Horse-riding to be part of Punggol's 'rustic charm'

PLACID Punggol will soon get a facelift to morph into a vibrant seaside town, with sea sports clubs, seafront restaurants and even a horse-riding centre to turn on its "rustic charm".
The Urban Redevelopment Authority (URA) yesterday released sale conditions for a reserve 1.16-hectare site at Punggol Point that will house a food-and-beverage development.
Other than restaurants that are likely to sprout along the coast, new attractions would include a horse-riding centre, a park and a park connector to join Punggol Park to Sengkang Park.
The URA said the horse-riding centre, which was proposed after residents showed interest, is expected to be released for tender in the first half of next year, while the park connector would be completed by 2009.
But the sale site for food-and-beverage development will only be launched for tender when the Government accepts the minimum purchase price from an interested party applying for the site to be put up for tender.
The successful developer will have up to four and a half years to complete the project. The developer can build to a maximum of 3,000 sq m gross floor area.
The URA said it has spoken to potential investors and "there are interested parties for the food-and-beverage development in the Punggol Point area".
The Rustic Coast Proposals, part of the 2002 Parks and Waterbodies and Identities Plan, aimed to link five coastal areas — Pulau Ubin, Changi Point, Pasir Ris, Coney Island and Punggol Point — and introduce new attractions and activities in the coastal areas, the URA said.
According to the plan, the area would boast a 15-km-long water frontage with a waterfront promenade that is 15m wide. There will also be "six to eight" recreation clubs with different themes — such as Beach Club or Country Club — run by Safra or NTUC, where people can access all clubs with just one membership.

Unlike Pasir Ris which has a sandy beach and Pasir Ris New Town, the Rustic coast seems too rural and rusty...

Recreational facilities, F&B outlets plus park trail along waterfront are among latest plans to liven up district
PUNGGOL by the sea sounds exotic - and residents' hopes of seeing more facilities, and buzz, there may yet be revived.
The Singapore Land Authority (SLA) has put up for tender a 1.75ha plot of land in Punggol East, near Sungei Serangoon, on short-term lease as a plant nursery and shop.
Two other plots around it - for use as recreational, and food and beverage outlets - will also be put on the market after that is taken up.
The same site was put up for tender together with three other plots last year, but that resulted in only one successful bid.
That single plot is now being turned into a golf driving range at Sungei Serangoon.
Punggol was touted as a premier waterfront housing district when plans for it were unveiled in the late 1990s, and projected to contain about 96,000 homes when fully developed.
But housing demand dropped sharply after the 1997 Asian financial crisis. To date, there are only about 16,000 homes within the town.
Without the critical mass of residents, it is harder to attract businesses to set up shop there.
An MP for Pasir Ris-Punggol GRC, Ms Penny Low, agreed in an interview last Wednesday that the development 'is a little slow for residents but it's a blessing in disguise'. It has meant that the authorities had more time to capitalise on Punggol's coastline and integrate it into the town's development, she said.
According to Ms Low, who heads a task force to improve Punggol, architects are now working on plans for a park connector that would eventually stretch more than 7km by the banks of Sungei Serangoon to the seafront facing Johor in the north and beyond.
This path would allow residents to walk along what is now a largely undeveloped waterfront by 2011.
This will be complemented by the Public Utilities Board's plans to dam up Sungei Serangoon and Sungei Punggol by 2009 to create two reservoirs, where water sports like kayaking can be conducted.
Over at Punggol Point - a former popular seafood haunt - a 1.16ha site was made available for a food and beverage development last December, but there has been no takers so far.
A 2.9ha horse-riding site was also put up for tender earlier this year. It was not awarded as its only bidder put in a price of about $8,900 a month - less than half of the SLA's rental guideline.
Various amenities have gradually been introduced in the town, however. A new void-deck community centre will open next month, while there are three 24-hour coffee shops within walking distance of one another.
Punggol resident May Sho, who moved there in 2003, hopes the plans for Punggol's waterfront facilities will come true soon.
The 31-year-old housewife told The Straits Times: 'Before I moved into Punggol, there were all these plans that said how good Punggol was going to be.
'I am still looking forward to them.'

