No it is not! Dubai Promenade will block the views and will be built before Botanica, so not even short term views.

No it is not! Dubai Promenade will block the views and will be built before Botanica, so not even short term views.
TB --First half of DP towers are 20 high agreed so below 20 in BOTANICA will be partial views
--further on may well be partially blocked by DP but Botanica was 2.000 aed psf DP 3,500 aed psf min ??

Piling started at Botanica and DP last week when I was there so i think Botanica may be up with DP let's wait and see

There dont seem to be many traffic problems judging by that picture.

Pic was taken on a Friday morning at around 11.30h, when traffic is not dense all over Dubai. But it s true that traffic is usually not as bad on this part of Sheikh Zayed Road, but it s very unpredictable...

this small service road will be the access of 23 Marina, Pentominium, Marina 106 and MAG :)


parking is another story there...

another side also funny, Marina Crown, Ocean Heights, Elite Res, Marina 101 will have same access road.

I dont know who was the designer but he/she has no idea how do we create a master community.

The placement of 106 boards suggests only a very small plot left between 106 and the arcade.

The two signboards for Marina 106 seem to occupy both of the plots beside MAG 218. I suppose they have put one of the signs (the one adjacent to MAG 218) in the wrong place. Such things have been done before, like when Mada'in put its signage all around the MAG 218 site.

They want to join all the buildings at the back to Marina Walk via the MST site. A water taxi is proposed to run within the Marina and to JBR.

If ONLY this is true!

Went in there yesterday and it looks lovely. However I found the rooms rather too small. The bathrooms and suites together with the kitchens look lovely. A great finish compared to TP, MH and all the older buildings.

The re sale prices are ridiculously high mama mia the one bedders are creeping in the 2 million. Renatals later in the year when supplies are higher will not give good yields then.

Marina View Towers B facing the six towers: Studios on the ninth floor 902 and 911 sold for 975000.00 NET to the owner!! Marina Diamond sold for 925000! Prices are going crazt despite people saying it is slowing down....

opinions???? I have 1.7 million in cashto invest ; where or what should i buy?

With than much cash you can pick up several 1 and 2 beds in the Torch and take over the (no questions asked) 15 year payment plan. You will then get good capital appreciation on several units on handover at the end of 2010. Prices should keep rising in the marina in general till then at least and the Torch is currently undervalued, view or no view. You should at least double your 1.7m cash in around 2 years.

Guys, this is a serious advice. Stop investing in apartments and start investing in office space. In 3 years, there will be twice as many apartments as required and that might not be something you might want to get caught in between.

This is the "arse end" of the Marina, right? Looks like there is a road coming from the big interchange and it goes straight to the water...

Frankly, i've spoken with thousands of JBR residents, and they all say that on the way home from work, they pray it takes longer than usual, so that they have to spend less time in their apartments each evening.:tongue2:

you can get wireless internet from etisalat now at reasonable rates (i think). no need for a landline. the service is called 3.5 Mobile Broadband Package. don't know anybody who tried it to judge how good it is. here is the link.

Every time I look at pictures of the marina one building called DREAMS stand out as an eyesore and ruins the sky line of the marina. at least the two (HORNS) sticking out from the top of the building should be cut. Who agrees with me?

Oh my god....just saw the fence from my balcony.....Guess what people were told at first? This was a garden and an entry into the Marina.....Just crazy that every little place is taken....WHAT GREED AND LACK OF PLANNING DESPITE THE "VISION"....

Does anyone know what the latest news is on the proposed change to the 'renewable 3 yr visa' for apartment owners- I don't think many people, esp the Palm villa owners, will be happy if this goes ahead- or will it just affect properties built by Private Developers ?? :ohno:

Oh my god....just saw the fence from my balcony.....Guess what people were told at first? This was a garden and an entry into the Marina.....Just crazy that every little place is taken....WHAT GREED AND LACK OF PLANNING DESPITE THE "VISION"....

It doesn't neccessarily means that it would be a tower there. Even if plans have not changed and a garden and the etrance to the Marina will be there, still the area would have been boarded up.

