Here's an update on all new Danish highrise projects. Compared to just a few years ago, we have quite a boom right now, by Danish standards atleast, and there are proposals in a lot of different cities.

When is a building a high-rise? In this thread I use the Emporis Standards (http://standards.emporis.com/?nav=realestate&lng=3&esn=18727) for high-rises. As a general rule, the buildings needs to be atleast 35 meters, and if no height is available atleast 12 floors.

Description: The residential high-rise is part of a 30.000 sqm complex called "DGIparken Herning", also consisting of a waterculture centre, a seven storey hotel with 155 rooms, a four storey mediahouse and a 3 storey deep parking garage. The project was presented back in 2005, and the high-rise was originally planned to have 20 floor and be 70 meters tall. After long negotiations between the developer and the owner of the land (the municipality) they finally agreed on the price and conditions. The grand opening is expected on 10/10/2010 at 10:00.

The gound breaking ceremony was held on September 17, 2007, and it is set to open in November 2009.

Description: This new 12 storey high-rise was built in the area around Dalgasgade in central Herning. The area has in the last years been transformed into a kind of a financial distric, and locally the street is referred to as "Wall Street" - This office building is the latest addition to the area.

Originally the building was supposed to be clad in tombak, but the developer later decided on Indian granite instead. Although the name could indicated some royal connection, it was chosen because of the location of the tower which is facing Dalgaspassagen and Dronningens Boulevard (Queens Boulevard).

Description: Metropolis is the landmark of the Canal City located at Sluseholmen in the Southern Habour of Copenhagen. The local plan allowed construction of either apartments or offices. Nordkranen (the developer) choosed to develop a unique residential project in corporation with the british Future Systems and the danish Kasper Danielsen Architects.

The building consists of 82 apartments which has a size from 108-237 square meters. The maximums height is 40 meters, and Metropolis has 11 floors. Metropolis is prepared for additional 20 meters of height if the H.C. Ørsted power plant and Man B&W test facilities are closed down. by TMG

Description: The idea of a 70 meter tall high-rise building in central Holstebro first appeared in Dagbladet Holstebro-Struer in April 2007. Quickly there were protests from a small chuch close to the site where the tower was supposed to be built, and Viborg Stift even vetoed the project, but the planning progressed. An architectural competetion was held and the winning proposal from C.F. Møller was chosen and presented to the public on October 25, 2007. A localplan for the high-rise site was made and after negotiations with the municipality Viborg Stift dropped their Veto against the project. Holstebro City Council approved the localplan on February 19, 2008. However, due to the downturn in the real estate market, the develper Nordicom got cold feet, and on May 1, 2008, they announced that they had dropped the project in fear of too many empty apartments.

Loads of amazing high-rise projects here, Denmark is for sure in the lead in having some of the highest quality high-rise project in S&B nowadays. I hope "The Battery" gets approved/built, its a proposal out of this world!

There could be a balcony or something at the top, but I still don't consider that a floor.

Actually I just found it on big's site and I think it is only 32 meters at the tallest spot, so I guess it is a no go...It just looks taller with the location right next to the metro....

The city council approved the plans last night, the highrise can be 70 meters (which probably will reduce the floors from 23-24 to 21-22). They decided that the currect design of the highrise wasn't good enough, they want something of higher quality, and now the cityplan department has to approve a new design before it can go up. Can't say I'm sorry about that, since the latest design really isn't that nice IMO. Anyway, good news. :)

I had to check if it was April 1st when I saw it this morning.

After reading a bit more about it on the Schmidt Hammer Lassen (http://www.shl.dk/) website, it seems that it is not much more than a vision.

If a highrise with a real design really is proposed on this location, it will most likely NOT have this design.

A small sidenote: In the late 80s and early 90s the same site was very close on getting a 150 meter tall building, the so called "Stjernecentret" designed by Utzon. A bit more about that one on Emporis (http://www.emporis.com/en/wm/bu/?id=stjernecentret-arhus-denmark). I even think Schmidt Hammer Lassen somehow was involved in that building too...

