^^ Excellent photo's AltinD. Any chance we can get a high res version of the "pencil sketch" version of the Old Town Palace hotel entrance you posted a few days ago; it would make for a great wallpaper. What you could also do is capture the full burj as well and stitch them together to get the full effect.

Oh, and move to DBD already! :p

Emaar Properties has set the service charge for the current year in Burj Khalifa, the world's tallest tower, at Dhs52.77 per square foot for residential units and Dhs55.70 per square foot for office units, Emirates Business has reported. The highest service charge is for Armani Residences, at Dhs78.63 per square foot, while corporate suites will be charged Dhs71.99 per square foot, the daily said.


My comment: Astronomical amounts! Lets say one has a 1500 sq.ft. 2 bedroom apartment then you will be paying AED 79,155 annually. Add the 5% housing fee of, let's say, AED 7,500 and you'll be looking at at least AED 86,655. Nice

What am I missing? If a residential unit lies empty, unoccupied and the utilities are not connected one still has to pay the housing fee? I thought the housing fee only applies to units that are occupied.

I would definitely recommend Downtown but not sure about tower itself.

I think downtown is great and have a few units there, but was asking specefically about the tall tower, it is iconic.

Well one thing is for sure. There will be no Burj IV, V etc as they are now back filling the foundations with sand.

At least a better view if you are in the tower itself.

Has anyone got any info about the towers next to 18 Burj Blvd? Anomg all the placeholders these two look real. Two skinny towers, one looks about 20-25 floors, the taller one about 50-60. You can see them around 1:40-1:45.

Most of those towers in that model were planned to be released at various times (like what was done in 2008), however, that all changed. In the model you can see that on plot No.3 was to be a large tower, higher than the address (burj lake hotel), so around 340m.

Dubai Department of Tourism and Commerce Marketing (DTCM) has chosen to launch its activities to mark the UAE’s 39th National Day from the Top observation deck of Burj Khalifa. DTCM’s commemorative activities will be held on December 1 and 2, 2010.

Driven by a decline in demand and an increase in supply of office units in the emirate, selling price of commercial spaces in Dubai recorded a drop of more than 20 per cent in the first 10 months of 2010.

An 'Emirates 24|7' analysis of Better Homes data reveals the average selling price for offices has dropped from Dh1,425 per square feet (psf) in January this year to Dh1,137 in October, registering a drop of 20.54 per cent.

This in effect makes it less expensive for existing and new businesses to expand or set up shop in Dubai even as a number of businesses relocate their existing offices to better locations within the emirate, and more entities from neighbouring emirates and countries once again eyeing office space in Dubai.

DIFC and Downtown Burj Dubai saw similar declines. DIFC office selling rates fell 16.66 per cent from Dh1,800-3,000 psf to Dh1,800-2,200 psf. Downtown Burj Dubai rates fell by 17.77 per cent from Dh2,000-2,500 psf to 1,200-2,500 psf.

Revealing the details of the project in an exclusive interview with Khaleej Times, Dr Khaled Mohammed Al Zahed, Director of the Marine Department at the RTA’s Public Transport Agency, said: “We are working on a mega project to launch eco-friendly, noiseless abras across all waterfront developments in Dubai, including Downtown Dubai. Right now we are at closing stages of talks with Emaar to start the project at Dubai Marina and we hope to get the project going by the end of the first quarter,” said Al Zahed.

Hoping to make the project one of the primary tourist attractions apart from means of transport for residents, the RTA is planning to popularise the abras along the lines of the legendary 
Gondolas of Venice.

“Our plan is to make it like the famous Gondolas of Venice. It will be affordable, comfortable as well as eco-friendly,” claimed Al Zahed, adding that the boats for the initial phase are ready and some of which are on trial at Global Village.

The RTA started the trail with three abras last year and increased the number to five, which are currently plying in The Canal at the Global Village.

The technologically advanced abras run on a combination of electricity and CNG and have the modern safety features but maintain the charm of their traditional design. “Only the engines and seating arrangements change, while the design and all other dimensions will remain the same. We got strict instructions from His Highness Shaikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, to maintain the traditional look of the abras,” said Al Zahed.

However, he said the traditional abras on the Dubai Creek would not be replaced and would continue to run as they are, though the RTA is continuously working on enhancing the engines and safety features.

“If you can remember, there were no life jackets, fire extinguishers and flash lights on the abras a few years ago, now we have all of these and we are continuing to improve the safety elements of these boats,” explained Al Zahed, adding that the abra operators are forced to maintain certain emission standards 
as well.

