There is a lot of interest in type 2B.

Some of the other units are going for as low as 1.25M to 1.3M.

^^The best business in this area will be a convenience store (small super market). I heard that even the Marina Mall won't have a big chain like Carrefour or Géant. When you live around this area walking to Spenney's to get a carton of milk is a drag. Funnily everybody is concerned about luxury goods, but there is nothing for the most basic needs.

Hi thanks but i would Not be to interested in having what Spinneys dont need. If anyone wants to do a proper shop then they will pop along to Spinneys end of. You may make a cup of tea to coin a phrase selling bits and pieces to people poping out for bits and bobs. I / we need something better than that. Nail bar for the girls or or....?

Hi All, Well today was "pick up keys day" I pleased to say that Bijay was an absolute joy to deal with. He initially couldn't find my last payment / maintenance transfer from the UK, but he did after 5 minutes of hunting! I would suggest that anyone coming over, brings with them bank confirmation of payment with the date on it. From the Abraj office it's a quick drive (traffic permitting) to Timeplace where Mazen is there to greet you. He is a busy chap, as contractors / snaggers / agents / clients are all milling around. However, he gave me the keys and ensured my place was cleaned the day before I arrived. I must say the flat was spotless. Don't get me wrong, there are a few niggling snagging faults, but nothing to stop me moving in. The pool now has water, as does the Jaccuzzi...hurrah! The gym equipment is all in and waiting to be unwrapped. I'm going to read through how to upload photos now, so watch this space......

Hi All Just back from Dubai,

Day one - arrived, hired a big car, (Thrifty car hire), booked in cheap hotel (Golden Sands - Bur Dubai), drove to office (Oud Metha - on route to airport) and picked up payment certificate from Bijay within 5 minutes, and naff candle stick, drove to Time Place picked up keys from Mazan. This took a little longer as seems to be a bit of a payment dispute between contractor and facilities team? not quite sure of politics but suffice to say I got keys with in an hour. Rounded up a bunch of snag fixers and cleaners and had all the main points sorted during the afternoon, had 10 peaple in the aprtment at one point aka "extreme makeover" but minus loud hailer. Every one I met from Bijay to the security guards were all very busy but also very very helpful.

Day two - trips to Ikea, Mall of Emirates and paid for and picked up main furniture items and ordered others for delivery with in two working days, used promise of shame should they fail to deliver on time. Also bought paint, not on the original plan (had no plan) but saw a couple of window displays that looked trendy, so went with the feminine side??. Found some likely lads in the car park and had two loads of furniture carried up, unpacked, rubbish removed and the apartment painted, cost 200 DHMs ish. PM - Irish Village.. long night, talked crap, may have abused singer, taxi, argument, hangover - say no more.

Day three - Big hangover, felt sorry for my self and a bit sick, much the same as day two - fridge TV, Settee, washer dryer, kitchen gear, Gent Supermarket - Ibn Batttuta Mall, Ikea, Home Center, ID design, supermarket ext. Around three round trips.. PM - Visited House of Cars and Porsche dealer, pretended to be a potential Farrari, Porsche buyer, was found out by salesmen, left in shame, drowned sorrow's, early night

Day four - received all the ordered white and electrical goods on time from three different companies and they carried up and plumbed in.. final clean up and splash up meal in the Marina. Security met them in my absence and had all items checked and carried up.

Day five - Approx £6,500 lighter but apartment ready to rent.. Drove to airport, got lost, found my self ?? got on plane, sat between two fat ladies (cattle class)and may have dribbled on at least one.

Have photos but need geek to assist with upload (in very simple terms)..

Footnote - any one needs a place to stay near to there apartment while they do or over see the same mine is avaiable, have key holder in place on site and can offer cheep rates while the finishing touches are being conducted. send email..

PS. Did not manage to buy blinds yet, but if you crawl around in the apartment, like I did after Irish Village should not be a problem also on 25th floor so only over looked by telescope (at this time), or if shy can arrange some thing before any occupation.