Okay, I wouldn't want this building to be built in any old location. But this is a great place for a crazy building like this. Lots of boxy buildings around and the special architecture in the university park including the eery and fascinating 'book tower'. I think this vision would complement the libarary tower in a great way.

New project, and a pretty damn nice one if you ask me!

We're looking at a 24 floors/85 meter office building, and it will be located in....who knows. It's found on the architects website, and it sais it's under planning in a "larger town/city in eastern Jutland". So, the possible places must be Randers, Århus, Horsens, Vejle, Fredericia or Kolding (Silkeborg?). Can't imagine it being anywhere else. The project is 13.400 m2 and the year is 2008 (whatever that means). The renders:

Hard to say where it could be. Can't really say anything based on the view out of the windows or any of the other renderings. My personal guess would be Horsens, Århus or Vejle...

About the Havneholmen Tower, is right that the design has changed a lot over time, but I would give this one a very good chance since most other projects on Havneholmen is allready under construction, and the tower site seems to be the next logical spot to be developed...

I just received a mail from Skanska saying that it's only a rendering at the moment (Havneholmen tower) -from the Swedish architect's Wingaardh.

New highrise project in Århus
The Bestseller Corporation has yesterday announced that they will be building a new warehouse and officebuilding in Århus harbour.
They say that the officebuiling will be a highrise but no height or floorcount is mentioned.
And since people in this country starts talking highrises when something goes above 6 floors its hard to say what this will be.
However sinces it ment for 500 employees and 20-25.000 squaremeters (including the warehouse part) I would say 20 floors would be a decent guess.

Just to avoid confusion, this tower has nothing to do with the planned 110 meter tower in Århus north harbour.
This one will be located in the new East harbour.

It's weekend and it's damn cold outside, so I take the freedom to go a little "off topic", atleast if we should stick to the 12 floor/35 meter highrise definition. I remembered this old post from the good old Euroscrapers forum:

BREAKING NEWS FOR DENMARK!!!

I've just heard in the news that two small towns in Jutland (the mainland in Denmmark) are both consittering to built highrises! Actually the two cities are very small, maybe with population on around 5,000 per city! But these two cities are competing about building highrises! One of the two cities will build a 7 story highrise, the other city will build an 8 story highrise on an old football field!!!

The buildings will aproximatly reach around 30m each! The two cities has no reason to built the highrises, well, one reason they have, because they will both have the tallest building! The two mayors in the cities want the construction to start as fast as possible, so they can boast to be the fastest to get their highrise completed too! -This is soooo funny!Today these 2 small towns are part of Herning Municipality, and the "highrise" race was won by Vildbjerg. This little town with a population of just 3644, got it's "highrise", while the other contender Aulum (with a huge population of 2918) never got theirs.

With 7 floors in Vildbjerg, it's so tall compared to most other things in town, that even I almost would call it a highrise there. It ain't very special, and it looks quite weird between 1 and 2 storey buildings, but atleast I'll give them the credit for the vision.

There has been quite a lot of talk about this building lately, because the mayor made a deal, that the old municipality has to pay the rent of the apartments until someone moves in the first time. Now after Vildbjerg has become part of Herning Municipality, Herning is stock with the bill (since they have problems finding tenants), and the deal made by the mayor might be illigal.

Anyway, I drove by Vildbjerg today, for the first time in many years, to take a look at it. Here you have it, judge for yourself:

Since I've noticed many people in here are frustrated about the constant opposition from the socalled "NIMBY's" and have discussed organising some pro-highrise opposition at a relevant occasion I thought you might be interested in knowing that the municipality of Copenhagen will be organising a public debate at City Hall on March 10th from 12 - 17.30 about the new proposed strategy for high rises in the city. The text from my invitation goes as follows:

A high reaching debate about Copenhagen! That's the goal when the City Hall on Saturday March 10th opens the doors for a debate about high rises in Copenhagen.

