Besides, ALP has a project only a stone's throw away from this one, the Avida Towers San Lazaro. Which makes me wonder if there's still space for another development within the San Lazaro Town Center aside from Celadon Park, Celadon Residences, Avida Towers San Lazaro, and SM City San Lazaro.

MANILA, Philippines -- Ayala Land Inc. launched Thursday a P5-billion mixed-use property development project in the City of Manila.
The project will be put up on the sprawling 11-hectare former San Lazaro racetrack of Manila Jockey Club. Dubbed Celadon Manila, it is Ayala Land’s first in-city integrated development with residential and commercial spaces and office spaces for business process outsourcing.
Celadon will have a gross floor area of more than 150,000 square meters.
In a press briefing, Ayala Land officials said the project would bring together several Ayala Land brands: Ayala Corporate Business Group for the commercial development, Ayala Malls for the retailing component, and Community Innovations for the residential component.
The retail and commercial development will be on Felix Huertas Street and will have about 3,000 square meters of shops, dining and leisure establishments.
Its business process outsourcing (BPO) component, which will occupy about one hectare of the property, will also be Ayala Land’s first office development in Manila and is touted to be the largest BPO site in the city, said Iris Josef, project head at Community Innovations.
Ayala Land is in talks with major BPO players -- Convergys and PeopleSupport -- to locate in the site.
The BPO project is expected to generate about 13,000 jobs when fully built.
The residential component, which accounts for 5 hectares of Celadon Manila, will consist of two developments—townhouse community Celadon Residences and condominium project Celadon Park.
Celadon Residences is a 4.2- hectare master planned residential townhouse community that will offer 202 units. Unit sizes will range from 168 square meters to 204 square meters. They will be sold for about P9.5 million to P12.5 million.
Celadon Residences will also have more than 22,000 square meters of greens and open spaces.
Celadon Park will offer 600 condominium units with floor areas ranging from 49 square meters to 295 square meters and priced between P3.8 million to P8.6 million.
“This integrated development will create land value that will increase over time,” Ayala Land senior vice president Rex Mendoza.

Kahit nga sa mga medium rise buildings na may atleast 5 storeys kaliwat kanan ang construction dito sa sampaloc. Tagal ko na din dito pero ngayon ko lang nakita na halos sabay sabay ang mga developments ng mga medium rise buildings dito.

Risha December 14th, 2007, 05:34 AM Not only will there be BPO buildings. There will also be a 5-star hotel and a commercial center. The project is quite big considering that Avida is located right beside it. The amenities area of Celadon is the end of the Community Innovations Property. For Avida, right now they are selling about 3 towers ata.

^^ this BPO building is already at 7th floor.. and will operate by the end of the year. the first two floor of which will house an ayala-managed mall/commercial complex with retail and resto areas...

^^ I noticed that from CII press materials that they call it commercial complex, retail complex, or something like that, and not "mall". If I remember it right, someone here said that SM bought the 4-ha. parcel of land from MJC with a clause in the contract that says no other mall will rise in the remaining 12-hectares of the complex. So I think calling it a "mall" may possibly lead to trouble even if it's just a small retail strip.
^^ correct! it will actually be coined, "shops at celadon".. also the lot beside that BPO complex will have a commercial development/hotel development, spearheaded by manila jockey club.
on top of this, that area of celadon manila (CII not Avida) will hold a monthly bazaar to stimulate commerce in the community..

Certainly, Sampaloc and Sta. Cruz, Manila will look different in the next 10 years. But is flooding and crime in the area being seriously addressed?

my only worry is for the BPO office (convergys and people support) employees who will go to work at night starting december 2008. that area of santa cruz is relatively safe, but if felons realize that they can easily target unsuspecting call center agents in the vicinity then its kind of scary.. but i feel this will be addressed by the call center management and will surely draft actions that will protect their employees...
regarding the flood, the whole Celadon Manila property was raised 1.2M above the ground. also, they are having talks with the mayor's office to rehabilitate the sewege system in the area...
also, rumor has it that the city is planning to build a flyover that will connect lacson ave to blumentritt..

Shanties along the rails were demolished but how about those directly at the back of caladon e.g those in Pista St.?:eek:
RonnieR April 18th, 2008, 09:34 AM I didn't realize that this area of manila looks beautiful now because of Celadon project. I remember I went to that area early this year and was stuck in traffic jam along Lacson Ave. I just hope that the supposed flyover would be built from Lacson to Blumentritt. This would surely address the problem.