There are 149 traditional abras running on the creek and the authority is planning to introduce a dozen new abras in the initial phase at Dubai Marina.

I am new to this forum but need some help. I have recently moved into 8 Boulevard walk in downtown and received a circular that Emaar are to start building right outside my window - (plot 43, SZR side). The new building is very close, they are even ripping out the small but nice patch of greenery attached to 8BW. I know its Dubai and you can't escape construction but this was totally unexpected. They havent given any details and I can't find any here so would be be grateful if anyone could shed any light ...

well I havent heard of anything right near 8BW...the only thing that would be near there is Claren 2 acc. to this map here.

Regarding 8 Boulevard Walk, I also got the same letter. I contacted the email address noted and got the following reply:

Kindly be informed that your inquiry has been highlighted to the Projects Team and they have advised that there will be a high rise building (approximately 20 floors), that will be constructed in plot no. 43. As of this time, this is the only information that has been provided, nevertheless, should there be any further updates, we will endeavor to communicate with you.

I didn't get an answer to how long the construction is being planned for. As of today, they've added a road surface next to the building, and have dug up the small garden area. The surrounding area has been cleared of trees and whatever materials were lying around. It's not a major effort so far, so who knows how long this is going to take. Our lease is up in 5 months (thank goodness we negotiated a 6 month renewal), so after 2 and a half years we may well be moving somewhere less noisy and dusty.

COMMUNITY ENGAGEMENT: Each piece of art sold during the month-long exhibition will see 2.5 percent of the retail price donated to Habitat for Humanity in Lesotho

A new gallery that will showcase the best in Arab contemporary talent is planning to open its doors in Downtown Dubai during April.

The 3,000 square foot Ara Gallery, located near the base of the Burj Khalifa, has also earmarked community engagement as a key pillar of its strategy.

The gallery’s first exhibition, in partnership with Habitat for Humanity and Kodak, will feature around 30 artworks by six emerging Arab artists, inspired by photos taken by children from Lesotho.

An art auction scheduled to take place during the gallery’s launch event will see 100 percent of the money raised donated to Habitat for Humanity in Lesotho.

Emaar together with the multidivisional group Cultural Engineering joined forces to renovate the building and convert it to form a culturally based programme for the community.

Emaar Malls Group, the shopping malls and leisure subsidiary of Emaar Properties, has introduced air-conditioned Trolley Buses, each with a capacity of 25 passengers to enhance the ease of access for visitors to Downtown Dubai, the company said in a statement on Tuesday.

“The addition of the Trolley Buses in Downtown Dubai will significantly enhance the ease of accessibility of tourists as well as ease the traffic during peak hours,” said Nasser Rafi, CEO, Emaar Malls Group.

The Downtown Dubai Trolley Buses will cover The Dubai Mall, The Address Downtown Dubai hotel, Souk Al Bahar, The Palace – The Old Town hotel, Burj Park/The Pavilion Downtown Dubai, and Burj Khalifa, and will eventually be linked to the Dubai Metro, the statement said.

Traversing the Emaar Boulevard, the Trolley Buses have stops at the Grand Drive/Gold Souk Entrance of The Dubai Mall, The Address Downtown Dubai, Souk Al Bahar, Burj Park/The Pavilion Downtown Dubai, Burj Khalifa, Emaar Square and The Dubai Mall/Burj Khalifa Metro Station.

Akin to the hop-on-hop-off service, Trolley Buses will offer flexible schedules for visitors, as they can board on any trolley bus from any of the stops. Tickets for the bus service, priced at Dh20, can be purchased on the Trolley Bus, the statement said, adding that children below 12 years of age (accompanied by parents or guardians) can travel free.

A seven-year-old boy who is dying from a brain tumour is set to fulfil his last wish by travelling from America to Dubai to visit the Burj Khalifa.

Noah Larkin has been infatuated with the world’s tallest building since he can remember and is determined to go up the 828m structure so he can feel “on top of the world”. His mother Amber said: “When he was four he wanted to research the tallest building in the world and his love for Dubai was born. We watched the construction of the Burj Khalifa tower on the internet. Every week we would look for new YouTube postings,” she said.

“We watched every ‘How it’s Made’ show we could. He saw the host of one going to the top, and said, ‘That’s where I need to be - the top of the world!’”

Amber added: “As we watched and researched, he not only wanted to know about the building but all of Dubai as well. ‘Mum, do you know that they have amazing architecture!’

