Krazy, do you know which way that picture is facing, I can't work it out. It certainly does'nt do the Marina any favours. Why don't they at least paint JBR different colours to at least try and make them a little more accomodating!

The picture is taken facing North from behind Belvedere.
Bottom left you can see La Residencia Del Mar and on the right you can see Trident Waterfront. Up on the top right corner you can just make out the Al Fattans. Right in the middle is Marina promenade.

Picture has been taken with zoom so looks compressed and un-natural.

You are most knowledgeable! I have just looked at plot map to see where the Belvedere was and it makes sence now. Thanks.
I never really appreciated how much of the Marina JBR actually takes up.

the interchange is massive and fast yeah u could see that during the latest updates.

the yellow circle is unknown to date. someone should check for a signboard. there is some kind of blue board to the left.
maybe it is Pier 8.

i am more interested in the plot right next to it, i bet it will be another Emaar development, it has a special shape and prime location.

^^ do u mean the semi circular plot? someone posted earlier that DS bought that area and was planning on building some sorta recr project there (hopefully not a mall considering the walk right behind it and marina mall right opposite) which i doubt because it has the shape and location of a trademark emaar marina plot

I use a Canon digital model--can't remember the number; it's not an SLR but it is a higher end model. But I have to say what helps me get good photos almost as much as the camera is the shareware Mac program called Graphic Convertor. The towers almost always come out at distorted angels and it's easy to see when the photos don't line up on the horizon. GC easily fixes all of that.

With all the towers being built at JBR and Dubai Marina, has anybody done any projections as to the population of the Marina once all the building is over?

I ask this because this will have an impact on the lifestyle of Marina residents - could it be the case that investors are buying into a dream, only to be shattered in time?

A city within a city, Dubai Marina is a waterfront development comparable to any other developments in the world.

The man-made marina is located close near Interchange Five on the Shaikh Zayed Road, close to landmarks like Dubai Internet City and the Emirates Golf Club.

With more than 20,000 apartments to be built, the Marina will be home to around 80,000 people and is one of Emaar Properties' prestigious residential clusters.

About 70 towers are currently being constructed. There are 700 berths for boat owners. Apart from other facilities, the Marina is also lined with restaurants offering various cuisines and fine meals in idyllic settings.

Inland from Dubai Marina are a huge string of residential developments from Emaar, among them The Springs, The Greens and The Meadows.

well i think at a total capacity of 60000 is realistic.

anyway, it is hard to guess what the real figure will be.

^^That seems like a very low estimate. Let's say the average tower has 8 units per floor X 2 people per unit X 25 floors X 200 towers, that gives us 80,000 which I would throw out as a bare minimum. The JBR towers alone are expected to house over 20,000. My guess would be a population of around 150,000. The promenade will be too crowded for cycling or even jogging.

^^70 towers IS way off the mark. JBR alone is 40 towers. The total number completed, under-construction or approved is above 150, with room for quite a few more.

200 towers are quite realistic, including JBR but on the other hand i will go with the 2 people per apartment, at 25F average and 6 to 8 units per floor gives us 70000 people.

The capacity would be higher of course, more than 100000 easily.. but the population would be less, no doubt.

as i said i expect 60000 people.

Malec 200 is correct but no way 1000 people per tower, that would be the maximum capacity of an average 50F tower..

Due to the promenade design of the marina and also the proximity of The Walk (to clarify again, JBR is not part of the marina, but counted in the figures above) i don't think it will be too crowded.

The company behind Yacht Bay will be lounching another project called Marina Grand, by the end of the year, propably during Cityscape.

Judging by the naming of their first project, that is nowhere near any "yacht" or "bay", don't keep any high hopes for something really "grandeous", even that they were stressing the design will be from international architectural stodios.

what do you mean exactly...

there is this boarded plot, i think it 9CC we saw it before.

then RO has started now, some machinery...

and Habtoor seems to be almost finished piling ? maybe raft foundation preparing?

and it also shows Iris blue in full swing.. i can agree with the position of the tower, but another one behind it would be just ridiculous.

and i really wonder what emaar does have for us in front of TT and MH.

i am guessing it will be similar to BC and i still think a mall will be built between the towers.

alone judging by the fact MH podium is not cladded on the sea facing side there is going to be sth joined here, be it a tower or just lowrise, we will see.

btw is that all clading there on the Dalma tower? it does look like the rendering?

