are u talking about the metro plan? if so then the emirates hills is towards the south of the bridge just right of jlt...there are direction signs there anyway ;)

but I like the workers canteen at the JLT and Businss Bay site, tea is only 0.5 , juice only 1 dirham and the feeling is different:)

I went to the Gold Souk today from the Marina by bus , took only 1 h 20 min and it is only 3 dhs , I can recommend to everybody, nice trip:)

There must be plans for a bus station at this end of the marina as there are many buses leaving from this spot now. Perhaps next to Al Bateen tower or below the new bridge at Dorrabay.

With the good bus service and tram service on the way, this just adds to the allure of the Chic end of the marina :)

this bus service is really good, clean,lots of stops like Dubai Marina, Internet-Media City, Knowledge Village,Al Sofouh Road, Jumeirah Road,Al Hudaiba, Al Mina Road,Al Ghubaiba Bus Station-Bur Dubai , Gold Souk.

next time I will check another line wich goes close to Sharjah:)

I'm looking to make a purchase next month in Marina. My requirements are:

At least ground work started.
Some kind of view; partial/full Marina, ocean. Something other than staring down living room of aptmt in another building.
Purchase directly from developer.
Good payment plans preferably tied to construction progress
Studio or 1 Bed
Price not more than 1,400 AED/sq ft.

Is there something available at the moment that would fit the above.

Main reason is that its tough for me to travel to Dubai for more than a weekend at the moment. Buying resale takes some coordination and involves more hassle. Is it possible to get a resale done in 1 business day and fly back?
If yes, I could go for resale too.

In January Cayan will announce a new project in the Marina - might be the one close to the Jewels (this is just a guess from me regarding location). Launch prices should be around 2000 dhs/sqft.

No, not sure at all on price but was told about the upcoming annoncement from a friend having a meeting with Cayan yesterday - he was trying to buy a resale unit in Silverene. As I understood it - launch prices would be close to 2000 Dhs. I would not put too much into the prices as this could be sales talk (convincing him that another project is cheap) - but I am convinced about the upcoming announcement. Lets see what prices will be - but expect significant increases if it is a good plot in the Marina.

2000 sq ft is very expensive for such a bad location. Perhaps it is in the upper marina instead, maybe even in the mystery plot in front of the Torch ?

There has been a local advert in the property pages for some time now, advertising a prime plot for sale, on the waterfront, with planning permission for 2 towers....Hmmm..i wonder...

Thats exactly what i thought 2000 Dhs psf for an off plan launch at the "low rise" end of the marina seems very expensive to me.

However if developers can sell there at this price then thats good news for existing investors anywhere on the marina in my view.

I agree it is a high price and there seem to be better deals currently in the Marina. But on the other hand you are paying 1700Dhs/sqft for a studio in Zumurud with a decent view and height and these are being sold. Larger units go for 1500 Dhs. Zumurud will prop be completed in 2 years time and not really offplan I know. Point is - I will not be surprised to see these prices at a good plot - even in the "low-rise".

This is all speculation I know and should prop be moved to the "Property & Investment in Dubai" thread. Sorry about that :)

Its a BBC player that lets you watch the last 7 days of primetime programs http://www.bbc.co.uk/iplayer/. You can choose to stream or download and watch within 30 days. Not sure how the TV license works when you are out in Dubai!

To watch Sky when I am away from home I use a Slingbox but you need somewhere in the UK to plug it in. It uses streaming but is very tolerant of slow speeds. www.slingmedia.com (http://www.slingmedia.com)

Martin: Those will definitelly be build but as in the case of The Summit, I think these two plots will fall under the jurisdiction of the TECOM so should not be part of Dubai Marina (as Summit isn't also) at all.

A man from the BBC was on the radio the other day.

This is what he was saying. Iplayer is available for UK only (sorry). It started off by being downloads but increasingly offering streaming. Much better
if you have a decent speed connection.

None of this helps you I know.