Its a great idea having a small supermarket on site. People will not walk to Spinneys when they need the odd few items. Convenience is the word, and to be able to cater for people in the local community to save them time is brilliant. NObody is that organised that they do one shop and that is it, all of us run out of things, me on a daily basis there is always something i am missing. And being a supermarket there is so many other things that you could sell, that would make the money rather than your loss leaders of milk and bread. It would be brilliant for holiday lets as well, the guests would find it a godsend.The list is endless of what could be sold, including essential items, newspapers, cigarettes, day trips, and the list goes on and on. A nail bar would fall flat on its face, as this is a luxury item only. And people will only have there nails done if and when they can afford it. A supermarket is everyday shopping, whether you have the money or not.People still need to eat and drink.

Aliyoo - As you may have read, I took mine over a couple of weeks ago and am very happy, there are a few niggles but I guess that's to be expected on any new build. I will be glad once the building and all the final touches are completely finished, TV, Internet, Gym up and running, underground car park in full use ext - I'm sure this will all follow pretty soon now people are starting to move in.. Good luck

Hi All, Sorry for the lack of updates from Timeplace. The main problem is lack of internet access. What I end up doing is walking down from Timeplace, along the waterfront and into Starbucks, where I have a Frappachino and update my emails! Ok, I guess it's not that bad gazing over the water and looking over at the Habtoor at night with all the lovely lights:), anyway onto business..... The pool is much the same as last week. The water is in but it's just stagnating as the filters and pump are not working. The place really is buzzing with people moving in, contractors making more mess, letting agents all hussling for business etc etc.Today I noticed them putting up the Timeplace signage on the main approach road. This is great news, as I'm constantly getting calls from delivery drivers asking for directions. It took me three attempts just to get my plant delivered, but it does now look great on my balcony. It's not really worth taking any more photos as TP is looking a little messy at the moment compared to last week. I caught up with Mackie last night along with Tyler and we all had a Curry which was great. More news will follow as and when it happens...cheers for now..Marcus

A 1 bed 2b, on upper floors for AED 2 mil, is that realistic? - Im not knocking it as I have the same, but was told around AED 1.4 Mil was about the ceiling at the moment. Maybe it just gained AED 600 since 10 days ago. Karen let me know if it sells as I may re-think my options..

2B above 18th floor = 1.6M to 1.8M depending on size. Ours on 21st floor is much bigger than the ones higher!!! Rent for 2B is 130K/year and Between 110 t0 125 for all other one bedded rooms. 2 beds 165 if in the front (05 type) 150 for side ones.

Hi all from Timeplace (ok not quite Timeplace but the Starbucks next door!) I was feeling sorry for Mackie as he has been having problems sleeping due to the strobe lights on his side of the building. Then to my horror, I returned back to my apartment an hour ago to find a new building opposite that has just been "powered up" and it has very bright strobe lights, shinning right into my balcony on the 28th floor! So now it doesn't matter what side of the building you are on...you will get strobed! I've just had my blinds fitted today (along with 5 other flats I manage) and I must say that they have done a super job. I doesn't help me when I am on the balcony, but at least I don't have disco lights on the wall when I sleep...O the joys of Dubai Marina!:bash:

Point taken, yes probably quite a few. I vaguely recall that it looked good in the shop on a display, but with hangover. I was with my mate Jon and was distracted as the shop assistant kept asking if the colour was OK with my partner..... ''PARTNER!!'' me ?!!.. fcku (aka ''the only gay in the village??'') suffice to say, I just needed to pay and leave hence I was in a bit of a hurry - happy for you or Marcus (hint - don't shop together) to tone it down and charge back.

The Weather is great and the apartment and building is looking good. I had to get the contractor to take off the floors and retile and re paint the whole apartment, change 3 doors....etc. Now it is looking great. The space for the fridge is more than big enough for a wide fridge and the socket is behind the fridge for most apartments. Also you don’t have to move the door to get the washing machine into the laundry room, only Tyler that I know who had to do it.

I would urge people if they can to get out here and sort their apartments out, don’t rely on the contractor to fix the deficiencies. A week should do it.

Please listen to and learn from people who have don their apartments and don’t rely on anything else. Every apartment is different (Ben has the same type as mine 07 but much smaller and different). It might be a pain to get out here and do it right but it will pay off.

