lovesaigon September 24th, 2006, 06:47 AM Oil billionaires eyeing Vietnam
http://www.tuoitre.com.vn/Tianyon/ImageView.aspx?ImageID=153579
UAE investors and Vietnamese entrepreneurs at the Vietnam - UAE business forum held in Dubai this June.
VietNamNet Bridge – United Arab Emirates (UAE) investors are eyeing Vietnam as a good place for investment. Billionaires from the oil country are planning to inject $4.2bil in two projects in HCM City.
Managing Director of the five-star hotel Millennium Airport in Dubai Bruce A. Khalili flew to HCM City in early September. The director declined to reveal the details of the trip, but he said that he came to kick start a big-scale plan to invest in Vietnam in the near future.
“Vietnam’s fast-growing economy, political stability and young population all have led to our decision to choose Vietnam as one of the new investment destinations,” said Mr Bruce A. Khalili.
Mr Bruce Khalili now not only holds the post of hotel director, he is also the representative of the private air carrier Dolphin Airlines, in charge of investment in Asia. He said that in the immediate future, Dolphin would ask to open a direct air route from Dubai to HCM City. The airline will later consider making investment in a hotel system to be set up along the southern seaside in Vietnam.
Prior to that, the real estate trading group Sama Dubai has decided to invest in the project to build Cua Dai bridge in Hoi An town in the central province of Quang Nam. The 1,256m cable-stay bridge will be built under the mode of BOT (build – operation – transfer), which is estimated to cost VND400bil ($25mil).
The group is also eyeing HCM City, planning to set up an urban area in Thu Thiem area, and a shipbuilding yard, capitalised at $4.2bil for both. A source said that a representative of Sama Dubai had met Vietnamese authorities several times, and he expressed strong commitment to investing in Vietnam.
Meanwhile, Dubai Ports World has revealed its plan to inject $3.5bil in five big ports in the world, including one port in HCM City.
According to Dang Ngoc Quang, Vietnamese Commercial Attaché in Dubai, Vietnam’s Embassy in Dubai is always asked by UAE investors about the investment environment in Vietnam. Most recently, Genfinancial Holding GA has asked for help to contact the Director General of the Vietnam Shipbuilding Industry Group (Vinashin) to discuss a plan to set up a shipbuilding joint venture capitalised at Euro434mil.
According to international experts, the oil price fluctuation over the last three years, which saw one barrel of oil increase from $20 to $70 has brought about the colossal profit of several hundred billion dollars to investors in the Middle East. The investors are planning to invest these vast sums of money in other countries.
The outward investment by UAE has been increasing sharply in the last few years. Most recently, the Government of UAE has made a lot of investment deals in Morocco worth $12bil. UAE investors said at the Vietnam – UAE business forum held on the occasion of Vietnamese Deputy Minister of Trade Nguyen Thi Kim Ngan’s visit to UAE in June 2006 that Vietnam would be the ‘centre’ of their investment deals in the next few years. Analysts believe that the investment capital from UAE will flow into the fields of construction, real estate and tourism.
Tran Thi Thuy Hop, Director of Khanh Hoa-based Thanh Dat Company, which is negotiating to implement projects on a resort and a steel complex, said that most of the UAE investors are financially powerful, which should be seen a big advantage in implementing big projects.
Mr Quang stressed that this was a golden opportunity to attract foreign investment. However, many UAE investors still cannot imagine what Vietnam’s investment environment is like and how they can benefit from investing in Vietnam. Mr Quang said that Vietnamese agencies in charge of promoting investment to Vietnam need to pay special attention to luring UAE investors to Vietnam.
In general, UAE should be listed as one of the key markets for investment promotion, said Mr Quang.