The project is quite big considering that Avida is located right beside it. The amenities area of Celadon is the end of the Community Innovations Property. For Avida, right now they are selling about 3 towers ata.

They first told us it would be ready by 1st quarter 2008...then they said 2nd quarter 2008...Who knows if it will even be ready by September?
Our agent said she would get back to us on 7/15, because that's when "construction turnover to engineering dept" will take place...but I thought construction turnoever took place a long time ago for Phase 1? :ohno: If you got anymore info, please share as well. Thanks!
leechtat July 10th, 2008, 05:29 AM actually it is already finished, phase 1 of celadon residences that is.. cii had problems processing the occupancy permit from the city government thus the delay till july, supposedly it was really 1st quarter.. some owners actually had their punchlist already though, like the ones who own the model units...
^^ i know they had punchlist already though, since model units were recently refurbished... recent advise was they are contemplating turnover since its the rainy season and there is heavy construction of BPO complex that aggravates flooding in the area of felix huertas more so if it rains hard.

ALI unit books P15-B sales over six years

Community Innovations, a unit of real estate developer Ayala Land Inc. (ALI), earned P15 billion in sales revenues over six years since its inception in 2002, about P4.8 billion or a third was earned last year, officials said yesterday.
Company president Dante Abando revealed yesterday that Community Innovations likewise registered a compounded annual growth rate of 36 percent over the same period, compared to a 17-percent CAGR for the entire Philippine real estate sector.
Community Innovations has been relaunched as Alveo Land. “In Latin, Alveo means ‘to be well.’ As a company, we don’t just find the means to provide you with the most innovative homes, we look for ways to give you the life you deserve,” Abando said.
From 2002, the company’s sales value soared by a whopping 360 percent while sales volume increased 250 percent, he emphasized.
Last year, Community Innovations posted its highest earnings in its six-year history at P4.8 billion, translating to a 53- percent growth from its 2006 earnings of P3.1 billion.
“We are very pleased that our business grew significantly. Our developments are always centered on people’s needs and the market responded well to our offerings,” Abando pointed out.
He attributed this growth to the substantial contribution of new projects such as The Aston, the family and kids-oriented high-rise section at Two Serendra in Bonifacio Global City; Marquee Place, the first ALI development in Northern Philippines that is integrated with an Ayala mall located in Angeles City; and Treveia found at Nuvali, ALI’s new metropolis in the Canlubang, Laguna area.
He emphasized that more recent projects are also boosting the company’s portfolio. Senta, Community Innovations’ recent condominium development in Legazpi Village, registered P1 billion in sales in the first five weeks of selling. Meanwhile, The Red Oak, the second high-rise section in the third phase of Two Serendra, drew in P455 million on the first day of selling.
From the start, company officials stressed that Community Innovations has made a gleaming track record when it comes to sales. Its maiden project, Verdana Homes in Bacoor, Cavite, sold out in seven months.
“Every time we conceptualize a new community, we think about what is lacking in our market’s lifestyle. From here, we roll up our sleeves and think of something new to offer them. This propensity to innovate has propelled the company to where it is right now,” Abando explained.
At present, the company’s completed and ongoing developments have been and will be home to almost 4,000 families.
Summed up by its new name, Alveo concerns itself with so-called life ecosystems, or the deliberate and all-encompassing approach with takes into account the familial, social, physical, mental and emotional well-being of the market, Abando said.

