I think maybe the higher floors are way of for snagging..

Maybe the lower floors might be better,,,, Why are Abraj doing this?

snagging is too early there...I dont know why they organise now.


Inexperienced developer who's trying to 'speed' things up and not piss off the buyers anymore after all their fuck ups.

Handover looks like quite a distance away from those pictures.

Sorry but no intention to piss people off, I was only keeping individuals up to date in particular for people that are distant from Dubai.

I know that if I was located in the UK or elsewhere I would appreciate info from people who are local as opposed to be constantly fed info from Abraj who in my opinion are feeding crap to you guys.

I am in the same situation myself where I should move into my new place next month, but the property pages say March 08, not a nice way of finding out.


I am almost on the TP doorstep and had previously offered to help where possible with pics or anything that could keep people up to date, no worries though I will keep my thoughts to myself in future.

July is way off, Feb is more realistic.

I appreciate your input, please keep it coming. The truth hurts sometimes but we have to keep it real. As much as I hate to say this but Krazy is right yet again :bash:

Abraj's plan is working, we stopped talking about delays, Sun Dial and the clock we are now as usual into the "let us be grateful, get the keys and forget about it". Another developer is going to get away with it again :)

Well Krazy has a point and it's not only Time Place with problem but also Marina Views, Snagging happening to Early.

Look at the Jewels and Marina Promenade, they are at a similar or if not slightly advanced stage, and they not begun Snagging.

All i'd say is Time and Place not a million miles of completion, so could happen 1st quater of 2008.

Hi All. I thought I would share my experiences of snagging on an apartment I own in Marina Heights. I used a company to do the snagging report and they picked up quite a bit of stuff. But when it came to handover I had to pay the balance before getting the keys and I was very concerned that if I paid then they wouldn't bother to fix things. But I had no choice. Anyway, once the developer had their money I got the keys and found quite a lot of things that needed attention. However they gave me a sheet to write out any snagging points. Everything on my list was then attended to within a week. I did have to hassle them each day as I was only in the country for a week and wanted it done before I left.

Once week later I left a lovely, clean, fully furnished apartment which is fantastic. The snagging was done and everything was connected (except the TV/internet).

I too am worried about snagging etc. on my TP apartment. However, my previous experience gives me confidence that even after the handover there are teams on site to help sort out problems (all the workmen are still around for a long time working on the common areas). I found it no different to buying a new home in the UK. They were happy to fix things even after I'd paid the last installment.

I'm sure TP will be the same. So don't worry too much about this snagging. Even if you find more things after the handover they should still get fixed.

(By the way, things like the pool were not ready in my other block until a few months after handover. So you also need to expect a lot of building activity still going on after you've moved in.)

Therefore, OTR etc. please keep posting news as we who are living abroad can only share our speculations. I understand that people are frustrated waiting for such a long time (me too :ohno:) but that's how things are in Dubai. IMO don't take for granted what the developer is telling but rather judge based on facts....... and the pics are facts !!!!

Well, I agree July 08 sounds really far off and I, personally, calculate more with end March 08. If handover will be earlier, great :)

I assume that most people on this thread do read also threads on other towers at the Marina. So, we can be happy, TP is in the final stage, what cannot be said for other projects launched at the same time. To repeat Mackie, TP is a great investment and we all will be very happy when it is finished and most of the development at the Marina done. The Marina is going to be one of the hot spots in Dubai :banana::banana::banana:

The photographs and comments are greatly appreciated and have kept me up to date over the past three years. We are reaching the final stage of the project and cracks are appearing.

(Betterhomes is the best they are advertising "The PAD" (Business Bay) --ready:) )

Well i seemed to open a can of worms , so firstly I apologise if anyone took offence . I again am most greatful for the info and i shall keep my thoughts of some post's to myself.....I hope OTR was not thinking any comments were in his direction as they were and are not , i had one issue and that was with Krazy who thought it was good info to write about june or july being more realistic moving in date..........i just thought that was naughty . Imre to let you know i had a friend of mine go to TP last week to look at my 5th floor aprtment as she wants to lease it but unfortunatley firstly she was dissapointed of the size 1 bedroom.....size does matter , bathroom had no lights so was difficult to view so was generally not the best idea to invite her there taken into account the mess around .