Just in case you did not get my emails, the answers are yes to both …!!!

Generally things are great and most people are nice in the building but like every where in the world, you get a few pretentious t****ts that are not genuine people but in most cases most of the neighbours are great.

Home from my travels, it's a strange feeling knowing I shall be back there in eight weeks time. Fantastic. Ups and downs, but the ups were far in excess of the downs.

The building is a buzz of agents, tennants, vendors and purchasers.

Then there is Mackie. The human dynamo - not always sure which language he is using as he uses so many, so well. Met with Imre and Mackie last night, prior to leaving.

Loads to report, masses of photographs, but in short. Got most of the place furnished, just need table, balcony kit and 42" for the wall. Deilveries up intil two minutes of leaving.

Dishwasher, fridge, washingmachine, sofas, surroundsound, fourposter, two singles, plates, glasses and bloody scatter cushions....

Blinds were delivered and installed yesterday and they have done a fantastic job. Joseph @ Royal Blinds. I know how much it has all cost thus far if anyone is interested. Need to see the family and settle down prior to postings.

Mazen deserves a pension for the crap he puts up with, Tyler is a good lad and has a swish pad, I have not seen it but Mrs Kevan has.........

The dishwasher was delivered last night, no time for photo. The washing machine plug was on the side wall. so I bought a drill and and chisel and installed a spur on the rear wall. I do not want the contractors in unless it is absolutely necessary.

Mrs K wanted all appliances to match the cooker. Thus it was a bit more expensive than the white.

The bed was bought from Marina. They would not give discount at MOE, but the salesman checked with the Sale sowroom and we got 25% off the frame and an upgraded matress. Took Mackie there and he had the owner out as he wanted a free lamp as well. No joy but he did get a smashing bed at 25% reduction.

The sofas came from IDDesign and were not cheap. They would not discount at all as they stated that they were new stock, so we walked away. They called us back the next day and still would not offer discount but promised delivery. The big one did not fit in the elevator, they carried it 16 floors and I tipped very well indeed, they deserved it.

We bought all of the white goods at Geant just up the road at the Ibn Buttan what ever it is. Got a free toaster with the dishwasher, gave it away as it was not metallic finish. The choice there was better than Carrefour. We have ordered glass tables etc for the lounge from BO Concept, MOE, paid deposit and will be delivered in July - they do not discount.

Surroundsound, with wireless rear speakers from Jumbo Electrical, MOE, no discount but offered AED200 of an LCD if bought at the same time. Didn't have time, so declined their offer. Stated that they would have to deliver the kit so stated that I would walk away and they very quickly found me what I wanted.

Mackie is gifted at the art of purchasing...

Two beds from Home Centre, also bought good quality glasses, quilts and pillows. Their delivery was spot on also. Debbenhams also had a sale so quilts and pillows also. Nice towels from Homes R Us Trading SZR.

Not Mrs Kevan, about AED85 a kilo at Carrefour and just topped off the night, bottle of good Champers for Mrs K, brought in the full duty free allowance, 4 litres each or 5 of wine. Fridge pumping out ice, Barry White cd blasting out, views to die for and it was warm.

Some of the workmanship is terrible, the glass is scratched to f..., they assure this will be rectified. I have not gone as far as the paintwork, I shall do that myself. I have issues with the larger bathroom, the kitchen floor tiles and a few of the other floor tiles arround the apt.

My ac worked very well.

I have refused to have them in my apartment without me being there. I am returning in July and the family is there until the end of August. Mackie is sorting out my bathroom and I have taped up polythene sheeting in the bedroom to stop dust and access.

On a scale of 10, I enjoyed myself, about 86. I am happy with the package. I shall enjoy putting right the wrongs that they have made.

Handover was almost problem free. Bejay was charming and we were given our gift - a vase, togethre with a receipt for the final payment and a certificate as to the full payment.

We then went to the Marina where Mazen was concerned that the apartment may not be clean, after numerous e-mails outining our intention. The contaractor would not release keys until a number of calls were made, so we killed tiem with small talk. Keys handed over, off to Carrefour and Geant to get the essentials, fridge, washing machine and two good blow up beds, cleaning fluids, cloths and soft drinks - oh and tonic for Mrs. K's gin. I cannot describe waking up and looking out over the Palm and the Ocean/Gulf. The construction noise fades into the background.