New York has them. London has them. Even Malmö got them. How should they look in Copenhagen and what can they be used for? That's a few of the questions that are addressed at a debate and a workshop about high rises in Copenhagen. On Saturday March 10th the City Hall Ceremony Hall is converted to a "courtroom" where the two "barristers" - journalists Vibeke Hartkorn and David Rehling - duel to get the more people on their side. To support their argument they have brought along a number of 'celebrity' witnesses from business and cultural spheres. It will however not be a trial that ends in a simple "yes" or "no" to highrises. Barristers and witnesses will work thoroughly to shed light on the question of whether high rises can contribute to make Copenhagen a more illustrious and competitive city.

"We would like the Copenhageners to think aloud/big ("højt"). Copenhagen is a city we can be proud of with good reason and therefore many Copenhageners have an opinion of how the city should develop. I hope that many would like to participate in that debate in a this slightly alternative and entertaining fashion" says the Lord Mayor of Copenhagen, Ritt Bjerregaard (S).

"Highrises are not just about building high. We should do it with a sense of quality and sustainability. I think that high rises can become important icons in the new boroughs. I am glad that this debate has now moved away from the desks of architects and city planners and instead is taking place among the Copenhageners" says mayor for infrastructure and the environment Klaus Bondam (R).

After the court case the citizens present participate in workshops about high rises in the different boroughs of Copenhagen. At the end of the table in each group will be a politician from the Citizens' Assembly to listen to ideas and suggestions.

The event takes place in the Ceremony Hall of the Copenhagen City Hall on March 10th from 12 - 5.30PM. It is necessary to register for the event, which can be done at www.kk.dk/højhuse (ed.: didn't seem to be working, when I tried it), where you can also read more about the event.

I'm guessing the location is somewhere in Silkeborg, since there has been some talk about a new 14 storey building, but I don't know for sure.

The old bustation in Aabenraa is to be torn down, and relocated, and there has been talks of building a 12 storey building, so a skyscraper, on the site.

The site is placed downtown, just next to the harbour, so if it will be build the town, with app. 10.000 citisens, will have quite a skyline for a town of this size.

No renderings has been made official so far, but it will house both offices and appartments plus some shops on the ground floor.

This is really awsome news for a town of this size! :)

Futher north, in Kolding, there are new highrise plans too. From an article in JyskeVestkysten it sounds like there are 3 projects in downtown Kolding, close to the harbour. They're all supposed to be some 16-18 floors. Can't find much more, since you have to pay to read all the articles. I did manage to find one rendering though, this one is from "JUUL ARKITEKTER":

We have some debate here in Herning about highrises at the moment, and it looks like there will be made a "Highrise plan", to decide areas for future highrises. Hard to say where it could be. Can't really say anything based on the view out of the windows or any of the other renderings. My personal guess would be Horsens, Århus or Vejle...And you were right, it was in Århus. On Viborgvej to be more exact. The tower was just presented on the MIPIM 2007 in Cannes. For people who forgot which tower we're talking about:

Århus about to unveil Denmark's highest building

The Tower house in the new canal city on the harbour looks set to be higher t han 120 metre making it the tallest building in the country.

The new canal city on the harbour is reaching for the skies. Many things seem to indicate that the borough's coming beacon will be significantly taller than the 110 metres that were originally proposed.

Sources inform the newspaper they will not be surprised if the Tower house in the canal city will be between 130 and 140 metres - meaning between 35 and 38 stories.

Very tall and spectacular buildings are in these years becoming an important element in the competition between larger cities to develop a modern profile and attract investment.

Malmö has managed to do that with extreme success through the 190 metres tall and sculptural Turning Torso, which is the tallest building in Scandinavia. And the scandic capital (sic) continues: In 2011 it will be ready with a housing tower of 216 metres drawn by Århus-based architects C. F. Møller.

In Århus fierce negotiations are taking place about the right to build and about what is to be built on the outmost tip in the northern harbour - where it is possible to build in the height. The decison will be made on April 16th.

Mayor Nicolai Wammen will not offer an estimate of how tall the house will be but constrains himself to saying 'It will be high. We have said at least 110 metres but exactly how high is impossible to say at his stage. We're still in negotiations with several consortia that participate in the bid.

My ambition is not to set a Scandinavian record. The goal is an iconic building that suits the city. The Tower House should be a beacon for the new borough - and for the entire city, says the Mayor.

