sorry for the quality guys, i tried my best but i am hopeless with these things!
This is the prelim design i am told, so much could change, but i think it gives a good view of the design they are likely to follow. Nice and extremely modern. there are elements about it i dont like but i am sure things will improve. There are other angles but it took so long to unlock this one that i cld not get around to the others. They will be up in the next few days then.
So what u think?
clive330 December 18th, 2006, 05:15 PM Its great to see a new commercial block in the pipeline. I wish that one day they will go above 40 stories so that the highrises will be properly visible over the berea. Unfortunatley they do seem to love the 28-32 storey range.
GregPz December 18th, 2006, 05:32 PM I think it's fantastic. thanks Mike, I'm looking forward to seeing the other pics as well. Don't really get the jagged thing but love the modern sleek look. It'll make quite an impact in the Embankment!
romanSA December 18th, 2006, 08:54 PM Thanks for posting. This is certainly a striking building and will become an icon for the Vic Embankment. It takes getting used to, though. I don't think I've seen anything like it (the jagged look) but that's not a bad thing. We need bold and innovative buildings in SA.
SA BOY December 19th, 2006, 05:52 AM looks upside down and the cantilevered thing is not a great idea when building tall.
I wish this would happen in Durban and at 32F should be about 120m or same height as John Ross Height and the Embassy, so it wont really stand out above much but will densify the area.
I think the design could get some imporovement but for a SA commercial highrise (last decent one in Durban was 1997 Old Mutual) its awesome and shows a confidence in real estate (apart from the resi market) that has been missing for about 25 years.
I give it 6.5 /10 and any idea on consultants, planed start etc??
I must admit , it feels like a proposal or concept design as apposed to a commercially viable option so I dont belive its really gonna happen in this form or shape.
Durbsboi December 19th, 2006, 07:43 AM I dont get that picture, but any way, it looks funky, half cylindrical with a side jagged cantilever's, will be a misson with the prestressed slab's I m sure the loads would be quite high.

The rendering seems a bit unprofessional though... where's it from? It looks like the same photo pasted in several repetitions. Reminds me of a tower here in Toronto actually, or atleast the non-jagged part does.
dysan1 December 19th, 2006, 10:54 PM ^^ yeh it was the worst image from the document, but it was the onyl one i could "print screen" on. I'm not a huge fan of the jagged edge. as i said in the first post, it is a concept proposal so is by no means the final design, which i am glad about for i think it needs quite a bit of work. having said that i am really glad that a new commericial building of substantial height is being planned for the CBD! Shows mush more of a healthy sign on the economy than the all the resi developments!

GregPz December 20th, 2006, 10:23 AM Mike, I'm a bit lost as to exactly where all these Esplanade developments are. Would you be able to indicate on the pic below where they are (this one, the 21F and the 40F and whatever else). I also enjoy seeing which buildings are going to be demolished to make way for them cos there's crappy buldings can really mar the skyline.

You're right; it will bulk up the skyline at Vic Embankment.
Vic Embankment already has probably the best strip of skyline in SA. Will just get better if these developments go ahead.
Mo Rush December 21st, 2006, 12:09 AM will any existing CBD buildings be upgraded? to polished before 2010? they arent exactly the prettiest bunch of buildings. dysan whats the news in the CBD? there did not seem to be much going on the last time i was in durban. apart from A1 prepartions.have things changed in the last few weeks?

GregPz December 21st, 2006, 09:53 AM Thanks mate that's awesome. Good to see Grinrod and 40F so close to the central CBD. They'll impact the skylines of both areas. Also means it's going to be good for the rejuvenation of the core CBD. I must admit everytime I head down there things seem to improve.

Regards the core cbd. So many buildings are ungergoing internal rejuvention. Many B grade buildings are being converted to A grade for that is the market that is under pressure in the cbd for space. While the cbd may not have the multiple conversions (which are not needed) and exterior redesigns (like ABSA had) there is alot going on. its just not at all visible when driving by in your car