I thought there was a yacht club in Pungol, why nobody develop it like the ONE°15 Marina Club at Sentosa Cove.

ITS idyllic beachfronts and charming nature tracks make Punggol Point one of Singapore's best-kept secrets. While some prefer to keep its quaint surroundings untouched, most residents feel a facelift is long overdue.
Yesterday, Minister for Defence Teo Chee Hean announced that the 4.9km waterfront would go through a two-year, $13-million facelift from the middle of next year.
Speaking at the Pasir Ris-Punggol Kampong Family Day, Mr Teo, who is one of the Group Representation Constituency's Members of Parliament, said the upgrade could turn Punggol into a vibrant seaside town.
"Punggol is growing very rapidly and it's becoming a very vibrant town. But there are a lot of young families here and some are very adventurous, so the redevelopment will provide exciting things for everyone," said Mr Teo.
By 2010, residents can expect a promenade stretching from Punggol Point to Sungei Serangoon, and additional features include sea sport and recreational facilities, a nature trail and a return of its once-popular dining establishments.
These plans, which were drawn up in 2002, are also timely.
Said Mr Teo: "The Housing Development Board has indicated that it is building several thousand new flats over the next few years and a very large proportion of them will be in the Paris Ris-Punggol GRC, specifically in the Punggol and Buangkok areas, so many more residents can be expected."
To those concerned about Punggol Point becoming commercialised, developer Urban Redevelopment Authority (URA) promised that the rustic charms of the area will be left intact.
Mrs Cheong Koon Hean, the URA's chief executive officer, said: "The facilities will improve the accessibility and connectivity of the area … Together with the new leisure attractions, the distinct character of Punggol Point will be enhanced and the area enlivened."
However, some green groups are concerned about any impact on the area's wildlife.
Mr Grant Pereira, head of Green Volunteers Network, said: "Impact studies are important. The URA should gather feedback from environmental groups."
Mr Wilson Ang, of the Environmental Challenge Organisation Singapore, added: "I think it's important that they strike a balance between development and preserving nature, but my bigger concern is how people can get to appreciate the environment, with the littering in open spaces such as Punggol Point."

Another reason I think is they want to have critical mass so the North Shore Line can actually be put on the drawing block.
Pity about the power station/incinerator just across the causeway... So, once weekly, Punggol-ers will feel like the haze...

I think Punngol will be nice to visit and for short recreation but to live there and be assaulted by pollution?

Well, govt urban planning good, but failed to take in consideration of what goes beyond the borders.

SINGAPORE : The government will spend about S$30 million to develop key features of the new Punggol Waterfront Town.
Most of that amount - S$25 million - will go towards the man-made Punggol Waterway, which will be constructed next year.
The waterway will be the focal point of activities, according to plans by the Housing and Development Board (HDB).
Professional planners have been invited to submit designs and concepts to develop the areas along the waterway.
Punggol residents have a lot to look forward to. They will soon have plenty of activities that are centred around a new 4.2-kilometre waterway.
The waterway will connect Sungei Serangoon and Sungei Punggol. It will snake through various areas, including the proposed Town Centre - bringing water and water activities closer to residents.
Dr Johnny Wong, Deputy Director, Building Technology Department, HDB, said: "We are hoping that it will promote activities like canoeing, some passive walking along the waterways, and even alfresco dining. So we are quite excited about this project."
Architects, engineers and landscape planners have been invited to enter the Punggol Waterway Landscape Masterplan Design Competition. Interested groups were brought to the sites of some of the developments - including the waterway - on Wednesday.
The waterway will be built mostly on vacant land, so that there will be minimal disruption to the surrounding areas.
Mabel Goh, Director, Design Link Architects, said: "We have done quite a fair bit of public housing and it's not new to us. The exciting thing is to redesign public housing with spaces, balconies overlooking the waterways and even private space to integrate with the waterways..."
Leonard Ng, Landscape Architect, Atelier Dreiseitl Asia, said: "It has to be considered in the urban context. We have to relate it to the buildings around it, to the open spaces, the parks around, and how the edge of the river can connect the people and engage the people.
"And so the challenge would be how to carry that out while still being mindful about the safety and security aspects."
The winner of the competition will be announced in November and stands to win S$300,000 and will work with the HDB to develop the Punggol area.
Punggol Town will have 96,000 housing units eventually, with 60 percent allocated for public housing and the rest for private housing.
The residential areas will also house eco-friendly features and be a showcase for green technology.

