This is another Bangalore builder.

Focus project is 'Blue Mount', between Karyavattom university campus and Technopark.

They are planning a 50 acre campus with an IT park, shopping and residential development in the same are. Up to 36 acres seems to have purchased.

At St. Josephs School Auditorium, between AKG Center & General Hospital Jn, Airport Corridor. It was organised by Malayala Manorama.

Most builders participated, major exclusion were Olive Builders who have launched a three, 21 floor tower, Olive Cressida and MIR Realtors, who are going to launch a project in 11 acres.

And I forgot to snap 'PRS builders'. 'SI property' was also there, but not much showcasing.

The major builders are all here..PRS Builders & SI property were in the expo, but I missed out. Prime Property Developers (PPD), Veejay Properties, Yamuna Constructions etc were not present.

Apart from this, there are about 30 small builders/contractors who are engaged in the property business. Once I come across such a list from State Bank of India housing loan division..

or Cloud Nine at PMG. They have little or no media publicity except some occasional print ads. I heard that Cloud Nine had sold lastly for Rs. 2000 per sft.

Do u think all these big time players can survive in TVM....i find there is heavy competition...recently i read that SI property got sued by one of its tenents for not delivering its apartments on time.

It was SI and not SI property. SI's fall began when Mr. Raghuchandran Nair who was heading it seperated and started SI property. Things like that happen in business. And the guy who had won the case against SI is none other than another businessman cum builder Mr. Najeeb who is the Director of 'Great India Estates', KIMS hospital, Air Travel Enterprises, King Rotors Helicopter Service etc. Please note that his project 'Avenue Manor's launch price is Rs. 2600 per sft.

Till now SI is not having many new or big projects whereas big players like SFS and Heera are having about 18-20 projects each ongoing at a time..

The thing is that every body has his own slice of business. If SFS, with its Cyber Palms at bypass charges Rs. 1925 to 2165 per sft, Oceanus and others will charge 1700 or 1800 onwards and like that..

The fact is that in down town, the min cost of an apartment of a big and trusted builder will start with some 45 lakhs, and it has takers. And people with less purchasing power will go to one time builders who will sell for about 25-30 lakhs. So there is business for everyone..

I feel that as more and more players come, it will have a positive impact on industry. It will be viewed as a handsome market and will get more investments. And the business is getting better now.

Biggest project is the 17 storeyed Nikunjam Fortune at Kowdiar. Other ongoing proejcts inlcude Nikunjam Estates Nxt, Raphsody etc.

They are going to launch a project in the Vellayambalam-Sasthamangalam road.

Valley View gardens is a project by Integrated Housing Developers Ltd, Chennai..

About 80 villas and highrise project of 100 apartments, 'Valley View Heights" in Valley View gardens, near Kumarapuram. The villas in 7 cents cost average 45 lakhs.

Valley view pooja would be a new launch.

Sivaji is a known business man in TVM. Sivaji Saphire is their only apartment project (As far as I know). Now Sivaji Saphire II is under construction. With one project we cannot say they are reputed builders.

Yes, they have acquired pretty much area at Venapalavattom, next to KIMS. They filled it up, developed it with internal roads and now selling as plots. I feel that if they were good builders, they could have developed a mini township or villa complex rather than selling just as 'real estate agents'.

I had enquired the price some time back, it was about 2 lakhs or so..What is the rate who were told?

Another villa project Vineyard valley or something like that is also coming there, but on the other side of the canal.

Venapalavattom is a developing area. Closeness to bypass and Technopark are the major advantages. Also connected by roads to core city area which are being developed by TRDCL. And Kochuveli Satellite Railway Terminal, about one km away is coming up in a big way with 80 crore development.

Ya, regarding the canal, I am not sure whether it is an extension of kannamoola thodu, but there is good chance of it. It is opening to the Akkulam lake and this portion is nearer to it. I have seen the canal polluted during summer months.

I think there are plans to clean the waterbodies. And what I heard about the vineyard valley project is that they are themselves going to dredge, clear and clean the waterbody.

And if you are buying in Sivaji, take a plot not close to canal. Once you land in TVM, have a good inspection and then decide.

And you can see planktons in it.. if the water has less BOD and much contaminated, plants cannot be there, I think so..
