I wanted to open a separate thread on Staybridge Suites. It has an intriguing, forward-thinking, if not schizophrenic design that seems to combine glassiness and airiness with brutal elements. It will definitely make a powerful statement in River North. It could be the River North analog of Sofitel.

Dellisart Chicago LLC Completes $42 Million Financing to Develop Staybridge Suites in Chicago, Illinois
First “Staggered Truss” Building Downtown to be Largest Staybridge Suites in System Officials of Dellisart Chicago LLC, a joint venture between Dellisart Lodging LLC, a hotel ownership, management, development and acquisition group, and Miglin Properties LLC, a Chicago-based real estate development and management company specializing in the development of commercial properties, today announced that the JV has secured $42 million in financing to develop a 206-suite Staybridge Suites in downtown Chicago, Ill., at the corner of LaSalle and West Huron. Financing was provided by CapitalSource, a specialized commercial finance company. The hotel will be managed by Dellisart Lodging LLC. Plans call for the hotel to break ground January 25, 2007.
“While we have numerous projects occurring internationally, we remain focused on expanding our U.S. portfolio, as well,” said Douglas E. Artusio, Dellisart founder, chairman and CEO. “We have exceptional development and management teams in place to accommodate our accelerating growth. The Staybridge Suites brand, part of the InterContinental Hotels Group family of brands, is a great product, well suited to the needs of extended-stay business and leisure travelers seeking relaxed accommodations with high-tech amenities in high traffic markets.”
When completed in the summer of 2008, it will be the largest hotel in the Staybridge portfolio. Staybridge Suites offer upscale, all-suite accommodations with fully equipped kitchens. Among the various hotel amenities are high-speed Internet access, 24-hour business centers, complimentary breakfast and evening reception, green space, fitness center and library with books, board games and television. Suites have separate living and work areas with two-line speaker telephones and personalized voice mail. A leased restaurant and parking facilities are planned for the ground floor.
The hotel will be constructed using the staggered truss structural system. The high rise building concept consists of a series of story-high trusses spanning the total width between two rows of exterior columns and arranged in a staggered pattern on adjacent column lines. The basic concept is that the total frame behaves as a cantilever beam when subjected to lateral loads. This process allows developers to build in all weather conditions and to lower costs based on shorter construction time and a faster completion date. Additionally, the finished product has more open space for increased flexibility of interior space.
“This marks our third Staybridge Suites in the greater Chicago metro area,” Artusio noted. “Our other two properties already rank among the highest rated in the system, and we fully expect this hotel to equal or exceed those excellent results.”

CONSTRUCTION DATE:
Construction on the foundation of downtown Chicago's first Staybridge Suites Hotel, a $52 million project, will start in a week.
The luxury hotel at 127 W. Huron St. with studio, one-bedroom and two-bedroom units is scheduled to open mid-2008. With an average daily suite rate of $170 a night, it is designed to attract a wide array of guests from business people who are relocating or involved in a long-term project to people undergoing outpatient care at a nearby hospital.
The hotel is being developed as a joint venture of Dellisart Lodging LLC of Atlanta and Miglin Properties LLC of Chicago. The property will be run as a franchise of the Intercontinental Hotels Group PLC, which has its world headquarters in London and its U.S. headquarters in Atlanta.
"We like Chicago because it has great businesses, shopping, arts and restaurants within walking distance of the hotel," said Robert Radomski, an Intercontinental vice president for Staybridge brand management. "It's great visibility for us," he said.
Furthermore, explained Douglas Artusio, the chairman and chief executive of Dellisart, "the Chicago hotel market has strengthened dramatically in the past 18 months, with revenue per available room up about 13 percent."
Dellisart, a hotel developer, owner and manager, is building the hotel. It owns six other Staybridge franchise properties, including ones in Glenview and Lincolnshire.
A $43 million construction loan was secured by the Chicago office of CapitalSource, which provides various types of financing for small- and medium-size businesses.
The 18-story hotel, with its metallic-clad facade, will have 209 suites, parking for 82 cars and 12,000 square feet of retail space.
On Feb. 15, Walsh Construction will start driving the caissons for the foundation, and on Feb. 23, there will be an official groundbreaking at the site. Artusio said.

I'm glad to read that the cladding will be metallic(!) - I'd thought from looking at the renders that the exterior was masonry, or stone veneer (which I am heartily sick of).

