Local developer Nakheel has invited five contractors to bid for a contract to build a real estate development next to the QE2 cruise ship, which is due to be moored permanently alongside the Palm Jumeirah.

Companies invited include three locals, Alec, Arabtec Construction and Khansaheb Civil Engineering, the local/South African joint venture of Al-Habtoor Engineering Enterprises and Murray & Roberts Contractors (Middle East), and Japan's Taisei Corporation.

The deadline for bids, which is the first part of a two-stage tender process, is 13 July. The contract is worth AED2bn ($545m) in total.

The project is located close to the Trump International hotel
and tower, and involves the construction of two 18-floor residential towers, a four-floor luxury apartment building and underground parking.

The built-up area of the residential buildings is 80,000 square metres and a further 80,000 sq m is planned for car parking.

The consultant is UK-based Holfords. The architect is Australia's PTW. The Al-Habtoor Murray & Roberts joint venture was awarded the AED2.9bn contract for the Trump tower project in June (MEED 4:6:08).

Nakheel bought the QE2 from UK-based Cunard Line in 2007 for $100m. It will arrive in Dubai, where it will be used as a floating hotel and museum, in November.

Also on the Palm Jumeirah, Kuwait-based developer IFA Hotels & Resorts has awarded the local Dubai Contracting Company the AED1bn contract to build the first phase of the Kingdom of Sheba resort.

Some of the aerials are old images but they show the location of Al Burj. The project though is called "Jumeirah West Beach" could it be the name for the Dubai Marina Phase 2 or is this project outdated? No sign of al Burj

The international firm Hyder is finalizing the master plan for the massive 3.4 million square foot Jumeirah West Beach development on Sheikh Zayed Road. Being developed by KM Properties, it will be located close to the sprawling Ibn Battuta Mall.
"Even as the design process is being completed, we have been receiving expressions of interest from three big ticket investors from Saudi Arabia, who wish to acquire sizeable chunks in the master development," says Qusai Yousef , Operations Manager of KM Properties. "The size of Jumeirah West Properties." The size of Jumeirah West Beach, with its clear views of the sea, is twice that of Park Square, which has already won a lot of interest from the marketplace.
While details are still being finalized, plots on Jumeirah West Beach will carry a price of an average Dh110 per square foot, against Dh300 on Park square. KM Properties attributes the higher price on the latter as borne out from the location of Park Square-which is right at the mouth of Sheikh Zayed Road.
The latest development will bear a close resemble to Park square, which has been conceived as a truly mixed-use development. Apart from residential and commercial towers, Park Square will also be the base for a mall, to be managed by KM Properties, and hotels.
It will also have a 140-storey tower, the world's second tallest structure after Burj Dubai. This is to be developed by KM Properties in alliance with another local company. Individual plots have also been sold to other investors for their own projects. It is estimated that Park Square will pull in investments of Dh14 billion during its many phases, including Dh6 billion on the land itself. The secondary market has already given the project a warm response, with plots fetching an average premium of at least 20 per cent.
"The Jumeirah West Beach will have another 140-storey development from us, though it is too early to reveal details on the height. Another similarity with Park square will be part of the Dubai Metro. It will be the Dubai Metro. It will be the second largest on the network after the one in Park Square."
Construction is expected to start by late 2005, and should take 30 months for completion. "We would be asking the other investors to start work on their projects almost simultaneously, so that the target date can be met."
Apart from the metro rail, the development of a new international airport as part of an integrated logistics city further down Shaikh Zayed Road has raised the overall profile of the area and its immediate environs. Recent months have seen an upturn in individual plot sale, both in the primary and secondary markets. The Jumeirah West Beach can well expect to ride the surf on these wider developments.

Former Baywatch beauty Pamela Anderson is set to become the latest Hollywood star to get involved in the UAE’s hospitality sector with plans to build an eco-friendly hotel in Abu Dhabi.

Anderson fell in love with the UAE capital while on a charity trip there in June with the Make A Wish Foundation for children, according to various media reports.

"I'm building a hotel there. It is environmentally friendly. I went there with the Make a Wish Foundation and met some great people there. The royal family was really friendly," Anderson was quoted as saying.

