I personally cant comment too much on the quality as i never really go to many shops to compare them but a fren of mine did say that the price is quite low compared to others and the quality is ok.

As for those from lightcraft, those interior designer said they bought those old stock from spore and hence u can get much cheaper one from spore.... but that's without transportation costs n tax la:lol:

They called my unit, but i wasnt in...so my contractor got to call my mobile. But after he pass the phone to the security.... i told them im the owner of C-xx-xx ...they let him in. (no further question or verification hehe)

And everyday at 530... they will call and tell me to ask them to stop work at 6am. Today they called to tell me that my contractor's van must leave the compound by 630pm

This is the standard working procedure to prevent imposters to attempt to enter the compound. Thus, they need to verify that it is a real case of contractors. To leave at 6pm is to ensure that existing residents are not inconvenienced by the contractors.

Will talk to Kondoservis on how to further tighten the control as I know the verification process is a bit weak. Thanks for highlighting.

It depends kot.... I'm currently using remote controlled kipas for more than a year and i usually leave it on the whole day for to circulate air for my tikus-tikus & Orion. Still working fine...still lah...:nuts: :nuts:

I've been using panasonic 4 blade remote controlled fans for more than 5 years - no probs.

U can try Wings 5 blade ones. Cheaper than Panasonic. One electrician recommended them to me.

do you mean your own parking bay or visitor parking bay? it depends on which one that u referring too...

U mean one has to rent bays from Kondoservis or from Mayans through Kondoservis? I've collected my keys but no sight of LAD :( I gave them notice when I collected my keys but no reply from BB thus far.

fyi,the lift from parking only goes up to G. Then you have to walk through the Lanai side entrance door to get to the main lifts to your unit. So if you bring heavy stuff through your parking bay,it is a long, long way and have to change lifts (make sure you have trolley!).
The main bulky items entrance is actually at the side of main entrance of Havanna at G (ie the other side away from Lanai). The road access is supposed to be open, via the ramp at on the right after the guardhouse, but is currently used by lorries for Savanna construction. I am not sure when they will allow Havanna residents to use this main entrance road.

Wanna ask the Mayans that already living there , how much you renovation cost ?? Hopefully can share sum experience and save $$$ by proper planning. :)

aiyo, this really open ended one- just beware that a lot of small things add up to the cost significantly. I spent some RM30K initially for kitchen cabinets (with granite countertop), walk in closet buit-ins, bedroom wardrobe, bathroom mirrors and cabinets and livingroom tv cabinet. Then come the cost for lighting (easily another 5 to 10K), curtains,fans etc. Luckily I use mainly my old furniture, kalau tak pengsan.

for those that are really cost conscious, these are the places i went to get my stuff:-

for lightings, bulbs, fans (not remote control):-
houses lighting enterprise, 33 jalan bpu 6, bandar puchong utama (tel: 58823790) - it's after tractors, going towards cyberjaya/putrajaya, there is an interchange to bpu, it's near that interchange

for electrical items such as fridge, water heater (storage / instant), remote control fan, vacuum cleaner, washing machine:-
syarikat weng hing (tel: 62749977) they have a lot of branches, most of the time i go to the kepong road branch, just before jaya jusco

I find the guards to be well mannered, they smile & greet ppl.
And they can speak good english, some can speak average bahasa too:)

that was one of the defects i reported... they just came and drill the drainage hole bigger, and deepen the tiny drain line along the pebblewash:)

if you find the contractor too pushy.. i dont suggest you take him to your unit and ask for quotation. Heard stories of other development where the contractor who gave quotation, but didnt get the job got angry and vandalise the unit.

Note : the contractor has access card to to Havanna as he is already working on another unit.

yalah,more space, more money required. don't be surprised if you have to spend up to 20%(or more!) of your unit cost to renovate and furnish if start from scratch.

i find it abit funny, especially when i saw them at the opposite unit. If is was my opposite neighbour that wants to have a look, thats fine.

So i had a feeling he is a real estate agent, showing some potential custormer around. Since theres no benefit to me, and i have no idea who are they (could be robbers?) So i decline them and said im not free.

I strongly suggest that you report your "experience to the management. These people are like vultures la!! I remember very well during Jaysia time that all renovators are not allowed to hang around to harrass SM residence. Kalau ada kerja, stay put kat tempat kerja!! Same goes for the real estate agent...... adui, these people ah, barracuda. There are quite a few unscrupulous ones out there and now with the handing over of havanna, it is like drawing all these creatures out of the wood works again ... of course mah, older phase of seri maya dah pun occupied maybe tak de chance but with havanna, wah, big fat cow!!