lovesaigon September 24th, 2006, 07:08 AM Singapore property developer Capital and Ltd. has said it will team up with two local partners to establish a US$40-mil venture to develop a residential area in HCM City.
The company has submitted the project for the 23,000-square-meter residential area in District 2's An Phu Ward to the Ministry of Planning and Investment for approval.
In the planned CapitaLand Vista Joint Venture Co., CapitaLand will hold an 80% stake and the remaining 20% will be equally shared by Phu Gia Real Estate & Commercial Construction Co.
The multi-phase project will develop six 30-floor blocks with about 1,000 apartments.
Initially the 50-year venture plans to develop a gross floor area of 40,000 square meters, including 300 apartment units with two to four bedrooms and penthouses. There will be two towers with communal facilities, like swimming pools, tennis courts, kindergartens, playgrounds and landscaped gardens. Car and motorcycle parking facilities will also be provided.
The venture expects to commence work on the project late this year and put up housing units for sale then. The expected completion will be in the third quarter of 2008.
If approval is forthcoming, the project, will become CapitaLand's first in Vietnam.
Besides India CapitaLand has chosen Vietnam as another market in its expansion strategy. CapitaLand hopes the two fast-growing markets will make up 10 of its pre-tax earnings in the next two years.
CapitaLand Ltd. is a subsidiary of CapitaLand Group, one of the largest listed property companies in Asia active in 17 countries. It is listed on the Stock Exchange of Singapore.
The company's core businesses are property, hospitality and real estate financial service focusing on large cities in Asia, Australia, Europe and the Gulf region. CapitaLand's property and hospitality portfolio stretches to more than 70 cities around the world, including key gateway cities in Singapore, Australia, China, Malaysia and Thailand.

CuLongVN September 27th, 2006, 05:50 AM Hi am new here, I'm very interested in Vietnam becoming a economy power house in southeast Asia, cause am Vietnamese myself and would like to do some investment in Vietnam real estates sometime in the near future. Am wondering are all these projects been appoved? And are those projects that has already been competed doing well as far as selling it?
I have been back to Vietnam last June and I didn't see much projecta competed from a few years ago, and some of the projects has been abandoned, but on these fourms it look like Vietnam is doing alot better then I thought....

Saigoneseguy September 28th, 2006, 03:49 AM That' the Saigon bonday.
coolink September 28th, 2006, 06:21 PM titanic you found so many cool pictures
yeah the new bonday is better looking.
the old one looks like the diamond-cut, but they use clear glass you could see through the interior with different floors. (i bet ya at night you could see people walking and working on each floor.
That design will be a success if they use reflective colour glass like blue or yellow, white mirror glass or multi colour glasses....that'll be cool.
i don't understand the kimdo hotel. it seems pretty big, but they also plan a 40storeys bank building there.....i don't think that site is enough for 2, 40storeys buildings. Tax plaza already occupies haft that block.

i think we'll have to wait another 2yrs to see another wave of new rising skyscrapers in saigon, then the next one should be around 2010 (only counting the current existing projects)
if you want singapore or hongkong skyline wait until 2020
Saigoneseguy October 3rd, 2006, 10:44 PM Oh, think about what makes up the core of Saigon's skyline are all pre-2000, it's really depressing, can you wait? Coz I can't wait!
But it's better to have a 'flatter' city with many skylines and spreaded-out buildings than having just one CBD with poorly organised sprawls around...

lovesaigon October 6th, 2006, 11:31 AM The 54 story - GS XI Saigon Park Tower will not be built in September 23th Park! T____T What the... >"<
According to Saigon Times Weekly (Vietnamese ver.), Ho Chi Minh gov have stopped that project, and is negotiating with GS company for the new position for that already designed 54 storey building. So, it'll be located at somewhere else, hope 'bout that.

Demo is finally starting on the Asiana Plaza site, they signed Intercontinental Hotels to run a 30 story hotel, and a condo building as well, on the site.
It looks like The Manor phase II is now under construction. Will update emporis accordingly.
The Saigon Pearl should finally start rising above ground by the end of the year. They've been doing the foundations all this time...

I'm very sure the Everich 6 apartments buildings are right inside Phu Tho racecourse.
I looked at a panoramic image of the racecourse on flickr.com (don't know how to find that pic again)
it's okay, but somehow i want them to reserve the whole city block for sport facilities, or public recreational uses. putting 6, over 20 storeys buildings there just doesn't seem right.

as much as i liked parks and want saigon to have lots of them, this one is an exception.
I felt so bad when I saw the central park building, was hoping they built something big in that spot as a focal point for the park. like the cityhall or operahouse to complete nguyen hue and leloi boulevards.
54 storeys project was exciting, but so unfortunate.
there are 2 huge ass buildings in that park and they don't say a damn thing, and a bunch of buildings in tao Dan park.
they knocked down french villas in district 3, french shophouses in district 5 and french administrative buildings in district 1 to build highrises tubehouses and that;s okay.
let's hope there won't be another crisis in the region and halted another 10yrs of building like the asian 1997 financial crisis.
the slow vietnamese bureaucrat plus the current north korean situation, the middle east and inflation around the world. we're not joinning WTO
everything just spells DOOM for vietnam.
low areas like Thu Thiem , Nam Saigon or all the slumps in Binh Thanh and district 4 are perfect for building parks, big big parks, parks that will relocate thousand of families (in each district) out and clean up the city. If i remember correctly they had to relocate 500 houses to build Sept 23 park