"It's built with no fossil fuel at all... in Abu Dhabi - where they have all that oil,” she added.

It was announced in June Hollywood hunk Brad Pitt is to design a landmark environmentally friendly hotel and leisure project in Dubai for Zabeel Properties.

Pitt, along with the rest of the team at LA-based architecture firm Graft, have been appointed design consultants for the project, which will include an 800-room five-star hotel.

Celebrity endorsed hotels are becoming increasingly popular marketing tools in the UAE as developers attempt to make their projects stand out from the mass of leisure and entertainment venues being built in the Gulf state.

German-owned developer ACI is building a number of towers in Dubai endorsed by sporting legends including Michael Schumacher and Boris Becker.

Select Group, a Dubai-based real estate developer, is looking to consolidate its position in the UAE property market by developing more waterfront projects with mega launches planned across Dubai and Ras Al Khaimah, a top company executive said.

"We will be launching residential projects in Dubai Waterfront and Palm Jebel Ali by year-end. Subsequently, we will also unveil our second project in RAK's Al Marjan Island," Rahail Aslam, Chief Executive Officer, Select Group, told Emirates Business.

The company's total property investment in the UAE has crossed Dh12.5 billion, with Aquitainia, a Dh5.5bn private island development, on The World being launched last month.

Aquitainia, which combines the islands of France and Spain, is being developed in a joint venture with Select Property, a UK-based property company. The development, which is due for completion in 2012, is a collection of 816 units, ranging from one and two-bedroom suites, three-bedroom penthouses, land and water villas.

In addition, a 75-room boutique hotel, which will be operated by a five-star international hotel brand, will service the suites, penthouses and villas spread across the islands. The project will also have numerous marinas with berths for hundreds of boats.

Asked why the company plans to launch one and two-bedroom apartments in Aquitainia, Aslam said: "There are more customers who can afford to buy one or two bedrooms. The islands are high density ones and they have been master planned to have a number of units as opposed to low density ones where you have larger units."

The company expects 60 to 70 per cent occupancy in The World projects and has so far sold 15 per cent since the launch.

According to Nakheel's website, The World comprises 300 islands based in four kilometres offshore from Dubai. It will add 232km of beachfront to the emirate's natural 67km of beachfront, with the islands priced in the range of $15m to $50m.

Currently, Select Group is developing nine towers in Dubai Marina, which includes Bay Central, The Torch, The Point, and Botanica among others. Pacific, a cluster of six towers on Al Marjan Island, is their first project in RAK.

"All our projects are under construction. We will be handing over our first project, The Point, a 28-storey residential tower in Dubai Marina, by early next year."

Despite the company being bullish on the Dubai real estate growth story, it does not believe in aggressive launches. "We are expecting similar growth to what we had in the last two to three years. Although we have the land bank, we are very careful on how we should go forward. We don't want to overstretch ourselves," Aslam said.

Select Group has allied with Marriott International in March 2007 to manage its new Renaissance-branded hotel at Dubai Marina. The Renaissance Dubai Marina Hotel, part of a one million square foot, mixed-use development known as Bay Central, will have 300 rooms and will open in 2010. The group also owns majority shares in Select Glass Industries.

Dubai to stand tall with 3,000 towers

Dubai: Roughly 3,000 towers (both mid- and high-rise) are in various stages of planning, design, development and construction in Dubai between now and 2025.

Dubai World Central (DWC) could have about 1,100 apartment towers in its residential cluster and 850 in the commercial zone.

These are in addition to the nearly 200 towers under development in Dubai Marina and Jumeirah Lake Towers.

A few hundred each will be built in Dubai Waterfront, Jumeirah Village South and Dubailand.

This is a staggering development considering Dubai's relatively small land area of 4,114 square kilometres and a population of just over 1.4 million.

In comparison, there are around 5,500 high-rise towers in New York City, according to Matthew Green, research manager at Cluttons UAE.


With inflation at a high and many countries struggling against an economic downturn, Dubai is flying high and booming as strongly as ever.

While Dubai continues to grow and new buildings are launched almost daily, this rapid development is hurting the environment since the real estate industry has failed to develop open spaces such as public parks.

