Emaar launches The Loft Towers residential complex on Burj Dubai Boulevard
Dubai, UAE, December 11, 2006: Emaar Properties has launched a three-tower, high rise residential complex - The Loft Towers - on Burj Dubai Boulevard, a vibrant component of the Downtown Burj Dubai development. Amlak Finance is offering easy home finance options to own an apartment at the Central tower, which is currently open for sale.

With a maximum of six one- and two-bedroom apartments on each floor, the three towers – Central, East and West - are located above the podium of The Lofts, which was launched last year. Each tower also has a three-bedroom penthouse.

“While The Loft Towers adds to the residential components of Downtown Burj Dubai, it also gives its residents an exclusive living environment,” said Ms Bahiya Kayed, Assistant Director of Sales, Emaar Properties. “Located on the Burj Dubai Boulevard, The Loft Towers assures residents the easiest access to an array of retail, leisure and entertainment activities that characterise the boulevard lifestyle.”

The Loft Towers offer panoramic views over the signature projects on the northern crescent of Downtown Burj Dubai. The project is also in close proximity to Burj Dubai, billed to be the tallest tower in the world, and The Dubai Mall, the world’s largest shopping destination.

The East and West towers are 30 storeys high and the Central tower is 26-storeyed. A perfect urban lifestyle choice offering easy access to all commercial and financial nerve-centres in Dubai, The Loft Towers will be serviced by the Burj Dubai Tram and is only two tram stations away from the Burj Dubai Metro station.

“Residents at The Loft Towers can also access air-conditioned arcades on the Lofts from each tower lobby,” said Ms Kayed. “During summer, the arcade serves as a comfortable shopping environment, and in winter, it will enrich the boulevard experience further by serving as an inviting outdoor passage.”

Amenities at The Loft Towers include a swimming pool, fitness centre, changing rooms, meeting rooms and multi-purpose rooms. Residents and visitors can access five parking levels. “The amenities and easy access to key workplaces in Dubai make The Loft Towers an ideal residence for professionals, who like to stay connected with what is happening in and around the city,” added Ms Kayed.

Amlak Finance is offering easy home finance for potential home owners and investors. Finance of up to 96 per cent will be offered for tenures of up to 25 years. “The Loft Towers is a centrally located residential development and assures high returns making it an ideal investment option. The monthly installments are competitive compared to the rents they would pay for living in similar environments thus making our package ideal for potential home-owners,” said Khalid Zainal, Head of Sales and Distribution of Amlak Finance.

Potential home-owners can discover the unique living experience offered by the project by visiting Downtown Burj Dubai sales centre. Pre-registration will begin on December 12 and close on December 13 at 7pm. The launch is set for December 14, 2006. Sales staff from Emaar will assist in the pre-registration and sales process. They can also call toll-free number 800-EMAAR for more information.

The AED 73 billion (US$20 billion) Downtown Burj Dubai is Emaar’s flagship project and will be a mixed-use 500-acre community combining commercial, residential, hotel, entertainment, shopping and leisure outlets in open green spaces dotted with lakes and other water features. Other components include The Old Town, The Old Town Island, Burj Views, The Residences, The Lofts and Loft Towers, 8 Boulevard Walk, South Ridge and Burj Dubai Lake Hotel and Serviced Apartments.

Emaar unveiled Burj Views podium apartments in Downtown Burj Dubai
Mashreqbank is offering up to 95 per cent finance to own affordable homes in the project within the city’s vibrant downtown development.

The podium apartments are located on four floors and form an integral part of the three-tower Burj Views. The project features amenities such as swimming pools, fitness centre, steam rooms, squash courts, games room, indoor children’s play area, private garden courts and retail facilities.

“With its three-towers plus podium architecture, Burj Views is a unique development tucked comfortably along the outer edge of Downtown Burj Dubai,” said Ms Bahiya Kayed, Assistant Director of Sales, Emaar Properties. “The Burj Views residences were launched earlier to enthusiastic investor response and now Emaar is offering homes on the podium, including studio, one and two-bedroom apartments and duplexes. They are ideal for single executives, couples and small families.”

Dedicated elevators are provided for the podium units within each Burj Views tower. The podium will feature a leisure deck, garden courts and pool decks that can be accessed through common lobbies.

“The podium residences are also ideal for investors looking for attractive returns,” added Kayed. “The homes suit the needs of short-term residents and visitors, who will find the central location of Burj Views easy enough to access the commercial and entertainment components within Downtown Burj Dubai.”