What the man also said was that during 2008 a new site will start (WWW.BBC.COM) which will contain programming with either commercials or subscription.

A more imaginative solution might be to get one of your clan or friends in the UK to get a SLINGBOX. That way you can watch their TV through the net although only through your slow connection. :nuts:

Iplayer is a big hit with me as I am always forgetting to watch something the first time round... and EXTRAS Xmas special was great.

He did ask what was already under construction.

It will be interesting what does appear here - I don't think Media City/TECOM will cover the whole area (which runs from 23 Marina to Mag towers)

I am concerned that these pigeons are all over the place. They make such a mess including on the balconies of apts rendering them pretty much dirty and useless. Are the authorities likely to do something about this like making it an offence to throw garbage or feed these pigeons except in designated places?

Hi all,

I'm sitting in the lobby of the Grosvenor hotel and it seems the free wireless internet here is censored. I was told by some people on the forum that the marina area was completely uncensored... has this changed? Are only the free wireless access points censored? Any help on this would be most appreciated!

^^ Probably the Hotel has a Etisalat Internet connection, however since the Hotel is owned by Shaikh Ahmad (Chairman of Emirates), and being a public place, it make sense that the Internet would be censured.

I tried the second line (X25) from Dubai Marina from Al Qusais, it was apr 2 hours and the cost is 3.5 dhs. (via, Dubai Marina,Jumeirah Road, Al Mina Road, Naif,Deira , Qusais...)

Bus is nice and clean and it was almost empty , few indians, pakistanis and filipins..

The bus is great--all of the new busses in Dubai are, but especially this one. The seats are comfortable--that's a given. The bus is huge and spacious. It has a low step--easy to get on and off. I got on the bus lugging a lot of luggage after coming from the airport. When I found my seat toward the back of the bus, I was pleasantly shocked to find that there are special luggage racks--two compartmentalized racks for large luggage. This (the X25) isn't even an airport bus. In fact, each seat has overhead AC vents and reading lights, just like airplane cabins. We gotta stop complaining about public transport in Dubai. It IS getting better. These X25 busses have to be the best, most practical public transport busses anywhere.

Thanks for those candid shots, Imre. Notice the well-dressed passengers. Public transport in Dubai isn't just for laborers. And even if it smells, at least it's safe, unlike taking bus rides in some other cities--especially US ones.

Could I ask for a little help, we're comming over to Dubai at Easter and staying in the Phase 1 area and of course the walk to The Jewels area is a bit of a distance. If we wanted to catch the bus say to the Creek or Madinat direction, does the bus stop near us, say Grosvenor House/Marina Crown area ??

^^ It sure does, right in front of Marina Crown, and you'd probably reach the Madinat Jumeirah in 15 to 20 minutes, not counting the wait time, and one to two hours to Burj Dubai (Creek area) depending on traffic. I got from the airport (terminal 2) to Dubai Marina by bus in 2-hours (on two busses) including wait time, for only 4 dirham. Conversely, a taxi would have taken 20-40 minutes and cost about 75 dirham.

Good photos, Omaro. Particularly the last one where water is visible. From which point did you take that one? How far is it from Yacht club or Silverene or new Marina mall, for example? I do not know Dubai marina much and hence my question.

Although this is the "Dubai Marina" thread, it has recently become the "Dubai Bus" thread. So, I will ask a question about the buses in Dubai. Is there a website I can go to if I want to find information about the routes? I went to to the RTA website (http://www.rta.ae), but could not find anything. I also tried the website written on the buses (www.dubaibus.ae), but it does not work. Thank you for your time.

