As an old Merchant Seaman, and born next to the River Thames in London, I have visited many Marinas around the world, and I have noticed a glaring omission to Dubai’s Marina, the lack of Emergency Steps, cut out to allow your shore side rescue, and fire trucks direct access to the water, I realised this when another small boat caught alight recently, in the Marina Walk moorings, whilst the rescue boat towed it out to sea, I noticed the fire truck going from bridge to bridge and not being able to get to the boat, had he had access to the quayside, through designated road, he could of helped, I recall many years ago, being on a tanker docked in Rotterdam, with the stern of the ship, of the dockside, when the ship’s engine caught alright, and the fire truck just couldn’t reach it.

Hopefully I will not see another disaster happening here, like London’s Marchioness, but I am scared that it might, as I view the Marina from my apartment, its seems to be mayhem down there some days, it only needs two boats colliding and with no steps for you to gain access allowing your shore side rescue and fire trucks direct access to the water.

Something else that I have noticed is the total lack of life belts rings on the railings, if someone should fall in from the Marina.

I hope you don’t mind me pointing out this to you, as I love it here in Dubai, but as a new Marina, and a very lovely one, it should be a safer place for all.

^^Simple enough job to retro fit some stainless steel treads to the side of the marina walls. Life belts and lines are badly needed.

I think the intention is to have plenty of low level floating pontoons along the sides together with jettys sticking out in the bay areas. The lack of these adornments is creating the safety issue now that the marina is a thriving district.

I couldn' work out why they pulled the small boat off the moorings when it caught alight, it wasn't a blaze, but taking it out to sea, of course where the wind fanned it, caused it to turn into one.

There is a water supply on the moorings, so they could have handled it there possibly, also diesals engine's generally dont blow up, they could make access for the fire service, from the road to the quayside, by Stephanos, for instance, I think they panic a bit.

I did take a lot of FireFighting course's at sea, and it was drummed into us about the dangers of it, but I have noticed as well the Yachts themselves haven't any lifebouys on them as well.

With all the new laws coming out in Dubai, with regards to defaults by developers. Has anyone used a lawyer against a developer and actually won the case and recieved their money back and interest or compensation. This is for any project.

One idiot was finishing a meal from a polystyrene container and just threw it on the pavement infront of me as he boarded the bus. In a rage a picked it up and jumped on the bus and threw it at him. Everyone was stunned into silence as I got back off the bus and walked away, a little faster this time:lol:

They must be used to living in these disgusting conditions to not realise how horrible and unhealthy it is. Shame!

I have noticed a lot of the Yachts cant get under the first bridge, by the Dusit, they approach it dead slow, and some just turn back, if its low tide, they are just about alright, but high tide they would have to be careful, so why did they build these bridges with low clearance, TB are they all the same? are up your end any bigger?
and can they be sorted, i.e, take out some of the underneath, like they do in London for the buses, or is it impossible, or another Dubai cock up.

Bridge at Dorrabay is the highest and we were told the marina in front of The Jewels was reserved for large/super yachts. Judging by the size of the pontoons someone forgot to tell the dock builder about this:)

Not sure about modifying the bridges, it will be dependant on the design whether they are twin cantilevers or arches. An arch will be impossible to modify but a twin cantilever could be converted to an opening bridge.

A couple of the bridges look decidedly dodgy. Look for the ones where water ponds on the top of the arch. Yeah I know it doesn't make sense, ponding of water at the crest of an arch tells you something's wrong.

DUBAI : An accountant fears losing half a million dirhams she had paid for a Marina tower unit after she skipped three payments while negotiating for a discount from the developer.

Costly penalty

Dimple Bhatia, 29, a US-educated Indian raised in Dubai, said because the construction and hand-over of Botanica Tower was facing delays, she negotiated in August 2009 for a reduced price or payment scheme.

The developer, Select Group, cancelled her contract despite her offers to pay the unpaid instalments.

Till then, she had already paid Dh497,259 to Select Group for the one-bedroom unit, representing 36 per cent of the cash value of the Dh1.38 million property (or 24 per cent of the purchase price of Dh2.07 million based on the payment plan)

Bhatia had bought the unit at Dh2,654 per square foot at the height of the property boom.

Dubai's real estate market saw a freefall for 18 months with property prices falling over 50 per cent from their mid-2008 highs.

Bhatia now wants to withdraw the money. "I have asked for a deferred payment plan or payment relaxation — since Botanica is expected to be delayed by a year-and-a-half," she said.

She said she is clueless how to get her money back. "They cheated me. At one end, they were negotiating and at another end, they cancelled my contract."

Legally speaking

A recent report by Select Group said the core of the 36-storey Botanica Tower was already three floors above ground, with construction in full swing.

