that huge Egyptian mall, City Stars:uh: how many floors is it?

Indeed, and the brands in the Mall of Arabia are amazing. I can't wait to spend all my money there. :D

Here's a 3D render of the building itself (not sure if it's the old one or the new one):

The built-up area will be around 300 000 square metres. If we include the part in the middle it will be 441 000 square metres. If we include everything (indlucing the parking lots) it will be around 670,000 square metres.

The best thing about Saudi Arabians and Arabians is that they build massive malls all over Egypt.

There aren't really that many pictures of the actual mall yet because it's not completely finished but here are the renders. The reason there are so many khaleejis in the renders is because it's an Emirati company that's building it (we don't really have that many khaleejis in Egypt). :D

Whats the GLA (Gross lettable area) ? Unless you can provide that and a source you will have to eat your words when Lydon gets back ;) but I can atleast extrapolate from the renders that the GLA will be near 250 000m2 still making it the biggest :)

that huge Egyptian mall, City Stars:uh: how many floors is it?

Six floors and its GLA is 150,000 square meters. It's currently the second biggest mall in the MENA region after the Dubai Mall but will soon be surpassed by the Mall of Arabia. :)

Whats the GLA (Gross lettable area) ? Unless you can provide that and a source you will have to eat your words when Lydon gets back ;) but I can atleast extrapolate from the renders that the GLA will be near 250 000m2 still making it the biggest :)

You're right, the gross leasable area will be 250,000 square meters according to this article: http://www.skyscrapercity.com/showpost.php?p=42591772&postcount=2 :)

The mall will host over 900 brands, 13 3D cinema complexes, the biggest dancing fountain in Cairo, free parking space with a capacity of over 9000 cars, family entertainment zone and much more.

Here's some information from their webpage:

Mall of Arabia Cairo is the biggest mall in Egypt yet to open in terms of space and stores number. It is also the second biggest mall in the Middle East.

On a one million square meter the project will not just include the mall.

Phase 1 of the mall will have all the needed facilities and stores to open for the first time in Egypt like GAP; Cartoon Network as the Entertainment; a dancing fountain in a huge open area inside the mall (inner court) which will also have coffee shops, night shows and spacious alleys and greenery for walking; food court with glass overlooking the outdoor fountain; cinema complex; Spinneys Hypermarket and all the local and international brands in Egypt like ZARA, Massimo Dutti, Bershka, Concrete, Mobaco, BTM, Paul Cafe, Vero Moda, Chilis, Mazaya, Faces and many others. The mall also includes a floor dedicated to sportswear only with all popular brands like Adidas, Puma, Reebok and for the 1st time FIFA Store brand in the Middle East owned by Al Hokair group.

Among the mall highlights is a huge furniture mall that is set on 3 levels and has the most popular stores in the field of furniture and interior design. Last but not least, the Mall of Arabia Cairo includes a cars show room (Al Tarek) with the latest car models.

The Mall of Arabia management is mainly and specifically interested in providing services to its visitors like free car parking facilities with capacity of over 9000 cars. Phase 1 will have 12 Entrances to provide easy access to all areas of the mall. In addition to the relaxing design and spacious area of the mall and corridors designed by ECHO our shopping malls designer international company.

You can take a virtual tour of the mall and see how it looks so far. :)

Here's a video on how the dancing fountain will look once it's finished:

I think it's because these companies are realizing that it would be wise to gain a foothold in North Africa considering the large growth and the growing middle class. I saw a lot of Zara stores when I was in Morocco and H&M will open in the new Morocco Mall. The brands in the Morocco Mall are almost the same as the ones we have in the Mall of Arabia.

We have a lot of Zara plants!
Morocco is the main provider of the Inditex group (ZARA, Pull & Bear, Massimo Dutti, Bershka, Stradivarius, Oysho, ZARA HOME..)

At least South Africa has a functioning democracy

Sorry?

Yes, Muslims pray five times a day so all malls (and most public areas) in Egypt (and other Muslim countries) have prayer rooms. :) If you've ever been to major airports in Europe and the Middle East you'll notice that they also have prayer rooms.

