The empty land by the side of MidValley Phase 2. So two 70 towers there haha. Photos by SAMUEL ONG http://thestar.com.my/archives/2007/7/30/central/map.jpg THE mayor of Kuala Lumpur's recent announcement to build a modern skybridge linking Abdullah Hukum’s light rail transit station in Bangsar to the Mid Valley Megamall as a means to ease congestion seems like a noble idea, yet transport and town planners say the whole structure of the station must be re-designed for this to work. Experts also say that Kuala Lumpur City Hall should look at the big picture and consider integrating a transit hub in the area if there is ever a hope of seeing city folks opting to use public transport to work. IMAGINE a transit hub - something akin to Kuala Lumpur Sentral only much smaller in scale that would serve as a link to Mid Valley Megamall, KL Sentral and other parts of the city in Kampong Haji Abdullah Hukum near Pantai Dalam? Apart from the LRT station, there should also be a second KTM line and probably even Monorail with facilities like a bus bay and car park for the public to park their vehicles and take the train. Having an integrated system like this would be a much better bet for DBKL to fight congestion and persuade the public to opt for public transport when coming to work into the city. Private traffic consultant Goh Bok Yen commended the mayor for proposing the Skybridge project to link the Abdullah Hukum LRT station to Mid Valley Megamall but said that it must be carried out with much thought and research. Goh said the concept of linking the station and the mall with a 300m bridge was a good one, but it would only work if the station were able to take in the capacity of the crowd - or else it needs to be re-designed as the current capacity for the station is inadequate. “Firstly you need a suitable location that is big enough to be a landing gateway to handle a big crowd and Abdullah Hukum is not big enough for that,” he said, adding that it must be expanded to handle a big volume. Goh said without proper research, the bridge would be just another inlet for LRT users. “And would people want to go to the mall and return via the bridge with a bag full of groceries from Carrefour and then take the LRT?,” he asked, before saying that he didn’t think so. Goh also said that for the Skybridge project to work, a certain volume of pedestrian was needed. For a 300m bridge to be pedestrian friendly it must have a width of more than 5m - anything less just won’t do. “Anything more than 250m must be pedestrian-friendly. In other words it must have escalators, be air-conditioned and have enough retail activity along the way to give it that indoor feeling. Don’t build something that serves no purpose,” he said. Which is why Goh said that it was important for DBKL to look at the big picture and think long term by balancing up the project by integrating it with transit hub in Abdullah Hukum to ease congestion in the city. Town Planning expert Professor Dr Kamaruzzaman Ujang who is working with DBKL on the Skybridge project said that the main idea of the bridge to link the mall to the LRT station was to ease congestion and create a congestion-free KL by 2020. “Our discussion is clear that for the bridge to work it must be smooth flowing, air-conditioned and it must be convenient. As for the transit hub - it may work but it must be planned well. We don't want a situation where the area becomes a congestion nightmare in 10 years. Retail executive R. Malani, who lives in Kelana Jaya and works in Mid Valley, said the Skybridge project sounded like a good idea and that she would not mind using it to get to her workplace. “But it would be better if there were proper parking bays for me to park my car at the station (Abdullah Hukum) and then I can take the Skybridge to work,'' she said. “In Kuala Lumpur, the LRT and Monorail system are not designed for park and ride and it's a pity because for a system to truly work it should be integrated - or else why bother doing it,'' said Goh. Experts also say that Kuala Lumpur City Hall should look at the big picture and consider integrating a transit hub in the area if there is ever a hope of seeing city folks opting to use public transport to work. IMAGINE a transit hub - something akin to Kuala Lumpur Sentral only much smaller in scale that would serve as a link to Mid Valley Megamall, KL Sentral and other parts of the city in Kampong Haji Abdullah Hukum near Pantai Dalam? Apart from the LRT station, there should also be a second KTM line and probably even Monorail with facilities like a bus bay and car park for the public to park their vehicles and take the train. Having an integrated system like this would be a much better bet for DBKL to fight congestion and persuade the public to opt for public transport when coming to work into the city. Private traffic consultant Goh Bok Yen commended the mayor for proposing the Skybridge project to link the Abdullah Hukum LRT station to Mid Valley Megamall but said that it must be carried out