No I would say it is the the bottom 10 for looks. Perhaps just a little nicer than Dreams.

the main structure is done, when I was at the site asked some workers about the roof and they said that is finished...

For those of you timeplace owners who are looking for property management, look no furthur. Whether it is for short or long term let I have the right person for you. Is name is Marcus and the benefit of using him over anyone else is that he will be living in timeplace (when its eventually ready.) He has experience in this field, albeit in the UK, and is a decent guy. Those of you that know me , realise that I set my standards high, and i believe that this man can deliver. He doesnt do the snagging, i wouldnt want to tread on Deirdres toes, as she does a superb job anyway, but for the management side once things are all sorted this is your guy.Tyler Bui has met him, and im sure will back me up on what im saying. His prices are a lot cheaper than the competition, why dont you look onto his website www.timeplacepropertymanagement.com, and he has furthur details there.He isnt interested in servicing apartments in other blocks, as his aim is to give a 5 star service for the owners of timeplace.He has already got the crew on board to make this happen, give him a ring, or email him, I only think he wants to have a handful of owners on board.

i agree with you timeplace is nowhere near, however i think that they will handover before it is finished. PM, I would stay clear of TP if people do complete and move in before they are 100% satisfied with the completion quality and the snagging with full electrical power and water, as I am sure the only owners around under this circumstance would be mentally challenged.

Not to mention promised structural activity if any finishing to the roof is intended. I hope you have satisfactory insurance whilst such structural activity is in progress while you inhabit your property.

The normal contractual process that you can expect from this developer is called in legal terms "The battle of the Forms" where pages after pages will be communicated between both parties to the extent of frustration, and blame/liability extended to third part involvement such as DEWA, etc etc and always totally outwith the control of Abraj.

Hope I am wrong, but I have seen this so many times from a legal viewpoint.

Completely agree my freind, i am not taking handover until the last possible minute, when i took handover with goldcrest we were given 28 days, so i took handover on the 28th day, given that abraj are crap developers i am going to drag the handover out as long as i can, so that any teething problems hopefully will be sorted by the time i take possession, my freind marcus who is setting up timeplace property management will go before me, to get everything sorted and basically get to know who's who and what is what, then my own apartment im going to put into short term lets. (holiday makers) ive made a success of this is the past, and want to try my luck in dubai, if i do make asuccess of it i would like to offer my services to other timeplace owners, however i will only do this if im confident that i will be able to get enough adequate bookings, the benefit of having holiday makers is that you can use your apartment whenvever you want too, unlike when you rent out long term you can forget it.And of course the money, having just come back from dubai and having to pay £1500.00 for a week in a 2 bed apartment in al barsha, that is a good return, potentially you can take £50,000 a year, and that will do for me! So basically anyone that could be interested, however im not doing it at this moment, i will use my own a aprtment as the 'guinea pig' get feedback from marcus about what the customers want, get my own apartment 'right' then i will try and help others.(for a commission obviously) my kind heart only stretches a certain distance)
one of my properties is www.calabay-villa.com, as you can see i am 45 weeks booked for this year already, and florida is a very over subscribed market with villas, but im propabley one of the most successful at renting my property out, so hopefully i can transfer some of the luck to dubai!

Yes im with you on that one, it will be a few years yet before supply catches up with demand, the time to get our profits out will be prior to that date, its all about timing, we just have to hope we get it right! But what a great place Dubai, and even more greater things to come i think, it will be the worlds number one tourist destination once Dubai land it up and running! i cant wait!

Snagging is pointless because they have not finished yet. The contractor are still adding finishing touches, which hopefully, will rectify some of the problems. All too premature at the moment. They are just allowing people to do their snagging so people feel there is progress.

Snagging is no where near ready. Your apartment will delayed another 9 months.

Now, which letter would have been better for us, probably the latter. But, they chose the first to relieve short term headache.

My apartment has water, electricity, cooker installed.

Swimming pool - finished. They are were installing the reception a couple of days ago. Even the glass roof was being cleaned.

Gym - needs equipment (which I guess will be installed after hand-over like most other apartments)

Front reception - most ceiling lights installed. Just need to put reception desk there.

Car Park - completed on all floors

Corridors - finished. Ground level has wooden wedge thing.

General - needs cleaning, lick of paint.

