Is it because of dewatering?

Imre
November 7th, 2009, 07:27 AM
Dewatering at the Marina Walk?? I dont think so, simly just no cleaning because of the cleaning people with the small boat still on holiday or no money for the petrol.

Anyway , I was around the Dubai Marina Motor Yact Club, same rubbish.

I don't know if anyone actually realises this, but Dubai Marina does not have ANY escape steps, or rescue equipment on the quayside.
You may notice in ALL EUROPEAN MARINAS there are escape steps every 50 meters or so and bright orange floatation rings with rope attached at regular intervals.
My mail to EMAAR pointing this out some 18 months ago did not even provoke a response!

Funnily enough, as an old sea dog myself, yes I did notice it, I said to the wife the other day something is odd about this Marina, and every dock and port I have been into in my lifetime, has had life rings placed on the railings, even the duck pond at home has them.

The only place I have seen them, is on the Marina hotel and aprtments swimming pool, where the kids have great fun playing with them, there also is a total lack of safety, on the boats themselves, no one ever where's a life vest when they go out, even the kids, hanging over the side, it is frightening sometimes, how parents have a total lack of security for there kids, and if they fell in, God knows what would happen, swallowing that e.coli water we have here, thinking about it, I dont see any life rings on the boats either, I suppose it will take a death before something happens, kids can drown in a couple of inches, I know from experience, having had a baby drown in my next doors neighbour in Florida, where door alarms to the pool area are law, but they switched it off.

On a happier note, the little man in his boat is back cleaning up the litter, it's like a monty python sketch, as there is only him, so as he approaches the item he has to turn the engine off, run forrid, and with his little butterfly net try and catch the offending spinney's bag, as the boat sails right over it...........and we seem to be getting some half walls, and palm trees and smartening up on the front of Marinascape as well.

It seems the money is begining to flow again from Emaar........

Yes she was a bit of alright, not sure why she bothered with the Abaya, as the wind was just making it all to visable, very nice though.

I was watching the fire chief, and his engine, race across all the bridges, one by one, and still they couldn't find the fire..............they need to get there heads around this and get a dedicated fire and rescue boat, as the way the race up and down the Marina, there sure as hell is going to be a disaster, I was watching the other day, and two boats missed each other by inches, just coming around that blind corner, they need emergency steps down to the water, so fire enegines can get access from the road, of one of the bridges, the pathway there is wide enough for a truck, and towing the boat out to sea, was a blind panic reaction, as there is hose pipes on the floating pontoons, where it could have been got under control, taking it out to sea was a bit daft, as the wind would then fan the fire and make it worse.

I got a feeling they have been watching to many Bond films, where all the boats just explode for no reason..............I feel a letter coming on to Gulf News.

TMZ: You are a bit harsh on these supposedly Arab Women, just because a woman is wearing an Abaya, doesn’t make her an Arab, let alone a local Emirati woman.

You could have p***ed on the boat from that height - much quicker than waiting for a fire engine. Also there's plenty of foam in the water to put out any small fire...

I bet they weren't wearing life jackets, without any escape steps around the Marina it could have been a different story...

It seems some underpasses are being put in at the Al Sahab (Emaar) junction.

Also I would think some benfit if the had another road in and out by the power station as I'm sure traffic is a nightmare. Maybe the failed towers should be made into car parks, service buildings or open spaces. They should tartget the Marina to be finished in 3 years.

Cold spell on the way according to the weather forecast. A drop in temperature by 10 Degs C could spell catastrophie for people living in towers with no heating systems. Think safety if you are plugging in those electric heaters and blankets.

Forecast temperatures are highs of 23C with overnight dropping to 12C by end of next week.

^^

How right you are, we froze back in February when we came over, we stayed at the Grosvenor as well, and froze there, when I asked for heat, they laughed, just chucked us some more blankets, "dont do heat sir" only cold, with all this Global warming, I think Dubai is going to turn into Brighton, all we need now are the pebbles.........