Yes sure,TP is a prime location and a prime tower,the only building
with an indoor pool (low maintenance) :lol:here you can pay 1.29
its a good deal,we speak together in 5 years when you pay more

Okay, I will give you an update. I have seen my apartment yesterday and..... it is far off completion !!!! Although I was still told DEWA connection will be beginning of December 2007, there is NO WAY that this will happen.

Maybe people who urgently need to move in as they are working in Dubai, will have handover in March 2008? (my speculation) But the tower as such with all facilities ready will not make it before summer.

I am very sorry guys, it is not my intention to destroy all your hopes, but I am just realistic and have seen the status of the work. There have been a lot of workers inside, but still there are sooooo many things left still to be done.

If I work out how to post pics, I will share some of mine. But the quality is not great as I had problems with my camera.

Despite the delay in handover, I am very excited about my apartment. It is relatively small, but the views....... and location..... and the size of the balcony (type 2B)..... the marina once finished will be THE place :nuts:

At this stage surely they should be in a position to advise all owners of this development what the true status is on.

a) A true completion date.
b) What will replace the sun dial.
c) What will be in the adjacent plots.
d) What are the true maintenace fees per sq/ft when released in 2008.

I doubt it and the lies and false snagging dates will continue to frustrate all, and at no additional cost to Abraj.

What will be the next episode from this crowd will no doubt instigate many new posts to this thread.

I guess d) will be one of them?

You may not have all the facilities100% but you will be able to get the keys by then.

I am very disappointed about the Sundial but having seen the building now, I still like it and it looks far better than most if not all the Emaar projects.

We know what is going next to Timeplace and I love the views of the Marina/tallest block and Sea from my unit, it is worth a fortune.

The Maintenance fees are AED 8 for the first year all in except for the Air Con. And it can increase only by a maximum of 10% (it is all in the contract) and confirmed recently by the developer.

Love the fact that it is an indoor swimming pool and the beach club will be yards away. I originally thought of selling it or renting it but the more I see it the more I like it and thinking of keeping it as a family holiday home.

I spent about three or four weeks looking through this and other sites and analysing many investments and found that this is on of the top two or three top investment in Dubai. When I have time, I will explain more.

Off to Dubai on the 25th and will report back with photos.

Now then, who is up for a swim in the Marina, all invited short and long legs:banana:

Abraj like most of the Developers in Dubai (if not all) absolutely suck and do not give a ****** about their customers but the fact remains that the building and location are absolutely fantastic and the investment has doubled. Bloody **** I started to sound like Morris, I better take some bills.

Did I mention before that I love Greece :)

Ok so this is a view of sorts but it really doesn’t do much for me. I think some of the so called "Sea Views" in Dubai are really over rated. The mere fact that you can see water from a Window or balcony doesn’t justify some of the premiums sellers/developers are demanding. It's not just the sight of water that constitutes a sea view (Ok by definition it is), it's the whole ambience surrounding the sea that makes a view breath taking.

I will now probably be shot down in flames but hey this my personal opinion and I am not singling out this particular picture, just using it as an example.

These are the kind of "Sea Views" I would consider paying a high premium for:

I don't get your point, I am talking about something that I have and I like, not a wishful dream, the fact that I have it is good enough for me. What is your point? Why would you think that you would need the coat, everybody is entitle to have their say .

This is by far a much better investment than my other ones including the Torch which the worse I’ve made up to now.

Sorry guy, but I think you slightly missed the point on the view :nuts:
My apartment was sold with Full Marina View, not see view. The last is something quite nice at the moment which will disapear when all towers will have been build (at least of the 1BR). We were NOT sold the apartments with see view and I would have burst out for a laugh if someone would have tried.
The 3BR will still have a see view, small but blue water is visible :lol:

It is not true that you will loose the sea view all together from the type 2B, you will have two areas one is a narrow gap and the other large gap over the bridge towards the Palm. Forget about the photos I have been on the balcony just like you and the views of the Marina and Sea/Palm are great. Far better than Botanica which I am paying over AED 1500/sqft for. :banana:

Having this being the first time ive invested in a tower block, do all the apartments get handed over at the same time, or is it in stages. Because if it 's when they are already i cant see that it will be feb or march , i think it will be more the summertime. I have bought another apartment in JLT where the stage of the constuction is way in front of timeplace, about 4 or five months i would say, and we still havnt been invited to snag it. And they are quoting feb or march for handover.Can anyone tell me what happens thanks

Three / four years delay and the money being tied up, other than that, great location and will be a great looking building and much better quality. Read through the torch thread especially the old one, it's a great laugh:)

There are many women investors over in Dubai I could introduce you to some but I doubt if you would like them, the money does weird things to some otherwise nice folks :)

I completley agree with you, and its a shame, there are only a few of us, whos success doesnt change the people we are. However I sometimes feel that I have keep my success to myself as I dont come into contact with people who think along the same lines as me. And it just becomes intimidating for your freinds etc, so it will be nice to meet up with like minded people, even if only is to justify to myself that there are other people out there like me who want the good things in life!