All have their own identity. Singapore Government knows that they have to pump in more projects to draw in more investors and keep economy simulating. :banana:
Don't underestimate Punggol which would be eventually a jewel in the northeast, building its own identity.

SINGAPORE: The Housing Development Board (HDB) is tapping on the minds of Singapore Polytechnic (SP) students, to remake Punggol Town. The call for ideas is also extended to the general public.
Gabriel Seah, a landscape and architecture student from SP, said: "The first thing that came to my mind will be wetlands. As we all know, the discharge of storm water into the river, or even into the sea is unfiltered. So before all these things get into the sea, I hope we can create a wetland, and filter off all these substrates and nutrients."
Lin Xiong, an architecture student from SP said: "I like the idea of a multi-storey car park, where they turn its roof into a 'green' roof – (creating) a recreational space for the neighbourhood to bond together."
The students' suggestions fall under HDB's 'Call for Ideas' competition which aims to incorporate the wishes of Punggol residents.
As Punggol is dubbed the 'Waterfront Town of the 21st century', expectations for the developments are high. And so far, the HDB has been encouraged by what it has heard.
Chong Fook Loong, Deputy Director, HDB, said: "I think they're good. The students don't have a group-think mentality. They think quite differently from each other. Based on the patterns that are emerging, I think the ideas are refreshing. I think there are good ideas there that we can make use of later."
The public can also submit their ideas by sending them to the HDB website at www.hdb.gov.sg.
The competition closes on June 30. Those whose ideas are in the top 10 will each win S$1,000. - CNA/vm

JediAlf October 21st, 2008, 01:00 AM Recession or not, Singapore would still build them - it is more likely that the completion of projects would be stretched longer.
When we enter recession, the costs would either increase to lessen the losses or decrease to get sales. Singapore won't cut projects drastically. If they do this, this would send the messages to the investors.
The economy needs to be moving with spending. If the spending stops, then economy would stall and collapse. So projects of MRT lines and road infrastructure would continue. Major projects that are crucial to economy - integrated resorts would continue.
More or less, Punggol still gets building up.

Pungol development is still a less priority to other key economy spinner infra projects with a limited budget during a recession.
Paya Lebah, Jurong hub which has higher economy priority also sure delayed ...build mega office spaces, who rent at suburb when CBD offices will be plenty in 2-5 years ?

Govt to consider restarting some of deferred building projects if need arises

SINGAPORE: Domestic construction demand is expected to reach close to S$30b this year compared to S$17b in 2006.
But National Development Minister Mah Bow Tan warned the industry is expected to see a slowdown with the current economic situation.
Mr Mah was speaking at the Singapore Contractors Association's 71st Annual Dinner.
He said that if the need arises, the government will restart some of the deferred public sector projects, worth S$4.7b, to take up the slack in the industry.
If this happens, it must be timed carefully to ensure there is no constraint on the availability of skilled manpower, equipment and other resources.
Still, Mr Mah said, this will not be enough to keep the industry going.
He said: "In addition, we will continue with key infrastructure such as roads, MRT and we will also continue to invest in our housing projects, both in the construction of new housing as well as the various upgrading programmes that we have announced."
Mr Mah said the current economic crisis would give the construction industry the opportunity to sharpen its competitive edge by raising professionalism and focus on sustainable development.
A builders licensing scheme will start in the middle of next year.
And the Construction Registration of Tradesmen Scheme (CORETRADE) will begin next year to nurture a core of skilled tradesmen.
Mr Mah said: "Today, the industry is heavily reliant on foreign workers, and the transient nature of such labour makes it difficult to uplift or even retain the skills base. Yet, contractors tell me that crane operators are in short supply even with attractive pay of several thousands of dollars a month. With CORETRADE, I hope that our construction industry will become more attractive to more local skilled workers."
Builders must constantly challenge themselves to come up with innovative construction methods that will enable Singapore to grow, without compromising our quality of life and adversely harming the environment, said Mr Mah.
A "Green and Considerate Builders Scheme" will be launched soon to recognise builders for their efforts in adopting environmentally friendly construction methods.