with much thought and research. Goh said the concept of linking the station and the mall with a 300m bridge was a good one, but it would only work if the station were able to take in the capacity of the crowd - or else it needs to be re-designed as the current capacity for the station is inadequate. “Firstly you need a suitable location that is big enough to be a landing gateway to handle a big crowd and Abdullah Hukum is not big enough for that,” he said, adding that it must be expanded to handle a big volume. Goh said without proper research, the bridge would be just another inlet for LRT users. “And would people want to go to the mall and return via the bridge with a bag full of groceries from Carrefour and then take the LRT?,” he asked, before saying that he didn’t think so. Goh also said that for the Skybridge project to work, a certain volume of pedestrian was needed. For a 300m bridge to be pedestrian friendly it must have a width of more than 5m - anything less just won’t do. “Anything more than 250m must be pedestrian-friendly. In other words it must have escalators, be air-conditioned and have enough retail activity along the way to give it that indoor feeling. Don’t build something that serves no purpose,” he said. Which is why Goh said that it was important for DBKL to look at the big picture and think long term by balancing up the project by integrating it with transit hub in Abdullah Hukum to ease congestion in the city. Town Planning expert Professor Dr Kamaruzzaman Ujang who is working with DBKL on the Skybridge project said that the main idea of the bridge to link the mall to the LRT station was to ease congestion and create a congestion-free KL by 2020. “Our discussion is clear that for the bridge to work it must be smooth flowing, air-conditioned and it must be convenient. As for the transit hub - it may work but it must be planned well. We don't want a situation where the area becomes a congestion nightmare in 10 years. Retail executive R. Malani, who lives in Kelana Jaya and works in Mid Valley, said the Skybridge project sounded like a good idea and that she would not mind using it to get to her workplace. “But it would be better if there were proper parking bays for me to park my car at the station (Abdullah Hukum) and then I can take the Skybridge to work,'' she said. “In Kuala Lumpur, the LRT and Monorail system are not designed for park and ride and it's a pity because for a system to truly work it should be integrated - or else why bother doing it,'' said Goh. City & Country interviewed the man himself recently and found that Kuhne is not only a big name in the global architecture scene with some notable projects and awards, but also a person with a larger-than-life personality. His genius will soon be felt in Kuala Lumpur when IGB Corp Bhd's The Gardens Galleria is unveiled next Wednesday (Sept 26). The galleria is the first component of the five-star The Gardens, Mid Valley City, which includes two office towers and the five-star Gardens Hotel and Residences. Kuhne is concept designer for The Gardens. Kuhne is the managing director and founder of Eric R Kuhne and Associates, an international research and design-consulting firm dedicated to the reintegration of architecture, landscape and civic arts. The Texan has over 30 years of experience in the field. His list of international projects include Darling Park in Sydney, the Dubai International Finance Centre in the United Arab Emirates, Burabay Lakes Resort in Kazakhstan, Avia Park in Moscow and Moana Whenua in Auckland. One of his most significant projects is Bluewater, a 1.6 million sq ft retail and leisure complex in Kent in the UK. Kuhne served as the chief researcher, master planner, architect, landscape designer, graphic designer and civic artist of the mega-project, which won the European Award for Design Excellence and the International Lighting Award by the International Council of Shopping Centres in 2000. It was obvious that architecture was a natural passion for Kuhne as throughout the interview, he peppered his descriptions with catchy phrases like “as boring as a box of stones”, “crap environment” and “bastard child”. While he is passionate about architecture, Kuhne's eyes literally lit up when asked about civic space. “In the 20th century, everyone was worried about public space; for me, it is as dull as a box of stones. I believe in creating civic space and how we can use retail to bring back the pageantry of civic life to cities,” he says. He shares the need to “breathe life into public spaces”, turning them into vibrant spots that are not just gaps between buildings by creating boulevards of greenery filled with eateries and stalls. “As people grow more sophisticated and well travelled with higher disposable income, the city has to cater to their growing needs. They need places to exchange ideas and to interact as a community,” he adds. The Gardens Galleria “The Gardens Galleria will be one of the finest retail centres in Southeast Asia,” Kuhne proclaims. He