Mashreqbank is offering up to 95 per cent finance on the homes that are priced from AED793,888 for a studio to AED2.68 million for a two-bedroom apartment. “Mashreqbank is a pioneer in giving new and innovative financial solutions to cater for all the needs of our clients. The easy financial scheme is for tenures of up to 25 years and offers potential home-owners the advantage of saving on rents,” said Nabeel Malik, Chief Marketing Officer, Mashreqbank.

Complementing the overall colour scheme of Burj Views, the podium will be clad in warm granite colours. The retail frontage will also have clear glass partitions that can be opened during winter.

Burj Views comprise two towers of 30 floors each and one tower of 26 floors. In all, the project will have 736 apartment units – including the podium homes - and 1,800 sq m of retail space. A temperature controlled arcade, accessible from each tower, will offer a shopping environment along the podium.

Potential home-owners can discover the living experience offered by the Burj Views on visiting the Downtown Burj Dubai sales centre. Pre-registration will begin on December 19 and close on December 20. The launch is set for December 21, 2006. Sales staff from Emaar will assist in the pre-registration and sales process. They can also call toll-free number 800-EMAAR for more information.

There is so much work to do on the interior of the Mall. I don't think it will be finished until early 2008. And the rumor about cracks in the foundation of Burj Dubai is false. The person that started the rumors is likely laughing his ass off. Because he got so many people worrying about something that doesn't exist. :bash:

The 29 top of the range villas in The Residences – some of the most prestigious homes to emerge to date from the Burj Dubai Development will go on sale Thursday, developer Emaar announced Wednesday.

The villas offer spacious luxury and one of Dubai’s most desirable locations in the six The Residences towers. The 1, 2 and 3 bedroom villas covering from 994 to 2,799 sq ft in living space, go on sale on Thursday, August 25 from 3pm at the Downtown Living Presentation Centre within the Burj Dubai Development. The 2 and 3 bedroom villas are two-storey with a lower floor terrace.

Naaman Atallah, Director of Sales for Emaar Properties, said: “The villas offer some of the most desirable properties available in the Burj Dubai Development. The new owners will have all the space associated with villa living and the advantages that stem from being located at the heart of Downtown Dubai one of the most invigorating and exciting venues in the emirate. It offers lifestyle living at its best.”

The villas are within easy reach of the Burj Dubai lakes, ideally placed to share the gentle charm of The Old Town or the urban chic of the Burj Dubai Boulevard with its multitude of dining, socializing and shopping experiences. Their design is simple yet stylishly elegant and will offer a visual contrast as Downtown Dubai takes shape.

Facilities for residents include swimming pools, a squash court, a golf simulation room, fitness centre, a mini theatre, library, business centre and guest suite. The homes feature the latest in IT and communications technology, 24-hour security and maintenance, basement parking and a concierge.

“The Residences at the Burj Dubai reflect Emaar’s commitment to delivering luxury while providing residents with dream homes in a unique environment,” Atallah said.

that aerial is interesting. is this phase3 of the residences, which would mean the towers on SZR side of the complex, labelled Boulevard Crescents are actually NOT phase 3?

maybe it is also some other work, but seems like there will be towers, even though the masterplans do not show them and also, the boulevard road will run there??

Emaar launches Downtown Burj Dubai 'Special Collection' homes

Emaar Properties has launched some of the finest collection of homes in Downtown Burj Dubai, some offering spectacular views of Burj Dubai.

http://www.ameinfo.com/images/news/7/37097-Artist.jpg
Artist rendering of Downtown Burj Dubai.

These premier apartments are located in various residential projects within the 500-acre development. Sales will begin on March 18 with financial institutions offering easy home finance options.

'Burj Dubai, on its course to become the world's tallest tower, is already the tallest structure in the Middle East and Europe,' said Mr Hussein A. Belshalat, Senior Sales Manager, Emaar Properties. 'We are now releasing for sale some premium homes within Downtown Burj Dubai.'

Burj Dubai forms the epicenter of Downtown Burj Dubai, and will feature several apartments, commercial space, fitness facilities and The Armani Hotel, Dubai, the luxury hospitality venture of Emaar in association with haute couture major Giorgio Armani S.p.A.

'The one-, two- and three-bedroom apartments and penthouses on offer assure significant advantages to potential home-owners apart from the views they guarantee,' added Mr Belshalat.