The reader will notice that Nicolai Wammen sets the limit for his ambitions at the Scandinavian record and not the Danish: The 120 metres of Herlev Hospital.

Mayor and technical councillor Peter Thyssen (R) promises a house, which will be noticed both from the bay and the highway (ed. note: some ambition, huh)

The Turning Torso has been a scoop for Malmö. It is something the city has really branded itself on, says Peter Thyssen, who cannot yet say anything precise about the extent to which the architecture will be eyecatching in the winning propsal that will be presented to Århus on the harbour.

"But it will be a high rise, that will put Århus on the architectonic map. I can promise you that" says the councillor.

I know that two architectural offices are currently working on the design. Can't wait to see what they come up with...

Anybody know what going on in Vejle? Just went through the city by train this weekend and there where some cranes on and next to the old silos at the harbour. Are the renovating them and turning them into new apartments maybe (I'm a optimist:))?

and are there any news on the big project at the north harbour in Århus (I think it's the north harbour)...any high rises planed maybe?:D

I've had the same though about the Vejle silos. Haven't seen anything about them being converted though, so I doubt it.

I think the winner for the 1st stage of the Århus harbour development are revealed on ~April 19th. 1st part includes the tallest buildings there, the 120+ m tower that is.

A new vision for Herning. A local businessman and politician has payed CEBRA arkitekter to make a proposal for a new Golf Resort, though it doesn't look like there are any concret plans yet for construction of it. yet The highrise is planned as a Hotel, and it will be 100 m tall with 25 floors. The location would be somewhere in the outskirts of Herning, where different locations for a new golf course has been discussed.

Take a look at it - I'm not sure there's anything new in it but it will probably still be of interest to the members of this forum as long as there are no more holiday shots posted by our regulars.

Looks like Århus will get a 130 meter tower, at the new harbour development.

On monday the winner for the first part of the harbour development will be announced, and according to jp.dk the winner will be a Danish/Dutch team called "Light House". The first plan involves a 130 m tower, which looks like it will be the tallest in Denmark (unless anything else happens). The team inclues a number of companies, among them Danish 3 x Nielsen (Århus), Gehl Architects (Copenhagen) and UN Studio (Netherlands).

"Light House" was chosen, according to jp.dk, partly because of the highrise, which will be "architectural unusual". I hope we'll see some renders at the presentation monday. :)

There will be both a bar and a restaurant at the top of a 142 metre high rise, which the politicans in Århus have decided to erect at the harbourfront of the city as part of a large scale urban redevelopment project.

At the top floor of the winning project - appointed today - there will be public access all way round. The building is to be four times as high as the well known "Round Tower" of Copenhagen.

Residences and offices
It is the consortium Lighthouse with the participation of Council Housing Associations in Århus that won the stage to develop the tip of the harbour area, where 40.000 sqm of residences and 18.000 sqm of offices will be placed.

The consortium Z-Huset ("Z-House") with participation of the Copenhagen architect Dorte Mandrup won the competition to develop an area next to the tip where offices and residences will be built as well.

The first residents are expected to be able to move in in the year 2010.

"We will get world class architecture and a new beacon for Århus" says mayor Nicolai Wammen about the high rise.

It's quite interesting to see what happens in Århus at the moment. Lots of great high rise-projects, lots of urban development. They should have their own thread here.
It seems somwhow natural that they beat Copenhagen in the highest high rise - like Malmø have beaten Stockholm. There is something about the sleepy capitals - even though a lot is going on both here and in Stockholm, lots of contruction, development and projects, but still too affraid of the height - unless it's below the 100 m. But in the growing upcommers they have the goods to challenge the Scandinavian fear of height...:)

This project is one of the coolest I've seen in a long while!!!
I agree with a lot of you guys in your analysis: It seems as if the two big capitals in Scandinavia have been acting too slowly and sleepy. I actually think thay're hit by surprise by the amazing projects of cities such as Århus and Malmö.