On the whole pretty much done I think. But then again, don't rely on my opinion as it's probably distorted with the fact that I'm desperate to move in asap, and my thoughts are ruled with my heart instead of my head.

Because there is no owners association in place at time of handover and check your contract, it is stated that they are entitled for 50 years management service of the building. IMO the last is in contradiction to the condonnium law and we will have a good case to kick them out if the owner association is unhappy with their work. Does anyone know how many apartments are still with Abraj? Could they by any chance have the majority in the owners association?

If they stay with the 8 AED/qsf, we are lucky if compared with other developments. However, the OA will need to check the quality of the service and charges and I bet it will take quite some time to sort all out.

Don't get too excitied, but I was in TP today, and had a look from the ground to 8th floor, and on doors 201, 203, 204, 801 and 802 there was a notice stuck which read-

TESTED & COMMISSIONED
READY FOR HANDOVER

Contractor signature
Consultant signature
Project Manager signature
Facilities Management signature

Not all of the above apartments were signed off by all 4 parties, and I don't really know the true significance, but looks promising.

Comn Carpetking trust them, pay first and I am sure they will fullfill their promise to fully repair all items on the snagging list.:ohno:

The monthly chiller fee will have to be paid prorata.....will they also calculate that including balcony area? Is there no meter to be able to pay just the amount used???

There are no individual meter's for each apartment, it is charged on a lump sum basis annually so it does not matter if you have it on or off all year round.

The built up area (BUA) does not include the balcony in the sq/fy calculation for any purpose.

To be honest, it's probably a slightly bit pre-mature for hand-over. They still need to finish the lobby (which is almost done), and clean the place. A lick of paint. However, it is 99% finished IMHO.

Despite all this, I will be paying the final balance and hope to be the first one to get my keys. Guess we are all in different situations.

Hi all from Prague. Its typical i am in the Gulf a full six months and not home to Prague a week and we get the nod for the apartment. Dee the snagging lady has informed me that to give her power of attorney to sort my paper work i need to go to the UAE embassy and wait for it............... my nearst one is in Vienna 3 1/2 hours away and thats if i can find it :bash:
Can i not do it at a British embassy ?I have someone to move in ASAP so what do i do now and i am trying to pay online and emirates bank give me a message that it is to much on-line oh dear. im Stuck anybody got any insperation ............:cheers:

Hi again, I have the letter we all got sent i guess but i have a question please could someone clear it up for me. The fees that are calculated against size of apartment are more than is in my contract .The letter Mazen has sent is quoting a bigger size thus asking for more money.........am i the only one in this posistion ?Its no big deal but i dont want to be having my pants down do i . Not again anyway.

I was informed my apartment would be cleaned today, however, I decided to purchased a number of cleaning items in anticipation that it would still be dirty. But, upon opening the door and checking everything my apartment was spotless. The toilet was filthy yesterday, but extremely clean today. Well done Able Management. I didn't have to do anything and just left my cleaning items there.

Able Management will be our servicing company until the association makes a decision. There are quite a lot of employees wondering around cleaning, and if they keep the place as tidy as my apartment I would be very pleased.

The lifts are yet operational, but Mazen is going to speak to the contractor about opening two lifts for residents asap.

Onetick, did you check whether the lifts are large enough to get your furniture in? I would suppose that they have one to be "extended" for such a purpose.

Service charge will be for a full 12 months. As of the date when it commences, I don't know. From what I have seen of Able Management I am pleased. They have cleaned my apartment very thoroughly, and are hard at work with plenty of staff. The employees are also friendly and helpful.

Today is the weekend, and the one day-off for the workers, so nothing going on except me painting and moving a few things in.

Hot water, lights, cooker and fan extractor works in my apartment. Although, the hob as 6 heat settings, with only 3-6 that heat up. This fact is also stated in the home owner's manual. Not too sure why they made it that way. Not that it really matters.

It will still take about another month or maybe two for the whole building to be 100% completed.

There has been quite a few visits from potential tenants. One couple was there a few hours ago and were very impressed with the building. They would like to rent my sister's apartment.

Mazen is trying to get the contractor to switch on one lift, and fit the marble in it, for residents. It's a pain the ass waiting for the boarded ones as 20 workers fight to get in. I've had to walk down 15 flights of stairs plenty of times.