They told me last week that there is definetively no sundial. When I asked whether there will be any other spire feature to keep the balance of the design...... well, they didn't know and aren't aware of anything. Does that not sound like real Dubai..... :bash:

There will be a clock to be seen from distance. However, IMO a final decision has not been made yet and that's why owners do not get any detailed information. As the handover will anyway not occur before spring..... they still have enough time. And even if the clock is not installed for handover..... it's Dubai...... :bash:

I asked whether the clock would be installted in the holes on the top, but they denied. Well, let's see whether this at least is finally correct information...... :nuts:

Speculations keep going ..... :lol::lol::lol: I am more interested to receive realistic information from the developer on the completion date..... but it's Dubai...... one has to make it's own assumptions

My freind Margaret called me from Dubai this morning. She has bought a 2 bed. The chap she met was very hostile towards her. Shes a pleasant person and managed to calm him down, and it came out the reason why he was hostile is because hes fed up of everyone complaining, she had an appointment to snag her apartment and basically he told her it was a waste of time, as it was nowhere near . He advised her to come back to dubai in february, and this was to snag , not handover. She rang me as she knows im going out next week, to advise me to cancel the flight. Why on earth have they got us there on false pretences. so handover i dont think will be until the summer.So she never even got to snag the aprtment, but she did say the builidng was in far bette shape than the last time she saw it. sorry guys.

I had a 1 bedroom apartment but managed to sell before completion - I still got a decent return in the end - I may have got more if I held out but I anticipated there would be hassle to see it through completion and it looks my prediction is correct. Its a shame, I wanted to hold onto it but poor dealings with the developer throughout the whole project led me to take the action I took.

I just hope it does not get sour for the rest of the owners so good luck guys and gals.

Info I have recived from Abraj:

As we communicated earlier, we are making sure to finalize the clock to be if not equal a better option from the Sundial. It is taking time, yes because the companies involved in this new design are in Cyprus and Italy and we are waiting for the final illustration to reach us next week. It is taking time because we have rejected three designs so far since they were not up to expectations. Now we have reached the final revisions and we are expecting the final design.

Handover response
The final date is subject to the testing and commissioning that the authorities are doing and which are involving DEWA (Electricity and Water Authorities), the municipality, and the Civil defense. Their process started already and when we have more information and guidelines about the progress, we will inform you. Now the snagging of apartments is going on with customers very smoothly.

There is still the 2CDE tower which will be under contruction for some time.... but of course this would only affect the noice level but not our view :nuts:

I agree Imre, I think that any one who can't see that this is a very good looking building is blind!!
I've been there today and i saw my apartment and I also had a quick look around the tower.
Honestly, it didn't look all that bad to me. Yes it needs a lot of cleaning, a missing tile here and there, but overall, it was ok..
Mind you, i've seen the same level of finishing in some already finished and handed over properties in the marina! So, give it time and i beleive it'll look so much better.

As for communal areas, the entrance is still on the decoration process and the pool is nearing completion. It's very small though for such a big tower.
I'd say they've still got a good 2-3 months of work to finish that one off.

Mackie, thanks for the great pictures. Did you ask them why there are no windows in the fitness and pool area (towards the marina) anymore? I see the concrete wall, but it could have had windows (like in the brochure).

And will we have a coffee shop in the retail area or what are their plans for that?

I have just arrived but I will be visiting site tomorrow at 10AM and will ask all kind of Q's. I just had a walk and a coffee :)

It is too hot here today, I could do with 1 hour in the snow and then back here :)

When I asked them about the windows, they told me the area is below the marina level. But when looking at you pics, this is B...... S as the retail area should be on the same level.

Have today recieved an e-mail from Mazen, stating handover expected end of january 2008, then 3weeks after that the dubai municipality have done their checks, so light at end of tunnel getting closer.... Do i believe it????????? lets hope anyway.

