How big is this new mall? And where is it? The current biggest is Gateway Theatre of Shopping in Durban which is currently 150,500m2 and undergoing an expansion bringing it to 165,000m2.

hey

when gateway first opened in 2001 it was 127 000m2. It has then expanded a number of times to reach its current 150 500m2. Once the present expansion is complete it will be 165 000m2 as Greg pointed out.

To my knowledge Canal Walk has never expanded and its initial size was 125 000m2. It had more space dedicated to retail stores than Gateway when Gateway initially opened for Gateway had alot more lifestyle areas (wavehouse, worlds highest climbing rock and the like).

However at its present size its way bigger than canal walk.

Just to clarify.... :)

I dont see that mall big, I don,t know why they say that, may be they mean tall. I know that there are some malls bigger than that in S.A and may be in egypt, in Charam Echiekh.. Morocco now is building a big one too

Canal Walk (Century City) is currently undergoing an expansion by 16 000m2 actually. They're building 6 glass "pods" which will be connected to the mall and house high-end stores. It's one expensive upgrade because they're going for design over size. Should be completed by next year!

What is the retail space available in these malls?

It would have to be considerably large to claim the tag, but I don't doubt it for a second. Such developments are now common place throughout the world.

Gateway in Durban is sitting at 150 000m2 roughly at the moment with a further 13 000m2 expansion about to commence. Canal Walk in Cape Town will be also just over 150 000m2 after its expansion.

The Pavillion, also in Durban, is sitting at 123 000m2 and is also about to undergo an expansion to 136000m2 which will include an ice rink and more decor related stores.

So yeah SA malls are pretty big

Wow wow wow!! That mall is THE PERFECT MALL.:eek::drool: I knew they've got nice things in Egypt, but I didn't know that there is such a beautiful mall there, I'm really impressed!:nuts: Amazing, that mall is just like in the USA.

If I'm not mistaken, Gateway is currently sitting at 166 000m2 and has another expansion planned (apparently Ikea etc. are looking into starting up in SA and have chosen Gateway for their flagship store...could be baseless rumours though).

I didn't realise how many large malls we actually have. Canal Walk is 125 000m2 and will be 141 000m2 after the expansion. Eastgate is expanding to 122 000m2, Menlyn Park is 115 000m2 etc. Sandton City is apparently larger than Gateway if you include Nelson Mandela Square into the mix.

Asia has the biggest and best malls for sure. From Dubai to the Philippines, its nothing but retail heaven.

How many Super Regional malls are there in Africa?

I know the retail Space in Tinapa Calabar exceeds this so there's one in Nigeria Btw

I'm not sure about Egypt. Namibia doesn't have one, even with the expansion, the largest mall there would still fall under 74,000 mē

Canal Walk, Sandton City, Gateway, Pavilion, Eastgate, Tygervalley are those at the top of my head. I have no clue as to the size of the majority of malls in Joburg so I'll need help with those. Many of these are currently undergoing upgrades too, with a few other malls undergoing expansions that will put them in the 75 000m2 category.

Of course there are other malls under construction...not sure if any fit the super-regional category but quite a few come close.

all these malls not just add a lot of cool entertianment, promote the image of a modern city, but above all help to fight poverty, many direct and indirect jobs are created!

Take a city like Bangkok it has around 50 malls (I am just taliking about the big modern ones!!). Just imagine the amount of direct and indirect jobs!!

Urban Nigerian people are generally very fond of shopping! (an urban Nigerianman likes a lot more to go shopping than an urban German man, generally speaking...not to speak of Nigerian young women...especially Igbo girls, they virtually die for shopping)

Zonkizizwe is currently under construction in Midrand, Johannesburg. It will be Africa's biggest mall when complete at 200 000m2.

It's part of a theme park, casino, office park among other things.