Eamon Alashkar, head of capital investment at Colliers Middle East, said that although Dubai is developing at a rapid rate, more public spaces should have been created in the planning stages.

"Most developments we've seen to date have built a bare minimum of active public space which is insufficient for the density of residents and built-up area alongside it," Alashkar said.

Matthew Green agrees.

"The outcome here will depend greatly on the government, including how it restricts development in certain locations and the development of green areas," Green said.

However, in the rush to build and reap the rewards, some developers have neglected to plan open grass areas and parks, as found in other major cities, such as London and New York.

"Dubai's future built environment appears to be largely subject to the objectives of profit-driven real estate developers," Alashkar said.

Although open spaces are cleverly advertised in some developments to attract investors, the final picture is somewhat different.

Sadly, while a well-placed photograph of a park or open area in a brochure will cause the money to roll in, it seems in reality, no profit can be made out of a patch of grass.

This is a very good article! If more attention would have been paid in the beginning things would have been better. The Mohammed bin Rashid Gardens will be a major step in putting more green around the developments. I hope other developers take note and adjust accordingly. Dubai has so much to offer and it would be a shame to see it become just a concrete jungle.

The plot between Hard Rock Cafe and American University of Dubai, where allegedly a 70+ floor towers is planed, was being cleared and leveled. Till now the sandy area was used as parking for HRC and Amnesia Club guests.

If Business Bay wants to be the Manhattan of the Middle East they need somethinh BIG. When they planned it Burj-al Alam was a megatall one, but now there are at least 6-8 others that will be similar or higher so they need to come up with something extemely spectacular!!!

^^ Well, they have the signature towers as well. Business Bay is definitely not the manhattan of the middle east. It's nowhere near as dense. The marina is about 3 times as dense as business bay and manhattan is 3 times as dense again!
Business Bay has massive plots with towers that aren't very high apart from the odd one here and there. Pretty much every plot in business bay is big enough for a 300m tower.

DIRC to unveil six new projects in Dubai by early 2009

Dubai Investments Real Estate Company (DIRC), the real estate arm of Dubai Investments (DI), will roll out six new projects in Dubai by early 2009, a top company executive said.

"DIRC has so far launched one project this year in Mirdiff Hills, which is a Dh2- billion mixed-use development. We will announce three more projects by year-end in Meydaan, Jumeirah Village and Maritime City. Another two will be launched early 2009," DI Chief Executive Khalid Kalban told Emirates Business.

Kalban believes DI will escape any market downturn because of its widely diversified portfolio, which is helping it stay balanced and minimises its risk profile.

"We have industrial investments, property investments and financial investments so if there is a downturn in the realty sector we hope the others will compensate us. In that respect, we are the most balanced company in the whole region. From a realty perspective, 50 per cent of our investment involves a long-term contract for Dubai Investments Park (DIP) with the buyers. Hence, no matter what happens in DIP, our investors will pay us rent because they are bound by contractual agreements."

He revealed that DI is negotiating to acquire two more companies in Saudi Arabia and is involved in a steel plant venture that is being built there. On the real estate front, the company is looking to develop a mixed-use project in the Eastern Province of Saudi Arabia.

DI, with paid-up capital of Dh3.2bn, is the largest investment company listed on the UAE stock exchanges. It comprises 46 companies under six divisions – Dubai Investments Industries, M'Sharie, Dubai Investments Park, Glass and Al Taif Investment. Excerpts:



What percentage of DI'S revenues comes from your real estate investments?

The real estate revenues were less than Dh1bn out of the company's total revenues of Dh2.7bn in the first half of 2008. If you look at the profitability of our real estate investments then they account for 65 to 70 per cent of our total profits.

Would you say you are treading cautiously in the real estate sector?

We are not being conservative, it is just the nature of business we are in. It just means better planning and looking at the risk profile of a project. In the realty front, there is no downturn risk since one sells from the drawing board but only a risk of delayed delivery of projects.

How many projects does DIRC plan to launch in the near future?