Chippy, what kind of handover was he referring to? The one from the developer?? Remember, Abraj needs first the certificate of completeness from the developer before DEWA connection will be made..... and DEWA is currently running late in all developments..... a nice way to control the market to avoid oversupply :ohno:

It seems that the new tram line will go over the new bridge just next to Bayside residence. This means that we at TP do not need even to walk to the Metro station or JBR but can use the tram :banana::banana::banana:

Sorry I have not been able to spend more time, I have answers to some of the questions and my own real assessment, give me a day to get all of the meetings ....etc out of the way and I will let you know more details.



dewa Connection should be much earlier than Mission has stated, they have already been on site to inspect and asked Abraj to modify some infrastructure which I am told has been carried out already and they should be back to site next week or week after if you believe their consultant. (After meeting many consultants here in Dubai, I have decided along with my business partner to drop consultant from our profile, I would rather be called a dick head rather than be in the same club as these W*****rs, sorry ladies). Will be back soon with some more, sorry for the s[pelling I have not looked at the screen :). Thanks for the tip CU will do it.

Yet again, there appear to be mixed messages with respect to DEWA connection.
One contact is saying DEWA connection in 1 week, the other is saying mid Jan:dunno:

For your reference:

I am so sorry to be the bearer of bad news but as yet the Municipality has not approved the DEWA connections for Time Place (ie utilities). The connections are expected to be active in 1 week but this is not guaranteed. From my perspective, there is really no point in undertaking the snag inspections as scheduled for commencement on 3rd December, as they would be incomplete.

I have therefore arranged to meet with Mazen, of Abraj, at the site on 3rd Dec to view the status of some of the properties – at this time, I will take some photos for your reference. However, kindly note, I will not conduct any individual snag inspections until I am in a position to complete a full inspection on each property. As mentioned before, only those properties below the 20th floor will be ready for inspection at this time. Properties higher than the 20th floor are still under construction so it’s a case of ‘watch this space’….

Should you have any issues pertaining to these delays, kindly contact Abraj directly! I am merely the messenger in this instance.

I Actually met with this nice lady and we suggested to her based on my two/three visits to site to hold back and we agreed that there was no point until Power and water are connected. She has quite a few units to snag at Timeplace. She seem to know her stuff and been here for 15 years and have few properties herself so I expect excellent service.

If your property is between the 1st and 16th floor, once Dewa carried out final connection, I can not see any reason to why Snagging can't take place.

Quality is not perfect by any means but all issues can be resolved if we all take the correct position of not accepting your unit until it is 100% to your satisfaction and that includes common areas.

I have actually spoken to one of the DEWA Engineers that was parking his car near Timeplace and he confirmed the story that I was told on site, which is once they carry out the requested modifications, he will be back to do final connection.

I was extremely angry during my first visit and I let them know believe me, they called one of their so called consultants to site to speak to about all issues. I have since chilled out a little having been to too many other developments in Dubai Marina, Palm, JLT & others. Believe it or not Cold Crest views 1 at JLT is one of the best I have seen for Dubai.

Location and views are extremely nice and once the construction around finishes, this is going to be one of the best places to live so for all the Timeplacers and in general, you have done extremely well but we will have to ensure that we get the final finish right and rectify all issues before accepting our units.

Be nice to Mazen, he said he is trying his best and he is only the messenger and trying to get a microwave for everybody as a compensation, I told him where to stick his microwave :lol: I say give him hell :lol:

The Pilipino Safety officer has long gone and as for the new guy, if he knows anything about safety I must be King Richard. IN general I am wondering how the people I meet in Dubai manage to build these sky scrapers, there must be some clever guys some where but in my last few visits to Dubai I am yet to meet any of them :)

I told them to stop having a leak in all of our Baths the dirty B********ds, the smell was becoming unbearable. Last visit was much better. :ohno:

Depending on your floor level, hand over could be between Feb/March to June/July with the lower ones being the earliest. Alyioo; you can forget your Penthouse for a while, sorry :)

They have moved the pool to the basement and the Architect needs to be shot immediately to stop him making any more fatal errors. The ramp / slope along the side of the building prevent them from adding the windows in part, it can be done still tastefully in part but they choose not to. They Gymm is the same and will be too dark and you will have to be really bad to be send down there to workout in the dungeon.

