dysan1 January 3rd, 2007, 09:50 AM The park doesnt exist yet....none of the buildings around it existing, its the umhlanga country club at the moment. all being dugg up to make these dev's.
regards design. there arent really an pics showing the design, which seems odd...maybe they have not finished it yet? for the billboard in umhlanga has not one pic of the design on it either.
Great concept tho, all the extra things (yachts, helicopter...nice!)

I think it will form a crucial link in the expansion of the village. i am very keen to find out what the other dev's are. Directly opposite it inland is the impilo dev.
Umhlanga January 3rd, 2007, 04:18 PM I notice that the map shows what appears to be a building on what is now the open space where Lighthouse & Lagoon intersect. Do I have that right? Has that building been approve? If so, it'd be a shame to lose that open space. The map shows a private park, but what consolation is that to those of us who don't live in Impilo and can't use that new park?
dysan1 January 3rd, 2007, 08:00 PM The public open area was sold to the UKUSA developers by the city thru tender in 2005. UKUSA are the people developing the land for all the new developments in this precinct. The land has rights for a hotel development of 15F.
The roads are being realigned and roundabouts being put in place of the signalised intersections.
The new park is a privately maintained park (not my the city council) but will be open to everyone.
I for one think it will be much better than the existing open space which is basically a layabout spot for undesirables and does not serve much of a purpose. The new park will be double the size of the existing open space, landscaped and match the upmarket appeal of umhlanga.

I'm glad some open space will be available to the public. I'm not necessarily attached to the current open space (and I'm definitely not attached to the questionable characters who loiter there during the afternoon), but I think it's important for the town to have some sort of public open space. And just as important that it be patrolled & managed, so that panhandlers, loiterers, vagrants, etc. don't congregate there. Hopefully the folks responsible for maintaining the new park will make it a pleasant place.
dysan1 February 15th, 2007, 09:03 PM This development has been getting alot of press internationally. one of the sales guys says 6 of the R8,5m 3 bed apartments have been sold to guys in dubai and one of the R11m penthouses has been to a london investment firm for business usage. I think alot of companies will look at it from that perspective, especially with all the extras it offers

dysan1 February 17th, 2007, 03:08 PM All the land in this development zone will be medium rise, from 4-10F. you are not going to find any really high rises for the cities plan is to recreate the village atmosphere with little alleys, pedestrian streets, courtyards and the like. The 15F hotel is the only high rise site.
Umhlanga February 17th, 2007, 06:35 PM Are there any actual plans for a 15F hotel? I see that the site has rights for such a hotel, but there's no mention so far of a 15F building on that site.
The yachts amuse me. So people/companies will buy flats at this place, and then when they want to go on the water, they'll get into their cars and drive 20 minutes to Durban just to use the yacht? Silly. Alternatively, the yacht moors offshore, people are transferred to skiboats, which ram through the surf and beach at the NSRI launch site? Again, silly. (Can you imagine having a dinner cruise on this high-end yacht, and then having to get into a skiboat, get tossed around by the surf, maybe get sprayed by the water, just to get back home? No thanks!)

Regards the building. There are no plans. the land has merely been sold to a firm that will in time develop it once the road changes in the village have taken place. so i'd say it will only be up in 2011/12
Umhlanga February 18th, 2007, 06:36 PM There's nothing wrong with the drive (or flight), Dysan. But wouldn't it make more sense to offer the yacht amenities as part of a development located adjacent to a smallcraft harbour? The people/companies that can afford flats in this building can certainly afford flats at The Point, nearer to the proposed and existing marinas. Thus, I don't see the yachts being much of a selling point for this place. Umhlanga is the selling point. (Otherwise, just build the thing at The Point.) If yacht access really is important to a potential buyer, he'll look elsewhere.
These yachts are just amenities, and their existence won't hamper sales in any way. All I'm saying is that they're amusing amenities to me, since I doubt highly that they'll be used. Alot of developments here in the US promise all sorts of amenities. But the sales contracts note that the ameninites won't be purchased/built until sufficient demand exists, and promise a refund of a fixed percent of the purchase price if the amenities are never purchased/built. So, if these developers draft sensible sales contracts, they won't have to shell out one cent for the yachts (or helicopter) until a certain minimum number of flat owners committ to using the yachts and helicopter x times during a span of y months.
I see the King's Park suite and DCC membership as being more enticing.

Umhlanga February 19th, 2007, 04:32 PM But even though it's not free, it's very likely that DB's cousin got the flat+Jag combo at a lower price than he would've paid had he bough each separately. The Washington, DC flat market collapsed last year (confirmed buyers were walking away from $10-$20,000 deposits, because they calculated that that was less of a loss than they'd suffer if they went ahead with the purchase!). Sellers responded first by throwing in extra amenities for free (free plasma TV, free 2nd parking space, etc.), and then eventually lowered the flat price and offered the 'free' amenities. In some cases, it was possible to get a good deal on a TV (if you also happened to need a flat!).

I just offered the Washington, DC example as a way of showing that it's possible for DB's cousin to have gotten a good deal on the flat-Jag combo without paying full market value for either. I don't know enough about the Dubai market to say whether the Jag was offered due to sagging flat sales.
I just know that around here, when the flat (condo) market went south in 2006, it was possible to buy a condo valued previously at $600,000 for $500,000 - and to have a $2,000 TV thrown in as well. But, that's not shocking, given what happend to the condo market in this metro area.
As of 27 Sept 2006, the local paper reported that the area had 24,800 unsold flats - an inventory that would take 3 years to sell if the sales pace remained unchanged. (An unlikely assumption, given that the same article mentioned a further 27,500 additional flats would become available in that 3 year period!) In the 6 months prior to 27 Sept, 31 flat projects, containing a total of 5,700 units, were scrapped completely. Many of those projects, including the one that was the main subject of the newspaper article, had already sold several flats to buyers.
Experiences such as that were why I wasn't shocked at all when SA Boy mentioned that San Raphael had been cancelled, even though Dysan knew firsthand that the developers were still selling units. Turns out that cancellation rumour wasn't true, but the initial rumour didn't surprise me a bit, given what I'd seen in the Washington region.
SA BOY February 20th, 2007, 06:49 AM the flat /Jag combo (like ordering at mikky Ds) is such a gimmick and now they have one with a free lear jet??? Dubai is starting to suffer from the same growing pains that umhlunga talks about in DC and its a matter of time before this becomes the norm. However I know that DAMAC the dubai developer bought a whole lot of 2005 unsold Jags from AL Tayer the dealer at cost plus and even though they are free, belive mew the overpricing of the units means they still make a profit on those free Jags.
Holidays away, life meberships to this and that, free cars and jets and now free appartments (in a nother less prestigius developemnt ) with your appartment are the norm here now.
Me I just am about to buy my house on the Monty golf course so im a happy camper

Dubai hasent got many other options unless you wann live 150 floors off the ground

Nah, they gave him the old S, which is still almost 100% JAG, they X-type is a carbon copy of the modeo with a different shell, yes they newer model of the S-Type is based on the FORD 'town car'.