recalls how the inspiration for its overall design came about. It was during one of his trips to Malaysia and, as a habit, he would hop into a taxi and ask the driver to bring him to the “most sacred non-religious” place in the city. “The driver thought hard and decided to bring me to Carcosa Seri Negara. It was such a charming place with its red lanterns and having tea there was akin to a picnic in the park. I invited Robert Tan [IGB's managing director] there and showed him the overall ambience we should create in The Gardens,” he shares. The interior of The Gardens Galleria will surprise many, says Kuhne. “Most retail centres carelessly furnish their interiors, but our interior decor look like pieces of furniture. We have done away with columns, creating a balcony view of the surroundings,” he says, adding that the mall will have the feel of a 5-star hotel. Kuhne says he tries to explore the cultures of each country he works in and come up with shapes and ideas inspired by the local people. “The lattice designs resemble the sun shields used in the old shophouses in Kuala Lumpur and on the exteriors, we have incorporated the curves of a sash from a Malay ceremonial robe. Those unfamiliar about this will only brush these details aside as pretty patterns, but the locals know it as part of their culture.” He says that as times change, so do architectural trends and styles. “The 20th century was about standardising designs and looks. We erased cultural influences to appease modernisation, but the 21st century is about honouring and celebrating our diversity. We strive to embrace culture and display it in our designs.” Kuhne believes the era where architectural works were copies of all things Europe is ending and says the focus is shifting towards the richness of designs found in the Middle East, Central America and Asia. City & Country interviewed the man himself recently and found that Kuhne is not only a big name in the global architecture scene with some notable projects and awards, but also a person with a larger-than-life personality. His genius will soon be felt in Kuala Lumpur when IGB Corp Bhd's The Gardens Galleria is unveiled next Wednesday (Sept 26). The galleria is the first component of the five-star The Gardens, Mid Valley City, which includes two office towers and the five-star Gardens Hotel and Residences. Kuhne is concept designer for The Gardens. Kuhne is the managing director and founder of Eric R Kuhne and Associates, an international research and design-consulting firm dedicated to the reintegration of architecture, landscape and civic arts. The Texan has over 30 years of experience in the field. His list of international projects include Darling Park in Sydney, the Dubai International Finance Centre in the United Arab Emirates, Burabay Lakes Resort in Kazakhstan, Avia Park in Moscow and Moana Whenua in Auckland. One of his most significant projects is Bluewater, a 1.6 million sq ft retail and leisure complex in Kent in the UK. Kuhne served as the chief researcher, master planner, architect, landscape designer, graphic designer and civic artist of the mega-project, which won the European Award for Design Excellence and the International Lighting Award by the International Council of Shopping Centres in 2000. It was obvious that architecture was a natural passion for Kuhne as throughout the interview, he peppered his descriptions with catchy phrases like “as boring as a box of stones”, “crap environment” and “bastard child”. While he is passionate about architecture, Kuhne's eyes literally lit up when asked about civic space. “In the 20th century, everyone was worried about public space; for me, it is as dull as a box of stones. I believe in creating civic space and how we can use retail to bring back the pageantry of civic life to cities,” he says. He shares the need to “breathe life into public spaces”, turning them into vibrant spots that are not just gaps between buildings by creating boulevards of greenery filled with eateries and stalls. “As people grow more sophisticated and well travelled with higher disposable income, the city has to cater to their growing needs. They need places to exchange ideas and to interact as a community,” he adds. The Gardens Galleria “The Gardens Galleria will be one of the finest retail centres in Southeast Asia,” Kuhne proclaims. He recalls how the inspiration for its overall design came about. It was during one of his trips to Malaysia and, as a habit, he would hop into a taxi and ask the driver to bring him to the “most sacred non-religious” place in the city. “The driver thought hard and decided to bring me to Carcosa Seri Negara. It was such a charming place with its red lanterns and having tea there was akin to a picnic in the park. I invited Robert Tan [IGB's managing director] there and showed him the overall ambience we should create in The Gardens,” he shares. The interior of The Gardens Galleria will surprise many, says Kuhne. “Most retail centres carelessly furnish their interiors, but