Rajesh, to the best of my knowledge Wipro Campus has been operational for at least an year now. I'm not sure if the whole campus construction is over but I definitely remeber seeing the snaps of a few completed blocks.
This was also the first campus in Kerala to recieve the LEEDS rating for green buildings.

I guess this SRK Groups 37 Floor twin towers will shoot up the rate in that area. seems a good investment in tat part of the city , since it is very close to Sobha Hi tech City .

Just impossible for SRK to windup as they have sold many units ,
Regardin DLF , that too is impossible , given the fact that they launched this mega project amid deep recession , they wud have already taken into count the possible impact on sales at the time of launch . Also they are coming up with a super luxury project at marine drive for which they are waiting Govt sanction . Some thing to the tune of 1500 crore as per the report .
See the presentation of DLF , in the prelaunch itself they have sold 229 units by Sept in their Kakkanad project . Now that speaks for itself . What more is needed .

As far as I know, SIP was doing the civil works for SRK Skywings. Because of some financial crunch the payment is so poor that SIP is going to stop the civil work. I dont know how many of you will agree with this.

Sanju, I dont know abt the current status of DLF project, but regarding SKYWINGS,, SRK's MD had said to a television channel last month that they are finding difficult to market apartments in the skywing project.
KMC January 22nd, 2009, 05:48 PM I think its gonnabe Hyatt Regency which has tied up with Amrapalli for their hotel project at Aluva .
This is unconfirmed news . My cousin was enquiring abt projects at Aluva, he was checking with Coral , Mather and Amarpalli .
The sales person of Amarpalli gave this news.

London, Jan.22 (ANI): British Business Secretary Lord Mandelson has suggested to the British companies, seeking to do business in India, to look beyond the traditional centres of New Delhi, Mumbai, Bangalore and Chennai towards the smaller, faster growing regions and cities of the country.
The British Minister has made suggestions on the basis of the preliminary findings of a new research identifying the nine rising stars of India that are experiencing rapid economic growth and business expansion.
The report highlights Pune as the "benchmark city" alongside other high growth cities including: Ahmedabad, Vadodra, Chandigarh, Goa, Indore, Jaipur, Kochi and Nagpur.
"Pune is a city, which is transforming itself from an emerging city to a thriving metropolis offering immense opportunities for U.K. business. It is just one of a handful of future investment hotspots in India offering future business potential for UK companies," Lord Mandelson said
"As the global economy slows down, competition intensifies and costs increase; cities outside these established centres offer some of the best business environments for U.K. companies to consider," Lord Mandelson added.
The research, "Opportunities for UK Plc in Emerging Cities of India" was conducted by the UK India Business Council and commissioned by UK Trade and Investment (UKTI).

Rasnaboy January 26th, 2009, 04:52 AM The Cochin International Airport Ltd is all set to inaugurate its newly constructed Centre for Perishable Cargo, which can handle 25,000 tonnes a year.
The facility, to be inaugurated on February 2 by the Union Minister of State for Commerce, Mr Jairam Ramesh, has been set up with the financial aid of Rs 13.20 crore from Agricultural and Processed Food Products Export Development Authority (APEDA). The centre will have all modern infrastructure facilities and fully automated system for ensuring export of farm fresh products to the worldwide markets.
Addressing a press conference here on Sunday, the State Fisheries Minster and Director of CIAL, Mr S. Sarma, said that the farmers of Kerala and neighbouring States would benefit from the 22,000 sq ft centre as they can get better prices for their fresh products.
Cargo hub
Dr C.G. Krishnadas Nair, Managing Director, CIAL, said that the airport is also planning to develop itself as a cargo hub for attracting cargo flights to Kochi.
At present there are no dedicated cargo flights to any one of the airports in Kerala. Most of the air cargo is taken to Bangalore or Chennai from where they are trucked by road to various destinations in the State. With the commissioning of the Centre for Perishable Cargo, he said, further expansion of cargo with a dedicated apron for freighter aircraft is planned for the next year. In this connection, the company is also planning to conduct a seminar with cargo operators and experts in the field, he added.
The construction of three additional parking bays are in fast progress and the same would be ready for operation by the end of February.

Kochi, Jan. 26 Petronet LNG Ltd (PLL) will sign a gas supply contract with Australian consortium Gorgan Projects in February for supply of LNG to its 2.5-million-tonne-a-year terminal in Kochi to be commissioned by March 2012.
This was announced by the Chairman and Managing Director, PLL, Mr P. Dasgupta, at a review meeting held in the chambers of the Kerala Chief Minister, Mr V.S. Achuthanandan, on Saturday in Thiruvananthapuram.
All the formalities have been completed and Gorgan will supply LNG through a consortium of Chevron, Exxon Mobil and Shell, senior official sources told Business Line.
The PLL chief has also expressed interest to set up a 500-MW power plant in Vypeen Island, adjacent to the LNG terminal, at an estimated cost of Rs 2,500 crore if the State Government made available 50 hectares. The Chief Minister is said to have responded positively and official sources said that land was available.
Project delayed
The Chief Minister told the PLL CMD, sources said, the LNG terminal project had been delayed for about nine years, resulting in heavy losses to the State, and hence it should be completed without any further loss of time. Mr Dasgupta told the CM that mechanical completion of the project was scheduled for December 2011.
The Rs 3,000-crore terminal would become fully operational by March 2012, by the time Gorgan Projects would be able to supply the gas, said the sources.
The work is progressing well and IHI Japan, the consortium which has been awarded the EPC contract, has already ordered two tanks, which will be among the largest in the world, and the construction is moving ahead at a fast pace, they said.
Mr Dasgupta was quoted as saying that marine facilities and re-gasification projects would be awarded in May 2009 and the tenders were under processing.
Meanwhile, a senior official of GAIL (India) Ltd who was attending the meeting said that the pipelines would be ready by the time the construction of the tanks was completed.

Rasnaboy February 4th, 2009, 05:27 PM KOCHI: Chief Minister V.S. Achuthanandan said in Delhi on Tuesday that the metro rail project in Kochi would be executed on the model of the Delhi metro rail, but without private partnership.
“I discussed with Sreedharan the details of the metro rail proposal for Kochi. As per our plans, the project would be in partnership between the Kerala government and the Central government without any private partnership,” he said.
Earlier in the day, he met Delhi Metro Rail Corporation Managing Director E. Sreedharan.
The Chief Minister’s assertion would provide an impetus to the long-pending project. The Planning Commission had all along been saying that the project would be feasible only with private participation, as a build operate transfer (BOT) venture. Land acquisition and preliminary work for the elevated light metro rail project would have progressed much by now, but for the commission opposing the execution of the project as a joint venture between the Centre and the State.
The State government is opposed to private participation since the cost of commuting would be very high and the government would have to give large tracts of land to the private firm to mobilise capital for the project. Moreover, no private player would take up the project unless the government promises to compensate it for any shortfall in the number of passengers.
The State government is for the State and Centre pooling in equity in a 15:15 ratio. Similarly, the two entities could pool in funds on a 10:15 ratio for subordinate debts (like land acquisition and tax). The balance 45 per cent amount could be raised as loan from the JBIC.
Transport planners say that metro rail is the sole alternative for Kochi city, which is witnessing a phenomenal growth in traffic because of inadequate public transport. The 650-odd private city buses cannot carry more than 8,000 passengers every hour per direction of traffic. A study by the Delhi Metro Rail Corporation in 2005 had found that there would be 13,000 passengers per direction of traffic in Kochi by 2010. This would go up to 24,000 in 2025. The elevated light metro rail envisaged for Kochi can carry this many passengers and hence is a feasible project aimed at decongesting Kochi. The Aluva-Ernakulam-Thripunithura corridor is the most suited since it has the most number of commuters.
The metro rail system is very flexible and the number of coaches in each train can be increased from the three that has been proposed, to up to nine when there is an increase in passengers during peak hours and festival seasons.