“He researched all the other buildings, the Dubai Mall, Ski Dubai, the city, the culture and from then on, he would say, ‘Dad, when are we going to Dubai?’”

Noah and his parents are flying from Florida to the UAE on March 31 for the once-in-a-lifetime holiday, which has been funded by Dubai-based Eternity Medicine Institute. As part of the trip they will take Noah on a tour of Dubai and arrange for him to go to the viewing deck at the Burj Khalifa.

Burj Khalifa unit owners prefer to rent at discount than sell at loss

Rents in Burj Khalifa, the tallest tower in the world, have fallen by almost 25 per cent in the first half of 2011 compared to last year, as unit owners prefer to rent rather than sell at lower prices.

According to Harbor Real Estate, a studio, leased for Dh120,000 a year in 2010, is now being rented for Dh90,000, while Elysian Real Estate puts studio rents in the range of Dh75,000-Dh85,000.

One beds, as per Harbor data, are available for Dh120,000 as compared to Dh160,000 pa in 2010; two-beds can be rented for Dh180,000 (Dh240,000), while three- and four- beds are available for Dh240,000 (Dh300,000) and Dh320,000 (Dh350,000), respectively.

Elysian’s data reveals one-beds are being rented for between Dh110,000 and Dh120,000 compared to Dh130,000-Dh140,000 last year; two-beds are being leased for Dh140,000-Dh210,000 (Dh180,000-Dh240,000), three-beds start from Dh270,000-Dh300,000 (Dh300,00-Dh350,000), while four-beds, which are rare to market, remain at around Dh550,000-Dh650,000.

Emaar, the developer of world's tallest tower, has seen its profits hit by declining UAE real estate sales

Dubai’s Emaar Properties is searching for buyers for two hotels in its flagship development Downtown Burj Dubai, Arabian Business has learned.

The developer behind the world’s tallest tower is understood to be looking to sell off the Al Manzil and Qamardeen hotels, as well as other property assets in the Downtown area, sources said.

The two four-star business hotels have been operated by African hospitality group Southern Sun since 2007.

Such a sale would raise questions over Emaar’s liquidity, said Saud Masud, senior real estate analyst at Dubai-based Rasmala Investments.

As an Emirati I am surprised by some people's lack of knowledge, Dubai was NEVER built on "oil money" , it never had oil to start with. Dubai was always built on trade and now tourism, it's Abu dhabi that has all the oil and it makes up 85% of the country, Dubai is only 5%. And so what if we have oil, at least our sheikhs have shared the wealth with us, the locals, and made sure we live comfortably, until Dubai decided to build those redicilous amount of skyscrapers for no reason and landed in huge debt, which Abu Dhabi had to bail them out of. it only brought trouble in the emirates and the crime rates in Dubai and it's neighbouring Sharjah has risen significantly in the past 6 years all because if DUBAI'S obsession with fame. The Roads & Transport Authority – Mohammed Al Munji:
His Excellency Mattar Al Tayer, Chairman of the Board & Executive Director of the Roads & Transport Authority (RTA), announced the master plan for the management of traffic and public transport means spanning the Dubai Metro (Burj Khalifa Station, Financial Center Station, Business Bay Station), public buses, and taxis during the New Year’s celebrations at Burj Khalifa area in order to streamline the traffic flow and ease the mobility of visitors from and to the event venue.

“The plan, which was developed by RTA’s External Events Organization Team in coordination with the General HQ of Dubai Police and Emaar, features the integration of multi-modal transit systems as well as traffic systems to ease the mobility of people from and to Burj Khalifa area. The plan includes expanding the operational hours of the Dubai Metro into a non-stop service past the midnight of Sunday 1st January (24 hours) and slashing the service frequency (headway) to 3 minutes in the stations from Al Rashidiya up to Ibn Battuta during the peak hours from after 12.00 am (past the midnight) and up to 05:30 am, whereas the service frequency during the off-peak time will range from 4 to 10 minutes. The metro service at Burj Khalifa has been enhanced through separating the entry & exit points, improving the operational efficiency of the station, and installing four additional gates as well as modifying two gates in order to ease the public mobility within the station and avoid thronging the station by visitors during this period, besides improving the movement in the Financial Center Station and Business Bay Station,” said “Al Tayer.

