Also, from the Google Earth pic, the plot looks too small for a 27F tower, do think it might include the adjacent plot to the left? Or is there another project planned there?

Well, I don't know if anything was demolished prior to the beginning of the works.
For your second question Beirut!, I don't find the plot area that much small because by comparing it with Phoenicia Hotel's middle building, they are more or less the same width.

Nadini April 22nd, 2007, 07:54 PM this is it lol, this building is a combination of all the buildings around it, the shiny silver is like that of the Platinum, the glass like the Marina Towers and the limestone color is like the BCD buildings, it will indeed look awesome!

I noticed it appears they have added two new rendering images to the billboard at the construction site (compare to the pic Nareg took in the Intro post).
Also, this new official rendering is much clearer and brighter and certainly improves the overall look of the tower.

NEWUSER August 30th, 2007, 02:21 AM I think 100 to 110 meters.... The spire looks like 9 to 12 meters tops from the end of the concrete part. I'm basing these figures on typical ceiling height at 3 meters.

The height of the building is 114 meter (with the sail) and the clear height between each floor is 3.20 :) ;)

As far as i know there is still an old house (that got rennovated), it is adjacent to the building. It is classified as heritage and can not be demolished.

Yes, the adjacent house is the Joumblat Palace. Still, there was an old house where the building is being built.

Building height is one thing and above sea level is another thing; for example, one floor house in Aley is 800 meters above sea level :)
Google earth shows that the height of the area where this building is located is around 30+ meters at the street level, so adding 112 will give 142 meters above sea level, so I don't think there has been change in the building height.

Now according to their website, each floor is 3.20 meters high. With 27 floors, that would total to 86.40 meters high. So that would make the spire 25.60 meters high if the height of the tower is 112m (which sounds most likely)

You can see in this pic the tower's impact from the Corniche. I think it does make an impact, its defnitly one of the tallest (due to the fact that the ground its built on is quite high)

lebnani July 21st, 2009, 10:24 PM I know, the 2nd picture is taken from my balcony, its right directly behind it. So that is actually the back of the tower,the upper floors of the building are a very different design than the rest of the tower, or so it seems at least, and I think its really nice actually.

Nadini July 29th, 2009, 11:27 PM ^^ yes and no, the term external envelope is whatever is between the interior and exterior of the building. Usually it's something that will protect the inside of the building from the outside. Windows are considered external envelope without the cladding itself, cladding is just for aesthetic purposes on buildings... however 98% of the cases when they begin the external envelope they start the cladding as well :)

lebnani January 19th, 2010, 12:37 PM actually, I live in that neighborhood when I visit in the summers, and I can tell you other than this specific angle... the entire neighborhood is either old buildings renovated, or new high rises... there is nothing wrong with this neighborhood. TRUST ME.

I mean sometimes we just pay lots of money for immense projects and yet we don't pay very small amounts to clean up the mess that eventually would make the whole scene a bad one .. so I pray that the whole area will be renovated or rather the parts that need to be renovated .. because it's an amazing area and it's such ashame to leave some parts of it like what it's shown in this picture ...

The plot is totally empty. it was used for sometime by the contractor to mobilize/demobilize.

The exterior of the building is complete but minor things are being fixed like the pool and the entrance.
Only one family has moved into the 4th floor, and we will inchalla move by mid July