We had meals out for the first three nights and then the prawns met their fate. A very enjoyable meal with Mackie and then another meal of the tigers. Sitting on the balcony on packaging as we had no chairs was simply living the dream...

All deliveries wanted a local number - about AED160 bought me SIM card from Etisalat, no fuss at a stall in MOE that you renew each year and retain the number. Made a load of calls/texts and took a couple of International, spent about AED10.

Just took a mobile and charger from home - we tend to have them just lying about, two teenagers with phones that are changed as often as my underpants, every six months even if they aren't dirty.

Well done Kevan.

It looks like you've worked really hard. Im sure you wife will be very excited when she comes out in a few weeks. if you are there the same time as me you are more than welcome to come for dinner.Its such a shame about the workmanship as you said, however you will put it right, just as i will have too in a few weeks.
A tip for when you go out next, in case you need to take stuff with you BA will take upto 32k per person but it has to be in one case, and hand baggage they will except 23k, providing it fits into the appropiate 65 x 45 x 25 cm bag.
Because you can take so much stuff out with them, its enabled me to take out a kitchen, (doors only) and all the accessories to furnish my apartment.
As I dont want my apartment to look 'arabic'. i need to take my bits and bobs from here.Not that theres anything wrong with the arabic look, but i want my apartment to appeal to the mass markets.
The dinner you make looks fantastic. I would of joined you!

Hi , im not sure if David will call you or Dee as he is in the construction game etc etc, however i paid for snagging as you do .....and i do not want to be in the position of blaming him/David the Tenant for defects once he has vacated if he has not done any problems and it was Abraj post construction. He may have different standards than me and you or different opions which is natural in his line of work. He has wrote saying the main problems in the building are water leaks , AC leaks and other things and when he wrote it he was cool as if to say its what he expects which like i said led me to thinking that he may just take it that the snagging defects have been corrected.....

Keep the pics coming I appreciate them and im sure many others do. Are they going to re grout for you Kevan.? It will look a lot more classy if you get them to use black grout on the black tiles, the grout colour should always match the colour of the tile as close as possible. All your grout needs to be removed and redone. I am bringing my kitchen'fitter tiler over when i come over. IF he has time would you like me to get him to do it for you. It will be a first class job.Whats happened there is that the grouting wasnt the last thing to be done in the bathoom. And someone has gone in with a drill or whatever after so all the dust has fallen into the grout whilst its been damp.I cannot promise though and I have my own kitchen bathroom and guest toilet to completely redo and we only have 2 weeks, but if there is time im sure i can direct to your apartment.Please let me know.You can bet your bottom dollar that they never used waterproof grout.

Thanks for the offer, Mrs K agrees with you about the grout colouring. What the photographs do not show are the uneven laying of the tiles and the broken floor tiles. The white on the flat tiles is paint....
I have said that I want it doing again. I want the tiles off and the job doing correctly. As a result I have sealed the bedroom with plastic sheeting and tape. Mackie is supervising the work as I have little trust in the aftermath.

The only other two concerns are the kitchen floor tiles, broken and cracked and the glass scratches. Everything else as I said I shall do myself. I have already repositioned one plug to ensure that the waher went in. I chased the wire into the wall and chiselled out the box for the point. The concrete was very hard.

But thanks for the offer, I shall see how they rectify it.

One thing I will suggest - there are a number of blanked of points. As if a plug should have been there, but instead, there is a flat plastic plate secured by any old screw. The local hardware shop on SZR - Ace, does not carry these as stock. If you go to B&Q, they will only be pennies and you will get chromed screws with them. I suggest you buy a few and take them over. Just that tiny change will make all the difference.

Mackie had doors replaced because of scratches. They did a good job and then the firealarm guy checked his system and pushed his steps against the doors, scratching them again......

I bought tools and Mackie was borrowing them to stop the guys on the site bodging his repairs. I suggest the minor jobs are done by you and yours to achieve anywhere near what you expect.