Rasnaboy February 4th, 2009, 06:09 PM Kochi, Feb. 3 The Chief Minister, Mr V.S. Achuthanandan, has inaugurated the Rs 24-crore Centre for Perishable Cargo (CPC) at the Cochin International Airport Ltd (CIAL).
He said on the occasion that efforts would be taken to expedite development of the airport in different sectors as the State is witnessing fast growth in the aviation sector. The CPC would help in augmenting the development of the State’s agriculture and fishing sectors by promoting their exports, he added.
Aviation academy
The State Revenue Minister, Mr K.P. Rajendran, said that the Government had plans to utilise about 15 acres at Athani (which had been earlier leased to Crompton Greaves) for CIAL aviation academy project and development of Campco.
The CPC is having a floor area of 22,000 sq. ft and a storage capacity of 25,000 tonnes a year. It has been divided into three main segments consisting of receiving bay, weighment and computerised examination bay and security-cum-stuffing bay.
The project approved by the Central as well as the State horticulture missions had been built with a financial aid from the APEDA of Rs 13.20 crore and the rest of the investment cost has been borne by the State Government through CIAL.
Modern facilities
The CPC has facilities for temperature and humidity controls required for perishable cargo including vegetables, fruits, and flowers.
For non-vegetarian items, three separate cold storages with a total of capacity of around 30 tonnes have also been set up.

The CM laid the foundation for the new IT building Athulya and the budget guest house at a function organized at Infopark, Kochi at Kakkanad.
Athulya, the new IT complex is planned as a modern complex with a built up area of 5.5 lakh sq.ft.
The Chief Minister said on the occasion that the second phase of expansion at Info Park on 160 acres has been planned to create 50,000 job opportunities.

The airline has stepped up its frequency by adding two more flights to the route, taking the total count to 14 weekly flights from Kochi. Additionally, the cargo capacity has increased to over 220 tonnes a week. Mr Jayan Gopinathan, Emirates' Sales Manager, Central Kerala, said that with the increase of frequencies to twice daily, the city's travellers will have greater convenience with connections from Dubai.

Rasnaboy February 7th, 2009, 02:40 PM KOCHI: Cochin Port Trust has become the first e-port in India by implementing an ERP project that covers computerization of all its customer
interface and internal back office processes.
CPT chairman N Ramachandran said the system implemented by TCS at a cost of Rs 13 crore will provide single window facility to the trade for filing applications, receiving bills, payments and enquiries. The project also covers integration with the port community system, which is being implemented by the Indian Port Association.
Though CPT will go live from Saturday, the manual functions will continue till March 31. CPT will be a total e-Port from the next financial year. TCS and CPT have almost completed the training of 3300 staff. Once fully functional, it will provide a real time interface with customs, port users, banks and the port community system
Mr Ramachandran reckons that by becoming an e-Port, the overall efficiency of the port will go up. At a time when the export-import volumes are down by 7 % due to recession, e-facility will help port to save cost. He expects a 10 % drop in cargo by the end of this fiscal.

KOCHI: The Regional Sports Centre (RSC) functioning at the Rajiv Gandhi Indoor Stadium at Kadavanthra has drawn up a Rs 25 cr project to supplement the existing indoor facility with a world class multipurpose mini stadium.
The project is awaiting a nod from the Indian Olympic Association (IOA) after the State Gover nment cleared the proposal as part of infrastructure development for the 34th National Games slated to be held in the state in 2010, said RSC secretary Sunil Mathai.
The existing swimming pool with a size of 25 x 20 metres, which does not measure up to Olympic standards, will be pulled down to accommodate the new structure which will come up on 90 cents of land between the main stadium and football ground.
The highlight of the project is the tiered structure proposed for various arenas.
With a combined area of 1,06,275 sq ft, the project envisages seven floors, including the basement allotted for parking which can accommodate 100 cars.
An Olympic-sized swimming pool of 50 x 25 metres will be crafted on the ground floor. The first floor will have a terrace where a skating rink will be set up. It can also be converted into a 3000- seater auditorium with a dining area.
To provide accommodation for players and officials, 17 air-conditioned rooms will come up on the second and third floors.
The fourth floor will be furnished to include eight tables for table tennis. A squash court will be marked on the floor with provisions for quick conversion.
Finally, just below the dome of the stadium, the fifth floor will house convertible basketball, volleyball and shuttle badminton courts with galleries on the sides and markings for all three games.
The RSC is hoping that the project can be completed within 16 months once the IOA gives the green signal

Not a single project u/c or planned has mall area as big as this , The Mall area itself is 1.5 Mn Sqft . Though Prestige Forum Project is bigger than this , it Mall area is less than a Mn sqft . rest are office spaces and Hotel.
By Mall size , Lulu will remain undisputed leader ... though many mix use developments are coming , nothing has a mall size as big as this . Moreover , the Location , that commands the highest premium ..

The price definitely looks inflated. Going through the purvankara website I have noticed that the prices of all their appartments in Kochi have gone up considerably in the recent past.

Check the location , Its Marine Drive , there is no more land available there and being the most posh area in kerala , it can command that premium .
Only last two stretch land available there is DEWA and Puravankara's Marina.
DEWA was charging 12000 / sqft some 3 months back , dont know the rate now. Purva Marina has been postponed .
Correction in prices will happen in other parts of city like Kakkanad, Vytila , Maradu etc , but I doubt it happens at Marine drive as there is no more land available along the posh stretch. Water facing flats @ Marine drive will command premium , may b land facing will get correction.
Can any one check wats the current rate for DEWA.

These properties are not for NRIs like u and me, they are for the N@RIs (malayalam word) with a lot of black money!!! and trust me when it comes to Black money Kerala is numero Uno in India.....partly what makes the state recession free to a great extent!!! if u r still not sure, just ask the Swiss banks!!

I think there is nothing wrong in kochi having some really expensive appartments. Let those who can afford these places buy it. It only adds to the marketability of the city as a whole.
No place in kerala hasa genuine records for land transactions in kerala. I got to say even in the remote village where I was born they only show a percentage of any deal. Cant blame kochi alone.

KMC February 21st, 2009, 06:20 PM Puravankara still on a buying spree in Kochi , evewn in this recession times.
Puravankara Projects Ltd, a Bangalore-based real estate developer, is set to acquire 200 acres of land in Bangalore, Mysore, Chennai and Kochi at a cost of Rs 2-3 crore per acre for its affordable housing project. The company has indicated that it has signed a memorandum of understanding for the land bank and has issued some advances for the same.
Ravi Ramu, director, Puravankara Projects confirmed that they are in negotiations with land owners and some progress has been made to acquire them. Puravankara Projects is executing this affordable housing project through a wholly-owned subsidiary — Provident Housing and Infrastructure Limited — and has envisaged an investment of Rs 8,000 crore over a period of five years. Company officials maintained that they are not going slow on this project.
The company already has 70 acres of land and it is looking at a total land bank of 550 acres in all for this project which will see the rollout of close to 65,000 homes sized between 750-1,000 sq feet. The houses will be priced between Rs 12 lakh and Rs 20 lakh.
Puravankara is set to roll out its initial two projects within the next three months which will see the construction of 6,000 houses in Bangalore and Chennai. A further 3,500 houses are expected to be launched during the latter half of 2009. The company, which for the last quarter reported a 70 per cent drop in net profit, has said that its net debt of Rs 757 crore is manageable and the company is leveraged 0.56 times.
The company is looking at raising private equity investment for the project, while the rest of the investment will be raised through internal accruals, debt and sales advances. Ravi Ramu confirmed that they have a ready credit line but declined to spell out the specifics.
Puravankara in a recent statement said they have repaid all loan installments as per the requirements of individual loan agreements and there has not been any loan repayment defaults.

KOCHI: The Cities Development Initiatives for Asia (CDIA) has offered a grant of Rs. 450 crore for the city transport infrastructure development.
The financial aid would be used for various transport infrastructure projects, said Mini Antony, secretary of the Kochi Corporation, who attended a regional workshop at Bangkok this week. CIDA was established to assist Asian cities to bridge the infrastructure investment gap. Representatives from China, Indonesia, Mongolia, Nepal, Pakistan, Philippines, Vietnam, Laos, Fiji, Kyrgyzsian, Thailand and Cambodia participated in the event. Eight Indian cities participated in the workshop.
The major attraction of the project is that its financial support comes as 100 per grant. The fund could be used for meeting the Urban Local Body share of various projects.
It can also be used for the construction of flyovers, Rail Over Bridges and such projects, Ms. Antony said.
Among the Indian cities, Chennai and Kochi were selected for the first phase of aid. Kochi presented projects to support the infrastructure development and capacity building of the city’s transportation initiatives, she said.
In the first phase Rs. 2.5 crore will be released and this would be used for the preparation of Detailed Project Reports (DPR).
The agency will assist the city in preparing the DPR and the city will get the support of the consultants empanelled by it.
The projects will have to be of international standards, she said.
The CIDA will soon issue an allotment letter regarding the support it has offered to Kochi.
The city will have to sign a Memorandum of Understanding with the CIDA and its experts will visit Kochi shortly. K.G. Sahuji, Project Manager of the project implementation unit of the Jawaharlal Nehru National Urban Renewal Mission was also part of the Kochi delegation.
A delegation of the agency will also closely monitor the utilisation of funds and implementation of projects, she said.