Well having visited Dubai last week, and visiting Timeplace, me personally am very disappointed. The quality isnt there unfortunateley. We have all been let down, The swimming pool has been built on the ground floor now instead of the podium level as shown in the brochures, therefore no windows. The finish isnt that good. I have bought another apartment in JLT which is almost ready for handover and is far better spec than timeplace. I just hope that they can pull it together. However it is in a great spot, and this development is months and months away from completion, i think it will be around june or july or even later.Dont bank on handover before then, theres no chance.Met the engineer, what a joke he was, there wasnt any kind of authority or organisation, workers sleeping on the job, it was a disgrace.There is one electric socket in the kitchen,and its a single one. with the exception of the floor mounted one for the fridge, what on earth are you meant to do with one socket?

Well having visited Dubai last week, and visiting Timeplace, me personally am very disappointed. The quality isnt there unfortunateley. We have all been let down, The swimming pool has been built on the ground floor now instead of the podium level as shown in the brochures, therefore no windows. The finish isnt that good. I have bought another apartment in JLT which is almost ready for handover and is far better spec than timeplace. I just hope that they can pull it together. Bad flight was it or did we get out of the wrong side of the bed. Some valid points but it is not all that bad, seen much worse in Dubai (including Emaar properties). It can all be fixed as long as we stick to accepting completed properties. :cheers:

im sure there are a lot worse in dubai, but none of us should get bad workmanship, and they have let us dowm mackie, no sundial, the swimming pool, the finish in general, however its in a great place close to the tram and the metro.I just hope they can get the downstairs right, i;ll work on my own apartment to get that upto scratch, i left a message for you saying thanks for everything i hope you got it. And didnt have bad flight i was just saying as i saw it.:ohno:

Property magnet steady up now take it in your stride your a business lady , we don't pay until snagging is done and satisfactory. Some valid points I see with the One socket now that is nearly strange enough to laugh about and I must point out to the lady doing the snagging .....eventually that it needs resolving i.e more sockets.

Was very nice to meet you ...hope you had a good stay. and got most of your meetings / shopping completed... Regarding your comments... good one about the socket,,, But going back to square one having bought off plan,, its very difficult at that stage to get an angle on 'quality of finish' when written down tiles are tiles.... I agree they are not the best quality., but like you say, you can upgrade them to your particular standard...like all things in the apartment..... But overall it will be a good starting point...

PM have you noticed that the place for the socket of the fridge is wrongly placed as well? At least for Type 2B, the socket is on the right wall instead of the back (wall to living room). This makes it VERY tight to fit in a normally sized fridge..... because of the granit overlapping the cupboards.....:ohno::ohno::ohno:

Furthermore, I asked how I could fit a dishwasher and was told next to the oven I could remove a cupboard and fit the dishwasher. I asked about water connection and was told it is there???? However, why am I suspicious??? Don't really believe this statement. Mackie, do you have plans to check??

maybe i see things with more of a critical eye because kitchens and bathrooms is the business im in, but also i had another finished apartment to compare it too, one with ample sockets, speaker cables, and even a compartment in the floor that you opened up which had electric sockets and aerial sockets in etc, and they were miles apart. I just hope that they get the podium and ground floor area right, because if they do do it correctly it will look fab. Steve i know i said i would change things to bring it to the standard i want but we shouldnt have too, it should be adequate to start with. We've been lied to by abraj, the issue with the sundial i think is a massive one, thats why i bought the apartment in the first place. The marina heights tower i stayed in on the last night, now that was quality, and timeplace doesnt even come close to that apartment block , and its a damn shame, but im only saying things as i see it, whats the point in pretending otherwise? However i think the outside of the building looks really good, at least it has a different shape to a lot of them, and i think we will get good money in rent without a doubt as it is in a prime location, its upto us now as individuals to get our apartments in top notch condition so we can get a good rent. It will only take a few tweaking bits here and there , it wont cost the earth.One single socket in the kitchen, how on earth can they justify that.Cugewneva, i dont know about you but the sink unit in my apartment was a 800 base, you will not get a dishwasher in there, as the minimum size for a sink unit requires 500, and a slimline dishwasher is 450mm , a full size is 600, so im afraid there isnt enough room, not in mine anyway. Hope this helps

It would be fantastic if my 2b apartment was like the picture, but its not, In the picture there is wooden flooring ,not tiles, there is a separate door,to the balcony, which there is'nt. the size looks a lot bigger that actual... The coving is different also...The picture maybe a 2b Lower apartment... Can someone confirm this...Thanks Steve...