The company will roll out six new projects in Dubai. Four will be announced in 2008 and two at the beginning of 2009. DIRC has a number of projects under way across the UAE worth around Dh22bn. This value is apart from DI's other investments with Al Taif Investments, the joint venture between DI and Fujairah Investment Establishment, the investment arm of the Fujairah Government. Currently DIRC has projects at Dubai Investment Park, Mirdiff and Meydan in Dubai and in some upcoming developments in Abu Dhabi. The realty company has recently ventured into the hospitality sector through its subsidiary Al Mujama Real Estate by way of a contract signed with ANC Holdings. DIRC is also taking great strides in the realm of sports management through its partnership with Al Qudra Sports Management. One of our project, Septagon, a seven-tower office development in Dubai Investment Park, has already made a profit of around Dh300m. On Ritaj, a low-rise G+5 development with 2,200 units, is 60 per cent sold out so far and we are phasing our sales programme on this project.

What is the best way to get a project built on time?

This is now becoming a real problem. Contractors and developers have to work in partnership. It is not a one-way street anymore. And the contract between the developer and the contractor is not a straight one as some of the risk is taken by the developer and some by the contractor. A developer can no longer sell his project in one go because he will inevitably face price hikes, cost hikes and inflationary pressure.

Why did you choose Fujairah as the location for Dubai Investments' diversification module? Do you think the emirate has been a little late in jumping on to the bandwagon of setting itself as a realty destination unlike Ajman and Ras Al Khaimah?

We are looking at tapping into Fujairah's strategic location. Fujairah is a result of a spillover effect from Dubai. There is a lot of potential in the emirate waiting to be tapped. For example, because of the location there is natural gas line coming from Abu Dhabi to Fujairah. The main element of power is gas and since that is coming directly from Abu Dhabi, the emirate should not see an issue with regards to power. Also power lines are passing from Fujairah to other areas. Oil and petroleum pipes too have a direct access into Fujairah from Abu Dhabi. Fujairah is embarking on a gradual programme of development so unlike other emirates it will announce projects step by step.

Where is Al Taif Investment heading in the near future?

Al Taif in the last 15 months has embarked on four huge real estate projects and three manufacturing projects worth more than Dh3.7bn. The profitability of these ventures will essentially depend on Al Taif's execution of the projects. The potential for Al Taif is high since it is registered in Fujairah but actually does business globally. Its relationship with DI is a tag-along thing. If we get an investment opportunity then we shape that and also give it to Al Taif. We want Al Taif to be another Dubai Investments in Fujairah.

What is the break-up of the funding for Al Taif's ventures in Fujairah?

Thirty per cent of the Dh3.7bn will be taken care of internally and the remaining 70 per cent will either be borrowed from potential buyers of the units or banks or a combination of the two. The Fujairah Business Park venture is being built at a cost of Dh700m. The capital investment of Al Taif on this will be Dh500m and once the cash flow of that investment starts coming in we will add those revenues into the other projects. The plan is basically to run some part of the revenues of a project into the other.

Are you looking to acquire publicly-listed companies in the near future?

No. We think our strategy of acquiring medium-sized companies is working well. We buy private companies and later turn them into publicly-listed companies. This is our mission. This is why DI was created, to provide an investment opportunity for UAE residents. However, if we see right opportunity then we will think of acquiring a publicly-listed company. We currently have investors from Saudi Arabia, Kuwait and Bahrain.

What about India – you seem to have a lot of faith in that market?

Our exposure in India is more than Dh370m. We have put in a lot of investment there. I think India offers a lot of opportunities. Our investments are well distributed with a horizon of three to four years. There is a guaranteed return from that market. We are looking at the glass industry in India.

How much of the output from your construction material subsidiaries is being consumed within the UAE market?

It is all being consumed locally. When we started these subsidiaries we had a strategy that 40 per cent would be sold abroad but the market here is very active and we could not satisfy our local clients. In the glass industry we are the largest manufacturer in the region and we will be dominating the market very soon. We are building one of the largest glass manufacturing facility in the Middle East at the Industrial City of Abu Dhabi. Emirates Float Glass, in partnership with Italian engineering firm Ianua, will construct its second float glass manufacturing facility there, enabling it to become the largest single-location float glass manufacturing facility in the region with a production capacity of 1,200 tonnes per day. Aside this, we are acquiring two companies in Saudi Arabia and are establishing a processing unit in Qatar. By 2010 we think we can go back to our conventional markets like India, Europe and the GCC and provide clients our products.

