R275m development on the Victorian Embankment, a few hundred metre's from the cities new Vic embankment waterfront which will offer 20000m2 of retail, a world class marina, boutique hotel, miami beach style boardwalk, updated yachting facilities and other recreational activities.
Bay Terrace Views is situated on a prime corner site boarded by Winder Street, Bay Terrace and Shepstone Road. The development offers harbour, sea and city views with double volume wrap around retail on the groundfloor. All apartments will have harbour views, whilst some will also command sea views. They will sell from R400k to R1m, starting from 50m2.
Besides location, the availabilty of onsite parking (700 bays) will be one of the developments major drawcards. Lack of parking has been the undoing of many top CBD office blocks. As a result parking is at a premium and fetches more than R500 a bay per month.

Mo Rush December 17th, 2006, 11:11 PM def a good project, ignoring the predictable design its going to really benefit the CBD and hopefully spark desperately needed improvements, upgrades and developments across the entire CBD, i see parking is being provided..but how does that tie in with the inner city transport system..? should the use of public transport not be promoted in the cbd? or is it not that important?
dysan1 December 17th, 2006, 11:23 PM ^^ Most inner city buildings lack sufficient parking, even most of the apartment blocks surrounding this one do not have enough parking for each resident to have 1 bay. This will help alleviate that problem. Public transport will be encouraged, but to expect all people to use public transport is not likely, and even look at new developments in cities like london and australisian cities with good public transport, they still have large amounts of parking. however the main factor is that civic laws dictate the number of bays required according the square metre size of the development.
I agree that the design is not mindblowingly original, but then it is modern, simple and i dont think it will date terribly. It is common of many developments worldwide. I do think the glass office component will be fantastic, depending on the glass used. It will stand as a beacon when driving along the vic embankment and from wilsons whalf.
Personally i believe it is fantastic because of its scale. this looks a very large development with over 300 apartments and countless needed commercial space. I see the apartments selling out extremely quickly for they are a damn damn good buy at the price considering the future for the area.
hopefully this is the first of many developments
dysan1 December 17th, 2006, 11:26 PM and as was the case in the point. when new developments take off the general feel of the area improves and will have a knock on effect. the best way to clean up that portion of the city is to encourage development. for each new development makes it that less affordable for the suspect element to remain in the area and the continual gentrification will eventually lead to the elimination of the problems in the area.

Im very impressed and this would be classified as a single building though of 20F and mxed use (residentail and commercial) with 12 leasable floors on top of a 8F parking podium.

Im more intrested in this guy. where exactly is this due to go? is it next to the existing grinrodm building on the last Vic embankment site next to quadrent house?
Would love to see this too. Maybe change format and then resize and then change back to Jpeg?
Ill see if we have grinrod house on vic embankment but I dont think so as all we have is the 40F mixed use guy next to JR house. BTW any news on that guy?

ok this is how u resize it the hard way, open the picture in ,windows picture & fax viewer, make sure the u can see the whole thing, then hit the 'print screen' button on ur keyboard, then open up paint, paste it there, clean it up & save it as "jpeg" & u should be good to post

A VERY GOOD POINT Mike, the same thing is happening here in the west side of Johannesburg where these elements cannot afford to stay and the area is safe and clean.

dysan1 December 18th, 2006, 01:03 PM This development will commence in June 2007 for a 2009 completion. It will add 18 000m2 of AAA commercial space to the CBD. While office vacancies in the CBD are sitting at 13%, vacancies in the A grade category are at 3%.

I share your sentiments DB. But I think that the Durban Municipality mut actually play a role in making the city a better place by taking care of Crime and Grime. So far I'm impressed by the investments that that the private sector have made and the government need to back them up. They just need to implement what the city of Johannesburg have implement in Braamfontein, sclean the streets, make lighting more exciting and hire more security personell.

I mean Come on!
Also another thing that needs to be sorted out BADLY is the street vendor's they really mess the place up, selling fresh produce, & once it go's bad, they chuck it on the road or in the gutter's, where it will lie & stink up the place they whole day until night fall when the hard working DSW men come clean up. They really got no sense of pride or hygine

The Metro Police is supposed to make sure that people respect bi-laws, I have sent plenty of emails to the Joburg municipality giving them advice on hom to try and tackle the issues of cleanliness but it has fallen into deaf ears. The worst people are the street vendors and the taxi guys, all of whom need to be penelized.
Durbsboi December 20th, 2006, 10:03 AM It just seems confusing that metro cops can stand and give tickets to people who have parked in parking bays & their tickets having expired by a few min, but they cant give Taxi's tickets for stopping in the middle of the road to drop of passengers, double parking any where they feel like, cutting across lanes, changing lanes with out signaling , etc...

