AppleMac September 16th, 2008, 07:03 PM Is there a serious problem with rat infestation in the Marina and other good locations in Dubai?
There's loads about if you go walking around at night - whether the Marina has any more than any other city is debateable.
High Times September 16th, 2008, 08:07 PM Is there a serious problem with rat infestation in the Marina and other good locations in Dubai?
I remember seeing a few in the car park when I stayed in Marina height but someone told me today that is a huge problem not only in the Marina and JBR but other nice areas too!!!
Yes the York Hotel in Bur Dubai has a menacingly high population of sewer rat per capita of resident. At times the rat/resdient reaches 3-1.
This of course is an extra, and doesn't come cheap i assure you.
AltinD September 16th, 2008, 09:33 PM ^^ You're confusing it with Amnesia me think.
69er September 17th, 2008, 12:57 AM too bad the resolutions are not high enough to use as wallpaper.... do u have a site where the quality is high, 3Mbs+ file size per pic, cause i have a sony f828 and even with that i get min of 2Mbs per pic
dirtyharry1 September 17th, 2008, 07:20 AM Sure, the rats are also in the marina, especially at night they are very active... it is logical because in this country people have never been educated to take care about their environment and nature. Garbage is thrown on the streets etc.
Marina Heights seems to be a nest... maybe because of the restaurant Il Fiume on the ground floor. Many rats are gathering there as soon as the sun disappears... but they dont give a tip so the waiters dont like them...
BenjiDXB September 17th, 2008, 03:26 PM Dubai Municipality Pest Control is supposed to handle the rat problem. Their workers kill plenty of rats every day, but never all of them, in order not to lose their jobs eventually...a friend of mine used to work with them...the amount of rat poison dumped every day in the city is not to be underestimated...I once fed 2 kg within one night to a bunch of rats in my garden in Sharjah...they never came back.
69er September 19th, 2008, 09:49 PM u know what 2kgs of posion is right... that wont just kill rats, thats gonna kill birds, and other animals that go around ur yard.... lizards, snakes and many others, rat posion kills everythin not just rats, and its much more potent then the posion people use for mice, what u did was irresponsible

glover September 29th, 2008, 07:49 AM interchange 5.5 was partially opened a couple of days ago. congestion out of the marina during morning rush hour (7-9 am) has improved big time. the improvement could be partly due to the half-work week (eid coming up). will see what happens after the eid.
Nazo_x September 29th, 2008, 11:51 AM Glover, I hope it's beacuse of the openning, those heading towards Abu Dhabi don't have to exit from the media city interchange anymore so it could well be the reason for decongestion

I still doubt that!

What is important here for the "hot end" Marina - I think - are the plans for the area where we now have the power plant etc

I guess we will know details tomorrow from CityScape - but doesnt sound like a marina. Also you have the Arabian Channel which needs to be integrated.
Added: They talk about an inner-harbour - whatever that is ? Also that it will become Dubai un-official capital :-)

BenjiDXB October 5th, 2008, 08:24 PM Does anybody have a clue, if the DEWA Power Station (I guess there is a Water Desalination Plant and DUBAL too ?) next to the so-called arse end of the Marina will really be relocated ? I guess it will have to be moved to another location, but I have never seen any official information...would be great to know, as I invested at that part of the Marina...
Naz UK October 6th, 2008, 11:30 AM So the next world's tallest will be a giant dildo. Way to go Nakheel. They're certainly living up to their "Blue Communities" slogan. :ohno:

It is likely to be moved in 7 to 10 years time but nothing announced. Although some of the renders of the Nakheel Harbour Tower show the power station still there.
bizzybonita October 6th, 2008, 11:45 AM ^^ maybe meraas or emaar or another new development company will announced on next 3-4years for power station area "how knows" . i perfer a separate suprices could be much better to me .
CIPUS October 6th, 2008, 12:40 PM From Arabian Business about Tall Tower presentation:
" It was an impressive sight and will be no less an impressive feat of engineering when it comes to be built. In fact the tower is not one building, but four – all independent structures cross-braced by sky bridges along its elevation. It will be the centrepiece of a $38bn project that Nakheel anticipates will become the new centre of Dubai.
What does this will mean for Dubai Marina?
AppleMac October 6th, 2008, 01:55 PM It is likely to be moved in 7 to 10 years time but nothing announced. Although some of the renders of the Nakheel Harbour Tower show the power station still there.
Given the massive (and growing) power & water shortage in the city then I think 7 years is a bit hopeful.
After all they have not started ot build any new nuclear power yet - they are still at the commisioning stage.
They could get rid of DUBAL fairly rapid though - I believe that they are most responsible for the worst emissions - dont know how profitable they are though.
Naz UK October 8th, 2008, 08:26 AM If they open Dubai's first Nuclear energy plant, I wana get a job in sector 7G.

dirtyharry1 October 9th, 2008, 06:42 AM The Arabian canal has been postponed... my company is working with one of the main contractors and the tender for the earthmoving has not been issued yet. So at the moment I do not believe in any large development to be materialized as promised... One reason is that they have difficulties in selling their expensive stuff in waterfront and along the canal. Maybe they have also realised that they should complete a few areas before starting the next non-ending jobsite.
scoot68 October 9th, 2008, 08:36 AM ...or prior to any global economic meltdown.
Tractor October 9th, 2008, 11:52 AM I fear a dramatic slowdown in Dubai would be the best possible scenario ... the worst being a bit of a meltdown, panic selling, etc. :( "Don't panic! doooon't panic!"
scoot68 October 9th, 2008, 03:45 PM Actually if history was to repeat itself the worst would be a Wall Street crash, followed by the resurgence of the Nazi party in Europe, followed by world war 3.

Morten_Denmark October 19th, 2008, 11:19 AM RTA awards tram system contract
By Ashfaq Ahmed, Chief Reporter
Published: October 19, 2008, 00:03
Dubai: The Roads and Transport Authority (RTA) has awarded the contract for the 9.5km of the Al Sufouh Tram project in the first phase to a consortium of Alstom and Besix.
Abdul Majid Al Khaja, the Chief Executive Officer of the RTA Rail Agency, said that the Dh3.18-billion project would have 13 stations and a depot and will have multimodal interchange stations to connect the tram with the Red Line of the Metro on Shaikh Zayed Road.
The stations will be near Mall of the Emirates, Dubai Marina and the Jumeirah Lake Towers.
The first phase is scheduled to commence operations on April 11, 2011. It will pass through Dubai Marina/Jumeirah Beach residence, Dubai Media City/Knowledge Village, Madinat Jumeirah, Mall of the Emirates and Burj Al Arab as well as other projects under planning such as Jumeirah Hills. It will be connected to the Palm monorail.
--------------------------------------------------------------------------------
--------------------------------------------------------------------------------
"The tram will not only be an effective solution to ease the traffic congestion but will add as a major tourist attraction in the city," said Al Khaja.
Currently around 19 stations are being planned for the tram system that would eventually cover 14.5km.
The tram system is designed to cater to the commuting needs of around 180,000 residents in the area.
Abdulredha Abu Al Hassan, the Director of Rail Planning and Design Department in the Rail Agency, said: "Each tram measures 44 metres in length and has a capacity to accommodate 305 passengers."

Yes, my view from Bay Central will be affected, but it also shows the confidence Dubai has in bringing more tourists to the marina & region. That can only be a good thing for an investor in Dubai.
RO 702 October 22nd, 2008, 11:57 AM Can anyone give me advice as I do not live in Dubai and want to sell my studio apartment at the Royal Oceanic (I would prefer a 1-bed without open-plan kitchen/living room anyway) and I am locked in to letting Star Group Global rent it out for 10% of original purchase price 6 months after completion next year (I bought for 730,000 AED at 1050 AED/sq.ft in Dec 2006) -so they will pocket at least 10% too with increase in property prices since I bought (now approx 2100 AED/sq.ft) ? My apartment has a large balcony looking out towards the sea and the Palm Jumeirah (some blocked views due to Habtoor Grand and Le Meridian Hotels as I am on 7th floor). The Royal Oceanic is next to Trident Grand Residence. The lock-in (which is for minimum 1 yr) is cancelled if someone else buys the apartment; I chose this option as at the time it looked like a good guarantee of rent for 1 year minimum (can be for 3 yrs) although it starts 6 months after completion.

What's wrong with that is people in JBR were promised...wait....GUARANTEED sea views at purchase. Now, all of a sudden they want to build towers in front of it! A little unfair, don't you think?
I'm all on for progress and i know that someone always has to pay a price for it (best example is JGC project), but JBR is a NEW development and there really is no excuse for this.

I bought into above - but honestly I know that I was getting only 80% of what is promised in Dubai - but these 80% are also great. It is difficult to complain when prices have gone up so much - I just take in to account worst things when I am buying from now on.

I don't think JBR owners on the whole will be that agrieved...I too am also a JBR owner...the people that will be upset are the ones in the actual Al Fattan towers themselves - they will probably be plactated with a loyalty discount if they invest in the new hotel/tower...
The Walk could do with some more up market tourists visiting and shopping in the area, and I think this is a good development for the whole area.

As i say i dont think this will happen. If it does then it sets a very undesireable precident for this stretch of jumeirah beach.
If things go down this road then it turns the whole area into a construction zone for another 5-7 years. It will overpopulate the beaches and we will have Torremelinos in the Gulf.
All in all a disaster for the whole area.
Much better to let tourism develop over the next 5-10 years and then if demand exceeds supply, consider extending hotel capacity in the area.
Dubai needs to start finishing areas and allowing communities the time and space to develop and flourish before flooding the market in the hope that more rooms = more money.
Sometimes less is more.
dirtyharry1 October 22nd, 2008, 07:56 PM I do absolutely agree with HighTimes.
Dubai is getting more and more unattractive to live in. They should complete one area before they start the next non-ending jobsite. You cannot move anymore in this city from A to B, everywhere it is crowded, not one single is far from completion. It might be nice and fruitful for investors but definitely not for the popluation and tenants. The quality of the developments is deteriorating even with developers like Emaar etc. And the hype will not go on like in the past...
Tom_Green October 23rd, 2008, 12:58 AM Dubai needs to start finishing areas and allowing communities the time and space to develop and flourish before flooding the market in the hope that more rooms = more money.
Name a other city that constructed 300 skyscrapers in a small area within 10 years. Faster is just not possible. Even the Burj Dubai area will need some time for contruction. I doubt it would be possible to build 300 skyscrapers at the same time in one area. Even Dubai can`t do that. I say in 3 years construction at the Dubai Marina will be at 25% of the current construction amount.
The most construction at the Dubai Marina took place between 2004 and 2006.
In 5 years all residents of the DM will live in an area they can be proud of.
malec October 23rd, 2008, 01:23 AM There will never be no construction in the marina since it's a huge project with 200 towers. In 10 years there will probably still be a few empty lots and someone could decide to build then, or else to knock down an existing building and build a new one in the same was as happens all over the world.
Barring a few areas and one offs construction in the marina will reduce to normal levels. I think the oasis beach hotel construction will be a one off and you can't say "now construction will never end" if that's the case.
Areas that will still have a lot of construction are the tallest block and marina promenade for the next 5 years. The area around trident grand residence, etc will probably still have heavy construction for 2 or 3 years as well.
I doubt we will see a whole line of supertalls in front of JBR though.
Pleth October 23rd, 2008, 08:26 AM It will overpopulate the beaches and we will have Torremelinos in the Gulf.

^^ I agree, if the beaches become like Torremelinos then that would be disastrous! Then tourists might as well go to Spain and Italy as this is cheaper.
IMO they should build more hotels on the Palm Islands with lots of private beaches.

Is there any way to safely cross Sheikh Zayed Road around Dubai Marina by foot? More specifically, is there any way to walk from Dubai Marina to Jumeirah Lake Towers (without having to run across the highway)? I know there will be a Dubai Metro pedestrian bridge, but I am talking about before Dubai Metro opens.

^^^^Running across SZR there would be suicidal and no, there is no pedestrian crossing so far, but the metro bridges will be great and good for JLT residents to actually walk to the beach. This is a problem in lots of places in Dubai. Even when the weather is pleasant and you want to walk somewhere you often simply can't. This causes traffic and pollution even if you only want to move 200m. Many short trips combined have always been deadly for motorways.
By Scoot's photos you can tell what time of the day it is, just by looking at the traffic.

I am not only talking about pedestrian crossings. My question also refers to sidewalks on the sides of roads that cross Sheikh Zayed Road.
But I assume those do not exist either. Right?

There are only two that cross SZR in that area and both are huge interchanges so no.
AltinD October 24th, 2008, 12:26 PM ^^ But they all do have sidewalks (clearly visible on the pic), very narrow yes, but at least they have them.
abf October 24th, 2008, 04:55 PM Metro stations like the one from JLT next to Wind Towers would be very disappointing if no under or over ground passes have been planned. It is only a short distance to cross and taking a car to the station from that end of Marina just doesn't make sense - except that it will kill the whole point of traffic reduction if the station doesn't serve both areas across SZR
High Times October 24th, 2008, 05:12 PM I would be very surprised if there were no walkways from Marina to Metro as in this video they seem to have planned things very well so that there is no excuses not to use the metro. In fact you can see overground walkways in some of the CGI work.

Restaurant Name: Stefano's
Another good Italian restaurant in Marina Walk, Stefano's has the usual big menu of pastas, pizzas, meat courses and risottos with a good dessert selection including gelato.
Well designed inside with a large outdoor area and both have views across the marina. At night in particular the views are stunning.
Favorite Dish: We like risotto and the Risotto Milanese is particularly good - it's with saffron and cheese. They also have a mushroom and a seafood risotto.

Why are people living in Marina Heights but not ECrown? They can't all be holiday home investments, surely some are being put up for rent with the current high rental demand? - or are they afraid of being tied for 3 years.
Le Reve I can understand.

Hopeful November 9th, 2008, 10:34 AM You can walk all the way from the SAS Radisson to Marina Walk - just walk down the side of the bridge, past Marina View Towers

This area is a great place to go to on a saturday night, lot's of good restaurants and a lot of people. Parking was a bit hard and driving back to Jumeirah wasn't easy due to all the construction going on. But it's one of the most relaxing areas in Dubai.

I tried walking completely around a couple of weeks ago.
From memory, current barriers are at the Marina Mall, near Pier 8 and the bridge at the far end is not yet in place. Otherwise the walk is spookily quiet - maybe because its a long way back when you get to one of the blockages.

Basically I would want to If possible that is go from Raddisson Sas to Infinity (to see the work) , and maybe a nice walk round the marina where all the boats etc are (for the kids they will like that)
Possible ?
God i hate dubai and its blockages didnt anyone realise people need to walk too ?
AppleMac November 10th, 2008, 07:19 PM ^^^^
No problem - go down the path between Marina View Towers and the bridge then you can walk all the way around the Marina until you get to the Infinity and Damac Heights plot.
You cant actually see much of the Infinity plot from the marina path as the site is pretty well fenced off.

I was at the Chicago Beach in 1994. Even at that time it still had the flavour of being a place for oil workers to chill.
But I remember how hundreds of workers were digging in the sea and no-one knew what they were building. It turned out to be the first seven star Hotel in the world.