our interior decor look like pieces of furniture. We have done away with columns, creating a balcony view of the surroundings,” he says, adding that the mall will have the feel of a 5-star hotel. Kuhne says he tries to explore the cultures of each country he works in and come up with shapes and ideas inspired by the local people. “The lattice designs resemble the sun shields used in the old shophouses in Kuala Lumpur and on the exteriors, we have incorporated the curves of a sash from a Malay ceremonial robe. Those unfamiliar about this will only brush these details aside as pretty patterns, but the locals know it as part of their culture.” He says that as times change, so do architectural trends and styles. “The 20th century was about standardising designs and looks. We erased cultural influences to appease modernisation, but the 21st century is about honouring and celebrating our diversity. We strive to embrace culture and display it in our designs.” Kuhne believes the era where architectural works were copies of all things Europe is ending and says the focus is shifting towards the richness of designs found in the Middle East, Central America and Asia. The Gardens Galleria at Mid Valley City has a nett lettable area of 850,000 sq ft and will offer over 200 shops and a roof garden. Initially, only the first three floors of the 4-storey retail podium will be opened. These will include the Fashion Galley featuring international brands; the lifestyle floor offering fine dining, bookstores, art galleries and sports boutiques; lifestyle hi-tech entertainment equipment; and the International Market Hall. The Cocoon, on the fourth floor, dedicated to rejuvenation, will open later. The upmarket fashion-focused shopping gallery will be anchored by Robinsons of Singapore and Isetan of Japan. The condominiums, which would cost about RM650 per sq ft, would be the last component in Mid Valley City, he told reporters after the company AGM yesterday. Tan also said IGB was looking to build a hotel each in Bangkok and Australia as it sought to expand its hotel business overseas. The proposed RM200mil hotel in Bangkok would be undertaken by a joint venture between IGB and a foreign party. Under the joint venture, IGB’s 49% stake would cost RM100mil. The hotel would be managed by IGB’s hotel management arm, Cititel Hotel Management Sdn Bhd. Construction cost was estimated at A$80mil to A$150mil, Tan said. "In Bangkok, we are trying to finalise the deal. We are looking for a strategic partner. We have identified and are in negotiations with a few parties," managing director Robert Tan Chung Meng said. Tan said the hotel ownership will be on a 51-49 per cent basis, in which the Thai partner will hold the majority stake. "It will be a 650-room four-star hotel. Our portion of the cost of construction will be RM100 million. We hope to finalise something within the next six months," he told reporters after the company's annual general meeting yesterday. In Australia, IGB is negotiating to build either a A$80 million (RM248 million) 250-room hotel or a A$150 million (RM466 million) 450-room hotel. These two new hotels will add to its Cititel and Cititel Express brands, MiCasa All Suite Hotel in Yangon, Myanmar; and New World Hotel in Ho Chi Minh City, Vietnam. IGB also owns and operates the Boulevard Mid Valley and The Gardens Hotel in Mid Valley. In the current year ending December 31 2008, IGB expects its asset management and hotel business to be the main profit contributor. nazrey July 20th, 2008, 12:54 AM IGB plans value-for-money hotel chain in region By Vasantha Ganesan, Published: 2008/06/26, BusinessTimes IGB Corp Bhd plans to spend some RM2 billion over the next five to six years to develop a new value-for-money hotel chain across Asia Pacific dubbed "Super Express". The investment amount will cover a room inventory of some 20,000 for the group, said Datuk Eric HK Lim, the managing director of the group's hotel arm Cititel Hotel Management. "The Super Express will have high room inventory and high efficiency," Lim said, adding that first hotel is likely to be opened in three years in China. "The rooms will be about 120 sq ft, efficiently managed and possibly fetch about 200 renminbi (RM93) a night," he said. "A sixty per cent gross operating profit (GOP) is the bare minimum (we are expecting). We would like to see a higher GOP. We want to be efficient at all points and possibly deliver a 70 per cent GOP," he said on the likely performance of this new hotel model. GOP is gross revenue (from rooms, food and beverage, laundry or business centre) minus cost of operations (wages, electricity and amenities). Lim said that Super Express, which is now a reference name, may later be adopted as the name for the hotel. On whether the new hotel will be in competition with no-frills hotel chains like Tune Hotels, Lim said it would not. "We will have limited frills. We will not be in direct competition with them," he said. Meanwhile, Lim said that over the next 24 months, the group's