True Blue January 7th, 2007, 01:22 PM Surprised that its allowed to be this tall on the land in front of the beach road. This could be a dangerous precedent which could lead to similar buildings being built in front of Ocean Heights, Marina Crown, Le Reve, etc, etc.
Sunbathers can look forward to a big shadow down the beach now! Municipality must have spent 5 minutes thinking about this one.

AltinD January 7th, 2007, 06:07 PM It should be an hotel.
dubaiflo January 7th, 2007, 06:18 PM does look ok.. glassy at least. will be good mix with JBR.
i also think this could be hotel.. but "seba real estate" u sure altin?
i thought one of the big ones would take these first line plots.
on the other hand i doubt a massive block will be built here, there is not enough space.
see the pillars for the bridge?
there will be one or two more towers next to it, not more.
it was to be expected (even though i hope for more iconic designs) and it does not affect the beach, the sun won't be block that much by those towers.
kano January 8th, 2007, 01:06 PM Is this a precedent for the other hotels on the beach to build to high floors? I really thought that there were limits on how high they could build on the beach .
Hanna January 8th, 2007, 03:14 PM Surprised that its allowed to be this tall on the land in front of the beach road. This could be a dangerous precedent which could lead to similar buildings being built in front of Ocean Heights, Marina Crown, Le Reve, etc, etc.

Hi True Blue
I very much doubt they would build in front of Ocean Heights, luckily the Mina Seha is directly in front and it looks that could be there for a very very long time.As you look out to sea on the right of the Mina Seha there is a brand new low rise developement in progress at the minute. So I hope and pray nothing would be built in that area from the Le Reve to past me in Ocean heights.
You can never tell what will happen next in Dubai.
Have you any updates on the piling works in Ocean Heights or any latest pics
R@ptor January 10th, 2007, 05:13 PM It's great to see some skyscrapers being built in front of the JBR. The Dubai Marina skyline will definitely look much better from the Palm and the water this way.
True Blue January 10th, 2007, 07:25 PM If you are hoping that this building will obscure JBR then you are in for a disappointment. From the palm it will appear on the end of JBR. If you are just referring to its location beachside then I strongly dissagree. The only high rise built in front of Beach Road line is the Burj Al Arab. This tower does not have the same importance of the Burj.
From the design, I am pretty certain this is a hotel despite the real estate link.
dubaiflo January 10th, 2007, 08:18 PM ^^ hotel with such a basement?
True Blue January 10th, 2007, 08:57 PM Yes, looks more commercial than residential. Check the lack of balconies and almost fully glazed skin. There are also panels shown at the bottom and at mid height which could be for neon name signs.
Having just looked at it a lot closer this time, I have just realised that it is also V shaped on plan. Not good for people behind!
AltinD January 11th, 2007, 07:17 PM New SHERATON PLAZZA TOWERS Hotel & Apartments
kano January 11th, 2007, 07:22 PM ^^^well i thought it was going to be a hotel...have not seen any residential towers on the beach ...just wonder if they will allow the other hotels to go over 15 floors which appears to be the present limits
AltinD January 11th, 2007, 07:28 PM ^^ I was just jockeing about the Hotel. I have absolutely no information, just pure (my) speculations. ;)
kano January 11th, 2007, 07:29 PM ^^^:bash:
SA BOY January 14th, 2007, 11:23 AM YUK it looks like a sharjah tower
GreenKiwi January 15th, 2007, 07:02 AM I heard that the investors are persons who don't need to bother about height retrictions given their ststus if you get my drift. There is apparently meant to be a 9 floor height retriction on beach front in that area. I also heard it may be a Rotana or Kempinski Hotel.
dubaiflo January 15th, 2007, 05:58 PM Kempinski would go along with what was once proposed for the site.
if one of the important guys round here is behind this one then i would have expected a design like the royal falcon.

jarmenkell July 19th, 2007, 12:03 PM This will be a 5 Star Hotel according to the representative of the developer in Dubai... a hotel with a marina and sea vew...
AltinD July 19th, 2007, 12:10 PM ^^ Well it looks like a Hotel anyway and that is what many of us suggested since the begining.
Imre September 17th, 2007, 03:07 PM I saw the site today, still swimming pool.

Dubai_Star November 24th, 2007, 10:34 AM True - Looks like a nice Project but Someone in their Board Meeting had a Brain Wave idea , 'lets build another Tower on the space we have left' -forget landscaping or looking overcrowded!
Al Bateen Hotel and Residence at Dubai’s Jumeirah Beach is poised to propel the concept of living environments to a new horizon. Its design is born from the site itself and the architecture can be considered an encounter with fluidity – a structure that reflects the flowing transition of forces from sand to sea.
The project will include a 50-story luxury apartment high-rise and a 30-story 5-Star hotel with an in-house business center, ballroom, restaurants, state-of-the-art health club, spa and beach club. The Residence tower and the Hotel are designed within two separate and dynamically related towers. The Hotel will be managed by Seba Hotels & Resorts.
Al Bateen Residential Tower will house 300 apartments comprising of 1-2-3-4 bedroom apartments including penthouses.
Simplicity, elegance and quality are the words that will brand this project. It will be home and host to the best that Dubai has to offer, and will bring together an international community where locals can experience a freshness that lets them become foreigners, and foreigners will feel a welcoming luxury that lets them become locals.
Another project from SEBA estimated to complete in 2010
http://www.seba.ae/en/projects/completed/al-bateen-towers.html
True Blue November 24th, 2007, 12:35 PM Sheraton won't need all those trees for the shade anymore.
In the following renders they managed to show Jewels tower J and the new marina bridge, but at a greater distance than they will actually be.