SINGAPORE: The Housing and Development Board (HDB) has launched Punggol Arcadia, a 750-unit project under its Build-To-Order (BTO) system. The project is at the junction of Punggol Place and Punggol Field.
Buyers can choose from 3-room, 4-room and 5-room units. The price of these flats range from S$181,000 for a 3-room unit to S$416,000 for a 5-room unit.
4-room units cost between S$268,000 and S$327,000. This is higher than the S$223,000 for a 4-room unit to S$382,000 for a 5-room unit for the 964-unit Punggol Breeze BTO project launched in June this year.
HDB said Punggol Arcadia, located next to the planned Punggol town centre, offers a better location. Some of its 4-room units are also slightly bigger than those of Punggol Breeze.
The project is also close to amenities such as the Punggol MRT station, bus interchange and schools.
Those who wish to apply for a unit should make their submissions by November 26 via the Internet at HDB's InfoWEB. Computer terminals with access to the site can be found at all HDB offices.

THE Masterplan for Punggol's waterway has been unveiled and will see the coastal town's history embedded in its landscape in the form of heritage trails.
Residents can look foward to a 10km cycling trail in a rustic setting, along the 4.2 km waterway, which will recreate the old kampong days.
The waterway will also boast a coastal promenade and a host of water activities.
Local firm Surbana International and its parter, Japanese firm Sen Inc emerged the winner for the punggol waterway masterplan design competition, beating 10 other local firms.
The $25 million project will begin construction next year and complete by 2010.
Its development will be undeterred by the current economic woes, said National Development Minister Mah Bow Tan on Friday.
Mr Mah said the Punggol project is on schedule - 'and has been progressing steadily even during this economic downturn'.
Since August last year, he said HDB has launched over 5,000 flats under seven Build-To-Order (BTO) projects in Punggol.
'HDB plans to offer about 3,000 flats for sale annually in Punggol, subject to demand. By end 2011, there will be about 23,000 flats completed. Our plans to launch the first sale site at the Town Centre for a mixed commercial and private residential development are also on track,' said Mr Mah.
'We will be launching this waterfront site by 2010/2011.'
Mr Mah also gave the assurance that Punggol flats will remain affordable for all income groups.
There will be smaller flats and rental flats to cater for lower-income families. Also being built are about 500 rental units, and of the 5,000 BTO flats launched, about 550 are two-room and three-room units. The rest will be four and five-room flats.
The minister also launched a new design competition for Punggol's Waterfront public housing. HDB plans to offer these waterfront homes by mid-2010.

I hope new projects north from Punggol Waterway (punggol rd, etc) will rather be 40 storeys+ not to occupy too much land around...
ddes December 15th, 2008, 03:53 PM Punggol keeps getting pushed back further and further. I am skeptical of their plans for waterfront housing but the renders are, I admit very pretty, and remind me of Robertson Quay.
Punggol developed initially along the east loop of the LRT and will be developed along the new waterway. Logically, they want the development of Punggol to be organic so Coney Island, being the furthest away, and with no public transport built yet, will be the last to develop.