“The RTA, in coordination with the Dubai World Trade Center and Meydan, has made preparations for utilizing the existing parking space in order to create about 10,000 parking slots and provide access to the venue through express bus service. RTA will deploy 63 articulated, double deck and standard buses to shuttle from the parking lots of Meydan Racecourse, Dubai World Trade Center, General Directorate of Residency & Foreigners Affairs, and Zabeel Park, through a dedicated express lane leading to the events venue. It will also deploy about 4000 taxicabs to work round the clock which are expected to make more than 30,000 trips from and to Burj Khalifa.

“The Boulevard Street at Burj Khalifa will be closed once the parking slots are full to avoid potential traffic congestions in the area. RTA will also reset the programmed timing of the key light signals on the Financial Center Street to fit the traffic volumes generated during the peak hours, and deploy makeshift virtual messaging signs on the main roads to alert commuters about the condition of the parking space in Dubai Mall.

“Due attention has been made to the maximum capacity of all available transit systems to enable transiting about 400,000 persons to the event site (Burj Khalifa) from 07:00 am up to 12.00 am (after midnight) expected to lift about 260,000 commuters at the Financial Center, Burj Khalifa, and Business Bay stations of Dubai Metro. About 50,000 passengers are expected to be served by public buses from and to the specified parking facilities, 51,000 passengers through the taxicabs, and 50,000 commuters at the Dubai Mall parking space. Departure service from the venue will start at 12.30 am up to 05.30 am and the maximum of transit means will be 263,000 persons, of which 151,000 persons for Dubai Metro, 50,000 persons for public buses, 12,000 persons for taxicabs, and 50,000 persons for commuters using Dubai Mall parking space,” added the Chairman of the Board & Executive Director of the RTA.

Al Tayer called on road users and various public transport users to cooperate with the organizers to streamline the traffic & mobility flow as well as the workers at the Dubai Metro Stations to ensure smooth & safe transit mobility.

Hi flinx79, yup I got the same 'cut and paste' email with no response to time frames, plans etc. I'm sure someone there must know more, anyway best of luck if you decide to move ...

Almost a year later, and still no sign of contruction in the plot next to the building (facing SZR). In fact, although Emaar have supposedly sold this plot, they used it as a make-shift car park for the New Years' crowd. Cars started arriving at 4.30pm but it never got to more than half full. Since then, the temporary parking space lines have faded into the dirt, but construction worker transport buses are using the space.

We just got a leaflet from Emaar about the marathon traffic plans, and the map shows a street where this plot is called, "Burj Lake Street". Be great if there was street to connect to Emaar Boulevard, but there's no sign of this in reality! Any one know what's really going on?

Hello, I take it you stayed on then? Has it been that long already? I'm not convinced about the accuracy of that map myself, at least the position of 8B looks wrong... I really like living here but the lack of progress to the immediate area is a real shame. It would be great if someone out there knows as I just get fob offs from Emaar...
ps despite the loud wake up call I did enjoy watching the Marathon from the balcony!

Yes :) despite some of the pains, it's a great place to live.
Emaar just emailed me today, and it's a doozy:

"Whilst we fully understand your concerns, we regret that we currently do not have information available with regard to your query. However, we assure you that should there be any updates on our future projects that require to be advised to our homeowners, the same will be communicated accordingly.
We hope this has clarified our position on this matter."

So they're unable to get an answer as to how a new road suddenly showed up on a map issued by their boss when they previously informed us this plot had been sold off. Personally, I think whoever bought the land will just sit on it until Emaar offers to buy it back at a ridiculous mark up sometime in the future.

Hey everyone,

I really don't want to start any rumours but I have noticed something very strange on the photo below.

When you go to High Resolution you can see that they have removed the landscaping on different spots between the metro station and the Dubai Mall.

Various plots have been fenced that stretch from the metro station along the Burj Place plot, Emaar Phase 1, Emaar Boulevard to The Adress Dubai Mall Hotel.

The original concept for the tram system stated that the first phase of the tram would run between the metro station to a hotel and then to the dubai mall. The original plans showed a route that would go from the station, towards Standard Chartered, along the Doha Road to the Dubai Mall.

What if they changed the plans, and chose a route that runs right through the development instead of the route that goes on the edges of DBK?

It is just a guess but right now I don't know of any other project that they could be building here.

It would be f*cking awesome if the restart that project!

Yup, the bridge ... and they have actually started. Piling is underway on the fenced section next to Emaar Square buildings.

On Friday night at approximately 11pm a parked vehicle's engine caught fire. The vehicle was located on the seventh level of the mall car park.
No one was injured and the mall security and concerned authorities swiftly responded to extinguish the fire. The local authorities are currently investigating the technical cause of this incident.