Erm, no it's not...750 000m2 including all the office towers etc. yes. The actual mall is 150 000m2 which is smaller than Gateway (Gateway has 18 movie theatres, an IMAX theatre, a playhouse called the Barnyard Theatre, more than sixty restaurants, more than 300 stores, the Wave House, an arcade and theme park called Fantasy Forest, a 4000 sq. metre skate park designed by Tony Hawk, the highest indoor climbing rock in the world, a Nissan 4x4 track and a science theme park. It's 166 000m2 shopping-wise) in Durban and Sandton City in Johannesburg. A simple google search proves that.

Sandton City is currently under expansion with an 80F office tower planned. The fact that it's a part of the mall doesn't mean it's considered a physical piece of it. By that logic Century City in Cape Town would be absolutely huge due to the fact that it's surrounded by office towers.

The biggest mall in Middle East and Africa are in Dubai. Mall of the Emirates and Dubai Mall which is supposed to open this month , the latter is the biggest mall in the world!

im not sure about that 150,000 m2 figure, it should be more because Citystars has 3 flors underground parking, 7 floor, 750 stores and restaurants, 6000 m2 theme park, 21 cinema screens, and there is a phase 2 under construction , but the features of Gateway mall sound cool

It all depends on how big the stores are. Gateway is known to have very large stores and aisles. By comparison, Canal Walk, which is smaller, has around 450 stores.

The malls are measured by their Gross Leasable Area (GLA) and Total Area (The entire complex including carparks if separate from the building(s))

Of the top 20 malls in the world there is NO African country -

I think we in the forum should compile a list of the Largest malls in Africa and put it on wikipedia or some other informational websites...just a thought

There is an expansion that has opened, which brought 250 more stores bringing it to a total of 750 :banana: and a new luxury 8 screen theatre (first of , (even though there is already a 21 screeen theatre in the first phase), and another food court. Bu luxury theatre, I mean, large leather armchairs (insted of the normal theatre seats) and feature Super Screens and Digital Surround Sound that provide the latest technology. It also included the largest H&M store in the middle east and africa 3500m2!!

Yeah, Zoni'Zizwe mall in Joburg is also 200 000m2. Not sure on the progress though.

I can imagine Gateway expanding sometime soon again. If I'm not mistaken they are busy expanding a store or two at the moment.

^^ Actually, there is a lot not on that list... should it be a list of the top 23 as it is now! Cavendish Square should definitely make the list or Somerset Mall in Somerset West (CT south-eastern suburbs) is also at least big enough perhaps. There are probably many malls in SA larger than the smallest of 40,000m2 on that list...

Even think The Mall of the North in Polokwane is bigger than the 40,000 threshold, the Garden Route Mall, George is probably too, as well as Greenacres, Port Elizabeth? Fourways Mall in northern Sandton (Johannesburg) belongs there too most likely?

I guess there are just too many malls in S.Africa and too few people who actually have the letable area info at hand. I mean, jeez, Cape Town area alone has the following "regional shopping centres" all larger or at 30,000m2:

The biggest mall in Luanda which is currently u/c is 145.000 square metres...it should be added to the list...several mid-sized ones are also u/c...I am not sure for Belas Shopping but I doubt it has over 50 000 square metres.

I think the international crisis had some impact on that. with Nigeria growing more than 5% in the crisis cycle. and now major economies getting out of recessions . and the country's economy keeps growing . I think its going to be successful.

That's because they consider themselves an Arab nation. Like " Arab Republic of Egypt" and they are the Arab world's largest nation(Population wise).

Plus, the Israli-Arab conflict ." Egypt is very crucial to the current existing peace" if Egypt gets pissed off, things will be ugly in that region.

The reason why its called Mall of Arabia Cairo is this:

The compnay building the Mall is an Emirati company, and their mall is like a "franchise", they have built a Mall of Arabia Dubai, Mall of Arabia Jeddah, they are now constructing Mall of Arabia Cairo, and they have plans to build Mall of Arabia Beirut and Mall of Arabia Damascus. Thats why Mall of Arabia Cairo is called that, because the company is building their "Mall of Arabias" in cities all across the middle east.