Århus looks more and more like Malmö concerning this matter. Beautiful and impressive buildings make the cities really attractive. (And I must admit: This tower is even better than Malmö Tower, though the latter is taller)

Copenhagen and Stockholm have been too busy marketing themselves as "the most beautiful city in the world" :ohno: , and too busy enjoying the power of being the "headquarters" of the national states.

However, in this new emerging European society, REGIONS are becoming more important than countries. Malmö is well aware of that: Of course the city will never outgrow Stockholm (and they know it) but the region of which Malmö is a vital and central part, ÖRESUND, is much bigger than Stockholm and has already become a much more dynamic and attractive region than Stockholm. Öresund will become a stronger European "powerhouse" than Stockholm (or CPH alone) could ever be.

Well, each city/region is unique. Stockholm and CPH have things to offer which other regions can't ever offer. But when it comes building tall Malmö and Århus are the cities which are the best in doing that in Scandinavia.

Ready in 2010! That's fast....Hold your horses, it says that the first people can move in in 2010, but the area also includes other buildings than the highrise (dare I to say Skyscraper? :D). I would think we're looking at a quite complicated construction phase, since the location is on a pier, basicly on water, and therefore 2010 for the tower alomst seems to fast. We should not forget that they still need to move the harbour itself, and create the canals and stuff. I belive some of the areas are under water right now. But let's hope for the best.

I got nothing much to add besides what's already been said. I would like to say though that Z-husene looks unimaginative and boring compared to VM-husene and other designs by former-BIG.

Great project indeed. Both height and design. And it has receeved quite good press coverage allready, with both DR and TV2 presenting the project on national news - and in possitive ways, not the usual fear-of-heights-thing.

I agree with mlm, that this project has a very high chance of going though the approval process without problems.
As he said - the city launched the whole thing themselves, AND the location of the builing doesn't have any neighbours (currently). No neighbours = no NIMBY's :D

And - not to forget - good news with the 110m twins by the watertower at Randersvej. Seems 3XN is determined to give Århus a taller profile :)

And yet another new projects, this time from a "new" place (highrise´wise): Holstebro.

The plan is to build a 70 meter tall building, with ~20 floors. The upper 12 floors will be residential, while the lower office. There will also be a 3 storey deep parking garage, with some 370 places. There will be a "bidding round", to decide who'll build the tower, and according to Dagbladet Holstebro-Struer (local newspaper) the deisgn is likely to change during that process.

As I have dicovered lately its not the nimbys, who hate everything, but all the mummies on Østerbro and Vesterbro....2.4 kids, perfect apartments, voting for "de radikale" and spending there days on the pricy cafes dring cafelatte and shopping for organic goods in Emmery's while chatting with all the other mummies....Thay have taken my beloved paper hostage....Or perhaps not, but for some reason the paper thinks that that is their target reader and sadly the paper are startng to suffer from it...Its dangerous...:ohno:

Alone here in april we had the 110 m twin towers in Århus, the 142 m light*house same place, 100 m golf hotel in Herning and this new 70 m in Holstebro.

I've also found a few more that maybe soon will be ready for the list:

Three 20 storey towers in Vejle, in a new big office/residential project called Lysholtparken.
More "towers" in the Skamlingsvejen project in Kolding, up to 16 to be exact. According to the news I found, they'll each have 10 normal floors + base and penthouse, so 12 floors in total. Not sure if they all will have that height though.

I just hope we'll see more actual construction soon. :)

Nice design for that Holstebro tower. Great to have a new city joining the trend.
I share the concern with you guys. If we don't see some of all these projects getting build soon, they all might be dropped.
But i think the LightHouse project in Århus will do the general debate a lot of good. And Vejle seems to be showing a good example too.

I can see that it is mentioned in the more citycouncil meetings lately, but always as "closed for the public" so I can't see what it's all about. I'm guessing they're soon ready to sell the ground to the investors, but I can only guess. The 12 storey proposal (the one from Hernning Larsen Architects) will appearantly be up for approval in may, I'm looking forward to see what happens with that too.

But at that time it seemed very sketchy, so it's nice to see that it's progressing. The renderings are a bit small, so it's hard to judge the design at this time...