it's okay to to up to the rooftop cafe of saigon trade and take picture.
they give you the menu, you say you will take pictures first and will order after. Just walked around the restaurant, no worries. My friend and I walked around the place before we order drinks.
ON Smugmug.com I see something underconstruction behind the Notredame on Pham Ngoc Thach street, is that a big building or a tubehouse?
and on the left of the church there's a yellow construction crane, it's very far away on top of "tuoi tre" building
sailling tower is next to "tuoi tre" so the crane is not for the sailling tower

Ham Nghi and Nguyen Hue used to be 2 canals, I don;t lnow how strong the foundation for all the 40 storeys buildings on Nguyen Hue, let alone the finnancial.
what exactly is the height of the financial building? I read 60, then 68, now 72.....the Vietnamese article is confusing.

coolink October 22nd, 2006, 09:54 PM I think I know the reason why they're not building the Gemandept building on Le Thanh Ton street.
there are 3-4 houses on the corner of Le Thanh Ton -Dinh Tien Hoang.
I think they want to buy out all of those houses so the building will face 2 streets instead of 1 (Le Thanh TOn)
Le Thanh Ton st is only 4 lanes, but if you cross over the other side of DInh Tien Hoang you will meet Nguyen Huu Canh 8-10 lanes. If they can buy out all of the small houses, the new gemandept building will be the center of Nguyen Huu Canh street, just like the opera house on Le Loi, or city hall on Huyen Hue.
I'm speaking from memory, so I'm not sure if I navigate them right? Gemandept is 20 or 30 storeys?
coolink October 22nd, 2006, 09:59 PM dao7 the 2 buildings you see on Dien Bien Phu probably phuong nam apartments?
you see anything new on Nguyen Dinh Chieu complex near the TV tower?
Saigon Center and Kumho if they traded place we should have 4 more 30-40 storeys building now eh.
Saigon Center developer they have the money, but people refuse to relocate. Kumho has the land but no money.
I do not believe that small building on Le Duan still underconstruction.
Dao7 you see any building progress next to the metropolitan building facing the cathedral?

coolink October 25th, 2006, 07:20 PM if they built everything on time for Binh Thanh district, I think BT can compete with district 1
Binh Thanh has lots of big projects.
when youu read the news, they're all dealing with the same problem "relocation".......so just wait 10 more yrs for all of the proposed building to build :)
read all the development in HOngKong during the 80 and 90s you feel so sad for VN.
they reclaimed land from sea within 1 month. after 1 month they had enough land for 8-10 football fields. Even Hong KOng people didn't know where that part of that city is because everything was built so fast.
time is money man. and when you trace down to it, it's all the government's fault, but there are people actually defending it and tell me how wonderfull the government is.

Jaroslaw October 29th, 2006, 01:43 PM OK, my turn. :)
A crane is being erected at the Electricity Vietnam site today (Sunday), just south of the Prudential.
A second crane is going up at the Saigon Pearl; the first tower(s), in the back along the river, is above ground finally. Just some steel rebar sticking up, but at least it's something.
Work might have resumed at the An Phu An
Khanh twins (2x20 floors) in district 2, see emporis for the renders. They were suspended after the foundations were completed a year ago.
About a third of the Asiana Plaza site is cleared, and there is equipment on the site, plus a nice fence with Kumho advertisements... the rest of the Saigon Square shops are starting to get shut down.
There is no equipment and no activity right now at the Times Square site. I assume one contractor finished the foundations, and they are now selecting another one to do the structure.
The 18 story Riverview apartment tower on Thao Dien street in district 2 is in full swing now. The basement and ground floor is finished, and they are starting to rise. No crane yet. See emporis for render, as usual. I already had it here a while ago, can't upload endlessly with a phone line connection.
BANG, you suggest that the Gemadept tower on LTT is not under construction? Well, it is, a lot of equipment is working on the site, day and night. Too bad it will not face the major street...
There is no construction yet, but a piling test being done at the Financial Tower site. Some site clearance still needed, but little by little the small liquor shops are being closed down. Photo:
http://i74.photobucket.com/albums/i246/Jaroslaw1/PB270054Large.jpg
The entrance of the E-W highway tunnel is done, this is the most visible sign so far, but there will be big changes as they start to dig deeper in the months ahead. Photo:
http://i74.photobucket.com/albums/i246/Jaroslaw1/PB270057Large.jpg
There is a new building being planned at the University of Technical Education, 1 Vo Van Ngan, Thu Duc:
http://i74.photobucket.com/albums/i246/Jaroslaw1/renute.jpg
From the UTE, nearby Pho Gia Phuc apartments. (The view from those would be awesome if it weren't hazy... One day!)
http://i74.photobucket.com/albums/i246/Jaroslaw1/PB270005Large.jpg
There is a new bank tower that will start construction very soon, behind the Central Park tower at the "end" of Pham Ngu Lao park:
http://i74.photobucket.com/albums/i246/Jaroslaw1/rencommercialbank.jpg
In Pham Ngu Lao, International Tower (indeed, apartments), up to the ground floor already, and they are working. Another rendering.
http://i74.photobucket.com/albums/i246/Jaroslaw1/reninternational.jpg
Farther toward the city along Pham Ngu Lao street, some nice renovations and additions like this one. Strangely, close to the left are those two pencil hotels that were "chopped" a few stories, BANG showed pictures some months ago.