Do you have any plan to float Emirates Glass?

We will first evaluate the company and then consider doing this. Everything that we have within DI is either for sale or earmarked for private placement or listing in the stock market, but at the proper time. We promised the market about two years ago that beginning in 2008, we will place a company either privately or by raising an IPO. We kept the promise with M'sharie. As a rule we will go by what the market is receptive to and what the market trend is at a given time, then place any of our companies or list them. The market for private equity was very good this year and that is why we went ahead with M'sharie.

(MENAFN - Khaleej Times) Timelinks, a environmental design company will unveil a city of the future at the upcoming Cityscape Dubai which takes place at the Dubai International Exhibition Centre from 6-9 October 2008, said a Press release on Monday. The city 'Ziggurat project' will be in the shape of a futuristic pyramid which, according to Timelinks, could support an entire community of up to one million people by harnessing the power of nature.

Ridas Matonis, Managing Director of Timelinks, said: "Ziggurat communities can be almost totally self-sufficient energy-wise. Apart from using steam power in the building we will also employ wind turbine technology to harness natural energy resources."

The concept will also mean a better quality of life for the inhabitants. Transport throughout the complex would be connected by an integrated 360 degree network (horizontally and vertically) so cars would be redundant. Biometrics would provide security with facial recognition technology.

Timelinks has already patented the design and technology incorporated into the project and has applied to the European Union for a grant for technical projects.

Dubai-based Timelinks, an environmental design company, is to unveil a city of the future at the upcoming Cityscape Dubai.

The event will take place at the Dubai International Exhibition Centre from October 6 to 9.

The city, called the Ziggurat project, will be in the shape of a futuristic pyramid which, according to Time-links, and could support an entire community of up to one million people by harnessing the power of nature.

Ridas Matonis, managing director of Timelinks, said: "Ziggurat communities can be almost totally self-sufficient energy-wise. Apart from using steam power in the building we will also employ wind turbine technology to harness natural energy resources."

Besides reducing the carbon footprint, the 2.3 square kilometre pyramid has many other benefits.

"Whole cities can be accommodated in complexes that take up less than 10 per cent of the original land surface. Landscaping will be used for leisure or irrigated as agricultural land. If such projects were realised today the world would see communities that are sustainable, environmentally friendly and in tune with their natural surroundings," said Matonis.

Dubai Properties to double investment to $272bn

PORTFOLIO DOUBLED: Binbrek said the firm will boost its real estate investment. State-owned Dubai Properties is set to almost double its real estate investment to 1 trillion dirhams ($272.2 billion) within the next five years from 565 billion dirhams currently, its group CEO has said.

Mohamed Binbrek, CEO of Dubai Properties Group, said the company has 26 property plots still to be developed, UAE daily Emirates Business reported on Thursday.

The developer is confident of reaching 700 billion dirhams worth of investment in the next three years, Binbrek said.

Dubai Properties, a subsidiary of Dubai Holding, reached 550 billion dirhams in investments in April, with the launch of its Mohammed bin Rashid Gardens mega eco-project.

Binbrek told the newspaper Dubai remains the focus for the firm, but it is considering options for expansion overseas, including opening an office in India.

The firm is also considering opportunities in Pakistan, Tunisia, Qatar, Uzbekistan, the Maldives and Madagascar, he said

Abyaar plans Dh15bn Dubai projects

Abyaar Real Estate Development will soon launch projects worth Dh15 billion in Dubai to bring the total value of its developments to Dh40bn by 2010, a high official of the company told Emirates Business.

Marzooq Rashed Al Rashdan, Vice-Chairman and Managing Director of Abyaar, also said the company already has projects worth Dh25bn in the emirate, which were launched in 2007.