Staybridge SuitesCHICAGO-CapitalSource is loaning more than $49.4 million and has committed $37.5 million for two projects in the Chicagoland area. The company is providing a loan for $43.1 million to Miglin Properties and Dellisart Lodging for the construction of a 206-room hotel and 82-car parking garage in Chicago, and a loan of $6.3 million to Monroe Investment Partners for the acquisition of 30 acres of land for a retail development in Cicero, IL.
In the Miglin-Dellisart financing deal, the loan amount is for 80% of the entire cost of the hotel project, says Chris Kelly, managing director for CapitalSource. A Staybridge Suites hotel will be constructed at the southeast corner of LaSalle Drive and Huron Street in the Chicago’s River North neighborhood, Kelly says.

The 18-story building will have 206 rooms for an extended-stay hotel and 8,000 sf of retail space. An 82-car parking garage will also be built on the site. The groundbreaking should be held within a couple of weeks and the project is expected to take about 18 months. The developers do not yet know what type of retail will be in the development or what the average lease rate will be, Kelly says.
“We are excited with the prospects of the future demand for hospitality in Chicago and the relatively limited amount of new product that has been planned or proposed,” he says. In addition, CapitalSource felt the loan was a good investment because there are not a lot of extended-stay, all-suite hotels in Chicago, and Intercontinental Hotel Group is one of the largest hotel franchises.

On June 30, Chicago-based CMC Organization LLC, which was hired to handle interior and exterior work on the hotel and serve as the project’s construction manager, filed four liens against the property totaling $1.2 million.

It appears that not Miglin but Beitler was the developer guru. Has Miglin brought anything to fruition since the demise of his partner?

Other than complete the structure, remove the tower crane, complete the framing and cladding of the exterior, install the roof, install the elevators, frame the walls, rough-in the electrical, plumbing, mechanical, fire protection, install drywall, tape the drywall, paint, tile the bathrooms, install cabinets and plumbing fixtures, light fixtures, carpet, build out the lobby, commission the fire alarm and mechanical systems, yes, they are almost done. :)

First, please excuse my construction lingo(I'm more into the finished product than the actual process). I saw what looked to be a crane with an elevator. There were a few construction workers on site putting materials in this elevator. Next door to Staybridge is a hotel conversion(I believe its being called Hotel Felix) taking place. That too is having construction but I was very sure not to mix up the two. You can definitely move this one back to under construction.:)

Investors battle lender on stalled Miglin hotel

Chicago developer Duke Miglin and an Irish group he recruited to invest in his stalled River North hotel project are striking back at the lender trying to foreclose on the property, now just a 16-story concrete shell draped in canvas.
Mr. Miglin and his prospective partner allege that the lender, CapitalSource Finance LLC, reneged on an agreement to recapitalize and restart the planned Staybridge Suites hotel at 127 W. Huron St., which has been idle for nearly two years.

(Crain's) — A Chicago hotel investor has entered the legal fracas over a failed River North hotel development, a key step that could bring the 16-story project closer to completion — or escalate the battle for control of it.
A venture led by Oxford Capital Group LLC has acquired the construction loan on the unfinished building at 127 W. Huron St., which was supposed to be a 216-room Staybridge Suites hotel but has been tied up in litigation since October 2008, when it was hit with a $19.8-million foreclosure suit from the construction lender

As if we would be surprised by another new hotel popping up in Chicago, we learned last week that Oxford Capital Group and Cube Capital will open the new Godfrey Hotel Chicago in 2013. Located in River North at LaSalle and Huron, the 221-room Godfrey is the latest new concept and lifestyle hotel scheduled to open in Chicago.
The would-be hotel is already well connected, too. Not only is it adjacent to Hotel Felix (also led by Oxford), Godfrey is taking over the incomplete, cubist-inspired shell of a building originally carved out for a Staybridge Suites (which never came to be). Now after four years in limbo, that 16-story structure designed by Valerio Dewalt Train will finally have its day in 2013.
According to Oxford, Godfrey will be defined as an independent, upscale, lifestyle hotel with with 194 generously-sized studio suites and 27 one-bedroom suites, a chef-driven restaurant and bar, and -- wait for it -- a 12,000 square-foot indoor/outdoor rooftop lounge. Guests will also have great city views from their rooms at Godfrey, but even cooler is the fact that this distinctly modern building will add its own flair to Chicago's stunning skyline.
Godfrey Hotel Chicago joins a slew of other big Chicago hotel openings slated for 2013, including Richard Branson's debut Virgin Hotel, Aloft, and Langham.