'Homes in Downtown Burj Dubai are much sought after for their central location, which offers easy access to all the key nerve-centres of Dubai including the Dubai International Financial Centre, Dubai Media City, Dubai Internet City and Knowledge Village. It is also a rare investment opportunity as the homes assure good rental income and returns on investment.'

The AED 73 billion (US$20 billion) Downtown Burj Dubai is the flagship development of Emaar and brings in a new vibrant lifestyle to Dubai. Residents can enjoy an array of entertainment facilities and also be next-door to The Dubai Mall, the world's largest shopping destination.

Cooling plant, what is it supposed to do. I guess anything with an epithet of "cooling" or anything which refers to temperatures below 30 degrees is appreciated in Dubai.

_______________________

Personally i dont care about people saying its synthetical, "built up" totally irrational btw, of course its built), stating its not a real city, not natural. A city can be developed in many ways, and its not a natural things in any part. There is nothing bad at all in having a well planned city instead of growing it unrestrictedly for centuries. In fact planned cities have many advantages. Alotugh i know Dubai isnt ompletely such a planned city.

If you like natural, "real" things, then go outside the cities in the nature, preserve and give room for that. And what better way is it to keeping space for these really natural things than by having wellplanned cities for humans.

EDIT - Double post

AltinD
March 27th, 2007, 07:09 PM
^^ There's a new more eficent method for cooling down buildings, called District Cooling. You run through them a pipe network filled with chilled water. As a result there's 30% saving in energy, becouse of the less load on the A/C system of the building.

The water, which is recirculated continuosly, is chilled on plants, and that is what they are building there, of course with a fancy exteriour not tro spoil the views.

All the new mega projects (BD Downtown, The Palm, Marina, JLT etc) make use of this technology, including most of the new SZR towers. The towers themselvs even have less A/C machineries, therefore more usable aerea.

I think the burj dubai tower will be the highest long time, because his height is over 850 meters and it's very big height advantege by over 300 meters from the taibai 101(508meters) .

but taibai 101 has only 56 meters advantege from the petronas towers(452 meters).

it's will be very difficult to build tower higher than burj dubai ,because building floors in heights over 850 meters is dangerous because of the wind condition ,the weight of so many floors can get the building colapse .:ohno: http://keep4u.ru/imgs/s/070420/a44ae2e81b14adb90c.jpg (http://keep4u.ru/full/070420/a44ae2e81b14adb90c/jpg)[/IMG]

Check the changes on the Masterplan, especially on the corner near defence r/a. There use to be 2 tall towers in front of the Business Park, now there are a smaller twin towers replacing them. Check also what seams to be a huge parking lot, just outside the perimeter where the Metro Station is.

Interesting also the very tall Residences Phase 4 or 5 ... They seam like 250 meters tall.

Burj Dubai Towering Over 101

This Saturday the Burj Dubai will officially become the world’s tallest structure, eclipsing the reigning champ, Taiwan's Taipei 101.

The building was last measured at 507.3 metres and 140 floors.

Project managers today refused to elaborate further on its current height - they would only say July 21 would be the record-breaking moment.

http://www.xpress4me.com/news/uae/dubai/20002074.html

So guys the height will be released in 4 days time.

Emaar unveils special collection homes within Downtown Burj Dubai

Dubai, UAE, September 3, 2007: Emaar Properties has unveiled some of the finest homes in Downtown Burj Dubai, offering spectacular views of Burj Dubai. These premier apartments are located in the Burj Dubai Lake Hotel and The Dubai Mall Hotel and Serviced Residences within the 500-acre development. Sales begin on September 4 at the Downtown Burj Dubai Sales Centre.

“Downtown Burj Dubai is a premier downtown development offering residential, commercial, hospitality and leisure components,” said Mr Saif Al Mansoori, Sales Director, Emaar Properties. “With all projects within Downtown Burj Dubai opening to strong investor response, the area has proven to be a preferred investment destination for potential home-owners as well as investors.”

Burj Dubai Lake Hotel is a residential cum hospitality component of the Downtown Burj Dubai development situated next to The Old Town residences and The Dubai Mall. The 63-storey property features all the amenities and indulgences of a five star hotel and is the perfect setting for VIPs, corporate guests and business associates.

The Dubai Mall Hotel and Serviced Residences features four levels of podium with restaurants, banquet halls, business centre, meetings rooms, fitness facilities and landscaped swimming pool deck. Amenities include underground parking, car drop off at ground entrance level as well as 24-hour security and maintenance support. All the rooms and apartments have environmentally-friendly features with a central building management system monitoring the system performance. The rooms also come equipped with advanced information technology and communication systems.