The Cabinet Committee on Economic Affairs approved the project, which has an estimated cost of Rs 3,195 crore.
This will allow PLL to market LNG in the southern part of the country, apart from enabling downstream industries of fertiliser, power, textile and foundries to use LNG as a source of power.

Also, Tuticorin port authorities can now invite bids for developing the eighth berth as a container terminal with an annual handling capacity of six lakh 20-feet equivalent units (TEU) containers.
The project, with an estimated cost of Rs 312.23 crore, will allow the port to handle mainline vessels of 56,000 dead weight tonnes.
“The Cabinet Committee on Economic Affairs on Monday approved the project development of eighth berth as container terminal on build-operate-transfer basis for a 30-year period in Tamil Nadu,” the Home Minister, Mr P. Chidambaram, said here.
The project is expected to be completed within 21 months from the date of award of concession, he added.
The CCEA also approved a Rs 252.44-crore project to set up a coal terminal at Mormugao port, Goa, on a design, build, finance, operation and transfer (DBFOT) basis.

KMC February 26th, 2009, 06:14 PM Kochi's Tax collection reached whopping 4759 crores for 10 Months ending Jan. This is 620 crore more than last year .
KOCHI: The district has registered an increase of Rs.620.24 crore in tax and non-tax revenue collection by various departments till January 31 in this fiscal in comparison to what was earned during the same period in the last fiscal. The increase in land tax and revenue recovery alone came to the tune of Rs.12.21 crore.
This became clear at the district revenue mobilisation meet and the revenue recovery review meeting chaired by District Collector M. Beena. Till January 31, the commercial taxes collected stood at Rs.4,759.12 crore, an increase of Rs.75.64 crore over the last fiscal. The Forest Department amassed Rs.22.90 crore through the auction of forest products. Last year this was Rs.18.47 crore.
The Excise Department collected Rs.29.60 crore as against Rs.26.34 crore during the same period in last fiscal. Significantly, the earnings of the Motor Vehicles Department dropped by Rs.6.62 crore. Similarly, revenue from registration and stamp duties dropped by Rs.13.97 crore and Rs.84.32 crore and that from lotteries by Rs.7.57 crore.
Revenue from the National Savings Scheme showed a drastic drop of Rs.107.17 crore.
Mining and Geology Department earned Rs.2.5 crore more than what it earned till January 31 in the last fiscal. Land tax revenue increased from Rs.11.87 crore to Rs.13.15 crore, a growth rate of 10.73 per cent. Revenue recovery earnings stood at Rs.49.57 crore as on January 31.

KOCHI: The Oberon Group in association with Flora Group Hotels of Dubai is entering shopping and hospitality business in Kerala in a big way.
The companies are opening a Rs 100 crore Oberon mall in Kochi on Saturday. Oberon Group CMD M.A.Mohammed said the 3.5 lakh sq ft mall with five floors is currently the biggest shopping mall in the state. The mall will tie up with Cinemax for multiplex with four screens in May.
Mr Mohammed is expecting the average current daily footfalls of 4000 to go up substantially with the opening of multiplex. ``The conversion rate is pretty good at 60 % even in these times of slowdown compared with 30 % national average,’’ he said
The Oberon group with diversified interests in farm products, trade ventures and paper industry is also in the process of constructing a Rs 60 crore four-star hotel neat Cochin International Airport in Nedumbassery with help of Flora group.
They have also purchased 60 acres for building an island resort at Athani 15 km away from the airport. The work is slated to begin in 2010.

iadippa February 27th, 2009, 08:25 PM Nedumbassery: The plans by Cochin International Airport Limited (CIAL) to set up in its campus a dedicated industrial park for aerospace related industries has received a shot in the arm with the Industries Minister Elamaram Karim acknowledging the vast opportunities for entrepreneurs to set up airport and aircraft-related units for manufacture and repair of components at Kochi airport.
During his inaugural address on Thursday in the national workshop on ‘Industries Opportunities in Aerospace, Defence and Public Sector Undertakings’, the Minister said that there was scope for more industries getting into aerospace and components and equipment manufacturing and also service providers. He also said that the proposal for an industry park envisaged for this purpose was under consideration of the government.
“The park will have about 100 hectares and will have the flexibility to offer plots of half an acre or in multiples, depending upon the requirement of the particular entrepreneur or industry,” said the Minister. He also said that in the park, there could be small to medium-scale units and large units, repairing and overhauling large aircraft, engines as well as their equipments for both military and civilian purposes.
He also mentioned about the market for units in the park to manufacture and assemble required for airport maintenance, security and safety equipments and recommended the entrepreneurs to tie up with major aerospace players to make the maximum of this opportunity.
Earlier in his address, Dr. C.G. Krishnadas Nair, MD, CIAL, spoke of the plans to set up a Special Economic Zone (SEZ) for a dedicated aerospace industrial park as part of the effective land utilisation strategy by the airport company. An application filed by CIAL for setting up an IT park in the same property had been rejected earlier by the State IT department.
However, CIAL has restored the proposal by shifting its focus to aviation related industries.

KOCHI: The Kochi port’s ambitions of becoming a world class cruise destination has received a boost with Kochi being rated high among the recreational port destinations in the world.
According to Cochin Port Trust sources, Kochi ranks top among the 11 ports across the world that hosted and will host Volvo Ocean Race 2008-09.
Kochi hosted the Volvo Ocean Race for two weeks from December 3 and the stopover was described as a grand success both by the race teams and by the Volvo Ocean Race management.
The success of the event prompted the Union government to provide a grant of Rs. 15 crore directly to the port trust to improve tourism facilities on the premises, said an official of the port trust.
The money is going to improving existing facilities and building new ones for the purpose making Kochi more prepared for its future role as a major cruise destination.

New Delhi, March 1 Petronet LNG Ltd (PLL) plans to mobilise Rs 2,200 crore from the domestic and external markets to part-finance its captive port with re-gassification facilities at Kochi.
The total project cost is about Rs 3,195 crore, of which PLL has already spent Rs 400 crore through internal accruals, Mr Amitava Sengupta, Director (Finance & Commercial), PLL, told Business Line.
The construction of the LNG terminal of 2.5 million tonnes a year (mtpa) is in progress and the entire project is expected to be completed by 2011 and commissioned in 2012.
Meanwhile, PLL has already firmed up the lenders who will part-finance the project, he said.
The Cabinet approval on February 23 for the project has given PLL a legal backing that would enable the company to achieve financial closure as well as raise finance, Mr Sengupta said. The Cabinet has allowed PLL to sign the concession agreement with the Kochi port authorities.
“We plan to execute the project with a debt-equity of 70:30. The company has finalised Rs 1,400 crore from lenders such as SBI, Canara Bank, and Punjab National Bank,” Mr Sengupta said.
Foreign funds
As regards accessing funds from the overseas market, he said that Petronet plans to raise close to $300 million.
“Of this, we have already tied up $100 million from a French lender,” he said. The borrowings will have a 13-year tenor with an average maturity period of 7.5-8 years. Subsequent to the Cabinet approval, PLL can now draw down funds from these lenders, said Mr Sengupta.
In fact, GDF International (GDFI), a wholly-owned subsidiary of French national gas company Gaz De France, holds 10 per cent stake in PLL. Apart from the French company, ONGC, GAIL (India), Indian Oil Corporation, Bharat Petroleum Corporation Ltd (BPCL) and the Asian Development Bank, a member of the World Bank Group, hold stake in the company. The public holding is 34.8 per cent.
On whether the gas source has been firmed up for the project, he said that the company is not restricting itself to one source (Exxon’s share from the Gorgon project), but is exploring other sources as well.

KOCHI: In an attempt to boost its trade activities, the Kerala Small Industries Development Corporation Limited (SIDCO) is planning to set up a commercial complex in the city.The around Rs 200-crore project will be implemented on BOT basis.
Bids have already been invited from companies for the construction of the commercial complex.
The complex is proposed to be set up on the 5.13-acre land owned by the SIDCO near the GCDA Complex at Kadavanthra.
``It has been proposed to form a project company in the form of Special Purpose Vehicle with 26 percent share by the SIDCO and the remaining 74 percent by the bidder. The authorised share capital of the proposed project company will be Rs 45 crore. The share of the SIDCO will be Rs 11.7 crore,’’ said a top official with the SIDCO.
The project company will be formed with an initial investment of Rs 50 lakh in which the SIDCO’s share will be Rs 13 lakh.
Bids are invited for the project under a three cover system - general, technical and financial submission.
The companies who have carried out big infrastructure projects in the country and abroad will be given preference in the bidding.
``The project company, to be established later, will pay the lease rental to the SIDCO on yearly basis. The rental will be increased by 10 percent in every 10 years. The BOT period is fixed as 35 years with another 2 years for the completion of the project, including the construction of building and providing necessary infrastructure facilities specified in the Request For Proposal (RFP),’’ the official said.

