be like "Whoa, that was on my video game 3 years ago!"

The 73 story Westin hotel in Atlanta Georgia was almost directly hit by a tornado a few years ago. Just glass damage to that skyscraper.

The government leases aren't fully confirmed. Durst has said he would like to keep the top half floors available for higher paying tenants. The lower floors would've most likely gone to the government agencies, but Conde Nast is taking those.

i am curious, do you know when the next 2 floors will be up? it seems to me, according to the livecam @wtcprogress, that the 2 new floors in the cocoon dont get filled or in other words, it looks very empty. maybe the construction are stopped due to bad weather??

All of these floors are for the building's Sky Lobby. Most of this space will be a single, enormous room. Effectively, the workers are reaching the virtual midway of the vertical construction phase.

In the future, tower four will appear near the exact middle of that view.

And on the deepest part we should see Tower 3...

Of course not! Lower Manhattan will never look like that. There is nothing futuristic today about putting Ads on buildings, it is quite Old Hat. Today it has been done before in China and Japan and could be done, but there is no need and it is in the wrong location. The eye candy may look pretty and colorful to us, but it is hardly futuristic anymore - maybe in the 1990's - and is not necessary. Many people think it is tacky consumerism and there is hardly a need for so many Ads down there. It is a matter of choice, and Lower manhattan is becoming more residential. More residents in the USA does not = times square signs on every building. Think about that. People don't want major light pollution near their homes.

Lower Manhattan isn't becoming more Residential. Maybe you could say if they wasn't building 4 huge office buildings.

No, not even close. There's gotta be maybe 8 taller. I dunno.

It's currently fifth tallest downtown. Next steel lift will take it above 1 Chase Manhattan Plaza (813'). After that, only 8 Spruce Street (~870'), 40 Wall Street (927'), and 70 Pine Street (952') remain

I mean no offense by this but every time a see the old twin towers on this thread I feel bad. It reminds me of how spectacular they were and, more importantly, how what we are now getting fails to measure up to them.

It is awesome that we will soon have something very nice there rather than simply the huge void in our skyline that we have had for so many years. Nevertheless, there still is disappointment for many of us at the design that was chosen.

I know nothing can be done about it and this thread isn't even really the place to complain about it but if we could avoid reflections on this thread of what once was it will help people like me simply be happy about the new buildings we are getting and not long for what is gone and never coming back.

There is a WTC thread under the New York City grouping that might be more appropriate for these old pictures.

I sorta agree, They were fascinating towering boxes but they cut off cross streets and the plaza wasn't all that great use of space IMO.
As fantastic as the old ones were and the memories I have from Windows on the World I'm happy with the new 1WTC. Many of us wish it had a twin but I'm very happy with the new one. The original design of 1WTC however
was horrible.

Can someone chime in and forgive me if this has been discussed previously as I've searched in the thread and couldn't find it. Is there going to be any lighting scheme on the tower? LEDs or? What sections will be lit if so?