Abyaar was established as a partnership between Kuwait's Aayan Leasing and Investment Company and the Al Rashdan Group. Al Rashdan said Abyaar's first project in Dubai, a freehold villa project in Jumeirah, is due to be delivered to buyers next year. Abyaar has entered into a partnership with Tecom to construct residential and office towers of more than 70 floors, he added.

Abyaar has also started construction of the residential Venti Quattro Tower located in Dubai Marina. In addition, it is executing two real estate projects in co-operation with Madaen Real Estate at a cost of Dh3bn in Nad Al Shiba and Dubai Marina.

Al Rashdan said the reason behind the company's decision to raise its investments in the real estate sector in Dubai to Dh40bn is attributed to the new laws issued by the Dubai government, most prominently the Off-Plan Property Sales' Registration Law and the Escrow Account Law. These have regulated speculations, supported the market and upheld the rights of investors and buyers, he said.

"Our point of view as a property development company in Dubai is that we find speculation damaged the real estate market because it increased the prices in a way that was unaffordable to final buyers and that led to what is called real estate recession," Al Rashdan said.

He said the aim of the registration law is the organisation of all property purchase and selling operations in Dubai in such as way as to limit the increase in prices.

Al Rashdan lauded the efforts by the Land and Property Department and the Real Estate Regulatory Authority in Dubai. He said the two institutions are playing vital roles in the application of the escrow law, which makes it mandatory for property developers to open escrow accounts for each project to deposit funds collected from buyers.

Sheffield Real Estate works on projects worth Dh7bn


Sheffield Real Estate currently has projects worth Dh7 billion, said the Dubai-based private developer in a statement.

"We have been working very closely for the last year to get our current projects on stream, including our flagship project in Dubai Marina, Marina 101. We have already awarded an Dh1.1bn contract for Marina 101 recently and we are in the process of finalising the contract for our commercial development, Corporate Towers in Jumeirah Lake Towers (JLT) community," Abu Ali Malik Shroff, Chairman of Sheffield Real Estate told Emirates Business.

"Over the last few years, we have diversified our portfolio in line with the market needs, which is why we forayed into commercial development as well as retail. We believe that the real estate market of Dubai will remain on the growth trail, particularly because of the number of legislations and regulations brought in by the Land Department and Real Estate Regulatory Agency (Rera). These regulations will bring in more transparency and prudence to the market which will benefit Dubai realty in the long run," said Shroff.

Sheffield currently has projects across Dubai, which include International City, Jumeirah Lake Towers and Mizin. The realty firm has undertaken to diversify its portfolio in Mizin where the developer is building a retail mall.

On its Dh1.7 billion project in Dubai Marina, The Marina 101, a tower comprising of a hotel component and hotel apartments, the developer envisages its investors to gain a return on investment of about 75 per cent.

It may seem like a tall order, but a Dubai developer is considering building a tower three times the height of the Burj Dubai.

Three designs have been drawn up for the planned Jumeirah Garden City project, with the most breathtaking being a 2.4km-high edifice called the Dubai City Tower.
Renderings of the Dubai City Tower show six separate buildings twisting into a single structure dubbed a “vertical city”, capped by a 400-metre “energy-producing spire”.

“The Dubai City Tower pushes every edge of building design,” says the design proposal, which is circulating on the internet.

“For centuries man has pushed construction toward the heavens. The sheer scale of this project will focus the world’s eye towards the city of Dubai, but it will be the tower’s design and image that will preserve Dubai City Tower’s grandeur into the future.”

Meraas, the property developer and private equity fund of Sheikh Mohammed bin Rashid, Vice President of the UAE and Ruler of Dubai, is behind the project, according to a consultant for the company and a developer familiar with the plans.

The Dubai City Tower would dwarf the Burj Dubai, which reached 688 metres earlier this month. Emaar, the developer of the Burj Dubai, has kept the final height secret in part to prevent other developers from announcing taller projects.

The design prospectus for the Dubai City Tower, which does not list its developer or architect, shows the tower looming over the waterfront, near a marina.

It would have 400 storeys with each set of 100 storeys forming a “neighbourhood” and a Sky Plaza operating as a “town centre”. A vertical bullet train would ferry people from one “neighbourhood” to another.