And besides, Egypt is geogrpahically in Africa, but it is considered to be part of the Arab World and Middle East. Thats why my passport says "Arab Republic of Egypt" on it.

So for those reasons, I think the name is suitable, and to be honest, I couldnt care less about the name, I am still amazed by its beautiful renders.

The Palms Shopping Mall in Lagos will be extended to 60,000 mē by 2012

Construction will Start this Year.

Other Shopping Malls are planned in Lagos, but it will take some time before we finally break the 100,000 mē mark.

Investors never make bold leaps in Nigeria, they always do things progressively.

and even when they do make bold leaps..it ends in failure..because to be successful in Nigeria you have to really do your home work.

I will only be happy when Africans stop travelling to other places to go shopping, this is hilarious..all the labels can easily come to Africa ...retail emplyos millions of people elsewhere directly...not to speak of the indirect jobs (marketing, advertising, product and graphic design, consulting, architecture, up to facility management companies)

How many times do I have to say it.

It is called a retail boom, facillitated by growing middle class.

Bangladesh is the only country in the world where there is a retail boom otupacing its natural development.

It is a process!

Trust me, in 5 years time there will be malls all over Africa as big as the largest in Asia.

Look at the size of Africa's middle class then compare it to Asia and then tell me who needs more malls.

This happens with growth no sooner no later.

Ghana, Angola, Nigeria, Sudan, Kenya, Ethiopia etc will experience the boom as their middle classes grow.

Malls are not a big achievement, the largest mall U/C in Egypt will be larger than the largest in Dubai, America, Britain, Australia, France, Germany etc

I don't just make assumptions Matt I do my research.

When the Palms opened inn Lekki, it was the first of its kind in Nigeria and perhaps even in West Africa.

but since then there has been a lot of development.

The new mall in Abuja opened two or three months ago, it is much larger than the Palms.

The Palms itself is being expanded to tripple in size in two years time, there are initiatives to build many retail and leisure combined projects in Lagos, all serious initiatives.

There is the Mall in Port Harcourt, U/C, there is the Galleria in Yenagoa also U/C, there is the mall in Uyo als being built. There is Tinapa in Calabar which is expected to be fully utilized this year, it has 4 times more retail space than the Palms.

The point I am getting at, you can name South Africa, America, Malaysia any country out there and I can bet you the first malls that came out in these coutries were not much larger than what is being built in Nigeria right now.

Who will finance these initiatives? The fact of the matter is most Nigerian politicians are not technocrats, even the private sector is under going problems and when it comes to foreign investment that is a long process also. Nigeria is one of the hardest places in the world to do business, if you don't believe me I can dig up the statistics for you.

It is much harder to build a mall in Nigeria than it is to build one in Egypt or South Africa or even Ghana, but when something is eventually tried in Nigeria it flourishes.

Take Telecoms, the growth rate is phenomenal, take the banking sector, take the stock market, even the hotel industry is now one of the fastest growing in the world now.

Trust me, talk to any investor in Nigeria and they will say what I am saying is true, that Nigeria is about to experience a retail boom. Talk to Ben Murray Bruce, talk to Starwood, talk to Broll, talk to Persianas, talk to Bentel, talk to Shoprite.


I am not making this stuff up, whether you choose to believe me is insignificant, I am not the President of Nigeria and neither are you, Nigeria will flourish without my interference or disintergrate without my intereference and the same goes for you.

I have told you my observations.

I have been to large malls in Houston, Hawaii, Manila, Brisbane, Gold Coast etc and I am not talking about Mediocre stuff for the record.

huh? are you joking? there already way bigger mall around the world. It's always a good chance for other international brands to enter the Egyptian Market. it's something good for the economy.

The whole project is 670,000 square metres it's only the mall area that going to be 441,000 square metres.

I can agree with you here. There is a lot of interest in Nigerian retail sector. I had the opportunity to visit chairman of Shoprite a year ago and all he was talking about was the 100 new shops he wanted to build in Nigeria in next 5 years.

But the problem appeared to be land availability for new properties and enticing foreign property developers to follow him to Nigeria so he can lease the space (Shoprite is obviously not in the property business and leases from mall property developers).

This is very true. I wouldn't invest in 100,000 sqm in Nigeria before seeing a 60,000 sqm succeeds. Besides, where are you going to get the tenants for 100,000 sqm of retail since there is not enough quality retail chains operating in Nigeria with a long enough track record of success. So you always start small and grow incrementally. You normally need at least 70% of what we often call "national retail tenants" to ensure that the mall is a success. You can only give 20-30% of space to new concepts which are more likely to fail as compared to a Shoprite, Game, Chicken Republic etc who have a long track record.

The Egypt Mall is build on a larger area than the Morocco Mall, but they have a large open space in the middle.
The open space is not been used for shops etc and that is why the Egypt Mall is smaller than the Morocco Mall..

A mall's size is not determined by lettable space alone. If that was the case, Canal Walk mall in Cape Town would be "larger" than Gateway in Durban, as it has more shops/lettable space, but Gateway is a good 20 000m2 larger as it has wider corridors and more open spaces.

What is the open space used for? It's its used for something mall-related, then it would be included in the mall's total size calculation.

An earlier poster mentioned close to 180 000m2 will be available for leasing in the Egyptian mall. Do keep in mind that its food court(s), corridors, bathrooms and a load of other spaces will count towards its total size...And those are not included in the 180 000m2.

I never said Shoprite was in the property market.

Btw I think the retail boom has already started.

Ibom Tropicana has a shopping Component in Uyo, Southern Nigeria and is already under construction
Silverbird Port Harcourt is already being constructed
Silverbird Abuja is complete
Starwood are going to build a mall in Lagos
Palms Shopping mall might be expanded by Tayo Amusan/Bentel
Ikoyi Mall (Alausa Mall) should be built soon

and then there are other serious proposals

such as the Jabi Lake Mall and shopping components of the WIP, LFTZ, Eko Atlantic etc.

There are many ways of determining a Mall's size.

I believe the most common is retail space, that is why I used it.

A mall is shops and other buildings in one building.
Open space is not really been considerd as a mall..

If you build a mall in Africa of 10 000m2 (retail space) and 500 000m2 of open green space is it than the biggest mall of Africa??

If it is a plaza of sorts, then it would naturally be considered part of the mall, but it doesn't sound like it is.

The Moroccan Mall is more one building, the Egyptain Mall has a very large open space in the middle.

But I dont understand why you wouldnt measure a mall in over-all area? After all, it is still part of the mall. Although i do see what you mean when judging it by retail space, theres more to a mall than that.

1- well the brands are interesting ...but the designe is realy bad ... and the thing of ( biggest mall of africa ..come onnn guys ....if u are going to consider the not built up area ...we will do the same with morocco mall and will say it's a 10 hectars mall ... because as u can see in the vidéo ...there is a huge space between the mall and the see wich is used for artificial lacs and interntaments stuff and even the arribat centre mall in rabat will be bigger than the egyptien mall if we conidered the not built up irea ...i already wrot that in the egyptien forum ... but it's quite bigg anyway ....

There are two different criteria.

Morocco Mall is the biggest based on one of them...but not based on the other.

Just like Dubai mall is the biggest mall in the world based on one but not the other.

There should be two lists...one for Total Area...which Morocco Mall leads..and one by GLA which Gateway Mall in Durban leads.

GLA: 150,000 m2, 21 cinema screens, 643 stores. Was built on 750,000 m2 (include a hotel, 2 theme parks, 20,000 m2 exbiton and more)

Also there is one u/c in sharm. It's going to have the Largest Lagoon on Earth :D

LOL, we have huge population you see, so it understandable. We have lots of shopping streets too. Though malls is what companies prefer to build so that they can lease store if you get what I mean.

BTW this is off-topic but I'm hoping to see Moroccan designers in Cairo Fashion Week next year cairofashionweek.com :troll: I'm only kidding :P