Let's wait and see :cheers:

Thanks Joannides- I think we should keep this situation under review because of its importance- having a renewable residency visa was one of the main factors why I bought an apartment in the first place (!)-although I would probably only stay in the cooler months from Nov to April/May :no:

Jumeirah Living unveils two residence projects

Jumeirah Group has unveiled two more projects under its Jumeirah Living serviced residence brand as part of its plans to capitalise on surging demand in Dubai.

Jumeirah Living expects to launch projects in Dubai Marina and with Dubai International Financial Centre in the latter part of next year as it steps up growth plans.

The company's move is the latest response to massive demand in the serviced residence segment.

By the end of 2009, the group will have three luxury serviced residences in the emirate offering specialised services such as a lifestyle concierge team.

"Because we're a Dubai-based company, it's all about growth here first," Jumeirah Living's Group General Manager Julie Shields told Emirates Business. "We're looking to grow first in Dubai and then we will grow and expand with Jumeirah Group as a brand globally.

"It's all about looking at locations in Dubai, particularly business locations, because our business model is based around extended stay, long stay, and high-end corporate guests."

Jumeirah Living opened its first project, the World Trade Centre Residence, on August 1. The property offers one to four bedroom apartments spread over 40 floors as well as business centre facilities, two executive meeting rooms, a rooftop lounge, a café and bar, a fitness centre and a rooftop pool.

"The WTC Residence is the first in what will be a worldwide portfolio of distinctive Jumeirah Living properties," said Shields.

She said the division was on track with its regional expansion plans and expected to have 10 projects in the GCC by 2011.

"We have a number of projects coming up in Bahrain and Oman, one in Doha and another with Etihad Towers in Abu Dhabi."

In addition to the stand-alone serviced residences the division is working on launching properties alongside a number of Jumeirah hotels.

I think a lot of people have a second home in Dubai marina and they just visit Dubai for a short time. It is a good investment for them and they are not interested to rent it at all.

Yes, I share that view. Dubai Marina is the perfect second home place for Gulf visitors seeking enjoyment in Dubai.

Also quite a few people from the subcontinent who work as expats in neighbouring countries and seek a safe heaven second home in this volatile region.

Right now is also not the season to be in Dubai....let alone the season to stroll around in the open from shop to shop in JBR walk...things will become more lively in a few months, when the pleasant weather allows people to take walks on the beach..sit in the open etc....the 4 JBR hotels will eventually open (probably in early 2009) and will bring more people here, as the number of hotels with direct beach access is limited in Dubai, compared to the ottal number of hotels, so I guess they will be quite busy...they are also not 7 star hotels, but just plain 5 star, so relatively affordable....hopefully...

I agree that it is very weird that there is no supermarket among the numerous shops that have opened, would have been the most obvious necessity in such a residential area...

DCC awarded deal to build Dh26m project

Dubai Contracting Company (DCC), one of the premier construction companies in the region, was recently awarded the main contract to build a residential tower in Dubai Marina valued at Dh26.5 million.

The tower is planned to cover a built-up area of 42,374 square metres and will be 33-storeys tall and will have five basements.

Erga Progress is the consultant on the project.

Construction is expected to start before the end of this year and be completed within 27 months.

DCC's Contracts Director Ian Harper said: "DCC is both excited and proud to be awarded this project.

"This comes directly on the heels of another residential tower in the Marina, which we were awarded just recently, and we look forward to constructing it to the high standards and quality that people expect from our projects."

DCC was founded in 1962 and has operations in the UAE and Jordan.

DCC offers a wide range of services.

5 years before the place looks normal I think. There will always be some construction since someone might decide to build something in 5, 10 or 15 years time.

just a couple plots left but I dont think so that the Trident will finish the Pentominium in the next 5 years , also the Marina Sky Towers, still nothing there.Dubai promenade etc...need minumum 7 years maybe more for the whole completion of dubai marina.

I would give it a decade for the last construction vehicle to leave the marina. And if that whole thing about a second phase of the Marina adjacent to the current Marina is true, then it would be more like another 20 years!

In other words, the Marina is not very attractive anymore to live in. Not one single part has been completed, awsome and eyesoring construction work is going on everywhere. The hotels (Habtoor, Le Meredien, Hilton etc.) are already facing a tremendous decrease in tourism since the tourists come only once to Dubai but never again.

Investors should be careful and keeping in mind that every boom has its end...

Wait, why wouldn't it be attractive to live in? JBR is turning out to be great with The Walk finally starting to attract people. Marina lifestyle, great restaurants, shopping, The Yacht club, Marina mall opening up in a few months; what's not to like?

If construction is the issue, then no place in Dubai is worth staying according to that school of thought :)

Well, there will always be some construction. Even in 10 years time there might still be some plots left that never got developed, there will have to be maintenance on the roads, etc, just like anywhere else in the world.
The biggest construction site will be Dubai Promenade

I think the reason for the tourists not returning (if that's true) is the pricing of the hotels. They are now very expensive. Dubai used to be a cheap shopping trip, - it isn't any more. Perhaps the cost of a hotel combined with the construction, puts people off. It wont always be like that though. All the reasonably priced short term rental accommodation which will be available in the marina will turn it around again, - and the tourists will come back. The hotels might have to get more realistic about their rates as well!

Ok, the hotel prices are far too high, obviously they do not care whether they are occupied or not and in combination with the ongoing construction near the beaches and offshore this is nightmare for anyone looking for a peaceful holiday. All hotels in the marina do face that problem but what do they do? They increase the day pass for their beaches up to 300AED per person... their arrogance is a joke.

Ok, leave the tourists but for us investors and residents it is important that the marina remains a sought after place... whether it is nice to live there or nor - currently it is not at all nice to live on this job site.

Try to find a hotel room in a Dubai beach location between the 22nd of December 2008 and the 4th of January 2009 and you will see that there are still some tourists coming... :-)

I agree with you. There has been a shortage of hotels for several years. Even in the hot period the prices were not reduced much like they used to be.

Plus you can eat ok in the club suite and drink what you want for free for 4 hours in the evening. A bottle of champange for free.... must cost 100 pounds in Ramseys or somewhere equilivent. And thats £800 for 2! cmon much cheaper and you may aswell be in f..king Benidorm singing Kareoke

September will be cheap because its Ramadan. I am thinking of going to Dubai in October the price for a room in Jumeirah Beach Hotel in October is 3000 aed per night where as in September its 1000 aed.

Thank you for all my Flickr friends who spend time viewing and commenting my photos. I am so so grateful to them, and they are a great source of inspiration too!

I uploaded my first photo on Flickr on November 17th, 2006. I discovered HDR (High Dynamic Range) photography on Flickr, and since then I am totally addicted to this technique. The only bad side is that I have to carry a tripod all the time, and press 5 times the shutter button to get my exposures for the HDR processing!
Lately I am using a new technique called DRI (Dynamic Range Increase) - also known as Digital Blending - which gives more natural results than HDR.

My equipment:

- Battery grip MB-D10
- Tokina 11-16mm f/2.8
- Sigma 10-20mm f/4-5.6
- Tamron 17-50mm f/2.8
- Nikkor 70-300mm f/4.5-5.6 VR

- CPL, ND8, ND400 filters

- Sony Alpha A100 DSLR (my first DSLR)
- Sigma 18-200mm

- Manfrotto carbon fiber tripod 190MF4 + GIOTTO Ball Head

- Dynamic Photo HDR
- Photoshop CS3 for Post Processing

Omaro > Save the picture to your computer, right click it and select properties and then select the details tab. You will have all the info you need including the settings of the Camera when the photo was taken.

Is there a serious problem with rat infestation in the Marina and other good locations in Dubai?

I remember seeing a few in the car park when I stayed in Marina height but someone told me today that is a huge problem not only in the Marina and JBR but other nice areas too!!!