The building would be fitted with solar panels and wind turbines, and biospheres that double as recreational parks and water purification centres.

Carol Willis, the director of the Skyscraper Museum in New York and a professor of urban studies at Columbia University, said the project appeared “buildable in technical terms” but economically difficult to justify.

Alastair Collins, of the international Council on Tall Buildings and Urban Habitat, said that height was the easy part with skyscrapers.

“The hardest part is the servicing of the height: the transportation, power, water and waste disposal,” he said, adding that such a tower would also produce swarms of traffic.

Another of the plans for the Jumeirah Garden City project includes designs for a building called the Atrium City Towers, which would incorporate three tall towers and was designed by architects Adrian Smith and Gordon Gill. Mr Smith also designed the Burj Dubai.

A spokesman for Meraas declined to comment on the designs, but said the company would reveal its plans at Cityscape Dubai on Oct 6. An advertisement for Meraas on the Cityscape website hints at a design similar to the Atrium project.

“They are seeking to create a standout building in that location, which is otherwise going to be really low-level,” the consultant said. “It will have the best quality hotels and commercial space in the heart of what is going to be a predominantly residential area with gardens.”

Meraas was created in 2007 and gained attention this year when it joined a coalition of investors that financed Boston Properties’ purchase of the General Motors building in New York for US$2.8 billion (Dh10.28bn). It was the most expensive office building sale in American history.

Jumeirah Garden City will be located in two districts, Satwa and Al Wasl, that are being razed to make way for the new development. The project includes a canal system and several iconic buildings.

“Sheikh Mohammed likes competition,” a consultant familiar with the company said. “He wants to add another layer to the other government-backed developers to challenge Sama, DP World and Nakheel.”

The company has also been hiring veterans in the Dubai market, including Binod Shankar, the former chief financial officer of Dubai Waterfront Corporation; Rashid Doleh, the former chief executive of Emaar Malls Group; and Vivek Rao, the former head of finance at Tamweel.

A mile-high tower is planned by Kingdom Holdings for Jeddah in Saudi Arabia and Kuwait also has a 1km tower in the works. Nakheel, another Dubai developer, is expected to announce a tower to rise higher than 1km in Al Burj, according to published reports.

As I said before I recon most of these articles just steal the information that gets posted on this forum.

That Dubai City Tower is not only probably impossible to build (well, maybe if it was solid carbon nanotubes) but extremely impractical as well. It looks great yes but also looks like some random cgi artist drawing up that tower without paying any attention to how the elevators will function, how people will move throughout the building, strength of materials that need to be used, etc.

Buildan to invest Dh3.7bn in Jebel Ali

Buildan Development, a UAE-focused investment holding company with an initial capital of Dh662 million, was launched yesterday. The firm will invest Dh3.7 billion in the next three years around the upcoming Jebel Ali airport area.

Buildan, set up as a venture capital company, plans to go public in the next three to four years time.

Buildan has nine equal founders and Daman Investments is one of them. The partners are GCC-based from Iraq, Kuwait, Saudi Arabia and the UAE, a mix of private and public sector institutions as well as high net worth individuals.

Speaking to Emirates Business, Chief Executive of Daman Investments Shehab Gargash, said the firm will also look to raise debt three times its equity size depending on the investment.

According to a top executive of Daman Investments, a part of the Dh3.7bn investment will be from the company's own capital value, borrowings and joint venture partnerships.

Buildan's initial focus and primary objectives will be development of assets and operating businesses located primarily in the Al Maktoum International Airport area in Jebel Ali. These may include specialised airport facilities, long-term investments in the airline industry and freehold purchases of commercial, warehousing or logistics property as well as residential units.

Daman Investments confirmed Buildan will announce a couple of early initiatives to be undertaken by the venture capital firm in the coming weeks.

Buildan will develop projects around the new airport and free zone through direct investment, partnerships, venture capital and infrastructure investments.

"We will go for debt as well raise money depending on the projects we will invest in. For projects that will need external borrowing, we will take on debt to the tune of three times our equity value," said Gargash.

"We have enough capital today for another two to three years depending on how the Dubai World Central project evolves. We will review the investments every year," said Gargash.