Beginning on Sept. 7, and every Sunday this month, Celadon Manila in San Lazaro, Manila will open its doors to shopaholics via Pick Manila, "the first lifestyle weekend market in the city," according to a statement. Around 30 to 40 retailers will be selling food and beverages, organic products, clothes, and odds and ends like lucky bamboo plants. It will open at 7 a.m. and close at 2 p.m. Admission is free.
Celadon Manila is an integrated leisure community being developed by Alveo Land Corp., formerly Community Innovations, a subsidiary of Ayala Land, Inc.
Pick Manila, a bazaar of sorts, serves as an alternative to the retail shops which will be opening in the first quarter of 2009. Tenants are given a standard six square meters of space to market their wares. The development will be supporting the market, and no rental fees will be collected. As yet, regular tenants for Pick Manila have not yet been finalized.
The six-hectare development is currently gearing up for turnover, starting with the 200 townhouse units that will be ready for occupancy by October. Dan M. Abando, President of Alveo Land Corp., told BusinessWorld during the press launch on Aug. 27 that 80% of the townhouses have already been sold.
Apart from the residential area, which consist of Celadon Residences (the town homes) and Celadon Park (condominiums), the development will also have a retail strip tagged Shops at Celadon by Ayala Malls, consisting of convenience stores, among others. In addition, a business section called Ayala Land Businesscapes will be the venue of the E-Services Building, a call center site within easy access to the around-the-clock retail and leisure amenities.
"[Pick Manila] just really for them to showcase what they have, just to give them the flavor of a very intimate retail experience in an integrated community... Some of them can only be found here, others have shops in other locations, in and outside Metro Manila," said Nerissa N. Josef, Vice-President for Project Development for Alveo Land Corp.
Thus far, food exhibitors offer both local and international cuisines, including Divine Treasures (puto pao, yema cake and empanada), Kukziboz (native dishes like tinolang manok, adobong pusit and bistek), Chevis Churros Corner (butterscotch, chocolate and caramel churros), Sweet Thoughts (cupcakes and brownies), Ivy’s Catering (Japanese delicacies), Café Amadeo’s brews, Royal Lotus Food Services (veggie burgers and Italian soda) and Thai Sticks n’ Steaks (Thai dishes).
"We’ve always been interested in food markets; this is our first time. We wanted to join in Salcedo market — it’s not that expensive — but when we asked about it, there are 650 applicants," said Rose Valdes-Garcia, co-owner of Thai Sticks ’n Steaks, formerly Sukhothai. The restaurant relocated to Chino Roces Ave. in Makati, rather than contend with steadily increasing mall rental fees.
"It’s kind of far, but there is no traffic on Sundays... we used to be Sukhothai, we’d been operating for 18 years already before we closed in Glorietta and Megamall. Now that we have a new small restaurant — same food as Sukhothai but more affordable prices — we want as many people as possible to know where we are," she said.
Jen Cu, General Manager of Royal Lotus Food Services, hopes to expand her market from its store in Magsangkay, Sta. Cruz and Quezon City outlets with this venture. "The vegetarian community is getting bigger. UP has the biggest, and Tiendesitas has a few too. It’s more or less A, B and upper C, although we still have to educate the upper C market... We’re going to open soon in University of the Philippines and Philippine Normal University," she said.
There will also be a booth for the decorative candles and bracelet rosaries made by the children of Pangarap Foundation by the Sons of Mary, Ina-anak Inc. and the Ladies of Charity of Pasay.
Organic products will be provided by a number of vendors, including Fresh Sugarcane, Good Health Good Life (virgin coconut oil products), Agri-Aqua Network International (fresh produce), Herbal Momma (supplemental vitamins, herbs, herbal cookies), Mister Herbs (indigenous herbal plants), and All Organics (Milea Bath & Body Wellness Essentials such as all-natural soaps, massage oils).
"We have a store at Neo-Chinatown, along Macapagal Highway, but we also attend trade fairs... We source [mostly] locally; we adopted farmers from Negros and Bicol. Peppermint and lavender, that’s imported from Australia and the US," said Edilee Omoyan, owner of All Organics. "We’re not yet ready for [the mall]; we’re small... we’re looking for partners who will let us do our thing, and they do the marketing for us. Our production hopefully will go up now that we’re here at Celadon Manila, it will help people be aware that there are Filipino products like this. In Salcedo, they do not allow this kind of product, and Market! Market! is not our market. Tiendesitas, we’re there mostly weekends, and at Trinoma if there’s an event."
"When we envisioned Pick Manila, it’s actually selecting the merchants that we would like to put in to give a flavor of what Manila is all about, the various cultures and the subcultures that were developed in Manila — Chinese food, local delicacies, and now we’re into organics, so there are herbal stores. So it’s basically just introducing what Celadon Manila is all about, it’s the newest in-city integrated development in Manila, not only because Ayala Land is doing it but also because it is in support of the efforts of the local government of Manila in redeveloping," explained Mr. Abando.

anyhow, the demographic of people who buy into celadon are the tsinoys and people who already reside in the vicinity of san lazaro, sta. cruz areas.. i.e. celadon residences is already approx 80% tsinoy homeowners..

I have a relative who is considering Celadon because her son is going to college. If the son will be studying in UST there's a big possiblity that they will buy from Celadon. But for sure they will need an RFO unit. Are there reopened RFO's so far? I don't want resale, sayang ang credit.

