A New Horizon for the Holy Sanctuary of Mecca
“Al-Shamiya” project is considered one of Al-Oula most ambitious projects, through which the Company seeks to provide the highest international specifications in consistency with the significance of the location falling within the holy sanctuary of Mecca to the north of the Haram Mosque. The project gives an ambitious and practical vision to the north of the Haram Mosque.
• Location & Area:
Al-Shamiya project is located within a series of developmental projects launched by the Government with a view to developing and rehabilitating the region surrounding the holy sanctuary of Mecca to meet the needs of its visitors. This project covers an area of one million five hundred thousands square meters approximately, extending from the extremities of the sanctuary to beyond the second circular road to the north and from the Holy Mosque Street to the east and Jabal al Qaaba road to the west.
The plan includes Al-Shamiya, Garoul, Alqarara wa Alnqa. The area to be developed reached three million square meters distributed among different activities, of which hotels, hotel residences, commercial centers, and markets, general services, in addition to permanent residences for the people of the region and the relevant services. The project can accommodate about two hundred fifty thousands people and about four hundred thousand prayers.
• Services & Utilities
Al-Shamiya plan phases include the main pedestrian axes, the hotel course, which includes three levels separated by a wide street, surrounded by a group of hotels aligned in graduation and overlooking the sanctuary.
These groups of hotels are distinguished for being near the Haram square and overlooking it. Al-Qalaa residential project, which is a group of buildings at the top of Hindi Mountain intended for hotel residency and permanent housing, was developed in conformity with the urban rhythm.
The northern portal of the project, which is a principal landmark in the project, is composed of a distinguished tower located in the middle of a huge area surrounded by a group of medium buildings intended for commercial activities and shopping at the bottom of the square, cutting the portal station, and composed of five floors containing bus stations, car parking with a capacity for about 10500 cars and bus.
• Project’s Objectives
The project ‘s objectives lie in the development of an urban environment consistent with the position of the holy sanctuary of Mecca, the integration with the structural plan to develop the central region of Mecca, and the restructuring of the road network with a view of expanding the squares of the holy sanctuary to accommodate as many prayers as possible.
It also aims at providing public safety to the residents and visitors, reducing the pressure of urban development in the region located on the borders of the holy sanctuary directly, in addition to linking the internal regions of Al-Shamiya with the interests of the urban development, and distributing the real estate value of the development process.
• Development Phases:
Given the great deal of privacy of Al-Shamiya, Al-Oula raised its interaction rhythm since it became the principal owner of Al-Shamiya Company, and it elaborated the necessary studies to start the phases of the development. The development will necessitate a period of ten years at a total cost of 40 billion riyals, and it is undertaken through phases starting with developing the infrastructure and providing the location with all the services, thus escorting the most modern regions in the world.
The period of the first phase that is due to start soon is expected to last about three years. The project, which Al-Oula Company puts on its top of its future ambitious projects, was developed in coordination with the Higher Commission for the Development of Mecca and by following the planning and details directives and requirements established by the Commission, to keep the balance between the public and private interests.
