WOW. It somewhat reminds me of Saifi Village in Downtown Beirut, very ice project. What Saudi Arabia needs is more of these master-planned communities where there is a continuing "theme". In such cases development authorities can also plan for public spaces which I believe are a vital part in forming a community and not just a neighborhood. If i'm not mistaken, they may have started construction on this project, I have seen pictures of ongoing construction on roads, landscaping, lighting etc.

Realy it will be very nice.......

Dar Al Arkan is developing a bigger master planned community north of Riyadh called 'Riyadh Views'. I think that we'll see many similar projects in the coming years with current tremendous demand for properties in Riyadh.

From what I have heard, all we see today is the "tip of the iceberg". Apparently Saudi Arabia's economy is in a transition stage currently. Although the current boom was ushered in by high oil prices, according to an economist cited by Arab News, private investment is what is driving the economy, and increased confidence in the business community is setting the stage for even greater advances.

From my point of perspective, Saudi Arabia will be seeing MANY mega real-estate projects being announced soon. Demand is ripe, the money is available, and the will to press ahead with such projects is growing.

قال يوسف الشلاش رئيس مجلس إدارة شركة دار الأركان للتطوير العقاري، إن النموذج الاستثماري لدار الأركان فعال في كل الأحوال الاقتصادية (استقرار، انتعاش، انكماش)، مشددا على أن الشركة حققت معدلات نمو كبيرة جدا في الإيرادات والأرباح والأصول الرأسمالية في ظروف الاستقرار والانتعاش الاقتصادي، كما كانت الشركة الأقل انخفاضا من جهة الأرباح أثناء فترة الانكماش الاقتصادي الحالي الناشئ عن الأزمة المالية العالمية الحالية مقارنة بمثيلاتها من الشركات المطورة المحلية والإقليمية.

وأكد أن الشركة ماضية في إدخال الأصول العقارية المدرة للإيرادات كمصدر ثالث للإيرادات الكبيرة تطبيقا لخطتها الاستراتيجية المقرة قبل نحو ثلاثة أعوام لإيجاد مصدر إيرادات مالية مستدام يوفر السيولة من جهة ويعزز القوة الائتمانية للشركة من جهة أخرى، إضافة إلى مصدري الإيرادات السابقين وهما المتاجرة بالأراضي المعظمة القيمة وبيع المنتجات العقارية عالية الجودة متعاظمة القيمة واللذين ما زالا يحققان للشركة أرباحا مجزية.

جاء ذلك في معرض تعليقه على إبرام شركة دار الأركان في مقرها الرئيس في الرياض أمس عقدا ''استراتيجيا'' ولمدة أربعة عشر عاما مع الشركة السعودية للمتاجر الشاملة (كارفور)، والذي بموجبه ستفتتح ''كارفور'' فرعا لها في السوق التجارية (القصر مول) بمساحة تأجيرية تصل إلى 8700 متر مربع، حيث وقع الشلاش الاتفاقية عن ''دار الأركان''، وعن ''كارفور'' إياد ملص عضو مجلس الإدارة في ''كارفور'' والرئيس التنفيذي لمجموعة ماجد الفطيم القابضة.

من جانبه، قال المهندس سعود القصير مدير عام دار الأركان إن توقيع عقد تأجير المساحة المخصصة لنشاط ''الهايبر ماركت'' وتتابع تأجير المساحات الأخرى المخصصة للمحال التجارية والمطاعم والأنشطة الترفيهية في سوق مول القصر حول الخطط الطموحة التي وضعتها الشركة قبل أعوام إلى واقع ملموس، موضحا أن ذلك جاء نتيجة متوقعة لتطوير الشركة لـ ''سوق القصر مول'' بمعايير عالية جدا على مسطحات بناء قدرها 235.000 متر مربع في منطقة السويدي وسط الرياض، وهي منطقة تشهد ندرة في ''المولات'' المميزة من جهة الكم والنوع، حيث لا تحتضن مناطق وسط وجنوب وغرب الرياض سوى 15 في المائة من مجمل الأسواق التجارية في العاصمة السعودية، في حين تستحوذ منطقتا شمالي الرياض وشرقيها على ما نسبته 85 في المائة منها. وأكد القصير أن ''دار الأركان'' ماضية في خطتها الجديدة لتعظيم إيراداتها من خلال تحقيق أعلى نسب تشغيل للمساحات التأجيرية المتاحة لها من أصولها العقارية، وذلك ضمن إستراتيجيتها لتوسيع نطاق أعمالها وتنويع الإيرادات، حيث أصبحت الشركة تولي مزيدا من الاهتمام بإدارة الأملاك والتي تتمثل في الإيجارات الناتجة عن استثمار العقارات التجارية والسكنية، إلى جانب الدخل الناتج عن إدارة وتشغيل وصيانة المباني السكنية والتجارية والمرافق العامة، وذلك بغرض إنشاء محفظة من الأصول المدرة للدخل، فضلا عن إمكانية الاستفادة من أي ارتفاع محتمل في قيم هذه العقارات. وقال: ''سيكون قطاع التأجير من الأذرع القوية الداعمة للدور الريادي للشركة في القطاع العقاري السعودي''.

last year they were constructing a huge mall as part of this project, but the apartments and the houses are completed now.

مشروع تشكر عليه الشركه وخصوصا مغامرتها في الموقع ويخفف الضغط على شمال الرياض ان شاء الله

انا اناشد واطالب بمثل هذة الاحياء المطورة بشكل شامل ومتكاملت الخدمات
بدلا من المخططات التقليدية والمضاربة بالاراضي الخام والتي يتم تطويرها بشكل جزئ مع فقدان جميع الخدمات عدا الاسفلت وبالتالي تطور فرديا من قبل المشترين

ياخي لو الدوله تدعم شركه دار الاركان ب 50 مليار كان انحلت مشكله الاسكان عندنا

او تعطيها اراضي خام وتنخصم تكلفه الارض من قيمه الوحدات المباعه للعامه

مشكلة الاسكان عندنا في السعودية اولا بسبب سعر الاراضي
يعني لو الحكومة تصمم احياء منظمة و امنة ما يكون في الحي الا 4 مداخل مثلا و فيه البنية التحتية
و تبيعها بسعر رمزي يغطي تكلفة توفير البنية في الحي فقط بسبب انها حكومة ما تسعى وراء الربح
ثانيا البنوك عندنا تعطيك مليون و تاخد منك مليونين حتى في اكبر بنك ربوي في امريكا ما عندهم نسبة الربح الهائلة
بس الفرق امريكا ربح ربوي و السعودية اسلامي
لووووول انا مو داخلة في راسي البنوك السعودية
يعني معقولة اقترض قول مليون و اردها مليونين غير قمية الارض توصل 800 الف
شي مو طبيعي