It also beats me to understand why firms are closing and evacuating from Kochi and not from any other other happening places.Sure that BIG BOYS will not abandon any happening place just like that if they had faith in the local market on the long run. Developers face Indian property drought

From the back of M V Saju’s bungalow in the village of Desam in Kerala, a tangled mess of tropical undergrowth dotted with coconut palms stretches into the distance.
“It was farmland, but it has been barren for 10 years,” says Mr Saju. Nonetheless, when Emaar-MGF, the Indian joint venture of the Dubai property firm, announced plans last year to turn the 40 hectare plot into a complex of 3,000 apartments and 140,000 square metres of IT office space, there was concern in the village.
“We thought that by drilling their piling, the water would be polluted,” explains Mr Saju. No one is worried now. “Nothing is going on here,” he says. “There is some problem and they have already stopped the project.”
The relics of Kochi’s property boom start right outside the airport. Every few hundred metres, a giant billboard advertises a luxury apartment block. Of all the “tier-two” cities descended upon by developers when land became prohibitively expensive in Mumbai, Delhi, Bangalore and Chennai, Kochi was one of the most heavily promoted.
Leading Indian property companies, including HDIL, DLF, Emaar-MGF, Sobha Developers, Puravankara, and Sahara Group, bought large areas of land between 2006 and last year. Most, like Emaar-MGF, concentrated on the road linking Kochi city to its airport.
Now the market has dried up completely. “It is the worst it has been in many decades,” says M G Girish, the head of DLF for Kerala. “There is a big slowdown: markets are down by 90 per cent in terms of transactions. The number of apartments being sold is terribly, terribly reduced.”
During the boom, prices in a select group of smaller Indian cities soared faster than anywhere else in India. “In the metros, land prices grew by around 2.5 times from trough to peak, whereas in tier-two cities they have gone up three to four times,” says Saurabh Kumar, an India property analyst at JPMorgan.
Now they rank as the most vulnerable markets in the downturn. “All tier-two cities are going to be harder hit than metros,” says Mr Kumar.
“Tier-one cities were losing space, plus they were looking so expensive, and these IT services companies needed cheap space. Now people are losing jobs in metros, so why move to tier-two cities?”
“Kochi, from a real estate perspective, has crashed badly,” says Shobhit Agarwal, the managing director of Jones Lang LaSalle in India. “Bangalore has become more affordable, so there was no need for IT to move to these second-tier towns.”
For a city of just 600,000 people, the scale of the IT development was ambitious. Kochi has just 185,000 sq metres of existing premium office space, JP Morgan estimates, and more than 325,000 sq metres is under development. There was more to come. As well as Emaar-MGF’s project in Desom, HDIL planned Cyber City, which was expected to employ 60,000 people, and Sobha Developers planned Sobha Hi-Tech City, which would employ 75,000 people. In Thiruvananthapuram, Kerala’s capital, the government is planning Technocity which will employ 100,000.
But the project at the heart of the Kochi IT story has been Smart City, a 400 hectare office complex planned by Tecom, the company behind Dubai Internet City.
“A lot of hype was created because of Smart City and it isn’t going to happen, at least not any time soon,” says Philip Zachariah, the Kochi head of Jain Housing, a real estate company based in Bangalore. “Smart City was supposed to generate 90,000 jobs. All of our calculations were based on that: now with Smart City gone, it is all gone.”
The impact on sales has already been dramatic. Mr Zachariah launched Jain’s 1,216-flat Kakkanad township last year, but he has sold only 160 apartments, and will go ahead with only two of the eight planned blocks. DLF launched its Kakkanad township, New Town Heights, in September. Mr Girish launched it at 550 rupees per square foot below the prevailing market price. But even with the discount, he has managed to sell only 475 of the proposed 1,600 apartments. He now plans to build only about 1,000 apartments.
But even with these cancellations, the inventory of unsold flats in Kochi is likely to be substantial. At one stage, Kochi’s developers were selling 200 apartments a month, now it is not even 20, says Mr Zachariah, and he still expects there to be 10,000 new apartments for sale in the city over the next few years.
Many will be luxury units which were built for monied emigrants from Kerala in the Gulf, who are themselves coming under strain. About 50,000 Gulf migrants are expected to return to Kerala this year after being laid off.
“They were my best customers and they were depending on the incomes they had in Dubai,” says Mr Girish. “In fact, those of them who have gone kaput are now asking for their money back.” Interest from Gulf buyers pushed prices of luxury apartments in Kochi up to between 3.5 million rupees (Dh255,000) and 5m rupees a unit, according to Mr Kumar. But he estimates that local demand in cities such as Kochi can only support prices of about 2m rupees.
Most developers are not yet ready to make those kinds of cuts, but some are already leaving the market. Unitech and Nitesh Estates, two of the most active companies this time last year, have closed their Kochi offices.
Mr Zacharia says: “Every property here is for sale now. Wherever the builder has a property and they haven’t developed it, it’s for sale. A year ago people were buying land thinking it’s going to be exhausted: now there is plenty of land, and no buyers.”
Ajay Prasad, the business development manager for Emaar-MGF in Kochi, says of Desam: “We are still keen on the project, but could have to wait for approval. It is going slow.”
He argues that it makes more sense than the other apartment developments in Kakkanad, because of its mix with IT office space. “It comes with its own inbuilt demand, if you like.”
The question is whether the seizing up of the market will be followed by a price crash.
Mr Girish argues that it will not. “Prices will not come down alarmingly because people are holding on to the land to get better prices later on,” he says.
But Mr Zacharia is more doubtful. He believes that some of the more financially strained developers will be forced to sell their land at a loss.“It’s likely to happen, but I don’t know for sure,” he says.
“Everybody will hold out for another four to six months, even without sales. If it goes on longer than six months, whoever doesn’t have liquidity will have a problem.”
Mr Kumar thinks even India’s largest real estate companies will sell out of tier-two cities, simply to generate cash flow to pay off loans and complete developments in the major cities.
“It makes more sense to sell land in tier-two and concentrate on your core markets,” he argues. “The issue now is one of cash flow, not of margin. It’s shrink to survive.”

The issue of real estate slump in Kochi is a temporary phenomenon, czz the industry confidence for cochin is higher than any other city in Kerala . The present slump is not exclusive for Cochin , it's happening anywhere and everywhere . The projects that are on hold now - most of which are from some of the best companies in the industry - gonna start once the economy gets back on rails . & that too in diversified areas like IT / Shipping /Tourism/Electronics . & dont forget the fact that if Cochin is feeling the heat of a global melt down it's because of it's fast paced development than any other place in Kerala with more than 90% of the private sector IT parks (in the approval stages) /Biotech parks / A container transshipment terminal scheduled to come up in a year's time / a massive airport with huge development plans / & with more than 50% of the commercial activites of the state (whole sale)/ plus a centre of Spices, Fisheries,Rubber trading commodities happening in Cochin . Another plus point of Cochin is it's proximity & connectivity to the wealthy districts of Thrissur / Kottayam / Idukki & Alleppey.

I share your optimism too, but it will take a long time for the demand to return, which is why people like the bosses of DLF and Jain Developers have decided to go slow, as is evident from the article. As the article states, sales of residential units in Cochin have slowed almost to a stand-still even after deep price-cuts by major players like DLF. The recession has bit in everywhere and Cochin is no exception. In fact, due to to its excessive exposure to NRI investors, the housing market has been hit badly.
I don't want to press this topic further, in fact I had not posted this news item since I felt it would demoralize our forumers. Now that you have put it up and then specifically quoted me, I thought it would be best to clarify. And if anyone wants to set off an argument, I suggest you take it up with the reporter and not with the report. Cheers!

