Pleth February 26th, 2009, 04:56 PM Wow, half of the OASIS BEACH Hotel seems still to be standing...I guess Dubai is looking for another superlative here, or entry into the Guiness Book of Records: the slowest demolition of a building ever ! :)

I was thinking of buying a jet ski and was unsure where the rules were now. I read somewhere recently you can now jet ski as long as it is registered and you get licensed. Also you can't go past the Burj as it becomes a shipping lane. Anybody any idea where i could find out the facts?

Only one bank in Dubai will open a bank account in your name if you don't have a visa, and that is Emirates Bank. ^^

margaretzimmerman March 4th, 2009, 10:24 AM The parking in front of Marina Heights that Il Fume illegally sealed off caused huge fights between the Emaar guards and the owner. The police have ordered that that is public use and Emaar claims it belongs to them....I think it belongs to Dubai Muncipality....does it not?
Anyway do not park anywhere in the Marina Walk near the pavements or kerbs etc as there is constant fining. An informer from Emaar near Spinneys tells the cops to come when there are more then 10 cars to fine....

High Times March 4th, 2009, 08:40 PM It's barely out of the ground and it's March 2009 now. Once the structure is progressing it will be a bit easier to make a more acurate prediction i think.
They have 2 podiums to finish and then 35fl +25fl towers to complete and handover. I think mid 2011 is more realistic to handover and i expect to see it move up the table once the podiums are finished.

It has been a while since I have been back to the Marina and would be grateful if you could give me a few updates on the Marina. Does anyone have any update pictures of the construction work around the Westside Marina who are willing to share on the forum? (Owner of one of the apartment unit there). Also how far walking distance is it to the Marina Mall and the Marina Metro station?
Would appreciate it if you could post back any of the above questions back on the forum or even pm

For Dubai to be sustainable in it's current model, and planned vision, the beaches and shopping areas meed to be that busy every day, every week, every month.
Not just weekends I'm afraid.

But in every other country the shopping centres and seasides are busier at weekends than during the week - especially in countries where there are not many tourists as the residents are working during the week.

New units are set to enter the Dubai realty market over the next two years, despite the global financial downturn.
However, this figure is likely to drop due to declining demand, tight liquidity and strict financing options.
Approximately 32,000 new residential units were completed in 2008, bringing the total number of residential stock in Dubai to around 253,000.
Cancellations and construction delays will reduce the total announced residential supply by more than 50 per cent - with around 90,000 more units set to come on to the market between 2009 and 2011 - according to a Lang LaSalle report.
More than 50 per cent of the announced residential and commercial projects due for completion between 2009 and 2012 have now been put on hold or cancelled due to lack of available funding and easing demand.
Because of the global financial downturn, even top developers, such as Nakheel and Meraas have been forced to reschedule, postpone or cancel some of their projects.
These projects include Nakheel's kilometre-tall tower and Trump International Hotel and Tower and Meraas' Jumeirah Garden City which, at a cool Dh350 billion, involved various microclimates and a mini-Manhattan.
Since the last quarter of 2008, prices have dropped and so have rents, up to 50 per cent in certain areas of Dubai, according to officials at Dubai Land Department.
Prices generally, not just for residential properties, are expected to continue falling throughout this year and bottom out some time in 2010, said Craig Plumb, head of research in Mena region, Jones Lang LaSalle.
Ahmad Shaikhani, managing director, Memon Investments, earlier said he expects the UAE real estate sector will "bounce back" within the next eight to 12 months due, in part, to the fall in construction costs by an average of 30 per cent.
Falling prices create huge opportunities to snap up properties for bargain rates.
However, those wishing to buy property are being barred by huge deposit requirements.
"The original problem was that banks didn't have the money to lend. Now, banks have this but are nervous about lending to real estate.
"So while they have an increased ability to lend, the banks are still being risk-averse," Plumb told Gulf News.
The report recognised the need for increased fin-ancing options, saying that the government needs to implement some "more radical measures" like removing the link between employment and residency status and a clarification of the law providing for residency for expatriate purchasers of residential units may be required to provide a floor to the market.
Nervous investor sentiment coupled with lower rental rates will encourage residents to lease rather than buy and landlords, too, have been more flexible with payment terms.
"More people are leaning towards that [renting] because prices are falling and people don't want to buy in a declining market. But it's like catching a falling knife - no one knows when the market will stabilise so it's hard to predict the bottom," Plumb said.