"Less than half of the market capitalisation will be invested into real estate," said Gargash. "We hope to go public as a company in four to five years and we will also be listening very clearly as to what direction the airport itself will be headed," he added.

Ahmad Al Matrooshi, Strategic Project Manager of Buildan, said: "We have had the opportunity to work closely with Dubai World Central and their highly professional team from a very early stage of the project. This enabled us to bring true value as a private sector contributor to this impressive initiative."

Al Maktoum International Airport will house six integrated clusters and become the largest and most technically advanced airport of its kind in the world.

TSA Group, a UAE-based developer yesterday launched a Dh8 billion signature beachfront residential development "Shah Rukh Khan Boulevard" in Dana Island, Ras Al Khaimah.

The project is Indian actor Shah Rukh Khan's maiden real estate venture in conjunction with Master Planners Consultants and marks the first time the star has become associated with a property development.

"With a fan base of more than three billion people worldwide, Shah Rukh Khan is the most successful name in the movie industry globally. It is our honour to be associated with him to develop a premium, resort-style community on Dana Island, Ras Al Khaimah, a fast developing tourism and lifestyle destination offering peaceful pristine surroundings," said Shafi Toffic, President of TSA Group.

The Shah Rukh Khan Boulevard is scheduled for completion in 2012 and will comprise modern residences including specially designed studios, one-and two-bedroom apartments and townhouses. The development is expected to eventually house several world-class hotels, a shopping centre and commercial complexes spread across 6.3 million square metres.

........Meraas is also planning Park Gate, which is made up of three pairs of 30 to 40-storey buildings connected by a shallow archway at the top. Suspended from the middle of the tunnel-like structures are “hanging gardens”. A tower named after the world’s most successful racing driver to be built in Abu Dhabi has been unveiled at the Cityscape Dubai conference.

The Michael Schumacher World Champion Tower, designed by LAVA Architects, will be built on a wharf in the central business district of Al Reem Island in Abu Dhabi.

It is to be the first of seven Michael Schumacher towers built around the world, to represent each of the Formula 1 World Championships won by the German driver.

The tower is being developed by Marasi and PNYG, and is intended to “incorporate the qualities and values that made Michael Schumacher so successful as a racing driver.”

The statement continued: “Every feature, from the building techniques used down to the smallest details contained within, have been designed to reflect the standards that made [Schumacher’s] racing career so successful.”

The city includes tranquil residential districts, areas dedicated to small offices for entrepreneurs as well as office towers and hotels. Natural breeze corridors will be created by the curvature design of the buildings which once combined with greenery and landscaping ensures a pleasant living environment.

The project will feature at least eight landmark buildings including “Park Gate” and its six paired towers and “1 Dubai”, a mega-structure consisting of three linked towers of staggered heights, with mosaic-like glass and aluminium-mesh cladding set to be one of the tallest and largest buildings in the world.

Jumeirah Gardens will be home to one of the region’s first microclimates. Arched canopies in the Park Gate development will link each set of two towers in the development, creating open-air, but shaded inner atriums. At varying levels on the towers, landscaped gardens and sky gardens, with indigenous saline-tolerant plants will provide natural cooling through evapotranspiration and shading, resulting in a microclimate more than 10 degree centigrade cooler than the outside.

Construction has already begun. The first buildings within Phase 1 are expected to be handed over in the fourth quarter of 2011. Final completion of Phase 1 is set for the fourth quarter of 2013. The entire scheme will be developed over 12 years and on a budget of Dh350 billion.

There's a 30+ floors tower complex coming in Trade Center Road, just next to SPINNEYS and opposite that 20-25F floors Hotel being build on the Karama side. Piling is underway and the project board is up.

^^ Yes, right next to the supermarket. There are still 2 more emty plots left from there till the intersection (where that huge IKEA billboard has been standing for as long as I remember)

I used to live in the Richmond Hotel Apartments,,, I remember running past those plots.

Isn't it strange how somany vacant plots still stand, you would of thought they would of been taken over.

If I was the owner I would even just make it a car park, seeing as the lack of space in that area.