The northern areas of Kottayam district have the advantage of being close to Kochi, especially in the case of tourism sector. Places like Chembu, Chemmanakary (famous for the Indo-American hospital) etc, can reap rich benefits from their proximity to Kochi. These will be the new backwater heavens in the region, with kumarakom getting saturated. I'd like to see more solar powered boats rather than polluting houseboats and other mechanised boats. Hope the resort operators are listening. :)

Others such as the Trident Hotels are offering value-added holiday packages. Trident has low-priced packages for cities such as Agra, Kochi, Jaipur and Udaipur priced between Rs 14,000 and Rs 18,500 for a two-night stay. Oberoi Group president Rattan Keswani said the hotel group anticipates a 10-12% increase in contribution from domestic travellers this season.

KOCHI: Global tenders have been invited for conducting a techno-commercial feasibility study of the proposed oceanarium project to be set up at Puthu Vypeen in Kochi. The project, to be set up in the public-private participation mode, will be of international standards.
An international tender has already been floated inviting consultancy services for conducting a techno-commercial feasibility study of the project.
The project is to be undertaken by a Special Purpose Company called Kerala State Industrial Development Corporation - IL & FS IDC Infrastructure Limited.
The project to be set up in 40 acres of land, will have an investment of about Rs.300 crore.
The infrastructure facility to view marine life in its natural environment has been created by a few countries and they have been attracting tourists in hordes. The Puthu Vypeen project too will be a star attraction for tourists coming from various parts of the country and abroad.
It will also offer a splendid platform for conducting research on marine life. The impact of the climate change brought in by environmental degradation is felt by marine species. Thus, the research into various aspects of marine life will have international significance.
First in country
The oceanarium, which is dubbed first in the country, aims to synchronise marine biological research with tourism prospects of the project. The State government will have a minimum stake of 26 per cent. State’s contribution will be in the form of land for the project, sources said.
The oceanaria of Singapore and Malaysia are considered to be of third generation. However, it would be a fifth generation one that would come up at Kochi.
A 250-metre-long acrylic tunnel and a wide visual horizon will await the visitors there, said B. Madhusoodana Kurup, steering committee chairman of the project.
If the plans of the authorities regarding the project materialise, several ecosystems including a Penguin system would come up at the oceanarium. The project would become a reality by 2011 if everything goes as planned.
The Kochi oceanarium is the initiative of the Fisheries Department of the State government.
The Centre for Marine Living Resources of the Ministry of Earth Sciences will set up a research centre at the oceanarium complex.

Those are names of buildings within the technopark. The Infopark has names like Thapasya, Vismaya, Athulya, Tejomaya etc.
The names xxxxcity are names of the park complexes like technopark. They might or might not give names to the buildings within.

KMC April 17th, 2009, 06:51 PM Realty major Unitech has said it has debt of Rs 8,900 crore while its land reserves stood at 11,178.52 acres, as on March 31, 2009. “Financing arrangements give lenders certain rights to determine our operations and we require their consent to undertake any major corporate actions,” it said. As on March 27, Unitech’s promoters had pledged 49.79% stake to banks and financial institutions, it said.
The company has deferred payment of Rs 1,647 crore due in the second half of financial year 2009 via debt restructuring, and has restructured its total debt of Rs 2,316 crore in FY09, it said.

On its operations, the company said it will sell commercial office blocks in Delhi, Kochi and Gurgaon and four hotels currently under construction in Noida, Gurgaon and Kolkata.

Unitech on assets sale spree, sells Gurgaon hotel
New Delhi: Unitech Ltd, the country’s second largest developer, on Friday said it has sold out a hotel in Gurgaon for Rs231 crore and is in advance stages of talks for selling out an office complex in the national capital.
The company has also signed memorandum of understandings (MoUs) for sale of school plots in Gurgaon and another realty project in Kochi.
In a presentation to the investors, Unitech said that Marriott Courtyard hotel, comprising 199 rooms, in Gurgaon has been sold out for Rs231 crore to a high networth individual based out of Delhi.
Unitech, which raised $325 million to retire part of its Rs8,400 crore debt, plans to sell four more hotels in Noida, Kolkata and Gurgaon within six months. It is also expecting “induction of private equity at project level”.
The company is also expecting to close a deal to sell out its Saket office complex, comprising 2.2 lakh sq ft, in the current quarter.
As part of its strategy to deal with the slowdown in the realty sector, Unitech is monetising its non-core assets by “deleveraging through sale of assets like hotels, offices and infusion of private equity at individual project level”.
The sale of non-core assets are expected to contribute to cash flow of the company. It said that its sales have dipped to an all-time low because of slowdown in property market.

KOCHI: A two-day World Investors Meet focussing on Kerala will be held here on July 24 and 25. The meet will propagate the concept of 'responsible Investment in Kerala' and woo investors across the world to explore the investment potential in the Panchay ats in the state, a press release here said.
The Kerala chamber of Commerce and Industry (KCCI), which is organising the meet, has evolved an action plan to create awareness and bring in potential investors who can contribute to the comprehensive growth of the state, the release said.

South India-based business conglomerate, Choice Group, is in the process of developing a resort condominium concept branded as 'Choice Marina' at a waterfront location in Kochi. The company has undertaken the marina development project spread across a gross area of 138000 sq ft. The project’s construction will commence from July 16, 2009 and is likely to be complete in 16 months.
Speaking to Hospitality Biz, Thomas Jose, Director, Choice Group, reveals, “Choice Marina will be positioned as a luxury resort/condo for upmarket clientele. It will have exclusive apartments that range from 6000-7000 sq ft each.” Almost 70 per cent of the project has been allotted for private ownership purposes, while 30 per cent of the inventory will be dedicated as a hospitality component. However, the owners will be open to subletting the unit as a serviced apartment; in turn, they will be assured a return on investment. “The figures are yet to be worked out,” informs Jose.
Choice Marina will house 30-35 accommodation units and three F&B concepts, along with banquet and conference facilities. Jose plans to develop an underwater restaurant in this project and also provide five luxury yachts for resort guests. “The marina will be able to dock 15 yachts of up to 50 ft each. We have outsourced the landscaping job to a firm from Singapore, while US-based CetraRuddy Inc will take care of the project’s design and planning aspects,” adds Jose.
The project will incur an investment of about Rs 70-80 Crore and will begin its sales and marketing campaign post July 2009. Prospective owners will have the flexibility of 'payment on delivery' for the apartment on a turnkey basis. “In spite of a downturn in the economy, we observe that the luxury segment has remained relatively unharmed. Likewise, time-share and condominium concepts are slowly gaining ground in India. Hence, we anticipate sound potential for such a unique project in Kochi,” remarks Jose.

Bangalore, April 2 Accor plans to expand its hotel network in India with 48 hotel developments, which would be a mix of Accor hotel brands — Sofitel, Pullman, Novotel, Ibis, Mercure and Formule 1.
With these, the hospitality group would add 9,980 rooms in the country. In 2009, the group plans to open three hotels with 522 rooms across the country — the Ibis Pune, the Novotel Mumbai Juhu Beach and the Mercure Bangalore Homestead Residences in Bangalore.
Accor’s luxury brand, Sofitel, will have three hotels committed with 711 rooms in Mumbai, including the upcoming flagship Sofitel Mumbai at the Bandra Kurla Complex; the Sofitel at Nirmal Lifestyles in Mulund; and the 193-room SO boutique hotel, also at Nirmal Lifestyles at Mulund.
Pullman launch
Its new upscale brand, Pullman, will be launched at Gurgaon — the 284-room Pullman Central Park Gurgaon, and Lavasa — the 250-room Pullman Lavasa, both scheduled to open in 2010. The group hopes to open 100 Pullman hotels and resorts in the Asia-Pacific region by 2015.
The business-class hotel brand Novotel has 15 hotels committed with about 4,000 rooms in New Delhi, Mumbai, Bangalore, Chennai, Kolkata, Pune and Hyderabad, said the release. The brand will also feature resorts, with the first two Novotel Resorts at Goa and at Lavasa.
Mercure, Accor’s mid-scale brand, has committed another four projects in Mumbai and Lavasa. The economy brand Ibis has 14 projects committed across 10 destinations with over 2,700 rooms. Ibis, which in India would be developed in a joint venture between InterGlobe Enterprises and Accor, will come up in Mumbai, the NCR, Bangalore, Chennai, Hyderabad, Pune and Ahmedabad, and also Tier-II markets such as Jaipur and Nashik.
Formule 1
Formule 1, Accor’s budget brand, has four sites committed, with 425 rooms, and has several sites under negotiation in locations such as Hyderabad, Kochi, Bangalore and Kolkata.
Besides, Accor will also operate convention centres at Lavasa, the Convention Centre at Nirmal Lifestyles, Mulund, and Mumbai.

The muthoot technopolis was not started during recession, but during boom time. Still not filled.
Wipro has rented one floor in 2006-07 and now struggling to transfer the lease(after moving to campus). Last 2 years they are struggling to find a client. Now it looks like they have to pay 10 lakhs rent(1 crore advance) per month for the complete lease term, that is too without using a single sq feet. Technopolis is not willing to cancel it.(Reason is obvious)
L & T is still struggling to fill the space.
The muthoot tower(Kaloor) constructed during boom time has not even recieved a single customer.
The above are not related to recession .

Wipro has consolidated its people to one tower to save electricity and other expenses.

Muthoot Technopolis is also scouting for new tenants. Jones Lang LSalle Meghraj is doing the faciltiy management there, got the info from them too. BTW sathyalal do not hope to get the 'Lock in' vacated. We have also two clients, one national and other kerala born IT co at our Park at Bangalore, who want to vacate some space due to recession, but we are not in a position to relieve them. Same will apply for Technopolis too.

KOCHI: Infrastructurers Kerala Limited (InKel) has proposed, among several other projects, setting up a Sustainable Development Zone on 4.5 square kilometres of land in Edakochi as a pilot project for demonstrating the concept that has been mooted by architects and planners as a solution to the problems related to rapid urbanisation.
The proposed Sustainable Development Zone will comprise a high-rise development zone on 30 acres of land with a Floor Area Ratio of between 5 and 6.
This will be the core area and will act as the hub of the sustainable zone with mixed land use for residential, commercial and other purposes. There will be other supporting infrastructure facilities as backup for the zone. The core area will also promote the concept of ‘walk-to-work’ and will be pedestrian-friendly.
InKel says in its project proposal that the rate of urbanisation in Kerala is rapid and that many of the town and cities have grown in unplanned manner. There are infrastructure bottlenecks.
According to the proposal, the high-rise zone would be supported by low density zones with restricted Floor Area Ratio.
InKel proposal has mooted a private public partnership model for implementing the Edakochi project and the developer of the 30 acres of high-rise zone will have to be selected through a transparent process.
The low density development areas can be developed by a company after the name Edakochi Development Company with the local MLA, Mayor of the Corporation and selected councillors on the Board.
The total investment involved in the proposed project in Edakochi is Rs.1,200 crore and InKel, set up by the Government of Kerala with the objective of increasing the pace of industrial infrastructure development in the State, is doing a study to take it forward.
According to the proposal, the Edakochi project, when successfully implemented, can be replicated elsewhere in the State.
The full benefits of the project can reach the population within three years of implementing the project.

I would also like to give you a glimpse into our future projects. The Celestial Park will be followed by ATLAS METROPOLIS at Kozhikode. This is a commercial cum residential project with a multiplex of six cinema theatres. The construction is expected to start by the end of the year. The next is ATLAS HARITHANAGARAM. This is a residential apartment project on a ten acre plot about 2 kilometers from the proposed Smart City at Kochi. It will be launched by the beginning of the next year.

The National Housing Bank has completed work on the price index for residential property with the inclusion of 10 cities. K.A. MARTIN says the inclusion of Kochi is recognition of its prominence in the realty business.
Kochi is among the 10 new cities for which the National Housing Bank (NHB) has completed work on a price index for residential property.
The NHBResidex, as the price index has been named, is on the lines of other price indices used in the country. With its twice-a-year updates, the NHBResidex promises planners, government and the public a better perspective on the real estate business in Kochi and its surrounding areas.
Kochi and nine other cities have been included in the index in the second phase of the ongoing and ambitious programme to bring all 63 cities covered by the Jawaharlal Nehru National Urban Renewal Mission (JNNURM) within the purview of the property price index.
The inclusion of Kochi, along with Hyderabad, Faridabad, Patna, Ahmedabad, Chennai, Jaipur, Lucknow, Pune and Surat, in the second phase of the NHBResidex preparation, is recognition of the city’s rising prominence in the realty business in the country.
According to the NHB, the property price index will systematically track residential property prices.
“It tracks the movements of residential property prices and can be used to estimate the house wealth, which is an important component of an average Indian’s personal wealth,” says S. Sridhar, who was the Managing Director of NHB at the launch of NHBResidex in July 2007.
The NHBResidex will be a useful tool for banks and financial institutions in evaluating portfolios. As of now, there is no reliable price index for real property in Kerala as a whole, says a senior government official, who was formerly with the Town Planning Department.
The new price index augurs well for Kochi, which has been at the centre of Kerala’s economic development.
From the point of view of potential investors, the price index is a welcome development, says Antoney Kunnel of Kerala Builders’ Forum.
He says that with such reliable data, it will be possible to get a better perspective on real property development. Tracking how property prices have moved will now be possible. Indeed, this is a welcome development.
Raj Pal, Principal Adviser to NHB, told The Hindu that the NHBResidex, expected within a week, had used 2007 as the base year and that there would be an index for 2008 and two half-yearly updates.
Mr. Sridhar had hailed it as “one of the first indices in the world for a developing country.” Developed countries such as the U.S. and the U.K. had well-established housing price indices, he had said.
It has been hard work for the small team in the special division led by Mr. Pal at the NHB, considering that capturing data on the real estate business in India proved an enormously difficult task.
Reliable data on the realty business in the country has been hard to come by because of several factors that come into play once one sets out to take a closer look at the industry.
It has been widely known for long that the actual price of property is not disclosed. Only the transacting parties are privy to it as they try to circumvent taxes, registration fee and stamp duty.
The NHB involved property brokers to get a real picture of the market. Data from them will be involved in the future too as the bank went about working on more urban centres in the country.
The NHBResidex was launched in July 2007 after the pilot project included the metros Delhi, Mumbai, Bangalore, Kolkata and Bhopal. The preparation of the first index as part of the pilot project was spread over 2001 and 2005. 2001 was taken as the base year.
It was decided then that indices will be prepared for 35 cities/towns in the country with a population of a million or more as per the 2001 Census.
NHBResidex was well received by the government, banks and the industry, said Mr. Pal. The index was quoted twice in the Economic Survey, a measure of its reliability. The consideration before the NHB was that keeping an eye on the house prices could provide useful data for different interest groups.

In Cochin, India, spider-like cranes holding fishing nets dip into the water from a palm-fringed shore that has barely changed since ancient times. Meanwhile, on the opposite bank, stand shiny new skyscrapers and apartment blocks, symbols of modern Kochi, to take the city’s new, though less-used, name. This picture of old and new, tradition and modernity, captures the rapid changes happening in India – and particularly in this busy port on the Arabian Sea.
The global recession has taken its toll on the country this year, knocking three percentage points off economic growth, paralysing the mortgage market and bringing construction to a standstill. Yet Cochin, a former British and Portuguese colony on the south-west “spice coast”, remains the business capital of the lush Kerala province. And international property experts still regard the city as a “rising urban star” with a housing market poised for long-term expansion.
“The demand is there because India is moving its population from an under-developed state to a developed state very quickly and, in the process, the middle-class is growing at a very fast rate,” says MG Girish at DLF Homes, one of the largest developers in India.
According to McKinsey, the consultancy group, India’s middle class numbers roughly 50m people and is expected to increase ten times between now and 2025. And it is this predominantly youthful group that has been buying both second and first homes, fuelling recent booms. Although property prices in Cochin dropped 10-20 per cent last year, that followed a rise of 20-25 per cent per year from 2002 to 2007, according to international property services company Jones Lang LaSalle.
The city is helped by its well-educated population (Kerala has one of the highest literacy rates in India at 90.9 per cent); a vibrant information technology services industry; and a growing banking and finance sector, including offices of Ernst & Young, HSBC, Citibank and Standard Chartered. There are new bridges linking Cochin’s five main islands, including a new economic zone, and container terminals, and the business park in eastern Kakkanad is thriving.
Tourism is also growing and there are plans for a $2.4m modernisation of Port Cochin, on Wellington Island, which will include the construction of a new cruise ship terminal. A short ferry ride away, in the charming crumbling colonial island of Fort Cochin, elegant five-star hotels in former merchant houses and mansions happily co-exist with pepper, cardamom and chilli warehouses, fruit and fish stalls and ancient churches.
Before the recession, much of the residential property market action in Cochin was in Ernakulam, a modern district with gleaming apartment towers springing up along Marina Drive and a new, upmarket 60-acre residential zone built on reclaimed land overlooking Lake Vembannad. This is the site of one of DLF’s most prestigious developments – Riverside, a group of five towers housing 176 three- and four-bedroom apartments, 70 per cent of which are already sold – and eight other developers, including Abad and Prestige Properties from India and Emaar and DEWA from Dubai, are also building elegant, if densely grouped, blocks.
Many boast luxury flats with Villeroy & Boch bathrooms, Scavolini kitchens, Italian marble floors and prices ranging from R3,250 (£45) per sq ft (slightly above the average for a new home in Cochin) to R15,000 per sq ft. Waterfront properties meanwhile cost R6,000-R7,000 per sq ft, which adds up, on average, to R8m-R9m per home. Of course, the average wage for semi-skilled work in the city is lower than in northern India at R4,000 per month. So, not surprisingly, the majority of buyers – up to 65 per cent in the case of Prestige Developments – are non-resident Indians (NRIs) who have been working and earning abroad, mainly in Dubai. About 10 per cent of the buyers also come from the UK and USA.
Currently, only NRIs and people of Indian origin (PIO) can buy property directly in the country but other types of buyers typically work around this by purchasing through a business, says Neil MacLeod of estate agency Savills. “A developer will generally set up a holding company for each property in Mauritius,” he explains. “As long as you do not mind owning a company that owns your house, it is simple.”
Other options for homebuyers in Cochin include smart new apartments, priced from R2.5m-3.5m, in more affordable north-eastern suburbs, such as Palarivattom, Edappally and the slightly higher-end Mamangalam, as well as traditional Keralan bungalows and cottages in upper-class districts, such as Panampally Nagar in the east, starting at around R3.5m-4m. Further afield at the protected Cherai Beach, 26km from the city centre, there are simple two-bedroom beach houses on sale for R5-R6m.
At Fort Cochin, close to the small beach, traditional three-bedroom Keralan houses on more than 4,000 sq ft of land command R7m-R10m, while larger villas now fetch R20m-R30m.
Dr Mohammad Naved, an opthalmologist who works and lives with his wife and three children in Northampton, England, grew up in Kerala – so it was only natural that he consider a second home in the city. Three years ago he paid R4.5m for a four-bedroom apartment in Abad’s Silver Crest block, which is located in a quiet, leafy neighbourhood. He now visits every other year, letting the property for the rest of the time. “It is a larger, luxury flat and well-constructed with good views and slightly away from the main part of the city,” he says. “Cochin has changed quite a bit in the last two years. People have more money; there are more [shopping] malls and more traffic.”
He reckons his flat is now worth R8.5m-9m, though he concedes the value might well drop a little. “The market has flattened out but it is not as bad as the UK,” he says.Najeeb Zackeria at Abad Developers says he expects sales volumes in Cochin to drop 30-40 per cent over the next three years with price corrections of 5-10 per cent. And Annie Joseph at Prestige Projects confirms that times are tough. “Many NRIs are waiting to see whether they have a job or not ,” she says. Although most apartments in the company’s new Neptune’s Courtyard are sold, “if we were to launch a project now, we would not have many enquiries”.
Nevertheless, many feel Cochin can ride out the storm. “The fundamentals are still strong,” says Avinash Mirchandani at Jones Lang LaSalle.

KOCHI: The state’s dream to explore the global ornamental fish market will come true with the commissioning of the first ever aqua park in the country in Kochi. According to the authorities, the much-awaited park will be commissioned in August.
The export hub park coming up in 10-acres of land in Kadungalloor near Kochi will be a new business experience for the entire nation, which is venturing into it for the first time.
"Almost all the works have been finished. The park will be commissioned with the first ever export of ornamental fish in August,” said Gopala Krishnan, Executive Director, State Fisheries Resource Management.
The main objective of the park is to provide entrepreneurs a ready-touse site with all the facilities such as water, electricity, quarantine and laboratories to establish marketing and export units of ornamental fish.
"The works have almost been finished.
Within two-three weeks the construction works will finish,” says G Pramod, senior consultant KITCO Ltd, the project implementing agency.
The Central Government has approved the Kerala Aqua Ventures International Ltd (KAVIL), a publicprivate enterprise, for importing brood fish from Sri Lanka for the park.
"Around 55 varieties of brood fish will be imported from Sri Lanka to facilitate the park to produce import quality fish," Gopala Krishnan said.
Though the amount estimated for the project is Rs 14 crore, it is likely to escalate as there are plans to develop a 128-acre satellite farm, authorities said. The park will help the local people to raise homestead farms and export it to Singapore and Europe. "We have already got several applications for starting homestead farms from local bodies,” said Gopala Krishnan.
Apart from tapping the global market, domestic market franchise’s will also be opened in all metropolitan cities across the country.
"Actually the domestic market is very huge and profitable. According to experts there will be more demand here too. There are plans to open a few ornamental franchisee’s here. This will give a new facelift for the Indian economy,”said Gopala Krishnan. With the commissioning of the aqua park, India will enter the global arena of ornamental fish trade directly without depending on Singapore, the main export hub for all South-East Asian countries.
The project is expected to provide employment for 5,000 people directly and 10,000 people indirectly in the initial phase.

Already I said the land acquisition is not complete and it is going on. Once it is complete it will come in their site. If you come to this area you can understand that the land acquisition is going on. My house is just two kilometers away from the proposed site. Now a good number of local realestate agents are working for Mahindra.

Reportedly Asia’s largest church, which is in the final stage of construction near St George Church, Edappally, is a spectacle to behold. Once completed, the 25,000 sq ft congregation floor and gallery will accommodate a minimum of 5000 faithful at a time. "We are following Gothic style of architecture with vertical docks, flying buttresses and pointed interior arches. The decorative work, panelling and the design of the holy altar will be based on this style," says Sunny Kuriakose, senior engineer.
About Rs 10 crore has been spent for the construction so far which will be completed in January 2010. "It was in 2000 that we started thinking about a new church. The conceptualisation took some time and after adequate research the construction started three years ago," says Thomas Mundolikkal, trustee of the church.
Built in an unique hexagonal shape, special steel beams and Australian zinc-aluminium sheets are used for the construction. "Concrete will not support a mammoth structure like this. If we use concrete the risk for leaks is higher. Australian clip-lock sheets are wind resistant and there is no need for drilling which leaves no scope for leakage," says Pramod Shankar, site engineer. An electro-mechanical fresh air system will balance the temperature of the church providing natural cooling effect. "An agency from Bangalore is taking care of this," says Pramod.
The main building has a huge congregation hall and a basement, and to match the structure of the gigantic church a five-storied building is built at the rear for the use of the clergy. The 20,000 sq ft basement will be aligned into small sections to be used for office, utility purposes and for accommodating air circulating pumps. The crown part of the upper dome will be made of brass and the spectacular bell towers on both sides will add to the visual appeal. The courtyard will be landscaped with two ramps on both sides and the space beneath will be used as a cemetery.
When the construction is completed the premises will house three churches - an ancient shrine in the compound built in AD 593, the St George Church and the new church being built. "The oldest shrine is being converted into a museum. This along with St George Church built in 1050 AD will be retained and preserved as relics. Some other buildings in the compound will be demolished for easy access to the new church," says Sunny

KOCHI: Engineers from the Delhi Metro Rail Corporation’s Kochi office have initiated discussions with their counterparts in civic and related agencies, as a prelude to kick-starting the work on the project.
They are learnt to have held many rounds of discussions with officials of the Railways, the PWD, the National Highways Authority of India and the Kerala Water Authority. The aim is to ensure that problems do not crop up while executing the project and there is no conflict of interests between the agencies.
The discussions with Railway officials are in connection with the 25-km-long Aluva-M.G. Road-Pettah alignment of the metro rail passing alongside the North and South railway overbridges.
It would also run through Railway property at the Ernakulam Junction railway station. Another round of talks was held with NHAI officials since the agency has planned flyovers at Edapally and Vytilla, along which the metro rail alignment passes.
Project tenders
A senior DMRC official said that tenders would be soon floated for building the pillars, spans and to lay the rails. “The project would be on the lines of the Delhi metro rail and is estimated to cost Rs 3,300 crore. Any delay in executing the venture would enhance its cost by 10 per cent each year.”
He said that steps would be taken to prevent traffic snarls when the work on the pillars is on. The pillars would be just 80 cm wide, a little over the width of the road median. Narrow stretches of the road would be widened before the pillar work begins. Though a link to the Cochin International Airport would be financially viable, the work would be carried out only in the next phase of the project.
Though survey is over in M.G. Road, demarcation stones are yet to be laid. District Collector M. Beena said that land would be acquired in six months. “Problems, if any, over the alignment would be solved by taking all sections of people into confidence.”
It is learnt that though a high-level decision was taken to put in place a fast-track system for acquiring land, the State government’s administrative sanction is pending. Similarly, Cabinet clearance is due for setting up a new land acquisition team headed by a special tahsildar.
The survey and laying of demarcation stones was till now being carried by a team led by the special tahsildar (land acquisition-National Highways).

A few days after Kerala Chief Minister V.S. Achuthanandan said the global slowdown might delay the launch of Kochi's Smart City project, state Fisheries Minister S. Sarma today said the project developer was now making fresh demands that were not part of the agreement.
Smart City Dubai has not even placed a brick at the site, Sarma, also the chairman of the Rs.1,500 crore ($316 million) project, said while speaking at a function here.
"We are bound by the agreement and we will honour it by all means. But instead of going ahead as planned, they (Smart City Dubai) are now coming up with fresh demands," he said.
"Now they want to get free hold rights of 12 percent of total project land, which amounts to 39 acres. As per the agreement, this becomes due only after the master plan is ready. But the plan is yet to be ready," the minister added.
Earlier May 20, Achuthanandan had said the developer might not have the required funds because of the financial crunch. He also accused the Dubai-based firm of making "undeserving demands".
The proposed project, to be jointly launched by the state government and infrastructure major Smart City, is slated to come up on a 246-acre plot with 8.8 million square feet of built-up space, of which 70 percent is earmarked for IT and IT-enabled services.
The foundation stone of the project was laid Nov 16, 2007 by Achuthanandan and since then, barring a few board meetings, there has been no movement in the project.
Earlier Smart City Dubai chief executive Fareed Abdulrahman had said the company wanted the land holding issue settled first.
He added that the company had put on hold recruitment of additional human resources until the freehold issue was resolved.
However, Sarma said the demand was "outside the purview of the agreement".
"See, we just can't violate the agreement. If we do so, then it would lead to endless rounds of controversies," he added.
Meanwhile, the state Youth Congress has called for a march towards the project site June 1, calling for the government's speedy action to bring the project into reality.
Youth Congress leader P.S. Prasanth said the protest meet would be inaugurated by Leader of the Opposition Oommen Chandy.
"The state government instead of blaming others first have to do its job. We just can't afford to lose this project," said Prasanth. (IANS)

I guess govt shud handover the land to Cochin Export processing zone , as the revenue generated from that is well in excess of 10,000 Crores. The entire IT exports from kerala will not even come 2% of CEPZ revenue generation capacity . CSEPZ is presently struggling to expand due to non availability of land . Its better handover land to manufacturing units and earn foreign exchange , rather thab waiting 15 years and yet our IT revenue of entire state hasnt crossed 2500 crore mark....

If the export value of a gems or jewellery processing SEZ is compared to that of an IT one, the % rise in value over the last couple of years of the jewelery one will be high.
sudheeshnairs May 26th, 2009, 09:26 PM ^^Hmm, true, 'value addition' is a matter of fact. Out of 11591 crores turnover, more than 10000 crores were from gems & jewellery. Other sectors, Hardware (360 Cr.), Apparel (200 Cr), Agriculture & food produce ( 167 Cr), Electronics & IT (143 Cr), Engineering (72 Cr.), Plastic & rubber (27 Cr.) together contributed about only 969 cr.
For gems & jewellery, there would not be a correlation between the 'land occupied' versus the 'total value' when compared with a land intensive industry like hardware/manufacturing or engineering. And as of date, the exports from them is not that much, less than 1000 crores.So there would not be much point in saying that the land earlier identified for smart city can be given to CEPZ.
And KMC, total IT exports of the state is not 2% of CEPZ turnover, it is 20%, going by the present numbers. (if only we can compare in that scale as said by Killerk since the major chunk is due to the capital value of gems & diamonds).
DileepKS May 27th, 2009, 03:25 PM The minimum prescribed value addition for plain type Gem/Jewelry is 4.5% and for studs and ornaments it is 15%. The number I heard from sources here is around 10% being the nominal figure.
Electronics Hardware runs at 15-20%. Even if we take 15% average VA across the board, that is 1700 crores in value addition.
Not too bad for a bunch of old style CPWD designed concrete buildings in a rickety campus, ain't it?

KMC, I agree with you. The problem I had with comparing just the value of exports is that it does not factor in the cost of inputs, thats all.
We should have apparel parks and port based SEZs. We should invest in deep sea fishing. We should have better public transportation. All these lead to economic development.
One thing Kerala as a whole should try to become is a Healthcare/Education destination for the region. That particular industry is recession proof too.

KOCHI: The much hyped Smart City project is moving towards uncertainty.
But IT companies are not bothered about its future and are busy designing and implementing new projects. Domestic and international IT players are keen to establish their base in Kochi even if Smart City does not materialise.
Beating the recession wave 11 companies have set their foot in Infopark, Kochi, last year. “Right now we are unable to meet the demand for space. The total number of companies functioning from Infopark has risen from 48 in March last year to 59 this year,’’ said Kurien, senior technical advisor, Infopark.
With the completion of IT parks in Koratty and Cherthala, the IT sector will see a giant leap, he said. “The work of the 70,000 sq ft IT park at Koratty will be completed in four months. The work of the IT park at Cherthala will begin in a couple of months,’’ Kurien said.
The Smart City is a concern for mostly realtors and job seekers. “IT firms planning to come to Kochi do not make enquiries about the Smart City project.
They are more concerned about the infrastructure and other facilities here,’’ said an official with the Infopark. But the authorities are not making any effort to enhance the infrastructure here.
The slow pace in which the government machinery is functioning is creating problems. Despite these constraints, Kochi has turned out to be a fertile land for IT firms.
But job seekers in the city are a disappointed lot due to the delay in the implementation of the Smart City project.
Students who have just completed their studies are the worst affected as Tecom and the State Government lock horns.

Rightly said Arun,Its a gift to Kerala for suffering such a negligence from Central Ministry in the case of Railway developments for the past few years. And i believe Prof. K.V Thomas has a lot of work to do now.
1. A dedicated railway zone for Kerala based in Trivandrum as Headquarters.
2. Completion of Kayamkulam - Ernakulam double lining via Kottayam and Alleppey.
3. Memu services for Ernakulam and Trivandrum cities.
4. Making Cherthala Wagon and Palakkad Coach Factories into a reality.
5. Upgradation of Main stations such as TVM Central, Ernakulam South, Shoranur etc.
6. Moreover permitting new trains for reducing the heavy rush we are facing now.
The list is unlimited. Hope for a positive tomorrow... Fingers crossed.....

MUMBAI: Tata Sons plans to raise $1 billion from overseas investors by December 2009 for its real estate arm Tata Realty and Infrastructure
(TRIL). Kishore Saletore, chief financial officer, TRIL, said,
“We are in talks with overseas investors and we would be raising $1 billion for realty and infrastructure projects
. TRIL plans to develop infrastructure and real estate projects of around Rs 20,000 crore within three years.”
The company had raised an offshore fund of $700 million some time ago and that would be used for projects worth Rs 11,000 crore. The $1 billion that would be raised is over and above the already raised $700 million.
A senior company official pointed out that around 70% of the total funding that has been raised would be used in developing projects in the residential space. Speaking to ET Suraj Kulkarni, head, business development, TRIL said, “We would be entering affordable housing space but would not be entering the segment where Tata Housing Development Company is present. Our target would be offering houses at a lower rate than the current market rate.”
TRIL is planning residential complexes at two places in Mumbai apart from two places in Bangalore, Kochi, Nagpur and Chennai. The company would be buying some land at some places and would enter into a JV at others. The company would be focusing more on real estate than on infrastructure, a senior official claimed.
“May be in about three years the real estate and infrastructure business could be separated into different companies,” the official told ET.
The company would also be developing real estate projects on the land parcels owned by the Tata Group. Sanjay Ubale, CEO, TRIL, said, “Tata group companies have many land parcels where we can develop projects. This could be done either through a JV or an SPV with the group companies.”

Railways should be seen from a whole Kerala perspective. Malabar needs a lot of development. I hope E Ahmed will focus on that. Maybe the Nilambur-Chamarajnagar line might become a reality.
My naughty side wishes that he merges the Salem division back to Palakkad, and creates a southwest zone with headquarters at Palakkad. Trivandrum is at one extreme end, and will most probably like Chennai for SR.
Kamal Nath gets surface transport which is good. Hope he kicks the collective arses of the commies here to get some sense into them about road development.
