Wow, thanks, that was pretty ingenious:nocrook:. It's not that easy to simplify, but I see how you got there. So yes, the final formula is o=(2-√2)h + 185 where h is the height of any triangle facade (1,183 feet) and o is the height at which the regular octagon is found (878 feet). I like how math makes everything simple and elegant. In fact, there's a variation between the height of a completely vertical triangular face (N,S,E,W) and a diagonal triangular face(NE,NW,SE,SW). All four sides, or the triangles with their base at the bottom are vertical. So, the 200 foot width of the tower at the base turns into a 200 foot diagonal at the top. It makes for an interesting perspective. If you look at the tower from north, south, east or west it's 200 feet wide all the way up. But if you look at it from a 45 degree angle, it tapers from 282 feet to 141 feet and looks almost like a truncated obelisk. The towers covered in dense clouds, rain and cold dark weather, the sum of late 20th century NYC. These new towers being built will be the avatars for the city for the 21st century as the original WTC was the avatar for the city for the late 20th century. Given that the PA will be covering the rent costs in 4 Times Square "for a few years", they can decide not to let other companies occupy that space, therefore creating a loss in office space. Furthermore, 4 Times Square is located in midtown, not lower Manhattan, that are different (but similar) markets. Many companies prefer determined areas of the city, creating a non-homogeneous demand throughout the city. Although the U.S. economy is looking increasingly shaky and that could effect things. Not according to recent (past year) data. 2011 GDP is projected to be positive this year (just like 2010) and will continue in the foreseeable future. It's not too likely unless you're counting the ceiling too, since the largest 20 floors of the building would be about 500,000 sq ft of office space. It's only 200 feet square on floor 20 and smaller every floor you go up. Then you have to subtract the space the core takes. I know the article said that. According to STR, that million feet is their share of the building, meaning it includes core and mechanical spaces. [/img] There are no firm plans for the WTC 5 site yet. WTC 2 & 3 should be at street level mid 2012 The green square is where the above ground part of the memorial will be. The pink line, or Greenwich street, will be for cars. The red square is planned for a performing arts center. If or when it will be built is a little fuzzy right now. The proper material to use in that section is Durock aka cement board because its stronger, more water resistant, tiles stick to it better, and with the thick Benjamin Moore paint or the bear paint thats latex primer and paint mix, painted on it would look just as smooth as would with sheet rock. On a positive note, in 4 more floors, two more netting rises, Tower 1 wtc will be within the top 10 tallest buildings in NYC, so with that being said once it reaches the 70 th floor, I will consider the tower to be a giant. Now drywall is made with plaster with fiberglass strings running through it to give it that holding strenght allways with the paper on the outside to be painted on and to help protect the plaster in between the paper. and the United states sizes of the dry wall can come in 4 feet by 8 feet by 1/3, 1/2, and 5/8 inches think, as well as the 4 feet by 12 feet panels as well. Plus as what you see in that picture that i commented on theer is the green paper verion of it that is mildew and mold tough and you would put that where thats is damp and humid areas of your house or in this case buildings. Now with Durock, durock is made from a conqrete with fiberglass stings in it that keeps it together as well, but with durock it does not hanve a paper around it. you are able of put tiles work on it, plaster on it, compound on it, paint and etc. and in US sizes in 3 feet by 5 feet and 32 inches by feet feet panels. Nw the reason why i said that i would have used durock instead of drywall due to the fact that with durock when treated its a better water proffing, stronger and will last longer in bathrooms then with drywall. and with better water proffing then there is less of a chance that there could be a leakage from the floor above to the floor below thus forth saving the Building management money in materials and in man power. That’s because the family-run office landlord, which is paying $100 million for a 10% stake in One World Trade Center, is slated to get paid on both ends of the transaction. Under the terms of the Condé deal, not only will Durst see rent come in at One World Trade Center, but it will also be guaranteed to get full rent at Condé’s existing home at 4 Times Square, a Durst building, compliments of the Port Authority of New York and New Jersey, people familiar with the matter said. The Port Authority is developing One World Trade Center, and agreed to sell Durst its 10% partnership stake last year. For 4 Times Square, the Port Authority has agreed to cover the final five years or so of Condé’s 800,000-square-foot lease – which runs through 2019 – a carrot offered by the agency in an effort to woo Condé downtown. (The rent is below market, so the Port Authority believes it will not be difficult to find a tenant that would cover its costs, and it could even see a profit.) Of course it’s not uncommon for landlords to do this when they sign large new tenants. Leasing dates don’t always line up perfectly, and given that tenants don’t want to pay rent in two offices, they may ask their new landlord to cover the rent in their old building until that lease expires. The new landlord benefits by getting a long-term lease with a big tenant, so it makes sense to pay a little to the old landlord if it seals the deal. But what’s unusual about this deal is that it’s not the full new landlord partnership (the Port Authority and Durst) that is paying the inducement to woo Condé. Rather, just one party in that partnership—the Port Authority—assumes the rent payments for Condé. In turn, both the Port Authority and Durst together reap the benefits (rent payments and leasing momentum) of having the magazine publisher move to One World Trade. To be sure, there are other aspects of the Durst and Port Authority in which costs are borne in full by the Port Authority, so the Condé lease assumption arrangement isn’t entirely without precedent. Higher than expected construction costs, for instance, are assumed by the agency and not Durst. This likely is because the Port Authority is building the tower, and the development firm has just played an advisory role since signing onto the tower last year. Durst also brings many things to the table with the Port Authority, including a long history with Condé, perhaps a factor in attracting the publisher to the tower. It’s unclear just how much risk the Port Authority is assuming with the last five years of the Condé lease at 4 Times Square, given that the agency has yet to make public how high the rent is. The lower it is, the lower the risk given that it would be easier to find a tenant willing to fill it. Safe to assume, however, that the cost of the lease is in the low- to mid-tens of millions per year. Obviously most of the windows would be blown out and the tower would sustain moderate damage from flying debris, but it would remain standing nonetheless. Lower Manhattan will never look like that. There is nothing futuristic today about putting Ads on buildings, it is quite Old Hat. Today it has been done before in China and Japan and could be done, but there is no need and it is in the wrong location. The eye candy may look pretty and colorful to us, but it is hardly futuristic anymore - maybe in the 1990's - and is not necessary. Many people think it is tacky consumerism and there is hardly a need for so many Ads down there. It is a matter of choice, and Lower manhattan is becoming more residential. More residents in the USA does not = times square signs on every building. Think about that. It reminds me of how spectacular they were and, more importantly, how what we are now getting fails to measure up to them. It is awesome that we will soon have something very nice there rather than simply the huge void in our skyline that we have had for so many years. Nevertheless, there still is disappointment for many of us at the design that was chosen. I know nothing can be done about it and this thread isn't even really the place to complain about it but if we could avoid reflections on this thread of what once was it will help people like me simply be happy about the new buildings we are getting and not long for what is gone and never coming back. These new towers are great, let's keep it real people. I sorta agree, They were fascinating towering boxes but they cut off cross streets and the plaza wasn't all that great use of space IMO. As fantastic as the old ones were and the memories I have from Windows on the World I'm happy with the new 1WTC. Many of us wish it had a twin but I'm very happy with the new one. The original design of 1WTC however was horrible. Can someone chime in and forgive me if this has been discussed previously as I've searched in the thread and couldn't find it.