@spikeshamz, I'd rather prefer it to be a rustic park as planned. The main objective should be not to isolate people from an actual nature, even despite the developments around. I hope new projects north from Punggol Waterway (punggol rd, etc) will rather be 40 storeys+ not to occupy too much land around...
same here, i was thinking that punggol ( somewhere along the lrt line will be a good choice for flat, not too densitly populated and offer a rustic feeling with the "forest" opp.
Guess now all have to throw out of the windows. Why can they understand not every thing need to be comercialise?

THE Housing Board (HDB) has received overwhelming response from local and foreign architects to its Punggol Waterfront housing design competition.
The board held a technical seminar on Tuesday for participating architectural firms, which drew a turnout of more than 200 people.
This competition, launched by National Development Minister Mah Bow Tan in December, gives architects a hand in shaping Singapore's first waterfront public housing estate.
Architects will have to design a masterplan for a 26.6ha housing district west of Punggol's town centre by April 17.
Five shortlisted firms will go on to design a more detailed 4.9ha site along the Punggol Waterway. This second phase of the competition ends on Aug 21.
The chosen design will be announced and exhibited in November.
HDB's deputy chief executive officer of building, Mr Lau Joo Ming, urged the architects at the seminar to be 'bold... and dare to be different.'
HDB is open to designs from anyone, from young upstarts to established local and foreign firms, he said.
The board hopes to generate fresh designs and concepts for Punggol's waterfront housing, on the theme 'Green Living by the Waters'.
HDB plans to offer these waterfront homes by mid-2010.

Don't you see, the entire idea of creating a new "waterfront" is so that more private properties can be sold along that stretch, even if it is artificial. Even condos that are alongside those big longkang (canal) can be marketed as waterfront.

Group8asia, an international architectural firm has emerged as the winner of HDB’s Punggol Waterfront Housing Design Competition. In partnership with local design firm Aedas, they will set the benchmark for the first public housing parcel along the Punggol waterway.
2 Minister for National Development, Mr Mah Bow Tan, announced the winner of the Punggol Waterfront Housing Design Competition at the HDB Awards Ceremony today.
3 More than 100 firms participated in the competition, half of which were foreign firms from as far as Spain, the Netherlands, Japan and Hong Kong.
Punggol Waterfront Housing Design Competition
4 The two-stage design competition was launched in December 2008 to generate fresh, innovative and new design ideas for high-rise public housing along the waterway. Participating firms were required to incorporate new sustainable development concepts and features to realise the theme “Green Living by the Waters”.
5 The first stage required participating firms to propose urban and new architectural concepts for the housing district. The top five firms were then short-listed for Stage Two, where they further developed their design concepts proposed in Stage One into a more thorough and implementable architectural design that included landscaping and other detailing.
Interesting Forms, Livable Concepts
6 The winning design by group8asia and Aedas stood out from the rest for its sky terrace concepts, with spaces for roof gardens. The design enabled a large proportion of units to enjoy scenic views of the waterway. Other winning attributes include:-
· Resort-like design of the development;
· Functional and workable layout of site;
· Visually pleasant and refreshing housing forms that could be replicated along the waterway.
7 Singaporeans can look forward to the launch of the award-winning development in mid-2010. Comprising 1,200 units, the development offers residents an eco-friendly housing experience by the waterway. Residents will enjoy resort-style housing, which leverage on the attractions of the waterway and the promenade. It is expected that the project will be constructed and maintained, at a cost comparable to other public housing developments in Singapore – in the spirit of providing quality public housing at affordable prices.
Good Progress in Punggol
8 The Remaking Our Heartland (ROH) plans for Punggol continues to take shape. The Punggol Waterway will be completed by end-2010. When completed, Singaporeans will be able enjoy many activities along the waterway – from water sports (eg. kayaking) to a leisurely stroll along the promenade of the waterway.