^^ They tried the lift thing at The Jewels, got one setup for the residents with no ugly plywood or smelly operator. They also put up clear signs stating residents use only, strictly no contractors. Made feck all difference! Everyday I caught workers using it and bollocked them myself. I once entered my apartment and caught a worker standing on my brand new leather barstool to remove a cover from the smoke detector. In summary, they have little respect for your property so if you want more lifts, better get them lined and 24hr security guard onboard or it will get wrecked.

The lifts are all lined, they arent finished, the issue is you cant call the lifts from outside so need an operator inside to get you to the floors, but if he disappears you've got a long walk!

The lifts as of today, are still boarded up due to the fact there is probably still 1-2 months of cleaning and touching up work remaining. There has been talk about opening up one of the other other lifts for residents, but like True Blue mentioned, the workers will probably ignore the "residents only" sign.

So far, I have moved a coffee table, washing machine and fridge into my apartment. Waiting for the lift is a pain in the ass, but at least I didn't have to carry it up. The true test will be next Friday, when I have carpets measuring 3.66ft. This will definately not fit in the lift, therefore, will the help of a few hundred dirhams, I have 4 people on hand to carry it up 15 flights of stairs.

^^ Depending on the overall size you can unroll it then re-roll it loosely and bend it over to fit in the lift. It should not affect the carpet as long as you don't store it bent for any length of time.

Carpetking, thanks for the welcome, I have touched base with Marcus and Dee and have them on my case. I'm going to try and see how much I can get done on my next visit and then assess what extra I will need help with.. I hope the picking up of keys, ext goes ok because I only have a few days to get it done.

Not all that much changed since my last post. Except, one boarded-up manual lift has been reserved for residents, Abraj and Able-Managemant. However, how to call the lift has not been resolved, so plenty of times I just stand there.

When I was leaving today though, one of the other lifts (unused previously) was being tested. Maybe for residents?

An annoying thing today and yesterday was the constant fire alarm going off. I'm not sure why, maybe for testing.

When testing Fire Alarm Control System for the first time, you would have to test every loop, circuit and every device so yes when testing, it is not time to be in the building.

I am surprised to hear that they let people in and get the certificate from the Fire Officer prior to commission the system. :nuts:

May be it is just a fault !!!

When do you move into your apartment or have you moved in already?

At least the fire alarm works. It's bloody loud. It's not really a surprise, as I mentioned previously there is still 1-2 months worth of work remaining for 100% completion. So, for all you lot flying over from Europe (or wherever) don't be shocked when arriving.

Not quite moved in yet, as I have to wait for the remaining furniture, and sort out the crap paint job I've done. :nuts:

tyler hang on till marcus gets there next week and he will get hold of a decorator for you, it will only cost a few dirhams, and you want it to look good. hope you stuck to just doing the one wall, red is too bold a colour to do more than that. Remember less is more!

Too late, I got excited and thought it would be easy to decorate. Plus I was in a rush to co-ordinate everything. Oh well, it's actually quite hilarious to the point that I'm not that disappointed.

Anyway, good news, three lifts are now operational. Two being reserved for residents. One of them is constantly guarded, therefore, we do not need to worry about the construction workers using them.

the nearest place as far as im aware is starbucks in the marina, i doubt there will be internet connection in timeplace for a few months yet, going on my goldcrest experience they still dont have internet connection there and handover started there approx end of february.I think that all the services etc are just inundated , you cant register with the land registry either for 2 or 3 months, at least thats what we were told in goldcrest.

I think you only have to register it with the Land Department. I believe they will inform us in due course.

Ask the taxi to take you to DEWA main office at Wafi City. The process is very quick there and should not be more than 1 hour. Remember your payment completion certificate, Colour copies of your passport, Purchase agreement and note of your account/meter numbers. Oh and method of paying the 1000AED deposit.

Would be a good idea to agree the meter readings with the developer at handover as DEWA will charge you for the units of water/electricity used since the meters were fitted and you could be left trying to recover the contractors share from the developer. I got stung for £75 worth of contractors share when the bill came through. I intend to get it back though.

DEWA -
1) obtain DEWA number from Bijay
2) Sign DEWA form
3) produce certificate of ownership or tenancy agreement
4) DEWA 1000aed deposit
5) passport copy with residence visa

DEWA office - next to Mazaya shopping mall

However, DEWA have instructed Abraj not to give out DEWA numbers yet.