hotel room inventory will rise to 5,300 from 3,800 now as it expands into Vietnam, Thailand and Australia. Lim was speaking to reporters yesterday following the launch of The Gardens Hotel & Residences in Mid Valley City, Kuala Lumpur. The five-star 448-room hotel with 179 fully-serviced residences was built at a cost of RM350 million. The hotel is expected to take between nine and 10 years before it sees return on investment. This newest hotel component is looking forward to an average occupancy of 68 per cent to 70 per cent in the first year and an average room rate of RM350 per night. Together with the Cititel Mid Valley and The Boulevard, IGB has a total of 1,650 rooms within the Mid Valley City. IGB's hotel business, which includes the New World Hotel in Ho Chi Minh City (Vietnam) and St Giles in London and Heathrow, contributes to about a third to the group's bottomline. Lim, who expects the fuel price increase to have an impact on business, said the company will channel efforts into the pricing structure and prudent marketing. While office revenue for 2008 is expected to be between RM50 million and RM55 million, the incremental growth will be fuelled by Mid Valley City receiving its MSC Malaysia Cybercentre status last month. Mid Valley City Gardens Sdn Bhd chief executive officer Antony Barragry said the response after the MSC status launch was encouraging, given 300,000 sq ft of office space had been dedicated for MSC-status companies. "We will use much of the balance of the Gardens North Office Tower for our commitment to the MSC (status). We are in active negotiations with quite a few parties, and are confident that we should lease out in the next six months," he said. Current occupancy rate at the Gardens South Office Tower is 76 per cent, while 86 per cent has been leased out. Meanwhile, the Gardens North Office Tower has an occupancy rate of 15 per cent and 25 per cent leased out. The towers also target high-end corporate businesses albeit in the financial, marketing and oil and gas segments, as there has been pent up demand for Class A office space in the area. Rental for office space will average RM6 to RM7 per sq ft as it will provide the company a sustainable business over the long term. Barragry said the Mid Valley City development has a strong retail mix from its two malls, combined with three hotels and large office space. "It gives us a dynamic mix and a sustainable model. For us as a group, most of this is recurring income so it allows us not only to operate but keep abreast with the latest technology," he said. Mid Valley City is expected to contribute some 41 per cent to its holding company IGB Corp Bhd group projected revenue of RM1.15 billion for financial year ending December 31 2008. The total revenue of RM470 million estimated to come from Mid Valley City development encompasses the office revenue, some RM280 million from retail and RM90 million from the hotels. The RM470 million represents between 80 to 90 per cent of its full potential turnover upon completion of the development. As the Gardens Hotel and Office Towers become fully operational and leased out next year, overall revenue contribution by sector in Mid Valley City will be 55-60 per cent retail (including car parks), 20 per cent offices and 20 per cent hotels. The Mid Valley City development still has some 0.81 ha of land left to develop. Originally, the land was to be used for the construction of a convention centre but now it will see high-end condominiums. "We recognise that Mid Valley City is a business hub so we are looking at whether we can bring some commercial element into this development. We have enough space to put two towers," Barragry said. He said the company was currently negotiating with City Hall to wrap up the deal and should be able to firm up their plans by the coming Chinese New Year. Two initiatives in the works are to increase the number of parking bays while reducing the number of cars frequenting Mid Valley City. Mid Valley City Gardens chief executive officer Antony Barragry said the developer was studying the possibility of expanding its parking space. "One issue is that our car park size is not enough to satisfy demand, particularly during peak times such as Friday," he said. According to Barragry, Mid Valley City has 2.5 million to three million visitors a month, while the monthly turnaround for parking bays is 800,000 cars. "With the newly completed offices and as business builds up in The Gardens, we see this figure increasing in the next one to two years. This will put a load on the infrastructure," he said. The working population in Mid Valley City is also expected to grow, at least 40 per cent within the next year from roughly 25,000 currently, as office occupancy increases. The developer is thus looking to reduce car traffic in Mid Valley City. Barragry said the KTM Komuter station at Mid Valley City has proved invaluable. It was the second most frequent stop after KL Sentral several months after its opening in August 2004.