We cannot let these kind of people having free rein coming in and out and harrassing owners ... report !

for those that are really cost conscious, these are the places i went to get my stuff:-

for lightings, bulbs, fans (not remote control):-
houses lighting enterprise, 33 jalan bpu 6, bandar puchong utama (tel: 58823790) - it's after tractors, going towards cyberjaya/putrajaya, there is an interchange to bpu, it's near that interchange

for electrical items such as fridge, water heater (storage / instant), remote control fan, vacuum cleaner, washing machine:-
syarikat weng hing (tel: 62749977) they have a lot of branches, most of the time i go to the kepong road branch, just before jaya jusco

i have checked out ALL light shops around the tesco puchong and giant puchong area yesterday.... the ones around tesco is cheaper then the ones around giant.

i will go to the one u recommend in bandar puchong utama.. see what they have. and hv to pop by the electric shop near kepong jusco... that is very near to my rented apt in segambut... hehehe.... will go there tonight.

i normally get my lights from eluminuz at jln ss2/24 pj(tel 03 78738823).hey have another shop somewhere in pudu called wong lighting. Good selection and reasonable pricing. yesteday spent less than 1k in total for lights for almost all required for havanna unit.

i'll go check out this shop too before going to the puchong one. hehehe...

aiyo, this really open ended one- just beware that a lot of small things add up to the cost significantly. I spent some RM30K initially for kitchen cabinets (with granite countertop), walk in closet buit-ins, bedroom wardrobe, bathroom mirrors and cabinets and livingroom tv cabinet. Then come the cost for lighting (easily another 5 to 10K), curtains,fans etc. Luckily I use mainly my old furniture, kalau tak pengsan.

Wah 30K without furniture yet ah ..:nuts:

Hm my plan is to do the followings :

1) Plaster ceiling
2) Wardrobe for each room
3) Kitchen cabinet
4) Tint for windows
5) TV Cabinet
6) And all furniture& electrical (TV,Wash Machine,Bed,Air Cond and etc)

also the compulsary lightings,fan and toilet .

just got back from a tour of the havanna units with some of the other forumers. thanks to jai and adi, for giving us the privilege to view your units. very nice units you guys have. now is time to do it up and make it even much more nicer :)

the swimming pool and breezeway are excellent. the pool is superb compare to the one we have in lanai/jelatek (my opinion) and the view from the breezeway is another highlight. nice, very nice! seeing fireworks from the breezeway will be another highlight. sure will go ooooooo and aaaaaaahhhh :nuts:

fyi, just found out that the management have moved the rubbish bins in b1 for block m to a special rubbish room near the ramp from b2. i am not sure whether this arrangement is the same for b2 or other blocks. anyhow i think this arrangement is better. at least the entrance/exit doors for block m b1 is looking much more neat and tidy......no rubbish strewn around.

Any of you seen any defects in your unit ? What are the common that youthink I should look into when I get my key....

from what i saw from jai and adi units, i honestly think the workmanship is really good for havanna. so much better than jelatek or at least my unit. the walls are so smooth and the floor tilings are very well done including the timber strips for the bedrooms. i guess you just look out for the obvious such as cracks on the tiles, uneven timber strips, the doors, electrical points, water taps, etc. etc. anyhow you will have 18 months warranty to get them to fix any other things that you notice. like for myself, one of the air-con was not functioning after 14 months and i just report it to the management office and then bintang buana arranged the technician from panasonic to fix it (free of course). just take your time looking around your unit and spot the obvious. anything that you don't feel nice or comfortable, just note it down and get them to fix it. it is your right to do that.

Havanna is standard unit. The lights that I got are only ceiling and wall lights - no floor standing or table lamps- as I intend to rent out the unit. Thay can deliver within a week. Installation- I think they can do also,i've never asked them as I let my renovation contractor arrange for electrician.

just to share some info i have...

i went to eluminuz.... and their price is indeed cheap.... i actually bought the same wall light as the one u bought... hehehe... but i got it cheaper in 99 lighting..

that is rm48.75!!!

in the end... i decided that this "99 lighting shop" in persiaran surian, after ikea and before kota damansara, across the road from shell station, offer the best deal for me. eluminuz comes close at 2nd place. but i prefer 99 lighting because its a famliy run business.. and the auntie/uncle/son are all so nice one... so... i spent nearly 2k for almost all lights in my unit these. Lights left to buy, 1 pendant light for living/dining, 1 pendant light for bedroom, exhaust fan and lights for bathrooms.

btw... 99 lighting is selling the panasonic wireless 5 blade ceiling fan at rm240 CASH. after all my search... they are the second cheapest. the cheapest is rm239 in puchong but they do not have any stock and have no idea when they are getting any new stock. some people are selling these at rm300!!!:nuts:

3) uneven tiles
4) hollow tiles
5) imperfect paint job (uneven, stains, not smooth, lines)

7) imperfect door/window (cant close proper)

i should hv did that tape and marker pen note... but so lazy laa... maybe i have to it jugak... maybe tomorrow i will make note to help the people to indentify the troubled spot faster!

A couple of days ago I was driving with a friend on Jln. Jelatek past the Seri Maya complex and on a whim decided to do an up-close-and-personal progress inspection of my Savanna purchase.