AltinD November 24th, 2007, 05:34 PM Much better then the previous one but why the 2 renders (front and rear) do not much? On the one showing the rear side of the complex, the residental tower's top half is either compressed or cut off.

True Blue December 8th, 2008, 11:32 AM This development is a good example of over developing an area. They should stick to the original outline that limits beach towers to 8 or so floors.
In the current financial climate the authorities should also consider imposing an insurance bond on sensitive sites like this. If the developer goes bust half way through then we could be looking at an incomplete eyesore for many years. With a bond in place the master developer could step in and use the bond funds to complete the project and sell it on.
This is the way master developers will have to think until liquidity returns to the banks.

desertweasel December 16th, 2009, 05:07 PM ^^^^
unfortunately (for my view) it most certainly is not on hold, 3 cranes on site and they are still hard at it now after 7 at night, they were pumping till midnight Sunday. Site appears chaotic and they seem to work on one tower at a time but it is still a goer. Trust us to have the only hotel builder with money out front...
BenjiDXB December 20th, 2009, 01:10 AM Progress is so incredibly slow, you might think it s Windtower 3 !
True Blue January 3rd, 2010, 01:19 AM Work started here January 2007. 3 years later and not much to show.
I can see this being a messy affair for the contract team with all the delays to the progress apparently caused by the client not having design approval and starting onsite.
Imre January 3rd, 2010, 10:13 AM With this speed workers will be there in the next 5-10 years:)

Work to date has been less than pedestrian, lets say snails pace.
True Blue February 12th, 2010, 01:10 PM From their website;
Jumeirah Towers
Dubai, UAE
Jumeirah Towers in Dubai’s Jumeirah Beach is poised to propel the concept of living environments to a new horizon. Its design is born from the site itself and the architecture can be considered an encounter with fluidity – a structure that reflects the flowing transition of forces from sand to sea.
The project will include a 50-story and a 25-story high-rise designed within two separate and dynamically related residential towers.
Jumeirah Towers will house approximately 400 apartments comprising of 1-2-3-4 bedroom apartments including penthouses. Retail shops and a Spa will be available on the premises.
Simplicity, elegance and quality are the words that will brand this project. It will be home and host to the best that Dubai has to offer, and will bring together an international community where locals can experience a freshness that lets them become foreigners, and foreigners will feel a welcoming luxury that lets them become locals.
Another project from Seba Properties estimated to complete by the end of 2011.:ohno:
High Times February 12th, 2010, 08:19 PM The project will include a 50-story and a 25-story high-rise designed within two separate and dynamically related residential towers.
I think people are begining to realise that New Dubai has enough hotels now. Most hotels along the Jumeirah strip (Sheraton - One and only) are struggling with occupancy rates. All this talk of 90% occupancy is bullshit. The usual Arab mentality, Downturn, It's not happening unless you speak of it.
Even the Harbour hotel oposite Infinity owned by Emirates was failing so bad they did a deal with Mariott to try and save face (at least Marriott knows a bit about running a hotel).
Anyone looking to open a new hotel in this part of Dubai over the next 2-5 years needs big pockets and bigger balls.

True Blue November 2nd, 2010, 12:21 PM Any update on this?
I heard speculation today that Rera are looking at slow projects closely to determine if they have enough funds or sales income to allow them to complete. As far as I know this project was never launched and the developer may now be struggling to prove to Rera that they have enough secured funds to complete it.
There has been press releases stating that Rera are in the process of cancelling such projects to prevent them standing as uncompleted monuments to a failed real estate boom.

Unless they are both owned by the same Abu Dhabi group, I don't see a correlation.
True Blue June 16th, 2011, 01:07 PM Funnily enough this is the only development on the beach side that is actually going ahead. So many other projects are just not happening including the promised beach clubs and parks.
I'm guessing that the delays at the beginning were all down to proving they had the money set aside to finish this project as starting and not being able to finish on the beach plots would be a disaster for Dubai in the eyes of the tourist public.
The project is flying now.
Edit, forgot about the Ritz Carlton extension which I believe is still progressing well.

That works on inland structures, not seaside ones:bash:
I always thought that Dorrabay architect had tried to sypathise with the design of Sheraton hotel and help blend it all in, then we got the blue neons on Dorrabay and on the bridge. This is turning out to be a disaster introducing green glass between the 2 existing buildings. Architect is clearly a moron!