I assume you're referring to filters in photoshop or something, I don't post-process most of the pics I take, I use a 400D and hope the results are as good as possible since I have no clue whatsoever in proper photo-editing :D

I think the moralists were probably writing about me, as I presume that the name 'Denmark' is a clue to your nationality. If so, it's nice to know that I'm responsible for the sorry state Britain is in!!! But then the newspapers here are full of how appalling it is that middle aged women have a glass of wine with their meal occasionally and some people believe everything they read in the papers. Your Dad will have little problem getting alcohol in the Marina area but will have to visit the numerous hotels and bars as alcohol is still restricted in the normal restaurants. So you can take him into say Grosvenor House and he can enjoy a nice beer there. Also I can recommend the outdoor terrace at The Only and Only Royal Mirage, I've sat there drinking pineapple pinacoladas (hope that's how it's spelt) many a time - great view of the Palm from here.:)

Thank you for taking your time to explain this in detail. I really appriciate it. The question came also up as I was talking to a friend which just returned from a stay in the Marina and he just loved it - but he said that the only problem for him was that it was difficult to find a place in the Marina where he could enjoy a beer or a glas of wine. As this was much easier to find other places in Dubai as he was used to dine at places like Madinat etc.

I am sure my father can live without alcohol :-) but our culture in Denmark often goes hand in hand with a beer or a glas of wine during the evening meal - and this we see as a quality of living. He is 60 and just early retired and really looking forward to the trip as a little kid. I remember him talking about the emirates since I was a kid as he joined the crew of an oiltanker when he was 15-17 years and visited the Emirates several times at that time - but this is offcourse 45 years ago. I guess he will see a lot of changes and I cant wait to show him this wonderfull place :)

One of the few places who serves Carlsberg is The Irish Village in the Tennis Stadium near the Airport. It is an overall fantastic outdoor place and hasn't lost it's charm saince it opened more then a decade ago. :)

^^ That's true actually, but as long as you aren't a nuisance to others and they don't complain and weren't searched (home) for some other offenses, it's not a problem ... same as with un-married couples living together. ;)

The License can cost as low as 300 AED p.a. (depending where you get it) and that allows you also to buy at specialized liquors stores run by African & Eastern ans MMI. The closest are in Marina Walk and in Mall Of Emirates.

the best solution is going to Ajman Marina , there is a nice alcohol shop , you can buy everything there without tax. e.g. 24 pcs Kronenbourg or Singha only 60 dhs :)

I paid 160 dhs in the MMI (MOE) but when I got the license , I got 160dhs voucher , so that is free.But I have a monthly limit , I can spend 750 Dhs/month there.

What is the building in the Marina that has the 1br with best view and quality finishing? Id imagine it would be the Emaar ones... Also, would be nice to be somewhere where the view will not be obstructed by an upcoming building.

Speaking to Construction Week, Wood, who is also the executive director of Chicago based Council on Tall Buildings and Urban Habitat, said that the use of sky bridges in Dubai Marina would contribute towards increasing its sustainability in a big way.

"I believe that due to Dubai Marina's buildings, which are in very close proximity to each other, it has an opportunity to lead the way for the world in the implementation of sky bridges," he said.


"But to make this happen, it would require very strong collaboration between the individual, the developer and the owners. A set of ground rules will have to be laid down for its implementation but there is nothing to stop it happening. To begin with, they could start with one intense area like the Dubai Marina and then gradually begin to incorporate them into other developments. If done carefully, sky bridges could even be applied to existing buildings.

But he said that if Dubai was to take this step, nothing would happen before the next five to 10 years as the gestation period for tall buildings is a long time.

He added that Dubai had the opportunity to take the lead in this aspect because it did not face space constraints like other skyscraper metropoli like New York or Hong Kong. "Dubai is not Manhattan, which is inserting tall buildings into vacant or what we call ‘brown field' sites. Places like Dubai, China, India and various other cities in the world have this opportunity as well," said Wood.

"They're creating cities from scratch and so they have the opportunity to put in more sustainable infrastructure. For me, sky bridges are one option for sustainable infrastructure.

Any landlords charging more will have to report to Dubai Municipality's Rent Dispute Committee, which is backing the new scheme.

