Also, from the Google Earth pic, the plot looks too small for a 27F tower, do think it might include the adjacent plot to the left? Or is there another project planned there?

Well, I don't know if anything was demolished prior to the beginning of the works.

For your second question Beirut!, I don't find the plot area that much small because by comparing it with Phoenicia Hotel's middle building, they are more or less the same width.

..the plot suck...dont u hate it when theres a slum-building right next to a brand new modern tower?.. they have to fix/demolish the old ugly buildings...or just do smthin about them. nice building deisgn tho.

well what can we say guys, its not as easy as 1,2,3, be glad that we even reconstructed a part of our Beirut, and the rest will come sooner or later. Not every city has made the comeback Beirut has done! So be proud and stop complaining!

this is it lol, this building is a combination of all the buildings around it, the shiny silver is like that of the Platinum, the glass like the Marina Towers and the limestone color is like the BCD buildings, it will indeed look awesome!

Guys,

I knew from the owners that the building permit has been issued and Construction shall start in 2-3 weeks (Mobilization Period). I will try to attach a photo of the most recent perspective.

I noticed it appears they have added two new rendering images to the billboard at the construction site (compare to the pic Nareg took in the Intro post).

Also, this new official rendering is much clearer and brighter and certainly improves the overall look of the tower.

How many meters do you guys think this tower is, including the spire?

I think 100 to 110 meters.... The spire looks like 9 to 12 meters tops from the end of the concrete part. I'm basing these figures on typical ceiling height at 3 meters.

Yes i took the pics. Apparently yes they have changed the billboard to adress some new amendment introduced to the envelope (notice they have changed the 6th floor from one simplex to two apparmtnets). The height of the building is 114 meter (with the sail) and the clear height between each floor is 3.20 :) ;)

Yes, the adjacent house is the Joumblat Palace. Still, there was an old house where the building is being built.

Yes,the view from the sea will look gr8 once completed :banana: and i think it's built on a relatively higher area than the one of the water front.it's 142 with the antenna because the tower itself doesn't look that high actually.

oh now i like it better! it completes the scale of the marina and doesnt make it look like its stops and starts if u know what i mean

Rather interesting information, instead of 112m the tower is actually 142meters above sea level


Building height is one thing and above sea level is another thing; for example, one floor house in Aley is 800 meters above sea level :)

Google earth shows that the height of the area where this building is located is around 30+ meters at the street level, so adding 112 will give 142 meters above sea level, so I don't think there has been change in the building height.

^^ Yes I noticed however it will greatly impact the Marina Skyline (from a certain angle of course) :) It will be around the same height as any other building along the promenade but you're completely right.

^^ That's confusing.. if they increased the spire lenght that much then it could be 142 meters high (with the spire), but I wonder why they say above sea level instead of building height. Anyway we'll have to wait and see how far it goes up.

Now according to their website, each floor is 3.20 meters high. With 27 floors, that would total to 86.40 meters high. So that would make the spire 25.60 meters high if the height of the tower is 112m (which sounds most likely)

I think you are right. Why do they need such a long spire? Are they trying to break a record?

are you sure ??? so why i don't see its impact on Beirut skyline recent pics ??? i remember when the PT,MT and BT were 23 floors high , they used to appear in almost every and each pic of Beirut skyline .

You can see in this pic the tower's impact from the Corniche. I think it does make an impact, its defnitly one of the tallest (due to the fact that the ground its built on is quite high)

^^ in the 2nd pic u posted , it looks really strange , as if it's a totally different tower, and the last pic shows its impact on the skyline , and with the spire it's going to be the tallest from that angle.

I know, the 2nd picture is taken from my balcony, its right directly behind it. So that is actually the back of the tower,the upper floors of the building are a very different design than the rest of the tower, or so it seems at least, and I think its really nice actually.

How old these pics are ??? and can you see any cladding works ???

a week or 2 old, not long ago really. No cladding yet. Maybe just minor stuff but nothing really noticeable.

external envelope is scheduled to start early august 2009.

^^ yes and no, the term external envelope is whatever is between the interior and exterior of the building. Usually it's something that will protect the inside of the building from the outside. Windows are considered external envelope without the cladding itself, cladding is just for aesthetic purposes on buildings... however 98% of the cases when they begin the external envelope they start the cladding as well :)

pfff don't we need to take care of this horrible surrounding before we go on and build high rises

actually, I live in that neighborhood when I visit in the summers, and I can tell you other than this specific angle... the entire neighborhood is either old buildings renovated, or new high rises... there is nothing wrong with this neighborhood. TRUST ME.

lebnani that's exactly what i desire.... I mean sometimes we just pay lots of money for immense projects and yet we don't pay very small amounts to clean up the mess that eventually would make the whole scene a bad one .. so I pray that the whole area will be renovated or rather the parts that need to be renovated .. because it's an amazing area and it's such ashame to leave some parts of it like what it's shown in this picture ...

^^ When i was in Beirut this winter i saw ALOT of renovations. Hopefully becomes a habit for Lebanese.

The plot is totally empty. it was used for sometime by the contractor to mobilize/demobilize.

No this building is Mina el Hosn
The exterior of the building is complete but minor things are being fixed like the pool and the entrance.
Only one family has moved into the 4th floor, and we will inchalla move by mid July