Etisalat - the phone company have not finished yet, therefore, Abraj do not know themselves.

Land registry-
documents required-
1) original sale agreement/contract
2) passport
3) declaration of name and ownership
4) fees - 1.5% of contract price plus 10aed + 100aed + 10aed payable to Emaar, which will be remitted to Land Department.

As mentioned previously, we will be informed in due course to register with the Land Department.

They do ask for a PO Box address but I just used a friends and registered online to read my bills and pay online.

the only thing you have to do mate is register with the land registry thingy, however and i dont know the reason why we cant do it at the moment, when i took handover of goldcrest we were told it couldnt be done for 3 months or so, and it looks like you cant do it with timepalce either, i presume its because they are inundated, but dont worry gaz i'll let you know when we can do it, and that costs to do that. i think tyler has put the amounts in already.

Hi all

Went to site today and its very crazy, however i did find everyone very helpful and helping me out. Mazen and Bijay are v busy people, loads of people coming to site and also rental agents, so they do not have time to answer the phone or answer any e-mails, they are very apologetic about this.

I am happy with my apartment apart from a few painting issues and Mazen got 5 people on the case and within minutes i had a team of painters in my apartment,

Abraj are doing there best but this is Dubai, where everything just takes longer,

For all of us who brought prior to october 06, we have to pay the gov 1.5% and anyone after that date pays 1%, i am gutted,

If anyone wants me to do anything for them, i am going to site tomorrow,

Now I have had enough of this....

Ok I have one flee ridden cat, two dogs and a small pony tnat Mazen has said that I can tie to one of those seats in the garden. I shall also reserve the spot near to that for the half oil drum bbq, also one of those whirley gig clothes driers... Mrs Kevan has one or two pairs of LLKs - larger lady's knickers - to wash out.

Can you buy pre rusted white Transit vans? I thought that I would get one to leave in my parking bay and one to park in someone else's out front.

We started packing for the trip next week and my new white trainers and white track suit look the biz. Mrs Kevan has a new pair of white stilletos, I am breaking them in for her as likes the scuffed heel look. Mind the vision of her in a dayglo thong is something to behold. Reminds me of a cheese wire through a whole Edam.

We look forward to meeting you all out there. My only question is, as we are all annonymous at the moment, how will you recognise us?

Mind did you see that Dave in the Jackoozi bath with his trainers on?????

Dubai: His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, has approved the Al Sufooh Tram Project.

The tram project, stretching 14 kilometers, will link Madinat Jumeirah and Mall of the Emirates with Dubai Marina and Jumeirah Beach Residence, offering easy transport option for residents, announced Mattar Al Tayer, Chairman of the Board and Executive Director of the Roads and Transport Authority in Dubai, on Tuesday.

The Dh4 billion project with 19 stations will make commuting in the new Dubai developments cheap and easy.

The contract for the project has been awarded to a consortium of major international companies.

Hi All

The cleaning company might be me. I am thinking about moving to Dubai, i've had enough of the uk. I was speaking to my sister today and i know a lot people in Dubai and i could set up a company cleaning apartments etc.

Not to sure how to do it or which way to go,,,,, any advice would be appreciated

Or i need to find a job, but its hard for me as i do not have a degree........

Hi all,please let me know if anyone wants the contact for my mate (English) lad from Doncaster who up until recently lived next door to me in Prague. He set up his own business a year ago and since finding his feet in Dubai has found that he is very busy providing complete furnishings for apartments i.e. from salt and pepper pots to you name it .....!
Strangely enough he set out to provide anything and everything for the building and construction game from Cement,steel, wood etc also all fittings for inside be it a hotel or self service apartment but has found himself busy in the fitting out of apartments and the dealing with cement and steel very difficult. Anyway enough said please feel free to view his website and if anyone would like Andy's number I will surely provide. I tell you we played golf the other day and he told me what the prices were and the mark up wow. He is a very good friend of mine and I challenge someone to beat his prices.

Highs of 38C, around 100F I guess. Still cool at the moment.

The car park barrier is working, but the security guard still uses the plastic cones, otherwise every real estate agent will attempt to drive into the car park.

There seems to an electrician, painter and plumber on site carrying out snagging. The later keeps on pestering me to let him fix my toilet. :lol: I'm just too busy at the moment though.