What yellow French colonial building? Me Linh Square and the Riverside (Marriott) are next to each other. You mean the three story one fronting the riverfront with the anchor design in its facade? They were just tearing down some new addition, I think, I was worried myself. But the old building was not changed.
And when you talk about how Phu My Hung will be popular, remember that the commute to the city is horrendous, and in rush hour it takes two hours to get to the airport... I see some new construction in district 4, I think that area will get changed a lot. I'll go see it when I get a chance.

yeah the yellow french colonial with the anchor belonged to the French navy, now it's still a government building, I'm not sure if they're expanding the building, or make way for another commercial building. That space is large enough for another Lancaster.
Thank your for the great update!
always love the view along the Ben Nghe canal. Next time can you take another photo directly to district 4? (from the same location) I only see side views, to the left and right. I want to know how many land left straight across the river.

saigon river running along the waterfront, that's the Ben Nghe canal, Ben Nghe ends at Saigon river.
so the highway running along Ben Nghe and cross over saigon river, the river is the shape of letter "T"
thank you milky for the pictures!
chinatown.
no worries, go check out New York and Hong Kong, they have lots of skiny highrise tubehouse from the early days.
so if they put up around 10, 40 storeys buildings then Saigon sKyline will change dramatically, and those tall buildings will cancel out all of the midrise and highrise tubehouses completely.
the only perfect skyline is new Eastern Shanghai and Kuala Lumpur, because they developed everything from scratch. Historical cities need layers of architectures.
the Commies will soon join the WTO, so expect the unexpected from now (I'm talking about building and construction)
dao7 October 29th, 2006, 08:48 PM The problem in vietnam is every construction is so long. You can see for times square it was finished in 2007 and now nothing changed. Even for Financial tower, kuhmo asiana, saigon pearl, etc. I guess the real problem in vietnam is corruption that it.
The skyline in saigon is so boring and like you say Saigon need 100 great building but how long? I guess we can wait 10 years

Is that a river or a creek? What happened to the water? Saigon's flooding problem is mostly attributed to the fact that alot of canals and waterways vanished due to land reclamations, which resulted in less outlets for water to flow into an out to the sea in times of heavy rains.

tq October 30th, 2006, 09:24 PM Pudong is beautidul and very modern but there is something I don't like...kinda liveless I would say...I've expected more...it has trees and some greeness but it looks not natural at all in my eyes...I will post my chinese pics when I have uploaded all my vietnamese pics...Thu Thiem will be much better...I know that...I've got this feeling...as Bang's already said we need a Central Park for Saigon...within the city with very very high trees that you can't see any high-rises...that would be so great^^...btw, I will defenately make my project about The Financial Tower...I've sent 10 letters and e-mails to different architect firms, ...who are involved in the project...I will collect all the information that they've gave to me and I will post them here at the end of november...I'm so excited...hopefully I will get 15/15 points^^

take the bus to NAm Saigon from ben thanh station too.
-of all the recent pictures of September park, I don't see anymore buses. Are they moving the bus station? or they only keep 1 station across from Ben Thanh and clear the one on Sept park?

Not sure but ...
The project, which will bring a new urban look to the city’s less developed district of Tan Phu, comprises five 17-story blocks covering a 14,000-square-meter site and bordering the 24-meter-wide Nguyen Son Street and Thoai Ngoc Hau Street that will be widened to 60 meters.