“Homes in Downtown Burj Dubai are much sought after for their central location, which offers easy access to all the key nerve-centres of Dubai including the Dubai International Financial Centre, Dubai Media City and Dubai Internet City. We have also taken into consideration our investor wishes and created special bundles for the projects on offer that will provide a variety of options for such investors,” said Mr Al Mansoori.

The homes are also situated near the Burj Dubai Boulevard, a 3.5 km walkway lined with retail and food & beverage outlets. Residents can enjoy a range of amenities including health & fitness facilities, swimming pools, landscaped gardens and children’s play areas.

Potential home-owners can visit the Downtown Burj Dubai Sales Centre on September 4 for more details, call toll-free 800-EMAAR (36227) or visit www.emaar.com for more details.

The AED 73 billion (US$20 billion) Downtown Burj Dubai is the flagship mega project of Emaar Properties encompassing residential, commercial, hospitality and leisure components set around an expansive lake and a boulevard. Several residences have already been handed over to residents and two hotels, Al Manzil and Qamardeen, have started functioning within the master-development.

hi guys, I'm new in this forum, I'm into the pools and fountain's thing so I would like to know if any of you get some info about the lake's fountain, the only thing I know is that the contractor company will be "wet design" which is the same company behind the burj al arab and bellagio fountains. thanks

they also did the marina fountain at the Emaar phase one towers. I like their designs so trust they will do just fine on this one. :)

Some shots from Samer Kallas on flickr. It seems they have since disappeared though. Strange and a shame since there were tons of great shots from about 70 floors up the rose rotana. These were the only ones I got.

You are right that WET DESIGN is assigned to the fountain but they are not the contractor, they are the designer and installer of the equipment. The contractor is Al Futtaim Carillion. They are doing the lake and the foundation work right now.

You may not know this but Wet Design came on board just months ago. There was Japanese/Chinese design firm that was doing it before. Since the designer change the fountain has gone under a complete revision. Some of the features will be the same such as: fire torches, water screens w/projectors, 120m high water jets, mist features, etc.

The current foundation/footprint will be changed but not completely. There will be about 6 underground service rooms and many service tunnels.

Part of the redesign, I believe, is the ensure that it will be the best in the world. I actually watched a presentation by Wet Design for the Bellagio Hotel at my university in California 7 years ago and they are sure to amaze.

Imre, these photos are from a great perspective! How did you get them? Were you on a commercial or private plane?

As for the building to the left of the picture and between the Burj Dubai and Dubai Mall is an office building. The other one on the opposite side(which is also smaller) is the same.

How is the parking system for the Burj gonna work? I thought these two smaller buildings are parkings (now that I thing about it they seem to small for that puspose...), but if they really are office buildings what will all these people working/living here do with their vechicles?

AltinD

AltinD

^^ I don't know but the underground space it's not beneath the tower itself, but beneath the podium area around it.

Tate

Interesting that the parking space is under the podium area instead of the tower... I'm guessing a hell of a lot of parking spaces to service the world's tallest skyscraper!

Seriuosly, it's straight up, although I can already picture some tower claiming to be "the tallest leaning tower of the world" somewhere in Dubai. "Leaning tower of Dubai", LOL. Maybe somewhere in Dubailand?

honestly, is it just an optical illusion with the setbacks and the ultra-thinness of the upper heights?

Naz UK
October 23rd, 2007, 09:33 PM
Optical illusion my arse! Stop trying to cover-up for Emaar's fundamental flaw in buidling this tower, much like that little tower in Italy. I'm sick of it. If you'd all just admit it, then maybe we can move on and begin accepting that it is tilting to the left side all along and indeed this will be one of its famous features, rather like that tower in Italy.

It makes sense now given the insistence of reaching 15 million tourists by 2010. Millions will flock to Dubai to see the world tallest, tilting tower. All I have to do is publish this single pic with a short story on arabianbusiness.com about the popularity of tilting towers for sight-seeing, and then watch the news spread across the world like wild-fire.

I can just picture the award-giving ceremony held in my name, from Sheikh Mohammed, for doubling tourism figures overnight.

Well, speaking for myself, I went mad many years ago when this psychotic but yet quite beautiful and strangely captivating woman handed me these two little screaming bundles joy which as it happens turned out to be my eldest - 911-hoggin' - twin girls! :crazy2: And that's a goddamn fact!

Tate, predicted wind drift at communication level +604.9m is in the region of 1.45m so the pills will need an extra tilt of the glass for the water.