Parked the car near the muddy site entrance (... yup, I glimpsed the infamous red Savvy@Sawi parked a few cars back) and (with a stern DBKL inspection-team look, >( ha ha) we walked right past the guards and shuffled on the muddy track up to the Savanna block.

Mine is a 1,400 sq ft type on a lower floor of Unit 4 - the extreme left side of the Savanna block below. Click on image for bigger picture:-

We walked up a few flights of stairs and managed to find my unit. Apparently, the contractor scrawled D-xx-xx on the entrance doorframes of all units.

Basically, the floor finishes are done (the tiles securely covered by thick sheets); sliding door and windows installed; plug points, switches and fusebox installed; and bathroom fixtures all in place. Built quality and finishing seem good and solid.

Now lets talk about the view .......... :tongue4:

My unit commands a green vista of Kampung Warisan and the hills of Setiawangsa/Wangsa Maju plus a tinge of the Main Range as a backdrop.

I'm happy with my choice of view ........ faaaantastic :laugh:

Hmmm, I'm already imagining myself relaxing in my lanai with laptop/book and nice cuppa coffee/iced tea with soft gamelan music and scented candles complementing the view and fresh breeze and ........... zzzz zzzzz. :nuts:

thanks, hopefully there wont be any major defects, started to hunt for furniture n other stuffs, went to puchong n spent whole day there. went to HAUS, GRAND TEAK and some lighting shops, and also kitchen + bath shop... will go for more shops in other places this coming thursday n friday as i will be goin on leave and will update the quotation here :)

masterbath has piping/wiring and mixer tap, only need to install the hot water tank in ceiling. the 2nd bath only has wiring and no mixer tap- have to use the portable type (without incurring major plumbing work).

by the way folks i bought a 35L JOVEN water heater at RM540 frm Kepong Ind Park.
Installation at RM150. pls take note HAVANAA uses the 3pin plug-round version like your hall aircond plug. So u may need to get your water guy to prepare it.
i think 35L is too big.... regret le..

anyone got any complain about the defect completion works? after the defect works they left some smudges on my wall, have to get them to come back again.... :( , i am trying to move in by 1st week Jan , saw some new owners like damn eksyen le... WTF man...

I believe 'common property' starts at your doorstep. Therefore,you should not be putting a grill at your entrance doorway. The management is very strict- you can't even put a doormat or leave your shoes outside your door.:ohno:

From my experience living here and many other parts of the world, Owner Occupiers are usually the most decent, friendliest lot; Tenants so so; ....... while the free-loading bums, fake blondes, and assorted losers who visit, tumpang or pinjam the Owner's/Tenant's place are usually the most "eksyen" group. I can sense these freeloaders from a mile away -- this species tends to vandalise common areas, gets rude/unruly at the gym/poolside/carpark/guardhouse and adapt at creating a mess of their trash. Since they are not long-termers, they don't feel obliged to outlay any "social investment" (make friends, be nice, give-n-take, etc.) within the community.

If a condo community has a too high proportion of these people languishing in their midst -- the quality of life, general upkeep, and long-term value of the property will be at risk. :ohno: We certainly don't want to utter the "there goes the neighbourhood" line so soon after parlaying one of the biggest financial investments we'll ever make.

Lets hope this won't be the case for our beloved Seri Maya abode. Whats the experience of our Lanai and Jelatek friends thus far?

i know on my floor, 3 are owners n the other 3 are tenant. im close to my next door neighbour n the other one..tenant..they are not eksyen...maybe due to the language barrier as one of the tenant i know happen to be Japanese...always smile2 only..but dont really talk.

i put only for master bedroom, cos if you put in those instant water heater the two taps will be useless, plus u need to hack/drill the wall
you can get the 30liter for Rm450 or soo without installation. Installation cost me Rm150,

the common toilet i havent thought of anything yet... so no heater yet
also it doesnt have 2 taps...i think(forgot already...going nuts figuring out lights)

Went to Siloso Beach Party in Spore .A so so only event .:bash: Definitely my 1st and last ones.....Anyway will be in KL from 2007 onwards .....Anyhow got to see fireworks there and lots of sexy babes covered in foam :lol:

the other day some contractor/owner left 2 Panasonic instant heater empty boxes at Havanna lift 6. Really inconsiderate.

Anyone notice any Havanna owners/contractors that misbehave yet? i hope they dont leave their rubbish around the corridor or lobby.

I told mine to pack up everything and dispose it out of the compound.

i saw someone put boxes and also a toaster and microwave at the bottom of the lift B1, one of the lanai lifts... no wonder we are still 3rd world..
can someone go scratch their car ?

I think this is not the end of the story...This is just Jelatek II with 150++ units and how about Havanna with 400++ units...:nuts:

Just now I was driving out of the Seri Maya parking exit and I saw the Red Savvy parked on the roadside near the Guard House. Really obstructing the view of oncoming vehicles and really poses a danger. I think I'm going to join the anti Red Savvy gang now. Vehicle owner of the Red Savvy WNT 6979, if u r reading this, please be more considerate when parking your vehicle!