You are not required to pray until age 10 you need to start learning by age 15 or adulthood, whatever you do is counted on you before that you suppose to learn only. So asked kids you shouldn't be surprised. Also not everyone pray really, just like not everyone go to the church for example (I'm not been picky) :)

They have changed the actual thread title (http://www.skyscrapercity.com/showthread.php?p=86369647#post86369647) of the Morocco Mall to show the GLA and you keep going on as if they are having an argument with you when that was the title of a media report. Why are you even accusing the Moroccans of having a fight with you about its size. I have not seen one of them denying that it is not the largest in Africa.

You are just as guilty as they supposedly are because you have been referring to South African Malls to indicate larger malls and not the actual largest.

I love this mall and as a South African, I think it is better than anything that is on offer in SA (that I know off) when it comes to high-end luxury. The closest in SA is probably Sandton City or Canal Walk. I hate Canal Walk though.

I am also going to point out to you that Gross Leasable Area is not necessarily the best method to show the largest mall because some malls have water fountains or aquariums that also improves the shopping environment. Some even have those portable stalls that are not included into the GLA as far as I am aware.

The video is coming from a saudien chanel ( al arabia ) located in egypt i guess , and they have nothing to do with morrocans ( by the way they are one of the best news chanels in the world along with al jazeera , they wern t probably talking about GLA ) :) so if they are making a mistak u can go blam them :) slaoui has just copied what was already said in the video ( and sorry for my bad english )

Vcollaborator : i think they are not talking about the GLA in the video ... Cause as u know there are too many ways to mesure the size of a mall ... Anyway the mall is quite nice especialy the fountain as u can see in the video

Don't jump into the middle of an on-going dispute - clueless as to what's actually been going on - and expect me to take you seriously.

I can't recall ever having posted in the thread you linked me to in the Moroccan forum. However, there are a number of posts and threads found around the general African section calling Morocco Mall the biggest in Africa. This (http://www.skyscrapercity.com/showthread.php?t=1465506) is the latest one.

I use South African examples to prove my point because I have accurate information available on them readily at hand, unlike malls in Egypt. By proving that Canal Walk, which isn't even South Africa's largest, is bigger than Morocco Mall, I'm proving that Morocco Mall isn't the biggest on the continent.

Furthermore, I don't need you to explain what GLA means or the implications of using it as a measurement, considering I deal with GLA retail figures on a daily basis at work.

It is not an ongoing fight, which is exactly my point. There might have been one in the past but there is not one now. The only point that has been made on the issue of GLA has been made by Muttie (http://www.skyscrapercity.com/member.php?u=137153) and I am assuming that he has a similar view to mine on the issue.

As far as I am aware, those threads and posts are directly linked to the media and Moroccan members do not have any control over the media. dakhla (http://www.skyscrapercity.com/member.php?u=546745) even pointed this out on the first page of that thread.

Fair enough, but use the biggest mall in SA instead of Cannal Walk then.

Furthermore, I don't need you to explain what GLA means or the implications of using it as a measurement, considering I deal with GLA retail figures on a daily basis at work.

I didn't explain what it means, I stated my opinion on the matter on which you are basing your argument on. If I may ask, what is your idea of a good mall in South Africa?

Its nice looking mall, and besides the Africa's largest Faux pas is a great addition to the Moroccan mall collection.

However there appear to be a number of flaws in my mind.

1) Why in those pictures does it appear that large sections of the public walkways are carpeted? that is going to get ruined in no time

2)it seems it is the same collection of high end stores that permeate the world these days. Are there no big Moroccan retail chains and brands? Seems to be the same stores as anywhere

If it is indeed 250,000m2 of mall including all the parking and public walkways, service areas etc and only 75,000m2 of shopping then i am embarassed for the journalists covering this. at 250,000m2 of GLA it would indeed be one of the worlds largest. Gateway in Durban is nearly 170,000m2 of GLA and 355,000m2 of total mall space including all parking and public walkways. BUT we only ever talk about it being 170,000m2 of GLA. It attracts 30million people annually, double this centre's 14million target.

I dont want this annoying argument to continue, but if you are going to argue and make bold statements please have all the facts and maybe encourage your press to as well.

None of this however takes away from the fact that it looks rather nice and has a few unique features.

Well anyway - whilst it is a certain measure of prosperity, and nice to have a handful of big malls, it certainly isn't the main criteria.

The new Morocco mall looks very slick and chic, and that is more important than size - who wants to walk for miles through an ordinary mall with ordinary shops anyway?