Dubai hotels continued to achieve the highest average room rates and revPAR in the Middle East at $300 and $237 respectively, giving it the second highest revPAR and third best average room rates in the world, according to the professional services firm.
Abu Dhabi also saw an increase in revPAR, up 46 percent to $231 per night, earning the capital city the fourth place in revPAR, just $6 behind Dubai. Occupancy rates of 81.5 percent also earned the city third place in the world, said Deloitte.

Despite the global downturn, the Middle East and South America were the only region’s to report double digit revPAR growth during the second half of 2008, up 14.5 percent and 18.3 percent respectively.
Deloitte warned that tourist regions must invest in key infrastructure developments and offer value for money in a bid to combat the downturn.
“It is important for countries to invest in tourism infrastructure developments, including airport expansions and hotel developments once credit becomes available again, as this is needed for the industries long-term growth and sustainability,” said Alex Kyriakidis, Deloitte global managing partner for Tourism, Hospitality & Leisure.
Other top ten cities in the world for revPAR included Doha and Muscat up 25.2 percent and 31.1 percent respectively compared to the previous year.
On Monday, Khalid A bin Sulayem, general director of Dubai Department of Tourism (DTCM) said Dubai hotel operators were better prepared for the economic downturn than other regions after reporting 95 percent occupancy rates for Dubai’s five-star beach hotels in February.

Al Murooj Rotana is AED 777 for a single room, Crown Plaza is even less and this is during a major exhibit event. 2 years back I paid that for Golden Sands during ATM.

A Chechen national was shot dead at midday yesterday at the Dubai Marina in Dubai.
“It looks like an assassination,” said Lt Gen Dahi Khalfan Tamim, the Dubai police chief, who was at the scene of the killing in Dubai Marina. The victim was identified as Sulaiman Madov, a Chechen born in 1973, Gen Tamim said.
The man “was assassinated at the parking lot of the building where he lives”, he said.
Police believe Mr Madov may have been under observation before he was shot, Gen Tamim said. “Security authorities already have leads to the crime.”

That's a morning shot. Everyone's GOING to work--and they're headed not toward the center but away from the center of Dubai toward Jebel Ali, where the port is and numerous construction projects.
Some of this traffic would also be heading out as far as Abu Dhabi too.

If anyone knows the total number of units for any development that I have omitted, please can you let me have them so I can include them as it is useful to know how many new units will be entering the market at any given time.
More towers seem to be going on hold lately due to the current economic climate and I would imagine that this will continue throughout this year.
Seven towers are currently topped out in the marina. Park Island (4 towers), and the Point, are looking likely to handover this year which will bring 739 units to the market. Zumurud and Marina Mall Hotel & Residence (The Address) are also topped out, but are likely to handover in 2010. These developments will deliver 841 units to the Marina. Whilst Marina Quays (2 towers) is near to topping out and is expected to deliver in 2010, which provides a further 160 units.