The only project by John Roberts is the "silo" which can be seen to the right in the last photo of "gasometeret"
I think he was making the masterplan for that area....
The silo looks like a renovation of the old silo. But it's not...The old one will be brought down.

No it's not. It's a hole new project. There is a big article in Politiken today - the paper edition. It's actually looks quite good. The Mosque itself have a great architectural design, and the surrounding buildings seems to include a high rise. However it not have the amount of high rises as The Battery, the density also is a lot lower. All in all I like The Battery a bit more, but the new project is great too. But the new project seems a lot more likely to be build, as the finance is in place, the only catch is that they don't have the area, so The Battery guys have to give up their project first, but the earlier reports of the financial status of that project havn't been that good, so I guess they will gladly give up the area for the right amount of money. And if they don't, that must mean that The Battery will get the right finance anyway.
Let's see - either way it's good.

Islands Brygge is certainly getting some nice architecture!

@EDK_DK: I think there will be more interest in the FL Smidt area when some more and better proposals are put on the table. The only stuff planned for the area that I have seen has been boring 4-5 story buildings. Carlsberg on the other hand have had a very open competition for their area, and the area is a high rise zone according to the municipalities high rise strategy.

By the way, I was checking out some papers from Aarhus, when I came across another double-standard NIMBY. A NIMBY that loves living on the 13th floor but wants to deny other people the same pleasure!! They had a small segemnt in DR's News tonight about the Mosque project including a clip of a video that showed the mosque. Probably what have already been in the papers, but I had never seen it before, and I must say it looked pretty good. Unlike any Mosque I had ever seen before, and a right fit for the area. They had an interview with politicians who were positive about the project and also a positive comment from Iman Abdul Whalid Pedersen.

The architects will meet tomorow with the islamic organisation in new york to finelice the details and as I understud it the financing is already in place

From what they are shoing on the news today, I dont think it can be the SAS hotel. They are located on Amager Boulevard, and thats far away from where this project is located. So I think it is a new high rise. But they still dont have the land and the guys who own it wont sell it...

It seams it has been so long since they have build churches in copenhagen, that they have forgotten that if you want something awesome, it costs more, and building it with apartments and office buildings is how you afford it...Not to mention that this is a mosque so they would have even fewer money to build it for. Without the apartments and office spaces, where do the politicians think the money should come from?

I really hope this is not just a cheap trick designed to once again, come close to building this thing and then in the last minute do something that makes it impossible...I hope not but it has happend before, and as I said, they cant be so naive as to think the Danish muslim community just has 400 million kroners lying around to build for...

I think people are fooling themselves if they honestly think that they can afford to live in a highrise in a way that will give them a good view. I asked the question in an earlier thread "Is the highrise a viable form of housing for ordinary people?" to which the question was largely negative as I remember it.

People's imagination has been stimulated by the lighthouse project undoubtedly but I fear that once they realise that an average flat in a highrise will be prohibitively expensive we will see a major backlash against having the sky monopolised by housing for the wealthy.

Unless of course developers manage to find a way to give ordinary people the opportunity to live in a high rise. Does anyone here know what the average sqm price is for high rises?

That's not my general impression knilaus...

I know quite a few who actually sold their expensive houses in Risskov/Egå and moved to some new modern "highrise" appartments in city (Århus).

I think (Don't know) that many +55 would like to live their third part of life in places like "light House" etc. And money it's not a problem...

The Danes who bought appartments in TT Malmø are infact +55 in the cases I've seen.

I entirely agree that the most likely target segments for residential high rises are educated empty-nesters and young urban professionals or dinks, but I think that "ordinary people" spans a broader portfolio of different people.

With 33% of the population saying that they would like to live in a high rise I have to question if all of those 33% are really educated empty-nesters or young urban professionals. If not it would appear that they are deceiving themselves about whether they can afford to live there or not.

For the sake of comparison I checked out the pricing at Turning Torso and it seems you can get a 100 sqm flat on 52nd floor (#5203) for a price corresponding to roughly 14.000 DKK monthly (i.e. around 1.900€). For 1.000 DKK more you can get a 100 sqm flat in Ørestad City (http://pho.robinhus.dk/ejendom/default.asp?boligid=33445#) presumably financed the cheapest way meaning 1 year renewable loans with no repayment until termination.

Both types of housing are clearly targeted at the segments described in the above but I have to admit I'm surprised that the TT alternative is that financially attractive compared to the Ørestad option. However, it is important to remember that the comparison is not necessarily fair considering that the buildings are in different countries, one is a rental and the other a condominium. Caveat emptor!

Aalborg might be the next place with big plans. On april 17th, 5 teams presented their visions for an industrial area called "Østre Havn", which are to be transformed into a new mixed use area. Update on the 2 Herning highrises:

The proposed 12 storey building was approved by the "Byplanudvalg" recently, and are up for final approval very soon. The developer, KPC Byg, says they expect to start building already in August 2007. :)

There's also a bit of news from the DGI project. Seems like they've come quite far in the negotiations, but it'll take a little more time. A new rendering is also made, and it looks like the highrise is okay to go now. The developer, again KPC Byg A/S, are a bit affraid of the highrises part though, since it could be hard to sell that many apartments at the moment. I have to say I'm still not too crazy about the design...unfortunately:

It have now got a name: Krystallerne

The high rise have shrunk, very unfortunately!! But the design have improved a lot!!
But it's too bad that the high rise is now lower - it would have been a perfect place for a higher house.

@ cphdude: Not really, I think 12 floors is the most used definition of a highrise around the world. That being said, I think this new proposal sucks. Not because it isn't nice, but because it's a lot shorter than the old one. Even though we only had the small rendering of the old proposal, I really liked it. What a shame...but unfortunately no big surprise.

På området mellem butikkerne og højhusene planlægges et nyt rekreativt fælles torv med grønne områder, der kan fungere som mødested for områdets beboere.
Landskabelig påvirkning
- Forud for beslutning om et byggeri som højhusene ved Rebæk Søpark skal der udarbejdes en miljøvurdering. Jeg mener, at vi skal have fuld åbenhed omkring dette projekt, og derfor har jeg her "plukket" de væsentligste punkter fra rapporten om indvirkningen på miljøet i området:
Udsynet for en del af områdets beboere vil ændre sig som følge af det nye byggeri. Oplevelsen af højhusene vil variere fra individ til individ, men samlet vurderes udsynet ikke at blive væsentligt forringet.
Højhusbebyggelsen vil hovedsageligt påvirke udsynet for beboerne i det 16. etagers højhus vest for ejendommen på Rebæk Søpark 3.
Det fjerne udsyn mod øst til villakvarteret, industriområdet og i horisonten Hvidovre by vil delvist blive forringet. Beboerne vil dog stadig kunne se ud i horisonten imellem højhusene.
Tættest mod øst kigger beboerne i dag ned på taget på Rebæk Søpark Centreret. Med anlæggelsen af et fælles torv og mødested med grønne områder vil dette udsyn blive væsentligt forskønnet og blive mere livligt og spændende at se på.
Udsynet for beboerne i parcelhuskvarteret mod øst vurderes ikke at blive væsentlig forringet af de to højhuse. I forvejen har beboerne udsyn til højhuset Rebæk Søpark 3 og til den østlige del af butikscenterfacaden.
Udsynet for beboerne i etageboligerne mod syd vurderes ikke at blive væsentligt berørt, idet deres vinduer og altaner vender væk fra ejendommen.
Det nærmeste rekreative område er ved Rebæk Sø ca. 300 meter syd for ejendommen, og udsynet herfra vurderes umiddelbart ikke at blive væsentligt skæmmet af højhusene, da der i forvejen ligger etageboligbebyggelse i området mellem de nye højhuse og Rebæk Sø.
Skyggeeffekter fra højhusene vil i væsentlighed forekomme i eftermiddags- og aftentimerne, hvor der delvis vil falde skygger på villakvarteret mod øst. På dette tidspunkt er der i forvejen skyggeeffekter fra de eksisterende etagebebyggelser i området til de nærmeste villaer.
Høring blandt alle Hvidovreborgere
- Hvad sker der så nu?
- Politisk har et flertal sagt ja til, at der må arbejdes videre med de forskellige problemstillinger omkring højhusene. Dette arbejde vil givet munde ud i et forslag til lokalplan.
Dette forslag vil blive sendt ud til høring blandt alle Hvidovreborgere, og de indvendinger eller ændringsforslag, der så måtte komme fra borgerne, vil blive politisk behandlet. De kan også føre til ændringer i forhold til det endelige lokalplanforslag.
For at projektet skal kunne realiseres, er der som beskrevet endnu lang vej, og det eneste, der endnu er sagt ja til er, at der arbejdes videre med planen, slutter Hvidovres borgmester.