So good for Morocco.
South Africa has plenty of big malls, although some of the smaller ones are way more beautiful and attractive - it's about the experience.

Btw, also like the Louis Vuitton store design.

I have said this before, lets rather build each other up in Africa - there is a whole, powerful, hungry world out there for us to combat without picking on each other!

Most new malls are being positioned as entertainment centres these days, the shopping is just one element of the offer. Its great that this mall has so many of these.

Gateway is 10 years old now, so alot of changes have taken place in the retail space in that time.

It still offers:

- A Tony Hawk Skate park
- Wavehouse for surfing and waterpark/tubing and concert area for events up to 6000 people.
- World's Highest indoor climbing wall
- 4x4 track
- 3 rooftop soccer fields
- go-karting
- Funtubbles funfair - a permanent funfair with traditional fun fair rides for kids indoors
- Large gaming area, pool bars, bowling
- 16 Normal Cinema's, 5 Arthouse cinema's, 4 3D cinema's, 1 4D Cinema
- A theatre for stage shows
- F1 racing simulator
- Many fountains etc

In both centre's they are entertainment focused, as new mega malls should be. This Morocco Mall is a newer take on this concept and we wish it all the success it should have.

Well press today is just following rumors. They called the Gautrain a high speed train and now the call morocco mall the biggest in africa, all because of rumors.

I guess that makes us even then... You have the largest mall in Africa (not) and we have the first high-speed train in Africa (not)... Sweet, even stevens...

Aight ! Why don't we just shake hands like men , and wish each other well , huh !? :D

I just realized how pointless this discussion is !

Hey people are so stupid, why the rivalry? Congratulations Morocco(Casablanca in particular) for the new mall !!!

I actually like the rivalry and when people argue like this.

I find it fun, interesting and enriching. even if you think you are right, it makes you rethink your arguments and strengthen your arguments, even if you don't change your mind.

It makes you consider other things and discover new things.

I love dick measuring threads. :cheers2:

You´re right, Tbite! That´s competition and it propelled countries forward. Never rest and never ever be satisfied with yourself, once you do that you are out of the game. Children have to learn that from DAY 1! Asian people have perfectly understood that, only excellence will help you to achieve high goals...look at Japan, South Korea, Taiwan, Singapore, China or Malaysia.Their school systems are super strict! love that discipline!

I have been to Gateway and seen pics of Morocco Mall and they both look awesome, i live in Australia and the malls here are all boring and pretty much the same thing. Both these malls are great and I don't see the reason for the arguing but I agree tbite about the rivalry.

80,000m2 of retail space in 4 Emporiums and in the line shops. The 4 Emporiums you can clearly see in the picture and the line shops are next to them with gable roofs.

So yeah it is a Mall, albeit a Strip Mall type layout.

Actual retail space that is occupied, I don't know. I know some of the retail space has been used for other purposes such as conferencing

This really puts things in perspective. Remember, the highlighted figure is all retail area:

Malls are coining it
13 Jan 2012 14:44

Mall owners and retailers are still ringing in decent profits despite a tough economy.

Latest figures from the SA Property Owners Association (SAPOA) show consumer spending in a sample of 76 malls across SA is up about 30% in the four years to September 2011. Spend per capita rose from R104,90/month in the January-September 2007 period to R136,20/month in January-September 2011.

Yet the number of shoppers frequenting malls is on the decline. Average foot count dropped 15.2% over the same four-year period, a trend that IPD research head Jess Cleland ascribes to the rapid growth in new retail supply. Over the past four years, SA's tally of malls bigger than 30 000m² has increased by 50%, from 88 to 131 (SA Council of Shopping Centres).

Multi story Malls and other formal shopping areas are rare in Nigeria, because Nigerians prefer shopping on the one level according to studies. Multi-story also increases costs of services. Anything higher than 3 stories in Nigeria, requires an elevator by law. So you then have to have escalators, lifts which have higher costs associated, Plumbing etc.

That is one of the reasons why developers in Nigeria are building so many Midrises and lowrises rather than Highrises. The footprint factor also doesn't prove to be advantageous in the long run, because a small footprint in a prime location such as a CBD is still going to be costly and at least with the larger footprint, it is just a purchase factor, with the services it is an ongoing upkeep.