Area will test ideas and tech promoting sustainable devt
THE Housing and Development Board (HDB) has identified Punggol as Singapore's first eco-town, and the area is set to become a 'living laboratory' for ideas and technologies promoting sustainable development.
HDB announced this yesterday, together with plans to install solar panels at Tampines, Bukit Panjang, Tanjong Pagar and Marine Parade.
'As the largest developer in Singapore, we have the responsibility to promote environmental sustainability,' said HDB CEO Tay Kim Poh at the International Housing Conference at Suntec Singapore.
As an eco-town, Punggol will become home to more environmentally friendly buildings. New developments along the waterway passing through the town are likely to have higher Green Mark ratings.
Punggol will also have facilities such as cycling paths and spaces for car sharing services, to encourage residents to adopt more environmentally-friendly ways of getting around.
When it comes to testing new technologies in energy, waste and water management, Punggol will be taking the lead. More importantly, HDB will look at lowering implementation costs and replicating these solutions in other towns.
HDB will also be working with advisers, town councils and grassroots leaders to encourage residents in Punggol to adopt a greener lifestyle. For instance, there will be outreach programmes to educate them about the eco-town's environment and design.
Other towns will be getting their share of action in promoting environmental sustainability. Following the successful trial installation of solar photovoltaic (PV) panels at Serangoon and Wellington,
HDB will be testing the technology in Tampines, Bukit Panjang, Tanjong Pagar and Marine Parade.
This move is part of HDB's $31 million plan to test solar PV panels in 30 HDB precincts by 2015. Last week,
HDB agreed to collaborate with the Solar Energy Research Institute of Singapore on two projects.
In the meantime, HDB will continue to rejuvenate older towns and estates through the Remaking Our Heartland programme. It plans to extend the programme to all other towns, after Punggol, Yishun and the Dawson estate, Mr Tay said.

SINGAPORE: The Housing and Development Board (HDB) is embarking on the second phase of development for Punggol town. National Development Minister Khaw Boon Wan said the plans are expected to take Punggol through the next five to fifteen years and beyond.
He made the announcement at the HDB Awards ceremony on Tuesday evening.
As part of Phase Two, HDB plans to increase the number of apartments in Punggol from the current 26,000 to nearly 100,000 in future. This will make Punggol twice the size of Ang Mo Kio town. The new apartments will be built in waterfront housing districts around Punggol.
There will be seven distinctive housing districts in total.
The Northshore and Matilda District are likely to start development first within the next five years, subject to demand. The Waterway East and West district are already under development.
The Northshore District will feature Singapore's newest seafront public housing, facing the Straits of Johor. The district will also have the tallest residential buildings in Punggol.
Buildings will be able to go up to 29 floors, as compared to other buildings in Punggol, which have about 16 to 18 floors.
"Our goal is to plan creatively, towards having each new town better than those developed earlier. In this way, we progressively level up the standard of HDB living," said Mr Khaw.
Residents can also look forward to the new Punggol Downtown. Some of the new plans for Punggol Downtown include introducing a Learning Corridor, designated to house future educational institutions. Another plan is to hold a Creative Cluster, to host new commercial activities.
Punggol will also be made "greener". The existing My Waterway@Punggol and the Punggol Waterway Park will be enhanced, with more green spaces being created towards the North. This will be part of what HDB has branded as the "Green Heart" of Punggol.
More green corridors will also be built for recreational activities like jogging and cycling.
One of the main ones will be Old Punggol Road. The 1.5-kilometre road which will be transformed into a pedestrian-only corridor, closed off to vehicular traffic.
More common spaces for residents will also be created for the community. For example, a new Town Square will be developed in the heart of Punggol town. More community facilities and a new hawker centre for residents will also be built.
"If we execute it well, we can create gems out of our HDB towns. This will raise Singaporeans' quality of life and also strengthen our emotional links to the neighbourhood we live in. Execute it well, we can live very comfortably despite a higher population density. Punggol town will be such a gem. And there will be many other gems too," added Mr Khaw.
Transport infrastructure will also be enhanced with cycling tracks built on new roads.
It is hoped that this will encourage eco-friendly commuting.
The first phase of Punggol development began in 1996, with the announcement of the Punggol 21 vision.