I grabbed a painter in the corridoor, Mackie took his brush as a hostage and sent him to get me paint. I then touched up almost all of the defects myself in 15 mins, gave the painters a cold can of Coke each and they were bemused.

Thanks for the tip Kevan thats great. As you said it looks like something should of been there, dont know why there was a blanking plate so high up though, i can't think what could of been going there.

The deal i got with my fitter what that if i paid for his flight and his sons, i wouldnt have to pay him labour, so im quids in really.My daughter is coming and my mate so we've got 5 people luggage allowance, flying with ba as its the highest luggage allowance so its enabling us to bring loads of gear over.Everyone been told they can only bring 3 changes of clothes, and i will do all the washing!. WE are going to look like the Clampets when we turn up at the airport. Cant wait though.Its gonna be hard work.Just hope it all turns out ok.

The pool is stagnating nicely and looking greener every day. The gym equipment is all in place but most of it is still in plastic. Just seen Mackie and family and he is off to watch the football!! :cheers:

Collecting keys on Saturday and will be hugely relieved once it's done. Only staying a few days so will be at Carrefour for airbed, fridge and a chair to sit on my balcony. Everything else I can live without til I return later in the year.

If I buy stuff that is delivered after I arrive then is there a company in the building that can key hold etc.?

YOu ought to try Marcus Grehan @ timeplacepropertymanagement.com.He is the 'resident' property manager at Timeplace. Gives an absolute first class service, will guide you in the right direction and look after your property at the same time. Everyone that has dealt with him as said how professional and honest that he is, which is what you need in a country that you are not residing in. He is absolutley upto his eyes at the moment, but Im sure will be able to accommodate your needs. He will probably be able to find you a tenant as well. He is British, and did a very similar thing here in the UK before he moved out to Dubai. I don't beleive there is anyone else out there that will come close to the service he will give you. Hi,

You can order furniture online at Panemirates.com from the UK and arrange delivery for when you get there. They also assemble which is good news especially for my husband. It was really easy to do and there is online support (needed this to purchase a mattress as none online!). I am not sure what the deliver times are though......I gave it 3-4 weeks. I know they will hold onto your purchases for longer for a small charge. Just hope it all arrives ok!!

We have purchased in Marina Diamond VI but my parents have purchased in Timeplace. Coming over for 2 wks in June....can't wait!!

They are waiting for new tiles to arrive to do your bath, I will update you next week.
Now the kids are here, we spend most of the time on the beach, the water is fantastic and the kids are catching some great waves surfing. The bed has gone up by more than AED3000 so it was a good buy. Barasti had a massive screen by the beach and nearly 2000 fans watching the match, it was a great night.

I have been inside your apartment yesterday and on the surface they seem to have done most of the snagging but on close inspection there are still some things to do. I heard Dee talking to Mazen about yours and few others yesterday.

They seem to be responding to David well but let me know if there is any specific things you need doing.

The longer I spend in this place the worse it is for me, The pool tiles in some areas have collapsed under pressure (the lining) and they are trying to repair it, so it will be a few more weeks.

We have not slept for couple of nights because Bayside and the new bridge teams have decided to work overnight and when they stop, you can hear the generators.

We had another leak from above and it is now fixed.

At the moment I wish I can tell you any good news but I am depressed with what is going on here and while they have got us at present by the b***lx we can do nothing but soon we can !!!

The lifts are too small for all the furniture, almost everything and having to pay for to be carried up the stairs. I got the management company to take the sofa up for a charge and they damage it and still charged me.

I love Dubai but at present I am questioning my own judgment on whether I have done the right thing here. I think I have been here too long and it is getting to me.

I will write again soon and post photos and videos but when I feel better. Today I am amongst friends in Abu Dhabi and will be back to Dubai tomorrow.

Does anyone know the difference between type 2Bs on lower and higher floors?
I have seen this figure of 880 sqft mentioned a few times but the lower type 2Bs are supposed to be 869 sqft and Mackie previously mentioned that Ben's (higher) type 2B was SMALLER than his (lower)?

Do the higher type 2B's have much bigger balconies with smaller interiors?