Although, the full index figures have not been released, Marwan Ahmed bin Ghalita, CEO of the RERA told Emirates Business the rent bands for Mirdif will range from a minimum of Dh100,000 to a maximum of Dh200,000 for all villas and apartments. And in Karama the index will range from Dh40,000 to Dh70,000.

The figures are good news for people being charged too much. It also means landlords who currently have tenants paying under the market value can go to the rent committee to ask that their property be increased to the value stated on the index.

However, Bin Ghalita said it would be unlikely a landlord would win the case because of the five per cent cap imposed this week, which states landlords cannot increase rent by more than five per cent in two years.

It is good news, for tenants that is, we will see the index figures on the 15th, if the maximum figure is lower than the present market value, it will be a disaster for the real estate market in Dubai. Property prices will certainly decline because many investore bought expensive property for the purpose of renting them out and if they dont get good returns they will sell.

I know this isn't an investment thread, but I want to comment that this is very bad from a free market perspective. Any price band will be based on factors which will not be relevant in every case. These ranges seem to be taking only location into consideration. What if you have a marble-floored, chandelier-lit and otherwise very expensively designed and furnished apartment? Or, conversely you have a dump. I don't see how the imposed maximum and minimums would be suitable. Hopefully this is a temporary exercise that will be done away with once more property comes on market. The market realities should determine the price.

Beautiful tower. It's gotta go in the tallest block. Beside the Pentominium is a no go. You have 23 Marina, Pentominium, an entrance for Marina Arcade, two empty plots, then MAG 218. I can see it going in the plot next to Marina Arcade, rather than next to MAG 218. That block would just be so amazing. 90+ story Marina 23, 101 story Marina 101, this 112 story tower, 120 story Pentominium. Then just across the street, 101 story Princess tower, the 100+ story Damac Heights and a still as yet unannounced supertall (I presume) among the Emaar plots. One would never have imagined a sandy desert plot near the sea would be able to support such a large collection of the tallest towers in the world. This must be some really good soil--strong and resilient, while at the same time easily dug into. Or is it all a bit of folly?

It is apparent that large portions of the Abu Dhbai emirate coastline are water-logged even as far as a few kilometers inland from the gulf. On the road beyond Musaffah toward Qatar one sometimes sees a landscape with a thin white cover like snow, which is actually salt residue, which occurs when the water level rises and then subsides again. I suppose Emaar did some geological studies in the beginning to determine that these plots were suitable for dense high-rise construction. But I don't think the original studies were considering a concentration of supertalls over 100 stories. Obviously each developer does studies for their individual towers but I doubt that anyone in the tallest blocks have studied the cumulative effect of such towers in close proximity--if in fact it makes a difference?

From the Shanghai link, another thought to consider:

Unlike, say JBR, none of the tallest block towers are part of a district cooling system, so each podium will be emitting the AC's heat exhaust. Anyone who has passed under the exhausts behind Marina Heights podium will know how nasty that air is--extremely hot and humid. What will it be like with 20 tall and super-tall towers doing that all at once?

Well, there's a gigantic always empty boat parking lot there, so whoever owns it would have to be the most brainless person in the world not to develop it. It wouldn't have to become supertalls, but there ought to be something there. Actually, for those with current sea views they also have the drabbest of views with the big empty parking lot.

The Torch will actually be part of a district cooling system, this amendment was made around the time of the towers redesign nearly two years ago and the space saved released a few service floors to become residential. Not sure about other supertalls but would expect them to be joining in as well - otherwise TT would have a district cooling system all of it's own. :nuts: (I guess Marina Heights was built too early to participate and therefore had to have it's own system.)

Perhaps that's what the plot in front of TT is for - the district cooling system at a maximum heights of two floors. :lol:

I sincerley hope not supertall. It makes no material difference to me personaly but i think it would be negative for the asthetic balance of the area to have another row of tall towers here.

I would put my money on a row of 20-40 fl resi & hotels.