MJCI Investments Inc. (MJCI), a company controlled by listed racetrack operator Manila Jockey Club Inc. (MJC), is spending P383 million to put up and operate a casino project in Santa Cruz, Manila.
In an interview, corporate information officer Peter Francis Zagala told the BusinessMirror that MJCI is considering two options to raise the funds needed for the project.
The company may either ask for fresh infusion from its stakeholders or secure a loan package from the banks, he said. “We hope to start with the casino project this year,” said Zagala.
The company got an approval from the Philippine Amusement and Gaming Corp. last year to run a casino, which would initially feature 200 slot machines and 10 gaming tables.
Once the building of the casino is completed, MJCI would start planning for the construction of a hotel adjacent to the establishment.
“The hotel would definitely enhance the casino operations. Maybe in two to three years time, that would be finished,” said Zagala.
Both the hotel and casino will be constructed on a 1.6-hectare lot, which is part of MJC’s sprawling 12-hectare property in Santa Cruz.
Incorporated in March 1937, MJC is currently engaged in the operation and maintenance of a racetrack located in Cavite and holding of horse races with bettings. It is also engaged in the development and sale of residential complex through joint venture arrangements with some developers.
In 2005, MJC inked a joint development agreement with Ayala group’s Avida Land Corp. and Community Innovations Inc. for the development lots within the Manila property into a primary residential complex consisting of condominium buildings and townhouses.
A similar agreement was also forged in 2004 for the development of a 17.09-hectare lot in Carmona, Cavite into an exclusive residential subdivision with some commercial areas.

MANILA, Philippines - President Arroyo has declared the former site of the San Lazaro race track in Sta. Cruz, Manila owned by the Manila Jockey Club Inc. (MJCI) as a tourism economic zone.
Pursuant to the proclamation, MJCI and the Philippine Economic Zone Authority (PEZA signed yesterday the registration agreement entitling the listed horse race track operator to develop and operate several parcels of land consisting of 74,244 square meters as a tourism economic zone with information technology component.
The special economic zone, to be known as the San Lazaro Tourism and Business Park, will be developed in joint venture with property giant Ayala Land Inc.
ALI is currently building residential and commercial complexes, including one 14-story BPO building, in the area.
MJCI Investments Inc., a unit of MJCI, is allotting P383 million to put up and operate a Pagcor-accredited casino/hotel project in a 1.6-hectare lot.
Last year, MJCI secured the Philippine Amusement and Gaming Corp.’s nod to run a casino, which would have an initial 200 slot machines and 10 gaming tables.
Once the casino building is completed, MJCI will start planning for the construction of a hotel adjacent to the establishment.

MANILA, Philippines—Local property giant Ayala Land Inc. and horse-racing operator Philippine Racing Club Inc. (PRCI) have signed a joint-venture agreement to develop the latter’s 21-hectare former racetrack in Makati into a mixed-use complex.
The deal involving the development of PRCI’s prime property more commonly known as the Sta. Ana Racetrack in Barangay Carmona, Makati, was announced by both publicly listed companies in separate disclosures to the Philippine Stock Exchange yesterday.
In a phone interview, PRCI president Solomon Cua explained that the large-scale project would entail “big figures” in investment as the property would be turned into a township development with recreational, entertainment, commercial, retail, office, residential and even hotel facilities.
“Both parties recognize that this is the last big piece of property in Makati and certain standards must be met. We have chosen the right partner for this,” Cua said.
PRCI will contribute to the joint venture its entire 21-hectare property, which used to be the site of its horse-racing operations until 2008. It will henceforth share in the revenues to be generated by the property venture, which will sell residential units as well as lease out office and commercial space.
The board of PRCI has approved the execution and delivery of the master development agreement with ALI and Alveo Land Corp. The agreement will be presented for approval of PRCI’s shareholders in a meeting on April 26.
ALI, the developer of the Makati central business district and Fort Bonifacio Global City, said in its disclosure that the deal would still be subject to the fulfillment of certain closing conditions.
“The project is intended as a mixed-use development and will form part of the company’s ongoing developments in the city of Makati,” the ALI disclosure said.
Six years ago, ALI also teamed up with Manila Jockey Club to gain access to a part of the latter’s former San Lazaro racetrack area in Sta. Cruz, Manila.