So get the overcoat out of the shed, I thought that was gone for good when I came here, and put the shorts away, Mrs. G will not be pleased she cannot swim.

We already own a couple of fan heaters, what next, still the view is still lovely.

ALan

True Blue

Thinking about it, the effects should not be so bad in early December as there should be enough heat stored in the structures and road surfaces etc to combat the first few days of cold snap. By the time you get to February it's different as there is very little in storage so will get chilly.

Dubai can't handle cold spells or lots of rain but does well in 40C heat. Scotland handles the cold and rain but can't cope when the temperatures hit 25C.

There was talk about moving them all to the other side of Jebel Ali but the costs would be astronomical.

Of course now there is not the money or even the demand for more beachfront real estate (and probably never will be)

Plus if people want beachfront people can occupy parts of palm deira, etc, eventually.

What is with that brown water?

Its just sand and rubbish because the recirculating system still not working , the water level is lower because they are doing the lake wall cladding now, all lakes will be filled with sea water next year, if its true:)

I walked around Dubai Marina today. Haven't been there since early May. I must say that some things really shocked me: the ugly satelite dishes on so many balconies, the rubbish on some of the balconies destroying the intended idea of the architect, the dirty water, some of the cheap shops??!! Wasn't this supposed to become a life style destination? Then there were nice surprises: the Mall is taking shape, the Address Hotel is truly gorgeous inside, even though nobody was there.
I wish that the last construction sites get finished and no others be started, I wish for some greenery, it is so desperately needed, as this environment has become so urban. All of these buildings, some of them nice some of them ugly without hardly any trees.
Oh, and yes, I have invested there and still don't regret my choice, but things need to become better.

You know, I think people just dont get it! the appeal of this place is just amazing, not just is it a great place to live, for those of you that do reside here, today for instance is so clear, I can see all the the way down to Port Rashid and the big ships there, Jumerah Hotels, and the big flags on there poles, yachts racing on the top of the palm, the palm itself, the ships at sea, the people on the beach, and at the other end the point, and even the cranes working at Jebal Ali port.

But my point is this, the place is jumping, what with new restaurants now coming on stream at the bottom of Marinascape, and the new outside area's Emaar have just completed, the seats have a new coat of varnish too, and everywhere is being brushed up, and the tourist's, you can tell them, by the way they have there photo taken with the yachts in the background, and the residents packing out Spinney's, why would you not buy here, this place has such Global appeal, that whatever the Realtor's tell you, this is the place...............and if its a 700 per sq ft, Apartment, you know in your heart, that it is probably facing the garbage chute, on a low floor, and has a problem, so dont be daft, go and spend the the right kind of money, on the right kind of place, and you will do well.................because this is the last chance you get to buy in Dubai Marina.

I am using best case scenarios for project handover dates, as this is worst case scenario for oversupply (Dubai’s biggest problem).
I am using project information from SSC threads to update progress.
Projects nearing completion reflect more accurate handover dates and projects in the early stages of construction are more estimated, inaccurate handover dates.
Projects are listed in order of expected delivery soonest first latest last.
Projects nearing handover will state handover month when announced by the developer.

Bay Central should be 25% podium complete

The graphic illustrates that Bay Central has not yet completed it's podium. There is no '25% podium complete stage'. The percentages refer to the superstructure of the building in terms of floors.

Bay Central has not yet completed it's podium. In fact Bay central has not yet even completed it's piling. The project was launched as a 3 tower project but looks like it is being constructed seperately.

I believe this is due to the Hotel chain not being on board now so funding the build is more difficult in the current economic climate, (although this is only what i have read on the BC thread).

Good job with realistic handover dates.

I think some towers which ON HOLD now ,will be never built there. (at least not in the next 5 years :) )

How many "ON HOLD"?

10 ON HOLD (+few slow) and around 10 vacant , so total 20 which is very good I think.

JLT has 7 ON HOLD (3 would be U/C soon) and 4 slow.

Yes I agree,

it will be interesting to see what happens next year to some of the plots. It would be nice to see some open green spaces in the marina at some point but I don't think that's realistic somehow.

At least we can see an end to construction in this area within 3-5 years. I think it will be a great place to live.

With all the negative press coverage will there actually any demand left for all the units in marina and JLT ?

Imre
December 13th, 2009, 06:48 AM
For a long term I think its a great business , just need to wait but no idea how long.

JLT will have many office towers which is good for the whole area and the rent would be good in the future as well. Just need to increase the occupation and after wont be any problems.

2-3 years and all infrastructure (metro, tram, bus, water bus, water taxi) will be there.

High Times
December 13th, 2009, 12:11 PM
I think as many areas in Dubai fail to complete as originally planned, JLT and the Marina will increase in popularity due to diminishing construction schedules in the coming years.

If only They would create public beach park areas between the Hilton & Sheraton it would seal the deal. A few pools, changing areas, towel huts, food & drink outlets, sunbeds etc. For the cost of $2 million it would increase long term and short term occupations in the whole Marina area. This investment would be repaid tenfold not only at the beach clubs but in the whole JBR shopping complex areas.

Either no money or no vision, probably both.

Imre, do DP still own the land ?

This is a good question :)

As the gossip said the 4 hotels belongs to Abu Dhabi which can be true because last time I saw a sign there , Abu Dhabi National Holiday Group or similar.

At the moment nothing there , tram workers using a small land thats all.

I think the DP will not do anything there so the beach club and parks remain just a dream for a long..

^^ I think there was something noted in the S&P agreements but definately in the sales and marketing. If DP are not going ahead, which I don't expect they will now being that the sales phase is over. I expect the municipality to push the project through. DM are collecting enough from the housing fees element of the DEWA bills and not exactly doing a lot for it.

I agree that public beach parks, with a nominal daily charge, would be the way forward. Not everyone agrees that private beach clubs offer good value unless your company is lifting the tab:)

While on the subject;

A couple of years ago I was swimming in front of Sheraton hotel and the security were blowing there whistles and gesturing to me to leave. I was pretty angry and in a rage went over to them threatening to ram his whistle down his throat if he blew it one more time. The police were nearly called, but I maintained that I was allowed to swim in the sea and that it did not belong to Sheraton, they were just chancing it.

Funny thing is, last time I was there a few months ago, all the red marker bouys they had laid out to define their private sea, WERE GONE.:) Just made me wonder if it had happened with locals and the issue was brought to a head and the Hotel lost.

Do you know when Marina Quays will be handed over? Beginning or end of January?
Than means within the next 2 months 1300 new apartments will be released in the Marina alone, not counting the hotel apartments.
Will there be 1200 people trying to sell or rent out these apartments? ;)
What will happen to the rent and the selling prices?
To be honest, I still think the rents are very expensive here in the Marina.

The Sofitel hotel at JBR opened yesterday. Went to check it out tonight but ther is still no liquor license so didn't hang around.
They say they will have liquor license by Christmas day but I'm not going to count on it. The Irish bar, The Hub looks like the perfect watering hole for Marinites and will be a good place to watch sports or decompress after work. Italian restaurant looks very fancy plus there is a huge dining buffet area, 115 dhs for breakfast, 150dhs for lunch and 180dhs for dinner.

You have the beach, JBR, The Walk (best place in Dubai), Marina Walk, Dubai Marina Mall, and so on.
Once all the construction is finished, it will be ever nicer to live in.

When do you estimate all the road works/construction will be completed?

Probably about 5 years, but we could do with less greed, in as much as throwing up more buildings, especially in front of the Torch, and give us more parks and car parking and landscaping, for people to enjoy the place, it now needs to get user friendly, and get some emergency step's cut to allow acess to the Marina, for the rescue services.

And turn off some of these Strobe lights, giving us poor sods a headache.

I think road works in the marina will be over in 2-3 years once tram is up and running. The only link to finish is the new road out to the Palm (check it out on Google Earth, you can see the bridge next to Bayside Residence is more for serving this new link than the marina).

TB: that's news to me that that bridge is to be used to go to the Palm. I had assumed--perhaps incorrectly--that that bridge was to serve the now frozen or cancelled Nakheel's Dubai Promenade project. Have you heard that that is supposed to go all the way out to the Palm? Thanks for sharing anything you've got on that. If so, that's a very interesting development.

Yes I read it somewhere a good few years back about a traffic study which showed the palm roads would not cope with peak flows and journey times from the crescent would be excessive. Not good for Hotels located on the crescent. Not a problem currently as there is still a lot of construction to finish but they seem to be thinking ahead and get this part out of the road before the construction in the marina ends.

The Dubai promenade does not merit such a road network. Look at the new bridge near Infinity which has now been widened and you can see the incomplete section with the right turn towards the palm. The incomplete flyover will provide a link to SZR via either intersection.

I like how Dubai Marina looks at night. And it will look even better once construction of all buildings is finished. Now you have plenty of powerful projectors at construction sites, they make the air glowing (check the sky on the right side where the tallest buildings are). Less glowing is better.

^^

Alan, I agree.

The whole walk area has been designed, marketed and sold on the basis that JBR/Westside Marina towers would be at least 80% occupied to provide the footfall and capacity for businesses at this end of the spectrum to at least tick over and make nominal profits.

Smaller independents will be the first to fail as they have to work as stand alone operations. The larger multi site business can write off local losses against more profitable sites elsewhere (simply to have brand presence).

There simply is not the population in this area to provide custom for all of these outlets to survive. Best case scenario is that the landlords reduce rents so that profit viablity increases. I suspect this will not be the case and good old fashioned greed and stuborness will prevail turning this area into a shadow of what it could be. Also the problem for landlords is the service fees have to be covered and their costs to purchase so any reduction in rents has limited viability.

If business costs remain fixed yet customers remain few and far between then this could turn into a bit of a mess.

There is one quite simple answer that would have a posotive effect.

The UAE Diving Centre yesterday celebrated the accession anniversary by lowering a huge portrait of Shaikh Mohammad into the deep water of the Arabian Gulf in Marina. Sixteen Emirati divers lowered the huge portrait, printed on a silk cloth measuring 1,000 square metres (40x25 metres), the world's largest portrait, into the Gulf waters in a symbolic expression of gratitude to Shaikh Mohammad as a leader who devoted himself to the service of his people. The portrait weighs 250 kilos and it took seven days to make.

Not really the effect they were hoping for, 1 out of 10 for effort.

No, not yet. The RTA has only said that all Red Line stations should be open by the end of February 2010.

Like the sign boards above.

The Palm, the Burj and the parachute, emblematic of the payment made to rescue Dubai from the turmoil of the first two emblems:)

T.B. I have noticed that as well, there are more signs springing up of the 3 wise men, and things on the telly and in the press, trying to Emiratize it all, you could say "Under new Management"

Proably the Pentominium, if you can call that the Marina.

I thought it was princess tower by Tameer. Tallest (residential only) building in the world rings a bell.

Think that was Elite residence, but claim was made before launch of Pentominium. Elite will be finished before Pento so should hold the title for a while.

The Pentominium is a supertall skyscraper currently under construction in the city of Dubai, United Arab Emirates. When completed, the residential tower will be 516 m (1,693 ft) tall, with 120 floors above ground. It was designed by architects Aedas and funded by Trident International Holdings. The AED 1.46 billion (US$400 million) construction contract was awarded to Arabian Construction Company (ACC) The pentominium has one of the deepest excavation done in the world[6].

Construction commenced on 26 July 2009 and the building is expected to be completed in 2013.

Why not Princess Tower?

Why not! looks like I got the 2 mixed. Princess tower already looks like it is the tallest in the marina and will be this until Pento gets up in 2-3 years.