New R275m mixed use development for Victoria Embankment
(New Developments) Bay Terrace Views, the proposed new R275 million mixed use development on Durban’s Victoria Embankment, is to be launched now.
This development will be just a few hundred metres from the proposed R100 million Victoria Embankment Waterfront that will offer 20 000mē of development consisting of a world class marina boutique hotel, Miami Beach style broadwalk, updated yachting facilities and other recreational and retail developments.
Situated on a prime corner site that is bounded by three major arterial routes being Winder Street, Bay Terrace and Shepstone Road, which is the main road from the Point Waterfront and Ushaka Marine World. It will offer tenants, residents and owners the best of both worlds – access to one of the most beautiful leisure nodes and proximity to the CBD with easy access to the harbour and other key business opportunities.
According to Chris Tyson, managing director of Tyson Properties, which has been mandated by Broll to market the residential section of the development, Bay Terrace Views will be one of Durban’s ground breaking developments that offers an opportunity to live, work and play from the same complex.
He explained that Bay Terrace Views would comprise two towers – a 12-storey residential tower and an adjacent office tower. Harbour, sea and city views, state-of-the-art security and plenty of parking were pluses for both as well as the wrap around double volume retail showrooms on the ground floor.
Tyson said the apartments would all have harbour views while some would even have sea views. They will sell at between R400 000 and R995 000. The entry-level apartments at 50mē with a balcony and an option to purchase secure parking offer an exciting value-for-money option in an area that has been earmarked for young professionals.
The proposed entry level apartments will sell out very quickly, according to Colin Sher, head of Broll Properties which will be selling and leasing the retail and office sections, as well as manage this proposed development as part of its R30 billion commercial and industrial portfolio across the country.
“Findings from our database showing vacancies in all active CBD buildings were very significant. There are only four buildings that can be classified as AAA grade office space in the CBD of which two are on the Victoria Embankment. All these buildings are 98 percent let. Since June 2004, when there was a 14 percent vacancy rate (approx 22 000mē), this has dropped to just 0,8 percent (958mē) across small scattered pockets within these blocks,” Sher explained.
Gross rentals in the Durban CBD have climbed by 43 percent since 2004. Blue chip tenants who want to stay in the CBD have almost no choice. These blue chip tenants include banks, attorneys, call centers, shipping companies as well as government departments who are now ready to pay higher rentals for efficient, safe office space, with adequate parking ratios.
Broll have also seen a large reinvestment by institutions and private sector companies in the CBD where buildings are being sold at 10 percent yields. ABSA has just completed a R80 million refurbishment of its building. Standard Bank has built new offices on the fringe of the CBD and plans multimillion rand renovations to its existing CBD building. This all bodes well for the regeneration of the CBD.
In addition to location, Tyson expects the availability of on-site parking to be one of the greatest drawcards. The undoing of many top CBD office blocks has been a lack of parking. Durban Point readying for next wave of developers

(New Developments) Even though the next release of new development land in the Durban Point Waterfront development is likely to come to the market at nearly six times more than its original R550 per bulk square metre when first launched in April 2003 the Durban Point Development Company (DPDC) is confident of a swift market take up.
With a further 100 000 sqm of bulk set to be released in March, subject to an Environment Impact Assessment decision, the next wave of new developers, according to Colin Sher, are literally queuing to sign up. A high proportion of interest is expected from developers involved in the 160 000 sqm bulk first phase.
The upcoming phase of the eventual R6 billion development involves the sale of five prime residential sites around the deep water canal and four, also considered prime, beachfront sites overlooking the proposed 200 berth small-craft harbour consisting in total of about 75 000 sqm of bulk. Selling prices are expected to start at R3 000 per bulk square metre.
Sher, marketing and sales manager of the Durban Point Development Company, stressed that finalisation of land usage was subject to the EIA report. The prime beachfront sites overlooking the small craft harbour, because of their edge-of-the-water location, are zoned for mixed use with ground floor retail supported by residential and commercial use. The sites adjacent to uShaka Marine World, overlooking the beachfront, are likely to focus on front line hotels.
Shopping centre
There is also a proposed 68 000 sq metres bulk parcel, bordering Browns Road and Timeball Boulevard, destined to host a world-class shopping centre of approximately 40 000 sqm – about the same size as La Lucia Mall - with the balance of space dedicated to residential, offices and also hotels.
Sher, declining to disclose full details, said a development company had, following 18 months of negotiation, indicated its readiness to purchase the retail site. The company is in receipt of letters of intent of tenancy from major retail chains, including Woolworths.
Part of the next phase also involves the infrastructure of a “super” basement parking for 1 200 vehicles. Its construction will be given priority by DPDC once the EIA approval is forthcoming.
The swiftness of the Point’s first phase sell-out, the subsequent pace of construction and speed of sales, which Sher concedes was encouraged by the unprecedented property boom, and the current pacing in the wings for the next slice by developers, has “washed away any remaining scepticism concerning the success of the venture.”
Giving it further market impetus is the huge and still rising demand in the Central Business District (CBD) for new commercial space following a tumble in a vacancy factor of triple A grade office accommodation from 14 percent (approximately 22 000 sqm) since June 2004 to a current 0,8 percent (958 sqm) vacancy factor.
With gross triple A grade commercial rentals in Durban’s CBD having soared by 43 percent since 2004 and blue chip tenants that include banks, attorneys, call centres, shipping companies and government departments wanting to stay in the CBD the investment potential for The Pont in terms of all property aspects, Sher says is “massive” and well on track in spearheading its original purpose of regenerating the city centre.
To date about 75 percent of the Waterfront’s development is residential based amounting to about 1 200 apartments or 120 000 sqm out of the 160 000 sold so far of which approximately 60 percent is completed with the balance in various stages of conclusion.
Some 15 developments account for the first phase private sector construction at the Point, but particularly pleasing for the DPDC is the depth of private sector upgrading that has infiltrated along Point Road, which he estimates has now surged past the R100 million mark. Several new mixed use developments, one is the R275m Bay Terrace Views, are proposed for the region, which Sher says will stimulate not only further development in the area “but more importantly, its widespread upgrading.”
Although only launched three weeks ago more than 80 percent of the apartments in the proposed Bay Terrace Views have been reserved with a strong buyer profile of owners keen to live close to their place of work.

GregPz January 14th, 2007, 10:55 AM I think it's fantastic that it's going to be built over there because at the moment that part of the embankment doesn't have much going for it. It's also fairly close to the point so forms a nice bridge between the two areas.

Sounds like they have adopted a wait-and-see approach to the uncertainties in the country with regard to the economy and upcoming elections. Hope this one goes forward when things improve in SA.