Once electricity becomes more stable for example, you should see an increase in Highrise construction in Nigeria and also in multilevel malls etc.

Morocco: Competition for shoppers is toughening
Posted on Monday, 13 February 2012 10:07

Developers in Morocco are openingup large malls to tap into the spending habits of Africa's wealthier shoppers.

Hoping to prove that money can be made on feeding the fashion tastes of Africa's middle classes, North Africa's biggest shopping mall opened on 5 December in Casablanca.

With 6,000 employees, 350 shops and a commercial surface area of 70,000 m2, the Morocco Mall is bigger than Bab Ezzouar mall in Algiers but much smaller than Durban's Gateway complex, the largest on the continent (which is undergoing expansion to a commercial surface area of 173,000 m2).

I think the Gateway is to big. How can you shop the mall in a day?

Diggerdog
March 4th, 2012, 12:45 AM
Why do it in a day? It is a huge mall, so you can return multiple times and always find new and interesting things.
Not that it is the biggest in the world or anything, but it's certainly the biggest in Africa...followed by Canal Walk I think at around 125 000 M2...

But size is nothing if you don't have good quality shops and happening labels - luckily both these malls have that - and Morocco mall certainly has the hot brands too!

Construction at The Gateway Malawi’s biggest retail centre on track

http://www.sacommercialpropnews.co.za/thumbnail.php?file=articles/The_Gateway_Mall_Malawi_542446899.jpg&size=article_medium

Development of Malawi’s new 17 500m² retail shopping centre, The Gateway, is on track, scheduled to open in March 2013
Construction of the new US$ 45 million (ZAR 336 million) Gateway regional shopping centre in Lilongwe, Malawi – the largest ever in the country – is moving rapidly to completion, says Ken Barker of TCI Group lead developers of the centre for the owners of MPICO Ltd.
“We expect the official opening to take place in March 2013. To date most of the structure is complete. Work on tenant fittings is on track to begin in June this year.”
The new 17 500m² centre is being developed by MPICO Ltd, the Malawi stock exchange listed property investment company. MPICO is a subsidiary of Old Mutual PLC. The development team comprises leading South African development, financial, architectural, engineering, quantity surveyors, professionals and contractors working in collaboration with Malawian colleagues. Some 95% of the construction team is made up of local Malawians.
Barker said that “The Gateway” had caught the imagination of South African retail chains, most of whom, he said, are making expansion into Africa a top priority in the next decade.
“Those who miss out now on these new growth areas,” he said, “may find it difficult to catch up later.”
The anchor tenant in the new centre will be Pick n Pay for whom this is another step in their African expansion programme (the group already operates in Zambia and Mozambique). Izak Joubert, director of property and store development at Pick n Pay, has said that he sees “enormous” potential in Malawi and the immediate sub-region and the new superstore for which they have secured the anchor position against strong competition – and it will complement their Zambian and Mozambique operations, both of which are proving successful.
Francois Rabie, CEO of Broll Properties (Malawi) said that some 60% of the space will probably be occupied by South African chains with the remaining space let to leading successful local retailers in Malawi, Zambia, Kenya, Tanzania and the region.
“Anyone who knows Lilongwe will recognise that this development is a first of its kind in Malawi. Its large light-filled air-conditioned malls, decorated with plant boxes, its big food court and three cinemas, are all firsts for the city.”
The complex has the additional advantage of being energy efficient and in this respect also sets a new trend in Malawi.
Marc Edwards of Spire Property Management, who is handling lease arrangements in South Africa, has pointed out that the new complex is “brilliantly” positioned because it is sited in Malawi’s fast-growing middle class western suburbs on the intersection of the North-South Kaunda Road western bypass and the main East-West Mchinji Highway which links Lilongwe with Zambia. Brisbane CBD is what needs a new mall. I don't like the shopping experience in Brisbane CBD.

They need to build a multi level 8 story mall like the ones they have in Manila.

The thing I like about the malls in Manila, is that you don't just have a hub of shopping malls, you have a great choice. You have the highbrow and the lowbrow massive malls and you also have a great price selection. You can get cheap brand shoes and clothes in the malls. This is something you don't see in the west.

If you guys ever want to shop.....I strongly recommend Asia. I have products that I bought for cheap 9 years ago that I still have today.