Thanks Mackie for the info, do you know how long we have got before we have to Register our apartment with the land registry ? All the other bits and pieces with my tenant I sorted myself .....keys collection, tenant/landlord contract, payment just one more hurdle is the land registry me thinks.

Have returned from my trip and am now very proud owner of 2707. Not much snagging to do and apartment was clean. Very impressed with the balcony and views although noise of generators in the next building could be heard inside the apartment and continued 24hours a day. Most annoying!

Just managed to log on to Starbucks WIFI ...Been really busy last couple of days...Managed to find Bijay's office, signed the forms, got the completion certificate, got my candle stick holder, Went back to see Mazen gave him the ticket, and now I am the proud owner of 3007...Apart from the heat 42degrees it was a painless process. I have checked my apartment and there are a few snags to complete but overall the finish is generally good... The main issue i have is the grout used in the bathroom floor tiles...or lack of proper grout its quite discoloured.....I think the only way to sort it is to relay the flooring in the bathroom, I have tried to clean and tart it up but to no avail it will need removing apart from that all is well....I do recommend people come and sort their own apartments out...you need to be on site to get every thing to your own standard.... There are quite a few agents milling around each day , the key is to drag them into your apartment and plug it with all of them....to get any chance of a let....you all need to do it quick I think as there are lots of towers coming on stream shortly.....Kathryn and I met Mackie and his family a couple of times( Nice to meet you again Mackie , 'your'e the man' (ps any more tenants up your sleeve???) Also we had a meal and a good old chat with Marcus and Kate ...Thanks for all the info Marcus....we appreciate it...... Have taken some photo's and will post on return next week .... Steve, regarding the grouting in the bathroom. It sounds like this is a common problem and we had exactly the same. Best thing to do, if the existing grouting recess is not deep enough to take any more, is to scrape out to make the recess a little deeper (with an old screwdriver or similar). Clean up and then wet (to give a key to the new grout). Grab one of the contractors and tell him it needs re-grouting. They will turn up with a tub of either ready-mix or one they've mixed up and re-do. It is a little messy but doesn't take long and is worth it.
Main thing to do is follow behind the guy with a bucket of water and a damp sponge to wipe off the excess (not too wet) because they don't seem to have been taught this basic grouting step - they just make a half-hearted attempt at cleaning with a dry hand!! and leave loads of residue.
Once dry (24 hours) polish with a dry cloth an job's a good-un:banana: easy??

Thanks for the email.....been really busy last couple of days, I realise I could have done with another week out here.....Thanks for the info Mackie...hopefully I have done the deed with a tennant, have got a deposit off a client and will complete on monday.....Its been amazing how many times I have been contacted, Im sure I could have let it several times over....(have taken names just in case things fall through, you never know.....If I get sorted then I will release some details.....Things are looking good for letting at the moment...I was talking to a guy in the gym at the Cascades where were we are staying and he was saying his company were looking, especially in the Marina...it seems that expats want a 'Marina' address to impress....Again my advise is get out here and do the biz, there is so much going on ...Mazen is going under.....slowly but surely....We are all going out for a meal and a drink ( Family, Marcus and Mazen....) Going to drown Mazens sorrows........He is feeling very stressed at the moment...

I will post some pictures later on this week when I get home.....not looking forward to going yet......need more time.......... Regards....Steve...

All of the fountains were working the other day including the inside ones.....They were a bit noisy...They were turned off after a little while...I think they were just testing them..

I think the hole on the top should be covered with a large solar panel and use the electricty generated to run the chiller system...and not charge anything.....hows that for going green.......Seriously though I cannot beleive that 'solar' is not being used a whole lot more in the UAE..... all that heat going to waste.....42 degrees last week when I was there.....Steve..

I think a problem far worse than the Christmas tree lights are the flashing strobes on some of the balconies. They light up the whole balcony every few seconds. It will get very annoying very quickly for anyone sitting on their balcony at night. Blackout curtains will also be a must :bash:

Quick update to my last trip to takeover and furnish my apartment - after a couple of weeks of local ads on the Dubai free sites and four serious replies, I have rented my apartment out for a year with the minimum of fuss and hopefully have done a good deal for me, for the person that has taken over the apartment and for Marcus (who was invaluable).