The buildings in the marina are founded on the rock which lies below the sand. In Shanghai the buildings are founded on clay soils which do not drain as freely as sands. Any settlement in Dubai will happen almost immediately as the building progresses. Due to the rock in Dubai the pressure bulb created below the raft slab is small in comparison to Shanghai. This means that adjacent structures are less affected than in the clays of Shanghai.

Analogy;
A bed matress is the same as the free draining soils in Dubai. You could stand on a matress to represent a building. Then someone could stand on the same matress close to you and you will not be affected. More people (buildings) could again be added and the matress would compress below them again not affecting your own stability as the air can be realeased from the matress easily and the springs only have to support the weight directly above them. The air represents the water in the soil and the springs represents the soil particles.

Now replace the standard matress with and inflatable matress, which represents clay which does not allow water or air to be released quite so easily. The more people that stand on the air matress, the higher the pressure of the air inside affecting the stability of everyone standing on it. Eventually the matress would puncture as the pressure becomes too high. As the air escapes everyone would sink to the floor(rock head). The air in the inflatable matress represents the water in the soil and if it can not drain freely then it builds up pressure (called pore pressure) which squeezes the water out over a long period causing settlement.

That site has not been confirmed for Al Burj yet. It probably is the correct site, but we'll still have to wait and hear from Nakheel in due time.

There are very few sites in Dubai where you could actually construct a building of the magnitude of Al Burj, you just have to take so many things into consideration first, but hopefully this is the long awaited site finally. It will tower over the Marina so just like Burj Dubai, I believe Al Burj will need to be grounded/surrounded by it's own little community/complex. Aesthetically it will need this.

I just heard that Oasis Beach Hotel is going to be torn down and a 90 storey building will take its place - in effect killing the view of Al Fattan Towers.

Any one heard anything similar? The announcement was to be made once demolishing work had begun (which obviously hasn't as yet).

I certainly hope so. It would make a big (positive) difference. But, as evidended by Nakheel's Universe announcement, developers are too anxious to move on to the next project before finishing up an earlier one. I think residents and owners will at some point have to take on a beutify the Marina campaign.

The term arse end of the marina will have to be changed, since the location of Al Burj is now confirmed. Can any one suggest a proper term for the west side of the marina? strategically located within few minutse from AL Burj?:banana:

Sorry, I don't agree. As long as the power station has not been moved, the a* end will stay and even watching from Al Burj towards that industrial zone.... I would not fancy....:ohno::ohno::ohno:

That's it. Keep using the term. My aim is to get "it" into the local vocabulary of real estate agent circles by year end. :)

I've already called all the major agents and asked them if they have any property in the arse end of Dubai Marina. When they've gone "Huh?" (coz thats the only English word they can pronounce properly) I tell them i'm referring to the Industrial end of the Marina.

Developers will also be liable for any defective installations, such as plumbing, mechanical and electrical problems for up to a year after project completion. The owner must insure the building to cover the risk of such things as demolition or collapse. Every jointly owned property must have an Owners' Association in accordance with article 17 of the new strata law. we will hear about the decomissioning of the plant before launching Al Burj.

I recently purchased an apartment here in the marina and there is some rust on several of the corners, seemingly under the paint of the wall. Is this a serious problem? Is there anything I can do to treat it/stop it from spreading? Photos are below...

^^ The metal beading used to form the corner of the plastering is of poor (cheap) quality. They should be Galvanised. Problem is every time you use a water based paint to cover it up it will just come back.

I suggest you contact the developer and request that it is hacked off and replaced. This is known as a latent defect. It has existed during the defect period due to poor materials but has not shown up straight away.

Oil paint will just slow the process down it won't cure the problem, IMO. Once rust gets hold it's hard to stop. Get a hold of the developer and ask for a proper repair.

From rexdmx question are we to assume this is a common problem?

I agree, if you can get hold of the developer to do it and if it does not impact on your life that much. If however you can't cope with the mess and disruption in your life, I would not go hacking corners off.