I wonder how many of the supertalls, the 400m plus ones which are currently in early phases (soil testing) etc. will be downsized as rents and therefore potential ROI will come down from Q1 2007 with rents dipping 5-15% then.

Most are already 75% sold at least so I doubt anything will change. Anyway I am not sure prices will drop with release of JBR as many owners are not planning to rent them.

I may be a simpleton but could anyone advise is there any possibility of any buildings coming up in front of the supertalls (ocean heights, princess tower, elite residences, infinity etc) as there appear to be a lot of empty spaces between these buildings and the beach area. If not what is planned for these areas?

Providing Dubai with an adequate amount of living and working space has always remained to be one of the prime concerns for its planners. But, with very little possibility being left out for growing horizontally, the developers have had no other choice but to go looking forward to achieving some vertical enhancements. This means building up more and more number of towers in the areas already being dug up and under construction. Providing more accommodation in the form of Dubai Marina was the next move they could have thought of, and what a brilliant idea it has proved to be until now. The marina, called initially Westside, looks set to become one of the main tourism attractions for the travellers in the years to follow. Dubai hotels have also started moving in with their assets having got the wind of its rising value. Notwithstanding the current record for being the biggest man-made marina in the name of Marina Del Rey in Los Angeles, Dubai's Marina promises to become a more exciting prospect for the trade and commerce and the travellers on its completion.



Having started taking shape since the year 1998, the plans remain no more a secret for the outside world by today. It will be providing with an extra amount of 53 million square feet for Dubai's needs by the time it fully gets running. The project involves carving out of 2 miles of Dubai's shoreline for making various constructions, including featuring canals just like in Venice. With the aims like building up high-end villas and apartments for about 120,000 people, the Dubai Marina development looks set to become one of the best in man's history until today.



The first phase of the Dubai Marina development, comprising of 25 acres, lasted from the year 1999 to 2003 and cost $200 million in amounts. Six freehold waterfront apartment towers and 64 villas, all having rooftop gardens were constructed during this initial development. Since the foreign nationals were allowed to own these villas and apartments, it was a great opportunity for all those who had a desire for owning houses in Dubai. The very thought of marina living is such an exciting prospect, specially for those with a high-end purchasing power, that these properties have been selling like hot cakes. The development of phase one also included the construction of parking space for 2000 cars, sports facilities, 6 swimming pools, themed restaurants, a prayer hall, and a space for retail outlets. This building is part of Sheffield Real Estate, a global real estate giant, widely known for their freehold property developments. The amount of space to be generated by this building will be unparalleled anywhere in or outside Dubai. Additionally, the very outlook of Marina 101 is going to be fabulous, with the outer layer being constructed of glass and the summit to be made to look like as a glowing crown. The tower is expected to be available by the year 2010.

There is no argument about the excitement Dubai Marina holds and the commerce it might generate. What remains to be seen however, is how long will it remain the prime location of UAE, since Dubai is well known for dishing out similar landmarks on a regular interval.

Well they may not be great looking towers but they will have complete unobstructed views of the palm and the sea with beach access. Its the location more than the looks and built here.

Great for the owners, but it's a shame that brand new towers were built with that design in this day and age, and in this location. They could have done better, but I guess there's no going back now.

I've tried to convince myself several times that they're not too bad, but sometimes looking at those photos, it just makes me shake my head :ohno:

Perhaps it's just me but I have to disagree, I've always liked JBR, love the sandstone colour and I think they are looking better and better as they near completion.

I generally have no problem with the look of these towers. They are rather attractive in the golden rays of he sun and in spite of or perhaps because of their monolithic presence they are genuinely impressive. The Al Fattan towers, furthermore, provide a stunning accent, and not by accident. They were part of the design of the complex and to my mind it works well.

Those red-striped towers, however, look like an after-thought and they do tarnish the image of the whole complex. Another concern I have is that if the paint jobs aren't well-maintained, especially on the seaside, then the towers could really turn into a commie-block style eyesore.

That being said, the JBR--IMHO--are impressive.

