^^ Substantially complete 2012, totally complete 2013-2015. :)

Imre, I have a question for you, do you know how much cooler the air temperature is on the coast than inland in mid summer?

Most temperatures are quoted at airports so I wondered if you noticed if it was cooler by the sea when you are fishing.

yes, last time when I was in the International City , there was 35 C , after 40-50 min in Dubai Marina 31 C .

8th of May at the Airport 38 C , Marina 33 C almost the same time...I just saw my car outside temp.

I think on the coast always cooler minimum 3-5 C than inland.

maybe in the middle of the desert (e.g. Arabian Ranches) more than inland:)

Oh yeah, much much cooler. I was in the beach the other day and in the early evening it was such a cool breezze, almost to put the shirt on, then we got out in the street and we started sweatting.

I read an article in an old edition of construction week and it said the entire marina was to take 20 years to complete.. considering the fact that it started out in 96/97 (was it?), I'd say 2015-2017 would be a good estimate for the marina to finish completely.

So only 50% done so far then !

The arse end doesn't even look like Dubai Marina! It looks more like an industrial zone.

your right.
will those industry stay or will it be moved to an other location where it fits better?

^^ it will stay and so will the power lines

I don't think I would choose to live there. Are prices much cheaper at this far end?

dubaiflo
May 16th, 2007, 01:02 AM
^^ yes i would estimated 15-20% of course also depending on view and project.

i think 2015 to be completely done is about right imo.

The arse end is, not taking the health factor into account, not so bad, especially once it will be completed of course.

It will have the somewhat same feeling as the middle part with all the lowrises, but without the JBR wall directly in front.
Btw Samir it is still not definite the powerlines will stay forever :D

wow, never thought they've started with that project in 1996/97

they started digging the canal back then, using the material to build the marina podium (marina is elevated).

merv
May 16th, 2007, 11:44 PM
In relation to the tanks at the side of the Dubai Marina we have been told that it is a power station and it is suppose to be moved in a couple of years and a canal is to be built and another a marina formed! Is this not a good investment area?

Dubai_Steve
May 17th, 2007, 03:04 AM
is that true or is merv the developer of one of these? :D

dubaiflo
May 17th, 2007, 03:59 AM
^^

they are talking about the arabian canal.. if anything, only some small less important part of the station will be moved or redesigned...

I think having an appt in the arse end of the marina is ok as long as its facing the marina and not the powerhouse

If they bring the arabian canal through here as originaly planned, then they will have to do something with it.

On a side note, I sat on the rip rap rock on the entrance to the marina one evening and it was very silent and peaceful. I only noticed a tannoy announcement which made me realise, this is quiet. I would rather be next to this than the 10 lane SZR.

Just record all the lottery numbers todate and win all the lotteries, then the price of property is insignificant.

JOKE:

Once a shipwrecked sailor found a peculiar lamp as he walked aimlessly on his deserted island. He rubbed the lamp and a Genie appeared suddenly. The Genie explained that as he had released him he was now at liberty to offer him three wishes.

The sailor explained that he had been in the sun for 10days living on bananas and water and all he realy wanted at this time was a cold beer. WOOSH! an ice cold bottle of beer appeared and the sailor swallowed it down immediately.

When he had finished it he noticed that it was refilling itself. The Genie explained that it was a special bottle of beer that always remained cold and refilled itself when drunk. Now said the Genie, "2 wishes left then I must go, what else do you desire?"

The sailor did not hesitate and said "another 2 of these magic beers please" :)

I thot that the ppl who live at the marina or who will be living there would like this:

Four civil defence stations to be built

Staff Report

Dubai: Two civil defence stations will be built at Dubai Marina and Jebel Ali.

Dubai Municipality is undertaking a Dh49-million project to construct four state-of-the-art civil defence centres in various districts that will help enhance firefighting and civil defence capabilities of the Dubai Civil Defence Department.