I would have loved to make use of the place for holidays, but as was mentioned by Mackie and others, the Marina and Time Place is probably not best suited for short term lets for holiday use at this time and I just could not justify having it empty for long periods. I will still be coming out to Dubai for short breaks (to check on The Torch and other developments, and the dreaded shopping with the wife!!) and would love to stay in Time Place, so I may become a customer to someone some time soon.

Hi Ben, did you use dubizzle? Also to you and others using this forum how or what is the best property to buy at at present.....to make a profit also is it best to buy off plan . I want to buy on Meydan but they are not ready for selling for sometime there. Money is dead in the bank in my eye's.

Brolad, I've seen you on this for a while so it can't be that new to you? I used dubizzle and gnads4u.com, both were good. As for investments i'm not the best to ask as i'm quite new to this my self. I bought in Time Place and the Torch around 2 years ago, both off plan and from what I can see they are both doing very well. I have bought in RAK around 15 months ago and have not been impressed with the development (Al Hamra) and I am trying to get out. I have just bought again, big in RAK (this time in Al Marjan island), but its all just a bit of a punt for me.

I have seen the prices for both completed and off plan around the marina go through the roof and although I hope it will continue to rise I can not see it going on for ever and once most are completed I expect to see a drop both in rental and sales, even more so if all these Palms ext get built. Have not seen the other areas coming on to quickly (Sports city, Dubai land ext).

People are starting to look more to Abu Dhabi and Qatar where there is the safety net of Oil to keep the market afloat or emerging markets like RAK if you think that you can wait a bit longer.

I bought off plan in South of France but really for personal choice rather than investment.

So as you can see, I really don't have a plan and put money where it sort of feels right!! and also places I could see my self wanting to stay, I just hope it all works out..

Im still trying to get my head round the technical babble. (x amount per square meter ext), Im sure some of the more seasoned investors will wade in with their wealth of experience - Although I saw a noted art critic say an abstract painting was a work of a genius - The elephant that did it was very happy with himself!!!

So over to you...

I wouldnt recommend buying offplan. There is a world shortage of cement and steel as China has bought most of it. The offplan properties that are being sold at the moment in Dubai unless they have preordered the material, will take years to come to fruition.
Also because you dont have the protection in Dubai like you have in other countries, you wont necessarily get what you thought you were getting. Learn your lesson from Timeplace. By all means invest in Dubai (if thats what you want, )but buy something that you can see, so you can see the build quality, view etc.
When the supply and demand moves against us in Dubai its only the quality properties that will sell. Buy something where there can be nothing built around it . So you know that the view you are buying wont disappear in a couple of years.
Have you considered other countries.??It isnt good business to 'put all your eggs in one basket'. You have to spread your risk in property investment.
The huge gains that we have had in Dubai over the last 3 years, will slow down.If you bought in Dubai now, the rent achieved will only cover the mortgage. There will be no profit.
Why dont you take advantage of the situation in America.?Prices are at rock bottom. Its a bottom fishers market, you can pick up a 6 bed 5 bath home thats been repossessed for around £120.000. Do it right, and after expenditure could make you around £30.000 a year clear. you wont get that in Dubai now, the prices are too expensive.
Dubai is far to risky offplan. If i were you Gary I would stay well clear.

You dont need a visa to buy a property in the US Gaz, only if you live there, which is quite difficult to obtain. There are some great bargains to be had out there. For me Dubai is to expensive now. There are many many emerging markets. Albania for instance, you can pick up some great properties in thecapital city. Always remember 'Capital City Capital Growth'.£25,000 will get a you a modern 1 bed apartment. 30% down, rest of mortgage, tenant will cover mortgage payments plus theres a bit of profit in there as well.Foolproof! Even a jockey can do it! :lol::lol::lol:

Im afraid a few of the devolpers have been giving out a bit of BS with regards to residency visas, as the only ones that can give out residency (if you dont already work here) are EMAAR, Dubai Properties and Nakheel.

Even at that theres a load of small print to comply with.