RACETRACK operator Philippine Racing Club Inc. is partnering with Ayala Land Inc. to develop a 21-hectare property in Santa Ana, Makati, that it owns into a mixed-use real estate project.
The company told the Philippine Stock Exchange it will present its master development agreement with Ayala Land Inc. during a special stockholders’ meeting in April.
The company will contribute its property in Carmona village, which in the old days was known as the Santa Ana Racetrack, to the joint venture, while Ayala Land will be in charge of developing it.
Ayala Land is also the joint-venture partner of another racetrack operator, Manila Jockey Club Inc., in the development of its property in Santa Cruz, Manila, into residential condominiums, a retail complex, and office buildings catering to business process outsourcing companies.
Philippine Racing had previously planned to transfer its 21-hectare racetrack property in Sta. Ana, Makati, to JTH Davies Holdings Inc. in exchange for 795.81 million shares or 90 percent interest in JTH Davies.
The deal, the racetrack operator said, was aimed at unlocking the value of the Makati property by developing it after the company had transferred its racing operations to Cavite.
But in 2008 the company terminated its deal with JTH Davies after Internal Revenue ruled that the deal was subject to value-added tax.
The next year, businessman Eusebio Tanco, who owns Systems Technology Institute Inc. and Philippines First Insurance Co. Inc., acquired JTH Davies for P153 million.
Philippine Racing Club was founded by American and Filipino horsemen and entrepreneurs in the late 1920s as a counterpart to the Manila Jockey Club, the enclave of Spanish and Filipino aristocrats at its foundation in 1867 until its heyday in the 1950s. It built the Santa Ana Racetrack in 1937
There were three main structures on the 25- hectare property, all in the simple Art Deco style: two grandstands and an office building.
There was a single sand track surrounded by many stables that, over time, had mushroomed to far more than the area could comfortably hold. Stalls were built right up against the cinder-block walls that lined the track.
Races had been held continuously at the Santa Ana Park since it was built, with a brief hiatus during the war. It was named for Saint Anne, the patron saint of nearby Sta. Ana town, Manila, although the racetrack itself was part of Makati.

Clients like the SM access though since they can ask the SM Hypermarket staff to trolley their grocery all the way inside Celadon Residences..

Having a sm property beside the celadon township gave more positive end result for its residents. Plus the value of the property inside celadon appreciated because most people likes to live near the mall for convenience.=)

You're right. There is no announcement yet on Tower 3, 4, and BPO 2. Each building takes 5 years to build. We're talking about at least 10 years before we see the masterplan fulfilled.
Without those planned shops for now, I don't see any reason to pay P5 million + 4k a month to live in a condo in that area. It's not in the middle of a business district, not in the middle of a shopping district, and it's not walking distance from a school district. You're just paying for the convenience of living across SM, in a sh*tty neighborhood. Unlike Makati, Ortigas, or Chinatown, there's no actual need to live in that particular area. And unlike Makati, Ortigas, or Chinatown, there are a lot of cheaper housing available. Adding to the problem, the streets get clogged every weekday around 7pm. It will only get worse as more residents and more shoppers add into the picture.

Four towers bali siya. I dont think na pwede nating sabihing sayang yun. Dapat alalahanin natin that when the development was being drawn up, the place was not a prime area at all. The old hippodrome was surrounded by old houses, warehouses, squatters, and other ills of society that made it a very risky venture to develop an A-class development. It also used to get flooded a lot. In hindsight though, siguro kung alam lang ng ayala na magiging ganung kalakas ang bentahan diyan sa celadon at avida, e hindi na siguro sila nagdevelop ng mga townhouses. Anyway, it turned out quite well and we have to be thankful that it went this good and hope development will spread to nearby surrounding areas, more particularly dimasalang and avenida..

Four towers bali siya. I dont think na pwede nating sabihing sayang yun. Dapat alalahanin natin that when the development was being drawn up, the place was not a prime area at all. The old hippodrome was surrounded by old houses, warehouses, squatters, and other ills of society that made it a very risky venture to develop an A-class development. It also used to get flooded a lot. In hindsight though, siguro kung alam lang ng ayala na magiging ganung kalakas ang bentahan diyan sa celadon at avida, e hindi na siguro sila nagdevelop ng mga townhouses. Anyway, it turned out quite well and we have to be thankful that it went this good and hope development will spread to nearby surrounding areas, more particularly dimasalang and avenida..

Yang tower 2 as per computation ko has minimum height of 90.2m with its spire. Lagpas din konti sa 90m.

Sana nga talaga nasabi din ang height kahit yung mabababa din. Yung matataas nakalagay minsan pero may mali naman. Kaya nga ako na lang mag kocompute.