The centres will be built in Port Saeed, Umm Al Sheif and Leseily as well as in Al Barsha.

The municipality is currently planning a similar project in Dubai Marina and a plot has already been allocated for a third project in Jebel Ali.

Work on the project has started and the centres are expected to be ready by May next year.

Hussain Nasser Lootah, Acting Director General of Dubai Municipality, said that the buildings have unique designs that can be copied for new projects of similar nature.

"One of the significant features of the buildings is the construction of observation towers which will help civil defence personnel to foresee any imminent untoward incidents or respond to such incidents," Lootah said.

I doubt it will be a building or hotel as it will badly affect sea views over there esp for habtoor towers but the land is quite large so it cannot be just the beach !

Could it be where the new QE II floating hotel is going to be?

i thought that was just a rumour and that QE11 was not going to be in dubai. so the mystery continues.

QE2 set to become floating hotel

The history of the QE2
Dubai is to buy the Queen Elizabeth 2 cruise ship for $100m (£50.5m) and turn it into a floating hotel off the Gulf emirate's man-made islands.
The 70,000-tonne vessel, launched by the Queen in 1967, is to be sold to the Dubai World firm by Carnival, the world's largest cruise operator.

Dubai government-owned real-estate developer Nakheel is building three palm-frond shaped isles off its coast.

The ship will be berthed from 2009 at a pier at the Palm Jumeirah development

'Maritime nation'

Dubai World, whose investment arm Istithmar has made the purchase.

Istithmar hopes to recreate the QE2's original interior decor and fittings, and to establish a museum charting the ship's history.

Dubai World chairman Sultan Ahmed bin Sulayem said: "Dubai is a maritime nation and we understand the rich heritage of QE2.

"She is coming to a home where she will be cherished."

The ship came into service in 1969 and has crossed the Atlantic more than 800 times, carrying more than 2.5 million passengers, Istithmar said.

Maiden voyage

Built at the John Brown shipyard on the Clyde in Scotland, the ship was known only as "Job number 736" until she was officially launched by the Queen in September 1967.

The famous liner is 963ft long, 105ft wide and can carry as many as 1,778 passengers and more than 1,000 crew.

Her first captain was Bill Warwick, who took her on her maiden voyage to Las Palmas, setting off on 22 April, 1969.

Naz, I've taken plenty, people always want to shoot the messenger.

Regards your question, apart from the obvious difference that one is inserted using great force and the other is cast in a hole bored out by an auger (CFA). The main reason for using bored over driven piles is vibration. Driven piles are fine if there are no other buildings nearby which could be damaged by the vibration of the repeated hammer blows.

There are other reasons due to different soil conditions and depth of rock head, if any, which could determine the type of piles that would best suit the criterea. They are classified as end bearing piles and skin friction piles. A skin friction pile pretty much always has to be driven into the ground until it reaches a set. If it is load tested and it fails you simply add another bit ontop and redrive it until it passes the load test. If a bored pile fails you have to intall another one or as many extra ones as are necessary to support the load.

Hope this is of help to you and does not come accross like "someone who constantly and pathetically trys to lecture everyone".

Always glad to be of service ;)

Arabtec Construction has been awarded a contract from Damac Properties to construct the 81 storey Ocean Heights I tower at Dubai Marina. The total value of the contract is around $175.4m and the project is expected to be completed over a period of 36 months. APCC has been handed the foundation contract, while Hong Kong's Aedas is the architect and Egypt ECG the local consultant.

Do they use skin friction piles in the arse end of the Marina ??

^^ Come on now..that was uncalled for. It's bad enough being next to "Chernobyl" without you having a dig about shoddy piling works at this desirable end of one of Emaar's finest.

Let’s change the subject -

The Monorail is located directly behind, following the road that is located behind the Mall.

True or False?

Seriously, there might be a tram but not a monorail.

We have never heard of any plan for Monorail for Marina, but we have heard of plans for a tram running alongside the JBR and luxury buses.