Anyway, I still think it's mediocre and the land could have been used for something far far better. For example take a look at this pic:

The marina will be getting several towers as tall or nearly as tall as the tallest here. Now imagine what the marina could have been :)
Of course the tallest block isn't built yet but most of the sea-facing buildings will belong to the JBR, and they'll still be the most visible.

JBR will grow on all of us,actually they are nice, they remind me of art-deco, moderne(which is art-deco) , 1930's architecture which is nice, they just new some more color to differentiate the buildings. Their style is like that of the Empire State and the Chrystler Building; granted they are not icons like those building but there are definitely similarties, the entire marina will be amazing once completed as well as jbr:lol:

I don't think the JBR is that bad. Aesthetically it's bad but in general the development isn't terribly planned. First of all it's not a skyscraper in a part type development where there's loads of wasted space that just becomes dead, it has the walk with 300 shops which makes sure it'll never become a slum. Of course that means the rest of the marina needs to fill up in order to support all those shops, and the marina mall on top of it.

I like the way that JBR towers all look the same, it's a great backdrop to all the various individual towers with great designs in the Marina. Wow....this area of Dubai is gowing to be stunning in 2/3 years time. :)

BTW you know of what I'm worried about? About the people that are worried about their Torch apartment views ... and you know why? Becouse I can't comprehend someone thinbking will have clear water view when his building stands a couple of hundreds meters from the water, in a highly dense aerea.

Sorry, yes you're right Altin.....(was late last night when I posted) I have been in the Al Fattan tower lifts a while back and I remember now there are no directly facing marina apartments. However, I still wouldn't fancy having to stare directly at a 100 ft wall while I'm swimming in the pool.

Does a thread exist on DEC towers? I thought I remember seeing one a while back, but can't seem to find it. I was curious to know if the plots in front of the DEC's are zoned for towers or open space?

on a sidenote, Trident told us that a park along with a small building and a mosque will be built in front of this tower stretch where belvedere and Dec are. they were told so when they bought the waterfront plot from emaar.
whatever that means...

A few questions about Dubai Marina:
1. What is the bridge clearance (waterline to bottom of bridge) at the entrance to the marina?
2. Does Dubai Marina (not the buildings but the actual marina) have a website with dockage fees, number of slips, size of slips, maximum draught, cost of diesel, facilities available, etc.?
3. Does anyone have information on the bridges such as: span, number of lanes wide, etc.? Any pictures?
4. Any idea where exactly will the nearest Dubai Metro station be?

These are the kinds of questions I like to get.

1 supermarket only at Phase 1 (Spinneys) and a small grocer at the far end of the Marina.
No food courts and no cinemas, although Phase 1's Marina Walk has a row of one to two dozen restaurants with tables both inside and out. All cost more than any fast food joint but many are reasonable.
There are no office buildings yet. Habtoor will be building one in the style (architecturally) of its Habtoor Grand Hotel buildings, and a well-publicised freehold commercial tower called the Summit will come up near interchange 5. Media City is also right there which is an entirely commercial district.
Main attraction: Marina Walk with its restaurants and a few shops. World famous? There's a good selection of international and tastee, tasteful offerings. Besides that, the Marina itself, especially in the Phase 1 area, is very pleasant especially at twilight: boats, towers with twinkling lights, reflections on the water, etc.
There are also the hotels--Grosvenor, Habtoor Grand, Mina Seyahi, etc. with the usual 5-star attractions. The Marina is no doubt a pleasant spot, even though it is currently only about 20% complete.

On non-working days and especially during cooler weather like now, Phase 1 is teeming with people. Whether one is there to shop, eat or just enjoy the ambiance, it is a nice place to hang out.

I have also just found that there is a dhow yacht cruise available throughout the late afternoon and evening--1 hour at Dhs 50 per person, through the Marina and out to sea. A great little excursion for the price.

Sounds reasonable and nice for a small group. I had enquired of an outlet called Nautica at one of the beach hotels who would take up to 8 pax at Dhs 700 for an hour.

Hi There. I was wondering about access to the walkway which runs along the waters edge at the Marina. Once construction is complete, and it is possible to walk the full length of the walkway, how will residents living in the Marina be able to gain access? Will it only be from access points at the bridges which cross the Marina, or will there be other points (for example between Pier Eight and Bay Central) where access, such as steps, from the road down onto the walkway will be built.

According to Gulf News they have approved a 100 story tower at the Marina.