Dubai (United Arab Emirates): Roads & Transport Authority (RTA) opens today (Saturday 04/04/2009) Phase IV of Jumeirah Lakes Towers Interchange (Interchange 5.5) on Sheikh Zayed Road. The Project provides a passage to motorists driving through Sheikh Zayed Road from Abu Dhabi towards Dubai Marina, and from Ibn Battuta Mall as well as The Gardens towards Dubai & Dubai Marina.
Engineer Maitha bin Adai, CEO of RTA Traffic & Roads Agency, said: “Jumeirah Lakes Towers Interchange (Interchange 5.5) on Sheikh Zayed Road is one of the vital projects undertaken by the RTA. When completed by the mid of this year, the Project will provide direct access to several key projects in the vicinity such as Dubai Marina, and Jumeirah Beach Residence. Given its intake of 60,000 vehicles per day, the Project is set to reduce congestion considerably.
She added: “RTA will continue with the phased opening of the Project, the last of which was opened last December providing passage to motorists driving across Sheikh Zayed Road towards Jumeirah Lakes Towers and Jumeirah Islands, and in the opposite direction towards Dubai Marina & Dubai through Sheikh Zayed Road.
In mid of 2006 RTA started construction of this Project, which costs about 475 million dirham, to upgrade the area between the 5th Interchange and The Gardens Interchange. It entails construction of 5 flyovers with a width of 2 to 3 lanes across Sheikh Zayed Road to link Dubai Marina and Jumeirah Beach Residence from one side, and Jumeirah Lakes Towers as well as The Palm projects from the other. A bridge of 2 lanes in each direction will be constructed across Dubai Marina waterway and the Project will be linked eastward with the Parallel Roads (to Sheikh Zayed Road) as well as Emirates Road” added Maitha.
It is worth-mentioning that RTA Traffic & Roads Agency is proceeding ahead with construction of a series of vital projects to upgrade & improve Dubai roads network. Such endeavours come in the context of RTA strategy and continuous efforts to eliminate traffic bottlenecks triggered by the incessant urban growth, investment projects and the need to meet the requirements of demographic growth & expansion; all of which contribute to the fulfillment of RTA vision to provide Safe & Smooth Transport for All.

''the buyer shall pay the balance of the purchase price, together with the registration costs referred to above and any other amounts which are then due and payable under this contract prior to such registration''.....
I've read somewhere that RERA states 1% registration fee from the investor and the other 1% is paid for by the developer? Can someone who lives locally pop into RERA and find out what the latest ruling is?? Many thanks. :bash:

That's no surprise - exactly the same thing used to happen at the roundabout between MD5 & MD6.
Eventually solved by removing the roundabout altogether.

^^ It's really funny, you get to see both buildings only from this perspective. Further down the road both disappear behind villas along the road and it took me quite a while (like weeks) to realize that it is a "breed" of JLT and Marina :lol:

I guess Marina Mall will be crowded then and people will start nagging on how deserted The Walk is :lol:

As for the white X5, I hope the driver is in prison or hospital. Every Thursday and Friday night is like Wacky Races along that road. Police need to crack down on speeders with their high powered cars in this area.

Josau April 20th, 2009, 07:49 AM In the evening Marina Walk is busy as ever. During the day the situation is different. My favorite indian restaurant used to have a daily lunch buffet, which they only do on fridays now, due to no customers. Instead they propose a second main course for free, so basically a buy 1 get 2 deal.
The Observatory (52nd floor /fantastic views) in Harbor Residence proposes their champaign brunch for 400 dhs, the second person is free, so again a buy 1 get 2 deal. Everybody is desperate for customers.
Oh and on the plaza level at JBR the french clothes stores Celio and Kookaï who opened last summer are closed. I guess Saks 5th Avenue will be next. There are no customers for these kind of outlets.
Yousuf27 April 20th, 2009, 12:34 PM During my recent visit, I found plenty of people around and even browsing the shops if there were SALE stickers up. No one was buying anything though. Did a quick survey at Mall of the Emirates - designer goods outlets, and prices were higher than in the glitzy outlets of Monaco and Cannes. Currency rates are a problem for visitors from UK although for Euro holders it's not so bad. I guess many high class shops in the Emirate will soon be in difficulty and closing their doors if things don't change.

974agk April 20th, 2009, 03:41 PM On my recent Visit stayed ath the Harbour and there were no deals to be had at the52nd floor even for Friday Brunch.[Usually happy hours 17.00-19.00hrs]
Tried for discount at Boutique 1 & Saks 5th Avenue, but to no avail. These areas were busy from 1st April to 16th April, I so no evident slow down, even the Marina Walk was chock a block most nights and difficult to get sit for an evening meal.:bash:
