Well, unfortunately, the sundial was designed in the wrong direction (facing north instead of south) and therefore not functional as a sundial. Abraj, did not answer to my question whether they will still keep a spire (although useless)..... :bash:

The owners were informed that there will be a digital clock but no details have been revealed so far :bash: which IMO shows that they did not make any final decision yet...... so speculations are ongoing..... what kind of clock will be installed.....

Shall we start a bet that a clock will not be in place before 2009 ??? :ohno::ohno::ohno:

This is from our inspection agent in Dubai.

I visited the site yesterday and was very happy with the progress made since my last visit – I can now see ahead to what the finished product will look like and think it will be great (eventually).


The good news is that I can start the snagging inspections on Monday or Tuesday (awaiting confirmation from Abraj). However, the only inspections I can work on are within those properties up to the 10th floor. There is still no water supply available above the 10th floor and indeed, no electricity yet on the higher floors.



Whenever the respective snagging inspections are undertaken, it will not change the fact that the Municipality and Civil Defense certificates are not due for issue until early/middle in March – no fixed date has yet been given. This is out of the Developer’s control. Handovers cannot take place until the building is certified. However, let’s hope that all the snagging can be completed at that stage and most, if not all the defects will be sorted – therefore allowing immediate occupancy.

:nuts: Surely they realised that at design or consruction phase and could have changed it to be corrected what a load of horse poo that is.

Also was the building designers a sleep when they did the design, i'd want money off it thats their excuse it's non of yours fault is it.

I did reply to Dee and say thanks for the update and asked if or what we can do barring whing about it . It is a shame however that it is no reflection of what was offered as a sales pitch in the brouchure.

I believe the reason why there is no window showing the swimming pool is because the Marina authorities will not allow it, i.e. no open to public view from street level. But, I could be wrong, can't remember where I got this information from.

im only over the water in Bahrain i guess i could go over and have words but being only 5ft 6 thats about it. Time for me to go to bed all will end up ok im sure but i have had to turn down a couple of tennats ....shame. The one thing that is bugging me is the kitchen 1 socket deal read the bit i posted in regard to the gadgie on about the danger of one socket being over loaded surely Abraj would not have a leg to stand on if a fire broke out......what do you think. I will read with interest your thoughts..Night night

They didnt 'goof'. i dont beleive the sundial was ever going to be put on the roof, it was a sales ploy nothing more nothing less, just like the kitchens and bathrooms we were shown and didnt get. Why is everyone so 'blase' about it all. Weve been ripped off for Gods sake!What we were shown bares no resemblance at all to the finished product. The finish is total crap! Thank god for supply and demand, and the fact that everyone and is dog is moving to dubai, so at least we can make pot of money on a crap finished apartment

You have made some good and valid points on this forum over time but please think of the folks that are not all money orientated and have bought and invested in Dubai and Timeplace for pleasure and to use . Its not all about £ £ £ and sure I will rent out until I finish riding and know what im doing but please stayed focused on give us some advice on what to do about the changes they have made and what I asked about the 1 socket deal in kitchen , I mean how can they guarantee that it will not be a potential fire risk and god forbid a death do they think because it is Dubai it will just be one of those tragic unforeseeable things and we know it was not . I have asked for a reply on record for future reference I hope you and some others do ....... people power.

So far complaints to Abraj have been sporadic and on an individual basis. Let's submit a formal collective complaint to them and a copy to the local authorities. I am sure the authorities do care about the reputation of Dubai. They do not want to see deceiving developers like Abraj tarnish the reputation of their state. Remember, Dubai is trying to build its future on attracting people like us, i.e. investors and tourists!

Once you've paid your last instalment, it'll be too late and you'll kick yourselves for not complaining when the balance of power was in your favour.

There are even people on this forum who try to play down the gravity of the situation! I wouldn't be surprised if they turn out to be Abraj people in disguise!

Let's draft a letter and sign it from all of us. One of us could collect all the important points to raise and draft a letter accordingly. We would all send that person our names and apartment numbers to be appended to the letter.

After all, we're only asking Abraj to honour their contractual engagement.

I am an Abraj infiltrator....

Part of the decission process to choose Abraj was the fact that a payment of just over one million dhs got me a 2 bed apt with a marina view in a very nice location.

Emaar would sell me a cupboard on the back of a building overlooking szr - a golf club view......not, for the same money. But it did have nice tiles, but ceramic flooring.

Call me niave or a perhaps a realist..... views, location and bedrooms compared to tiles kitchens and plugs... get a grip.

This has nothing to do with what you got for your money with Abraj compared to other developers and locations. This is a question of breach of contract and deception. I paid Abraj the money they wanted believing I will get the product I wanted. They got their money, but I'm not going to get the product they promissed to deliver in the appropriate timescales.

As a customer, I do not have to look for good reasons to justify and accept Abraj's failures.

By the way, I have little hopes that it will change anything (just surf around in the other threads and you will notice that many investors / owners are facing with the same problem). If we delay the last payment, we will not get our keys, which means no use or rental income.... :bash:

Kevan, you are absolutely right, it's location, location, location..... but still I am sad about the windows lacking in the pool and gym area.... and this is something WE can't change !!!!

Otherwise, my 2B has one of the largest balconies in the Marina..... and I am so happy with this...... when I will sit at night on my balcony with a good glass of red wine overlooking the tall towers and the Marina..... that's Dubai :banana::banana::banana: dreams

PS the one socket thing is apparently common in Dubai as I have seen other pics of a large kitchen with only one socket in another developemt..... maybe they share the same bad kitchen designer ..... or people not cooking :ohno::ohno::ohno:

I also would like to add that if somebody speaks about an issue, he/she should know what they are talking about. Little knowledge is a dangerous thing and the 13Amp fire risk bollox is one typical example. :bash:

I am not saying it is perfect by any mean but I spent the morning looking and comparing my unit against others by Emaar in the marina (selling for AED2000/sqft) and although I am disappointed about the sundial feature and the location of the pool/Gym and despite wanting to kill the Architect and take his qualifications back from him/her, I feel similar to Kevan, Carpetking, CU and others and can’t wait to get the keys. :cheers:

Just look at these views from our balcony, All I need now is Utd to give Arsenal a good trashing and I am a happy man for today. Tomorrow could be a different story :lol:

Just had a look today, and the security guard today me the Civil Defence didn't turn up on Thursday for some reason. He has rescheduled to this coming week.

The reception is almost done. Well, kind of. The pool is almost done aswell. They were covering the large brown beams with some shiny silver things.

Check out the problems in the Dubai Lagoon thread. Plenty of people complaining on a forum, but when it came to meeting at an agreed location to discuss very few turned up. I'm not necessarily suggesting that you wouldn't, but if you took the initiative I would happily sign the letter.

I am not saying you should not stand for what is right but you first have to understand your target recipients of the complaint and have a plan B as plan A is almost deemed to fail. You also need to stick to facts and when raising an issue you better understand it and know what you are talking about and not just based on hearsay, otherwise you loose credibility.

For those on the forum who are also interested in joining this complaint (thanks Borolad), please send me or HAAN an email with the points you'd like to raise and to emphasise. Myself and HAAN will draft a collective letter to send to Abraj.

For clarifications, in my opinion issues with delays are common and seem to be generally acceptable in Dubai. I didn't have any illusions when I bought. Also, issues around the colour of tiles and the single socket saga etc can be resolved. The issues I have a problem with are the swimming pool (current environment has nothing to do with the one I based my choice on to buy in TP), the Sundial and the fact that we keep being given a date for completion that has nothing to do with reality.

Apologies for sent emails firstly but could they and you be more clear in replying to the question of the electric socket in the 1 bedroom apartments ! If they cannot change it I would like the reason why as now the reason I ask is about safety,does the contractor feel it is without doubt safe and of no safety issue . I would like to be clear before I further my investigation . Congratulations with your 2 days holiday a week by the way I wish I was so lucky.......................!

I understand Gary that some people have bought to live there, and not everyone is a serial investor, But dont you think that it is therefore more important for any issues to be brought up regarding Timeplace, for the sake of the people that have to live there.? I mean the swimming pool for christsakes, that is a crying shame, at the end of the day, I dont beleive i have said anything that is untrue, ive just stated facts,we have all been ripped off Gary because we havnt received what we thought we were buying, in this country they would of been prosecuted by Trading Standards.
When the surrounding area is completed an I will then be ready to rent it out to holidaymakers as opposed to long term, i am going to have to retile, change the kitchen and the bathroom as it just isnt good enough for me, and the rent i would like to charge i wouldnt feel comfortably charging that amount of money for the faciliites that are currently available.Because the sanitary ware and tiles is at least 30 years out of date, and as for the kitchen mfi would of done a better job. and a hygena one at that. I am not trying to diss anyone, i want everything to work out right for all of us, but its only by stating the facts, instead of pussyfooting around that we can get people together to do something about it, by the way i am out there from approx march 7th for 1 week taking possession of my other apartment. if anyone wants to get a letter together i will come with them to abraj and hand deliver it personally. they wont forget what i have to say in a hurry!

I seem to be getting numerous e-mails regarding the lack of sockets in the kitchen area. I have already raised this on a few occasions with Abraj and they have come back with the same reply each time ie “the Contractor says no”. We must remember that the Contractor acts directly against the spec provided by the Developer so Abraj’s answer doesn’t make sense. At the end of the day, one socket is most definitely a blatant safety hazard and it should therefore be in Abraj’s interest to rectify potential overloads. Late last week I sent this is writing to Abraj and suggested that they hire an independent electrician at their own expense to replace the single socket with a double socket and also to help the situation further, to replace the fridge socket (which is the only other one wired in the kitchen) with a double socket. The cost for them to do this would be nominal and I iterated it would be in the interest of safety in addition to keeping their investors happy. So far I have heard nothing.



At this early stage, well before handover and giving enough time to action – perhaps you would consider getting together as an official group and contacting a local lawyer here – not only regarding the sockets but also to raise your other concerns with her. Cynthia Trench (British) is someone I would highly recommend as a legal property specialist in Dubai. She is the founder of Trench & Associates Legal Consultants, who have their own dedicated Property Dept. It’s worth considering and if you get together as a group, then the cost will be shared. Her telephone no. is + 971 4 355 3146 and her e-mail address is ct@trenchlaw.com. You are more than welcome to tell her I recommended her, as we have worked together from time to time over the years (since 1994).



Cynthia could perhaps contact the Dubai Civil Defense (www.dcd.gov.ae) to raise the safety issue with them prior to their certifying the building. However, the first action required from your side would be to form an official Owners Group as multiple individual complaints will be ignored.

I am not sure what you are hoping to achieve here, owners that can address the issues are on the other forum and no body can stops us talking about any issues and a way forward. You and a couple others here must have a different agenda to the rest of us

There are ways of doing things professionally and business like and this does not include just following the crowd and always complaining for the sake of complaining. You loose credibility and strength of any case by repeating yourselves, especially about issues that are not accurate. Sockets are inadequate but they are not dangerous if installed as per the design (design that takes care of overload protection, fault levels, short circuit, protection devices...etc).

And before we get into trouble here, let us take it to the owner’s website and address the issues in the correct manner.

YOu can remove the thread my all means, I dont know how to do it, but a lot of people are not aware of the timeplace owners website, where this is more well known and are likely to get more response and action which is needed. Judging by the amount of private messages I have in my inbox Mackie, from people that have never posted before, I would say that a lot of people are dissatisfied. The problem with you Mackie is that you are embarrassed about the situation, and it is more important to you , how Timeplace'' appears to be'',for the sake of 'saving face' , because you dont want other people who have bought into other developments which are better than ours to have the last laugh. Which to me is ridcioulous.(and a damn right shame).
So why dont we stop this male bravdo BS and get on with the matter in hand. We have a lawyers number there that we can use, if people can PM me i can get a few people together, then i will ring the lawyer to findout how much she thinks it might be, and then we can discuss it furthur.
Ive cut and pasted the email earlier from Dee, by the way the woman is brilliant, very professional and gets on with the job, she has done my snagging for me in a previous apartment, and what a thorough job, i suggest anyone that hasnt got anyone to snag there timeplace apartment get her to do it, i think the cost was only about £170.00.Well worth it, she picked up more errors than me!

Your theory could not be further from the truth but there are better ways of doing things while protecting your investment. I am not a stranger to high standards but a measurable calculated reaction is needed and I would only follow the lead of someone who can understand the issues and separate emotions from this.

You will find the real problem in close future, when the market is going to turn into a buyer market and the prices are coming down. Then there will only facts like location and quality make the price. The "bad towers" will be unoccupied and noone will buy or rent a unit. The owners can not change the location so they have to have a focus on the quality they will get from the constructor. Thats legal and no rubbish.
Not all the buyers are investors - they want to have the good quality the paid for themselves. So comments like "you can change it yourself and pay for it yourself" are not helpfull.

Be assured, TimePlace is in a prime LOCATION and there will not be a down turn within the next 2 - 3 years for sure.
Being close to the Metro, Tram, with the new bridge in easy walking distance to the beach, and close to Phase I Marina...... some even having a view towards the Tall Towers..... TP will never have a problem of selling or lenting :banana::banana::banana:

I am not talking about timeplace in special. The LOCATION is good!!! One socket in the kitchen and pool and gym in the celler is bad. Nobody can change is now.

I am talking about quality in general. Since 2004 I was 20 times for more than a week in Dubai and I know how quality looks like!!!!!! If noone is talking about poor quality the developer/constructor can do it the cheapest way. This are my reasons.

We need to have an idea as to what the matter entails, and would need to see the Agreement in question and what the defects are.

We would estimate that the initial review will take 3 hours and would require Dhs 3,000 as funds on account.

At the moment and for several years yet i reckon Dubai's supply and demand will not meet, (thank god) but when it does and it swings the other way, that gentlemen is correct when there is oversupply, the people will go for the apartments that are superior quality. For example I own a villa in Florida which at this moment in time is 40 weeks booked for this year, the reason why its booked is because it is far superior through decor furnitiure location compared to many others.There is a massive oversupply in Florida, (the exact opposite to dubai) and those people that have bought inferior properties and havnt spend the money on there home are suffering, they cannot rent them out therefore they are in foreclosure. It will be many many years before Dubai is in the situation, but when there are too many apartments for the people that wont them, only the best will survive! The poor quality apartments will suffer, and will only be rentable if it is cheap enough!

given we are all creatures of habit, i dont think its deliberate that people have posted things on one site rather than another, i have posted on the owners website 3 times this evening, and the only reason i hadnt posted previous is that id forgotten my log in details, and its that simple, but now i have them, i will post there as well.However I dont understand whether postings be negative or positive why they should be attibuted to the owners forum alone. Regarding how comments on here will affect the values of TP is negligible. Does anyone really think a potential investors will trawl a forum will thousands of post, on hundreds on apartments, instead of viewing and trusting with their own eyes? For those of them that do, well, they already have a good feel of the market and what they want. No post here is going to make a difference.

There may be a lot of people scanning the forum, but as a percentage of the market it is tiny.

Anyway, enough of this fighting. We all are going to live there, well, looks like it's only going to be me actually whilst everyone else's rents it out. We're all neighbours let's try and get on.

The lawyer is the only route to take, if we agree, we get 10, then i will make the appointment, but you willl all need to send the money to me prior to be leaving for dubai, i will post everything that happens on the owners forum, and gary if you are around, tyler and anyone else, we all go see the lawyer together so that we know theres nothing dodgey going on, and everything is above board.
Then what we will need is an exhaustive list of everything that isnt right, and we can post the list on the forum and that is what i will take with me when i see the lawyer, the one positive thing is that the lawyer is british, at least we will be speaking the same language.

HI Karen, I will hopefully be back in Prague or Munich by early April but what I suggest is that we pay up if the lawyer gets cracking now if she/he suggests that we have a strong enough case and in that we need to collectively have a list of strong concerns but in writing that it has actually got to be in breach of contract and not hear say, false promises or dodgy advertising scams.............yes scams is the best way to describe them looking back on what they wrote ....................kindly supplied by Mackie on http://www.timeplacetower-dubai.com

I think your comments make a lot of sense. I don't want Abraj to walk all over us and do nothing! At least, by voicing my concerns loudly I'll have the satisfaction to tell my children one day that I fought to make our TP apartment an even better place to live in.

There are a few naive people here that think that GBP 3000 will give full legal representation to everyone on the understanding that every investor has the same contract and that a review of one individuals contract will suffice:ohno:

Frankly TP does not represent Dubai with regards to quality of finishing, the clock, the gym, the single power point etc etc, so maybe best if everyone keeps their comments behind the scene and out of public view.

I am sure this thread if it continues in the future will make interesting reading when things start to fall off and items need replacing.

In simple words, Abraj have taken the piss and will win in the end when they handover the keys to all that will accept them when the time comes.

It's not about reading good and bad, The mods here have been very patient with all of this crap being posted, most of which is inaccurate and the forum is being hijacked by the opposite of it was meant to be.

There is also an element of protecting both the forum and the individuals, people get emotional and say silly things that could land them in all kind of trouble.

There are some weak quotes on here by some people and without getting complicated is it not right that we should tackle Abraj simply because we have had poor service and the lack ot information should not be accepted. We have not even made the first step with the lawyer yet and i feel people are already pulling in different directions , for sure we need to understand possilble different contracts etc but lets get the wheels moving if it is about moeny although i dont think it is i will pay the bloody lawyer myself.

As of today, they still haven't installed the cooker and hob in my apartment. But the swimming pool is finished.

The project manager was not very happy today. He has been trying to get the Dubai Civil Defence to come for a month now, but they keep on delaying, which in turns delays him. Next scheduled meeting is 2nd March. Until the Civil Defence signs off, the Dubai Muncipality will not check.

He was genuinely annoyed, and also had a go at someone else, saying they must have some sinks (or something) for a couple of floors.

I came in last friday to see the lobby,it's nice but the swimming pool is awful,it's in the basement.There is no window ,and people can see the swimming pool from the lobby and the 1st floor. It's very strange. There is no jaccuzzi,no sauna,no hammam and a small room without windows for the fitness.

I can confirm there is a jacuzzi, and sauna. However, I have no idea what a hammam is.

I think he means shower rooms and toilets and I believe there are two sets for men & women.

As for people being able to see the swimming pool from a reception, you will have to go right against the window to do so, I know because it was the only way I could get a photo of it. It is one of the original features that remained thank God, I love it. It is far much better in this regard than outdoor pools where the whole f******g Marina can see you like most of our neighbours. :cheers:

Fellow owners, if we do not like the window overlooking the pool from the reception, the owners association can decide to make the window blind :)
We would keep the light but block visibility ......

Yes, I prefer an indoor pool compared to the ones squezed between buildings and being overlooked by hundreds of apartments..... but.... a roof top pool would be the best...... Imre, I am jeleous.... as I love views...... GC view pool is just absolutely great.....:):):)

I was informed that the Dubai Civil Defence came back with a few minor errors, which can be rectified easily. The contractor will submit for another inspection on Thursday, which hopefully, should be carried out on Sunday.

thanks imre for all your time and effort, its great to see the pics, even though a lot of them are so disappointing, nothing like what we were lead to beleive, the only place really i think where they have made an effort is the lobby. that does like quite attractive, but the rest of it, god its really poor in comparison to the promotional material, well its nothing like the brochures. its so unfair. but thanks imre, you are so kind.

Thanks very much for your time and effort in providing some great pictures, I have to say the building looks a whole lot better , than a few months ago when I visited....
Hopefully there will been nothing built on the plot you are refering to....except a park..........The other concern I have is the plot , on the left of the new bridge on the other side of the marina I think the plot number was 9HH, ( The Al Fanar building was talked about,,,,,,, Do you know if this is still going ahead???)

Ive logged onto the timeplace owners website and ive read the comments as you suggested. Firstly Diane;s comments, Diane has contributed to the lawyer which tells me that there are issues that she is not happy with.
Margaret as just come back from Dubai and has seen the latest product and is unhappy and wants to join the action group.
Si I take it you dont mean you wanted me to read there comments????Maybe you meant Garys, who came up with some more ideas for the lawyer.

Or maybe you wanted me to read Kevans.Who is more or less happy he said, which is fine, Ive no problem with that at all. But theres obviously a lot more of us that arent happy,and the action group is growing day by day as more people get to know about it.

So that leaves your last theory 'me losing credibility'. Taken that you have met me, do you think I actually give a monkeys what people think about me!!Get a grip man. !!! We are all doing this to help each other, and this losing credibility bollox what on earth is this all about?????

hi everyone,
car parking, i beleive ?? is right the studios will be parking outside.ok so outside your have got 44 car parking spaces, B1 level there is 78 B2 level there is 104 and B3 level there is 105. couldnt take any pics today as the guys disapperaed and i had to walk down 19 floors,couldnt get access to the life will try again later in the week,the lobby is looking very very good as is the outside

Timeplace bedrooms, the GV2 bedroom has a bulkhead and shadow gap finish which is crying out for some downlighters. The timeplace bedroom just has the cornice. This is beginning to be the way of things in the marina, better location than JLT but on average not as nice as JLTs.
