The type 2Bs for floors 2-23 are now 869sqft so there is a difference from floors 24-30.
We bought in January and our contract still shows the old floorplan but also shows the new sqft value.
The maintenance charges are showing in our contract as 869.40*8 = AED6955

All of us have invested in this property in the marina timeplace, I believe that we should do away with the negetivity regarding our building and the marina area.
Well, I have purchased the place to live in and yes even if it is a few months late I dont care as long as the work is good. I believe that the marina area will be always in demand no matter what, those expcting 30% returns in a year should forget about it as those days are gone, I believe that I will be happy with 5-10% appreciation on my apartment year on year and I plan to sell in 5 years time..

Overall I believe in the Dubai story and do believe that it is the place to be even with all its downside. I believe that most of us here are expats and we all have purchased this place based on what we have heard regarding dubai and its property market.

As for the marina area, if you have tracked similar areas all over the world in big cities you will see that even with the property markets going down the marina areas have always mantained their popularity among investors...I understand that there are a few infrastructure problems on that side but if you see all around, all these luxury apartments are coming up, people have spent millions of dollars on these buildings. I do not think that these builders and investors have done so without taking all the parameters into account.

well, sorry for ranting but sometimes I get depressed reading the thread and wanted to speak my mind.

If you wait until construction has started, prices do go up yes. I have seen the same with Marina Diamond that even though they where developer direct. The last ones are sold at a premium. :)

According to an agent in Dubai, Abraj have told them they are running 2 months behind. So I see that as May 07.

Received a letter from Abraj today confirming the size increase in apt. from 1,131.30 sq. ft to 1,314.3 sq. ft and outlining that although this is at no extra cost to the 1.01m AED that I paid, the service charge will be AED 8 x the new apartment area. Fair enough !!!

Mission, the letter confirms the fees will remain at 8AED sq ft but on the new increased floor sizes which seems fair enough. I understand that is one of the cheapest in the Marina

This might sound a dum question but why can't Abraj simply employ more workers as the more behind schedule it goes, the extra wages bill adds up anyway thus reducing their profit. Last time I visited the site, it seemed as though there were less workers here on TP than the neighbouring builds. If they are trying to build on budget by reducing staff, it will certainly result in a hefty overspend later on.

On a lighter note, is the core where the lifts go and if not, what is their purpose.

I realise this might be a bit of a dim question, But ABRAJ i thought were meant to be working nearly 24 hours a day, Why in any of the photos does thier seem to be no one on site doing any work? Can anyone confirm if any constuction has actually taken place as from various photos from may to current ones i can see no progress?

Any one shed any usefull info on contruction progress? What happended to the 1 floor a week promise! I reakon the Burj with its 160 floors will be built before timeplace and its 35.

I was on site in May, see my posts on archived thread, the last posts show what appears tp be a large expanse of concrete on the left, facing the Marina, on the second floor. None of that was there, as they were just completing the basements.
The first three levels above groung contain the pool etc and villas. I would expect those to take the time. However, they are obviosly behind schedule and I agree, there does not appear to be a lot of activity.
We need someone local to get a few more posts of pictures. Anyone out there living in MD1 overlooking the site?

I think it is at last starting to get on with things and rising high!! You can see a lot of work has gone into the villa area and first floor which is probably the most complicated areas and hopefully they can now put all their efforts into reaching for the sky :)
I get totally depressed when I look at the Marina view thread and their progress which seems months ahead of TP considering they were at the same stage at the beginning of this year.

but the better side is 1b.You can see the marina from your bedroom window.

no problem we have a nice park on marina level.And i think if we have outside temperatures from 43 degrees,we will sit on the sofa inside.

I was shown what the floor area of of the two bed was and it's approximate location. If they stick to their agreed areas,120 odd sq. mts is a big piece of property. I do not think there is a lot of apts. the three bed take up one side of the Marina facing, the two bed type 4 take up the other side, so two apts for the whole of the front, a two on the bridge side... not a lot.
Then go look at apts for sale in your native country and ask the floor area.
Concrete is very deceptive, white walls and glass open it out. It's plenty big.
As CK states, we'll all be on his balcony anyway.....

Well, I am looking at at least a 3-4 month delay hopeflly not more than that as rents in dubai would kill me just renting out month on month as my current rent contract expires in April 07.

Krazy this is the TP thread so of course the investors are going to discuss general things about the project that maybe other users would not be interested in. If you look at other threads other users also discuss information that is no use to me but i respect that users will discuss non vital information as this builds moral and communication on this site. This is the whole point of a forum.

Well done again Carpet King, these recent pictures seem to have shown really good progress over the recent weeks. Abraj seem to be putting their foot on the gas peddle even with the quite July and August time.
Does anyone fancy a sweepstake to see who is the closest to the official handover. Perhaps a small gathering in CK's executive balcony for the winner.

I just had a e-mail from Abraj and they advised that by the end of August they will be able to give us a true completion date.

They are saying May 2007 at the moment...

and they are going to tell u end 2007 in august. if they want to tell the truth.

Starting to progress now, as usual slow start, but up to full speed now.

I note with pleasure and a warm feeling as the curves begin to appear, the balconies to the side, small inlets and a wall on the first floor. I feel almost perverse, but only - almost.

Hi there, im new to this site, i have been reading all the comments, i am really pleased to see the growth of the construction work taking place, i have bought a 2b about half way up, my daughter is over there now hopefully taking loads of snap shots. :

They appear to be carrying out block work on the poured floors. I have skipped arround some of the other threads, Marina Views etc and they are not following the same trend. Hope the rate of progress continues. I have a pal at his place at the moment and I have asked for some photographs from the other side. Hope he delivers.
However, these ones from Imre are greatly appreciated - thanks for the updates. Makes my week end.

am really happy at the progress but if they stick to schedule another 30 floors would mean 30 weeks plus another 15 weeks for the sundial and the decors inside...

I dont think it will be ready before end 2007....

My daughter is still over there, im sure she has taken pictures ,although she may be using a dvd camcorder, she has a villa on the palm so plenty of snaps of that if she is allowed to get on there. she mailed me today to say she doubts " timeplace" will be ready by end of May 2007 as hoped. we will have to wait and see. but im thinking POSITIVE

Sorry for being late in my answer but I was on some emergency leave due to
the sad war and aggression against my country Lebanon.
As explained earlier and due to one force majeure that encountered us so far
(Labor law), the same affected our progress with a 2 months delay i.e.
delivery towards end May 2007.
I hope nothing will face us anymore and we will be in a better position to
give a more accurate date by end September.
You are right and if you frequently visit the website you can clearly notice
the progress and today we have reached the 7th floor.
Hope I answered your queries and feel free to ask at anytime.

Does anyone have a plan of the marina complex - ie shops/ restaurants, parks etc?

I think the the marina will look great when 'finished.'

I have heard directly today that expected completion date and moving in date is expected to be end of July 2007

I suppose good news....except that Dubai closes down in July and August, so does that mean September?