Like Jurong, Woodlands and Tampines, it will come to a point when one MRT line will not be enough. Now URA has 2 directions to leverage on this huge increase in population in the northeast (up to 400,000 in Punggol), which has no industrial estate. 1. Continue to identify the CBD as the main business district and as such, getting LTA to open up a new MRT line and build more road connections to address the daily commuting between the northwest and the CBD. 2. Take advantage of the north coast line and build up Woodlands Regional Centre, Changi Business Park, and intensify Tampines Regional Centre and Industrial estate,, Seletar Aerospace Park to draw residents to work there.

SINGAPORE: Recreational facilities at Punggol Point are shaping up, following the opening of Punggol Point Walk last year.
Operations at the site are set to begin as soon as it receives its temporary occupation permit.
The 2.9-hectare site took about S$40 million to develop.
The site comprises a horse-riding centre with over 60 stables.
It will be themed a cow-boy town, and will feature 30 chalets, a retail shop, and a restaurant.
There also plans to link the site to Coney Island, which is tipped to be Singapore's ninth nature park.
Punggol Horse Riding Centre's owner Mani Shanker said: "We can do a nice trial from our place to Coney Island. (It) would be another thing that brings us to connect with nature, and I say eco-green, where you are going without petrol (or) diesel to get into Conney Island. That would be great if we can work with NParks in that area."

I hope they leave it as 'natural' as possible despite making it more accessible. Our parks tend to be very heavily made up and rehearsed, although I think Bishan park is a good example of the direction (I hope) we're heading. I do like how the river running through manages to look less constructed and built up.

SINGAPORE: HDB's My Waterway@Punggol project has won an international gold award.
It clinched the honour under the Project Built section in the 2012 International Award for Liveable Communities conferred by the LivCom Management Company.
The award recognizes International Best Practices in the management of the local environment and is endorsed by the United Nations Environment Programme (UNEP).
My Waterway@Punggol was chosen as the winner by an independent panel of environmental and landscape management experts.
All project entries were judged based on the following criteria: Enhancement of the natural and Built Landscape, arts, culture and heritage, environmental best practices, community participation and empowerment, healthy lifestyle and strategic planning.
The Livcom Awards are given out annually since 1997 and over 50 countries have been represented at the Awards.
Besides winning the LivCom Awards 2012, My Waterway@Punggol's most recent accolades include the FIABCI Singapore Property Award in October 2012 and the Global Superior Achievement Award by the International Water Association in August 2012.
The LivCom Awards 2012 winners were announced at the award ceremony held in Al Ain in the United Arab Emirates on Monday.

On paper a North-Coast Line connecting Punggol to Woodlands and Tampines, where offices and business parks provide employment sounds like a good plan, we'll see how URA pull it off successfully.

Nine bids received for Punggol F&B site

SINGAPORE : The Urban Redevelopment Authority (URA) received nine bids at the close of the tender for a food and beverage site located at Punggol Point on Tuesday.
Mainboard-listed property developer Fragrance Group submitted the highest bid of S$11.4 million, which translates to about S$3,789.60 per square metre of Gross Floor Area (GFA).
This was 33 per cent higher than the second highest bid of S$8.6 million submitted by building firm KT & T Resources.
The other seven lodged bids ranged from S$1.7 million to S$8.0 million.
The site measures 11,606.6 square metres and has a maximum permissible GFA of 3,000 square metres.
The plot can be built into a two-storey development that will have a lease term of 15 years.
URA said a maximum 20 per cent of the total GFA can be used for complementary retail use.

y2koh March 23rd, 2013, 04:21 PM Thanks for the updates on all the BTOs, Parcvista is really fast, can see the amazing difference compared to Waterway Terraces I & II, which were launched 1 year and 2 months earlier respectively.
deskoh91 March 24th, 2013, 08:46 AM those terraces are definitely not using the conventional HDB cast. I guess that played a big part in slowing the project down.