Basically, what it says is that because the area is run down and boring, they want to build two slender highrises of up to 25 stories each as part of a larger project. No real plans yet, though. And they seem to worry a lot about how it's going to destroy the view for those already living in the existing highrise =/
Anyway, I'd say, the fact that there already is a highrise in the area makes it more likely to happen, but there's still a long way to go

Knilaus: Indeed it is that area. The 25 storey towers would be located, I imagine, on the site south of the rail between the road and the highrise to the right, while the 9 and 12 storey buildings would be built on top of the rectangular building directly north of the rail (with the white stripe in the middle).
Btw, I think you're right, and they're probably going to be overshadowed by the commie blocks surrounding them anyway, but at least we can hope for something with a nice design. Maybe even (God forbid!) a glass facade! :D

Yes, the mall is attached to the lower floor of that building and the two towers are supposed to be close to the mall (as seen in the satelite pic, the mall extends out on the other side of the building). I really hope they come up with something good and that the residents in the area won't complain too much (let me dream!) :D

Today "Ringkøbing Amts Dagblad" writes about a 50 meter and 17 storey building in Ringkøbing. Ringkøbing Boligselskab have had a proposal made by Arkiktektfirmaet Bay-Jørgensen, but it seems it is more a thing to create debate, than an actual proposal. Therefore I'm not adding it to post one...And I also have a very hard time seeing this happen in Ringkøbing...ever (population in town is only 9496). You're right, Borgmester Christiansens gade isn't mentioned anywhere, but a different adress. But it's the same place, if you look at then renderings. It's the place where the Shell gasstation is placed now.

Haven't been paying much attention to the project lately.
Actually I thought the Tower was suposed to be centered with the Østervold axe. Which the rendering you are showing dosn't confirm. Take a look at the chemney in the renderings and on my photos... It seems like it's the same location as the silo then, which is east of the Østervold axis.

Yes it's has been quite fast, altough it could have been even faster. The localplan hearing ended in the middle of January, and then there was nothing about it until beginning of May. Only very minor changes from the original plan, so I don't see why that needs to take alomost 4 months.

The big reason why the DGI project takes so long, I guess, is that many different parts are involved in it.The municipality itself throughs in some 150 million dkr to finance the DGI part, the consortium of investors that builds the highrise and others things, an operator of the hotel, financing of a healthcenter and a lot of other things to sort out. But hopefully they'll start diggin' soon.

All this being said, the municipalities (all over the country) seems to be extremly busy after the reform, so it's understandable things take a little extra time. And there's also a bunch of other localplan underway here for other projects, which of course also takes time. :)

Two new highrises propossed in Århus.
According to this (http://www.aarhus.dk/aa/portal/borger/s_nyheder/indhold?articleId=31044&_refresh=true#) article, the planned 85 m Ketner building will get new and tall neighbours.
The project has 2 towers where the tallest is 100 m/29 floors, and the lower 50 m/14 floors. Still no design made puplic.

Plans will be announved in late 07. I'm guessing Århus again....though I hope for somewhere else. :D

Some not so good news: The proposed Horsens highrise are having some problems. Looks like Kulturarvsstyrelsen are trying to kill the proposal, because it is supposed to be right next to an old building of some kind. I think the Vallensbæk project is drawn by the architectfirm AK83

By the way; The three dark buildings, in the backgrown to the right, in the rendering above, are the just finished residentals "Essex Park" in Vallensbæk.