Soheyla Dad, Select Group's lawyer, said Bhatia has been in default since June 2009 and sufficient reminders were sent to her by courier and e-mail.

"The purchaser has never offered to settle her account to date," Dad said.

"Unfortunately, the negotiations (if any) proved to be unsuccessful for one reason or another - bearing in mind we are not legally obliged to negotiate where a purchaser is in default of their contractual terms."

Agreed, but I think the main criteria was "make 'em tall".

In my opinion they did a good job on the appearance/architecture of the JLT buildings. Nicely spaced out so you can appreciate them from all angles.

This street is absolutely impressive. I've been to many huge skyline cities, but walking down the street in the tallest block is an awesome experience!!

To all apartment owners without much of a view here: the street canyon is one of a kind. Seaview you get in lots of places on the planet, but this you only get in the tallest block!!!!!

Plus, anybody in the tallest block will be able to step out of their building, walk two minuts to the marina promenade, and enjoy great views anytime - full marina view, and full ocean view at your doorstep...

from what i can tell, this is where the who's who lives. all the buildings are right behind the walk area, and as you can see, the beach is gigantic - i'm about midway between the water and the resort.

from what i can tell, this is where the who's who lives. all the buildings are right behind the walk area, and as you can see, the beach is gigantic - i'm about midway between the water and the resort.

Remember how some poeple were calling JBR a commie block?

^^These kitchens and flats are very well conceived. I recently stayed at the Rose Garden Hotel Apartments in al Barsha. Very cheap accommodation! To my surprise, same thing: the kitchen was well conceived, actually much better than mine in Marina View Towers. I will look around and eventually pull my kitchen out and replace it by something like this.

Does anyone know how long it takes to get Title Deeds ?
I had my Handover at Royal Oceanic in Sep/Oct 09 but Select still haven't handed it over to me despite the fact that I paid up the 1% in 08 (!). Is it the Land Dept that's at fault ?
I don't live in Dubai.

It was meant to be a thriving, high-end shopping boulevard. But with many premises lying empty and several retailers having left, the plaza-level shopping area at Jumeirah Beach Residence is not quite the bustling arcade its developers had hoped.

Businesses that have folded or found themselves struggling point to a lack of advertising, and broken lifts that leave people on The Walk below with no choice but to climb off-putting flights of stairs to reach the shops.

Residents say there is too much emphasis on upmarket brands, such as Saks Fifth Avenue and Karl Lagerfeld, in an area where people want more down-to-earth, functional outlets.

Dubai Properties Group, the developer, said it was re-examining the “retail mix” and promised that new shops were on the way.

The area’s relative torpor is in stark contrast to The Walk – a quick stroll down to the ground level – where there is a bustling promenade of restaurants and boutiques.

Nancy Mizayad, 27, an Australian who lives in Amwaj residence, said opening shops that catered to young and middle-income families at plaza level would be practical.

“If they brought in an H&M there, you’d have a lot of younger people interested,” she said of the Swedish clothing retailer. “It’d be good to have more things for mothers and children.”

Its a shame, for such a beautifully designed area, the Plaza Level resembles a ghost town in most parts of it. I wish there was some way where they could attract more people from The Walk to venture upstairs. Having more people move into JBR would greatly help. Either way, a lot of businesses have closed, and some will probably close in the near future, due to lack of customers.

I much prefer having the podium as it is without hundreds of people all over the place...it keeps the area cleaner, the green still green, and more space in the pools. Its a place that relaxes a lot compared to the super busy walk...I hope it doesn't change.

I understand fully where you are coming from on this and mostly am in agreement.
My only disappointment is that it has taken 3 years for Dubai Retail to admit they got the retail-mix wrong and are now listening to the JBR residents to give us what we want ie more community based services (nurseries, play areas etc)
Can't remember if we still have the 5 fur-coat shops in one of the sectors but I suppose after 3 years plenty of £££/$$$$ will be lovely & clean!!!

Back to your original post, all these empty places do not look too bad. If it was my home country they would be covered in graffitti (and worse) in no time and would become a no go area. I think the way the shop windows out here are made "non-see through" is also quite acceptable.Unlike the UK, a very high %age of the businesses were branches/franchises of "multiples" eg Smokers Centre/News Centre. Most have just moved to another location with greater footfall so no redundancies or job losses.

I don't know what occupancy is like in the Marina Mall currently but I'll pay it a visit when I'm in town next week. I met one of the guys from marketing from KFC yesterday who told me that occupancy at the Dubai mall next to the Burj Khalifa was at 28%! KFC and many other fast food outlets have paid off their 3 year leases and closed as it was cheaper than keeping the outlets open. Scary

To be honest I have learned it is a lot of projects affecting many many investors! Maybe just a few in the Marina, but hundreds in Jumeirah Village, Palm Jebel Ali, Sports City etc. etc. :ohno:

Its idiots like this that start these rumours. Dubai Mall is nearly completly full and packed most days, as anyone who is not a complete fool will tell you...

You should go take a look. I was blown away with my first visit last month...

I don't know what occupancy is like in the Marina Mall currently but I'll pay it a visit when I'm in town next week. I met one of the guys from marketing from KFC yesterday who told me that occupancy at the Dubai mall next to the Burj Khalifa was at 28%! The picture from playmaker isnt in the right perspective to judge about it, but it indicates how moch inbalanced the DM skyline looks because of the tallest block. Supertalls shold'nt be clustrered, they should be rather peaks of individual clusters, with smaller skyscrapers around them.

Therefore i wrote that the picture is'nt in the right perspective to judge about. I believe you that the skyline is amazing, but the skyline is already unbalanced because of the clustered supertalls, wait until the biggies are finished. Yes i fully agree, the JBR are SOMEKIND of an eyesore, i wish there were some glass cladded towers between them that are visible from the seaside, the only thing that can make it worse, is the proposed supertall infront of the al fattan towers.:ohno: More than the cancling of this particular supertall, i wish the marina was build as the first plans have suggested the marina would look like.

Therefore i wrote that the picture is'nt in the right perspective to judge about. I believe you that the skyline is amazing, but the skyline is already unbalanced because of the clustered supertalls, wait until the biggies are finished. The buildings on the left are Tecom ones, where also the Dubai pearl is under construction, the buildings on the right side are definately the JBR.

We are almost down to 2 pages on the Dubai Marina forum. I can see this being achieved by September when a few more moved to completed sections.

NO MORE NEW TOWERS coming to Marina:banana: like we used to have 1 everyday, back in good old days (3-4 years ago).

Up a ladder fixing brackets for my new wooden blinds and noticed this guy stopping on the bridge to take in the view. He got out his car and went over to the parapet and just stared at the waves rolling up on the shore next to the boat yard. A piece of tranquility that could have been in the Carribean and not a few hundred metres away from the busy streets and dense towers of Dubai Marina.

I went and got my camera and took these shots which sum it up.

DUBAI // For more than a year, Abdul el Ah has looked down from the balcony of his Jumeirah Lakes Towers apartment at the Dubai Marina Metro station slowly taking shape beneath him – from dust to a shell that was eventually covered by the distinctive golden sleeve marking every Metro station.

Until yesterday, all Metro trains sped through the station, continuing to other stops that had already been completed.

That was until just after 2pm yesterday, when a group of close to 30 people stood waiting under the beating sun at the entrance to the station, impatient to explore another way to connect the outlying marina to the rest of the city.

One worker at the station said the first group of Metro riders was “a mixed bag of passengers – young and old.”

Yesterday afternoon, Mr el Ah got his first close-up of the station that had slowly evolved beneath his balcony. He hopped on and got off three stations later to get a haircut.

Just as it could alter the daily habits of the 80,000 residents living in the Marina, JLT and the Jumeirah Beach Residences, Mr el Ah said the opening of the station would change his lifestyle – even if he admitted he was still in love with his car.

The Metro would be his mode of transport on weekends, he said, and he was just as grateful for the footbridge linking his neighbourhood with other parts of the marina.

“It has opened up a whole lot of new options for me,” said the 21-year-old Syrian, who works as an assistant purchasing manager at Emirates Towers.

“Before, if I wanted to drive to the Marina or take a taxi it could take up to 20 minutes. Now with the footbridge open, I will be able to just walk across and meet up with my friends, hang out at night, smoke shisha or do whatever. It is a new part of city life for me.”

Bret Langlan, 31, from the United States, lives in a one-bedroom apartment next to the station. “It will be great,” he said. “Right now, I am going to use it at weekends because I don’t have to drive and it is a lot more relaxing. I’ve time to kill. When the Trade Centre station opens [on May 15] I will start taking it to work.”

The station also acted as a link for those living outside the Marina yesterday.

Blandine Kologo, 32, and Pascal Niffoi, 36, who are from France, took the chance to explore the Marina. “We thought the Marina station wasn’t open but the lady at the information desk said it opened today,” Ms Kologo said. “We have been using the Metro all week to get around and we wanted to explore the Marina. We think we are lucky the station opened today because we fly back to France tonight.”

Away from yesterday’s casual weekend Metro crowd, the real test for the Marina station is likely to come tomorrow morning, when commuters head to work.

Officials expect a rise of an additional 65,000 commuters from the seven new stations – how many of those will be travelling through the Marina station remains to be seen.

In the dense network of restaurants and other food outlets packed around the Marina, optimism reigned yesterday.

Schalk Pienaar, the manager of the Surf and Turf restaurant on Dubai Marina Walk, which is two minutes from the station, said: “Parking around here is a bit of an issue, so if more people pass by, the better it is for business.

“It will have an effect on business now. I am not sure about the summer but I would say there could be a 15 per cent increase in business right now.”

Next door, at Stefano’s restaurant, the manager, George John, said he hoped business could increase by 10 to 20 per cent. “It is busy here at night and a lot of our customers come down here in a taxi. If there is a Metro station at the top of the street, it should benefit us.

“The station opens up New Dubai to people who would never consider coming down here.”

I was right , ACC moving the site offices of the Pentominium here , probably the main construction of the Marina Arcade and Madain Hotel will start soon.

The MAG 218 residential tower, built at a cost of AED450 million and consisting of 555 apartments spread over 66 floors, is now complete and ready to be handed over to residents following the official opening ceremony yesterday (Saturday 15 May).

Commenting on the handover, Mohammed Nimer, CEO of MAG Group Property Development, said: “We have maintained a consistent vision, communicating transparently. We have stood by our strategy through thick and thin which has underscored our commitment to our customers and our confidence in delivering our promise.”

Almost 90% of MAG 218 tower was sold out within months of its 2006 launch, with many investors initially paying an average of AED750,000 – 850,000 for a one-bedroom apartment. Today, despite falling prices over the past two years, the apartments have still appreciated, on average by at least 10%. Indeed competitive rental returns can be achieved due to the realistic original selling price.

Due to MAG Group’s strategic pricing, more than 70% of the owners are end users clearly keeping speculators at bay. The typical profile of residents consists of young professionals in their early thirties and to date MAG Group has not received any cancellations whatsoever.

“So far we have not received any notices’ of cancellation, which in the current climate is quite remarkable. However it does highlight the sustainable demand for quality mid-priced accommodation,” said Nimer.

In terms of service fees, again through MAGme the property management arm of MAG Group, rates are very competitive at less than AED10 per square foot per annum.

“This which compares favourably with other developments in the vicinity,” said Nimer.

Full-floor show-apartments located on the first floor of the MAG 218 Tower were opened in June 2008, so that owners could check out the quality of the interior finish, plus other interior fittings such as lights, built-in kitchen units & white goods, wardrobes and bathroom fixtures.

“Frequent online photo-updates were also posted on to the MAG Group website to further reassure overseas investors,” added Nimer.

The tower, which comprises 333 one-bedroom apartments and 222 two-bedroom apartments and six retail outlets, comes complete with 572 covered car parking spaces and an outdoor Olympic sized swimming pool. The top five floors feature a full glass exterior, which afford spectacular panoramic views of the Marina, Palm Jumeirah and beyond.

A dedicated recreational facilities and community floor houses a state-of-the-art gym, event and dining hall, TV room and an outdoor terrace.

The residential tower is strategically located close to all of the facilities in Dubai Marina and only five minutes’ walk from Dubai’s Internet City and Media City. The tower also forms an integral part of MAG Group’s development strategy to construct competitively priced buildings aimed at the mid-range market and appealing to Dubai’s middle income families.

Dubai World's property arm, Nakheel has restarted work on projects that have been put on hold, Al Bayan has reported. The company has put out tenders for consulting firms to review and evaluate requests to continue construction. Currently suspended projects include Trump Tower, Dubai Lake District and Dubai Promenade, the newspaper said.

I personally wont want to see the Dubai Promenade built ... Let things around the Marina settle for a few years. I wonder if such development would be financed from off-plan sales or would investors rather wait for such developments to be completed before purchasing units there.

fantastic pics. The landscaping on the podium of JBR looks very nice, may be compared to The Walk in Phase 1 which is also done very nice. It is also great to see that many towers are now copmpleted and have landscape on their podiums as well and the whole area appears to be full of life now.

I came across these old photos on our first trip to Dubai in Oct/Nov 2000, (apologies for poor quality pre-digital). We stayed at the late Oasis Beach Hotel with the inland view, we just happened to be there when they flooded the Marina.
If you see what has been built in less than 10 years, its incredible!

I actually have a video I made when I travelled from the springs where I lived to Dubai Marina..

Half way through the marina bit starts,,, I actually have countless footage,, need to go back through some of it for skyscraperlist.com

Brilliant pictures, I stayed at the Oasis beach around this time, long before the JBRs. If I remember there were only around 4 hotels along the long stretch of beach that included the Mina Seyahi, Royal Meridien, Hilton and one called the Metropolitan Beach and Resort Club where the Habtoor now stands. Everything was under a £100 a night back then!

Priceless footage from 2000. So SZR ran actually between the newly flooded Marina and the beach villas?

I think SZR is far more at the back of the last picture, you see HRH on the left of the picture.