Im due to fly back to england on 20 / june, I was hoping this wouldnt be necessary, i now face another flight expense to return to Dubai later, it just makes me so cross ,

Unfortunatley Emmar are not sponsoring Abraj. You can only get visas from the main developers as old time resident as pointed out. The other small developers namely Abraj and others have used this as a tool to sell there properties, but there was never any vias forthcoming from this direction. I know someone that has been to the visa office, and they have said that emaar will not be giving out visas to developments that concern abraj.
So it isnt a case that they have been stopped in this case, nobody will be getting a visa that have bought into timeplace, even thought the visa place is inundated with applications, and they have had to put a hold on applications, thats not the reason with timeplace, unfortunately timeplace owners will not be getting a visa regardless.

emaar will not sponsor Abraj for the visas. There are no visas coming for owners of timeplace, and never were. as old time resident as said, they can only be gained if you have bought direct with the big companies.unfortunately the dodgey developers in dubai used it as a tool to sell there properties, abraj being one of them.
Yes applications have been put on hold, because they are inundated, but that isnt the reason for timeplace visas not coming through, unfortunatley they wont be coming through at all, as emaar will not get involved with the abraj and other projects.
I have a girlfreind out in dubai who moved there to live and has visited the visa office, and have been told that they will not get a visa, as Abraj never had the authority to say that in the first place. for those people who are counting on a visa i would visit the visa office, and find out exactly where you stand, dont listen to hearsay on the internet, find out for yourself from the horses mouth, and then put a plan b into action, there are other ways round it im sure.

Property Magnet - I had read the link (news article) from Mackie confirming that residency visas would be progressed and it looked promising. I have emailed Emaar for advice and have been re-directed to their property completions department for a response and recieved the following;

Please note that Emaar has stopped accepting visa applications from 3rd party developers home owners as you would have to approach the land department first to obtain a title deed for your property, and after obtaining the deed can approach Dubai Immigration directly for visa issuance and it will be subject to Immigration approval. Ben, the information you received from EMMAR sounds resonable. In anycase you will need to have registered your property with the Land Department prior to obtaining a residence visa.
As they are currently revising the visa system (see article on visit visas) I would assume that they are going to change things for property visas as well.

Imagine if ALL visa applications (also from 3rd developers) would need to pass EMMARs or Nakhells offices..... the system would collaps as I can't imagine that they are prepared for that.

Dealing with Dubai Immigration office directly seems more logical....... but I am not an expert......and procedures in Dubai are not always logical :nuts::nuts::nuts:

It doesnt concern me, I dont need one, but this person asked specifically for Timeplace owners and they said no.It wont be happening, and never was.
I wouldnt really go on what the papers say at all. They only print what they want the world to beleive. If getting a visa concerns you and you are relying on it, then the only way to find out is visit the visa office yourself like my freind did. Ask the question. Find out for certain, if you are dependant on it , then you have to find out.
Im with Old Time Resident on this one, the visas are only coming from the big boys emaar nakheel and the likes.And I think that the smaller developers used this as a ploy to sell there apartments, i hope im wrong though, for the sake of all the others.Find out Ben for yourself its the only way.

As far as Im aware Ben Timeplace owners havnt been asked to pay the land registry fee if they paid in installments.Its only us that have a mortgage with Amlak that have had to pay the land registry fee.Maybe this is a way to slow the process down i dont know, but if your apartment has to be registered with the land department to get a visa , and you havnt paid any fees to register the property where do you go from here?

Im with you old time, i cant understand why anyone would beleive anything they are told from them, given all the lies that we've had upto date. Its appaling.
As far as i know Ben there isnt any furthur progress on the pool, gym, fountains, lifts, however im out there very shortly and will take pictures for you, if frank allows me to send them to him so he can load them i will do that, as im not sure how to get the pics onto there, give us a couple of days and i will sort it cheers.anything else you need mate just holler. Got loads to do when im out there, we;ve decided we are gonna rip out the bathroom too, the pottery and tiles are so so cheap in dubai, its unreal, which makes me even more madder why we couldnt of had quality in the first place. found a massive tile shop that ships to the uk, the tiles in the uk are £40.00 a meter,
they are under a tenner for a square metre in dubai, so to hell with it, do the lot and be done!
