Ok.. corniest name for a condo I've ever heard, this is to be built at the old Mistral site near Lakeshore/Park Lawn in Mimico... There is a billboard on the site currently, but no renderings:

The following are some of the basic details as provided by the developer, Empire Homes at a presentation to HBSCA in October 2006. These are subject to revision with the final plans.



1. GFA - approximately 365,000 sq. ft (of which approx 350K residential,15K commercial/retail ground along Lakeshore) - all net of GFA deductions. This is approximately 30k more than present approvals



2. Units - approximately 485 suites, mix of types, average about 720 sq. ft /unit (ie. 350,000 sq. ft/485 units = 722 sf / unit) - subject to detailed marketing and design



3. Heights:
* 3 storey base building along Lakeshore (mixed commercial/residential)
* 36 storey tower - about same height as main tower as Marina Del Ray and as approved for the 2005 proposal at C of A
* 27 storey tower - 1 storey higher than original 2003 approval
* Slender shape point towers (about 6500 sq. ft. floorplates)- about 1/3 less than approved in 2003 - better views/openness to and through development
* Landscaped terrace with pool/recreation amenity link two towers
* Townhouse units along Legion and facing future City park (north)
* NO above grade parking structure (parking garage underground)



4. Legion Road Lights:
* As part of the original approvals the developer is responsible for the installation of traffic lights at the corner. HBSCA will be pushing to have these very important signals installed as soon a possible after C of A approval is given





Next step is for the developer to refine the details and to have a public meeting.

In an effort compared to lining up for a Bruce Springsteen concert, about 150 real estate agents, some with lawn chairs, bottled water, sleeping bags and snacks, camped out overnight for a shot at a new Lake Shore Boulevard condominium that will not even be built until 2010.

The first phase of Beyond the Sea, located west of Park Lawn Road, sold out in just two days last June; it's likely phase two's 279 suites will be snapped up quickly. Both towers won't be ready for another three years.

In the spirit of Toronto's seemingly insatiable appetite for real estate, a lineup for Beyond the Sea was already growing at 9:30 a.m. on Wednesday. It ended shortly after noon yesterday, when the developer started handing out numbers for a first-come, first-served process. Aside from a few words from people guarding against queue-jumpers, the night went by smoothly.

Each agent, representing clients, was allowed to purchase a maximum of two units.

"The only thing that's missing are wristbands," said Surinder Chandi, an agent who compared the lineup to getting tickets for the hottest show in town.

Margaret Attwood, a Royal Le-Page agent, enlisted the help of her 20-year-old niece and her boyfriend. "I paid them $100 each," she said, and warned them to expect to stay the night. That expense secured her spot number 73.

This isn't the first time prospective buyers have camped out for a chance at units that exist only on blueprints, but agents say it's happening with more frequency.

"If the location is good, you will see more of this," predicted Re/Max rep Jolly Deol. "People think Toronto is still undervalued compared to other cities," he said, such as New York, Chicago and Vancouver.

Condos account for about 40% of all housing sales in Toronto. According to a recent report by TD Bank Financial, the city is forecast to see a 4.2% annual appreciation in resale condos. The average condo is expected to cost $249,888 by the end of this year, compared to $239,816 in 2006.

Some agents dismissed the Beyond the Sea enthusiasm as "hype," saying lineups generate lineups.

Sundeep Bahl estimated that about 60% of the buyers will be investors. He was in line yesterday representing two of them.

"The actual buyer [who wants to occupy] will never be able to hold off for three years," he said. "And those are an uncertain three years."

Beyond the Sea touts itself as "affordable waterfront living." The showroom, located in an Etobicoke warehouse, has been painted sky blue and has a massive starfish attached to the front. Its floor plans -- named Shoreline, Starfish and Coastal-- range in size from 481 square feet to nearly 1,200. Bachelor units start at $169,900 and the most expensive two-bedroom penthouse suite sells for $889,900.

"We are overwhelmed with the response," said Karen Kessel, vice-president of sales and marketing for Empire Communities, the Beyond the Sea developer. "In the last six months, we have seen other condominium projects in the city experience the same type of enthusiasm by the real estate industry. I guess it just speaks volumes about how the real estate market is doing in the city of Toronto."

But Empire Communities has also worked for this kind of turnout -- two years of planning led up to a three-month ad campaign that featured the Bobby Darin song Beyond the Sea. "It's meant to create awareness of the project and hopefully get the buzz in the market for people talking about it, phoning, wanting to come in."

I think this signifies that our insatiable condo market has gotten quite crazy and that we are due for a correction quite soon. With the economy going soft, interest rates going up, the demand will greatly soften, and all those investors will be forced to sell as the market is flooded with all these condos in the next few years. We're heard the doom and gloom before, but this time I think with the economic weakness we see in Ontario and especially in the GTA, the real estate market should correct itself.

You must be joking...

This development has guaranteed uninterrupted lake views considering one of Toronto's largest waterfront parks is directly in front of it. The location is great, surrounded by parks, lakeside promenades and the lake itself. Whichever way you spin it, the location is light years ahead of Sheppard and Leslie. I'll let Cityplace's only redeemable feature be its downtown location. Aside from that... It's one of the most godawful urban experiments to date.

Actually I'd put it above the majority of Cityplace buildings (the next batch will fix that though, I hope)

The location is LIGHT YEARS ahead of Concord Park Place.. Nobody arguest such a fact.

It's by a highway that gets you to the core in about 10 minutes. The streetcar is slow but it gets you downtown in about 30-40 minutes (about the same time as someone from Park Place). The soon to be built Waterfront West LRT will get you downtown in less than 20 minutes by transit. So this location is literally LIGHT YEARS.. and I stress that, above Concord Park Place.. For God's sake, you're living above a disused Canadian Tire. How chic is that?

The Humber Bay Shores masterplan still addresses what it's supposed to. A viable, attractive waterfront community. They have scored on that front. Have you seen how FULL and alive that place is?

No updates in a long time here.. I'll take a few pics this afternoon. Star tower is just starting excavation while the first two phases have already completed 2 levels of the 4 level parking garage.

Two big cranes are poking right above the townhouses facing mine. This will be a treat to watch going up from our living room.:cheers:

Thank you to all of you for your photo updates of the construction along Humber Bay Shore and the Condo progress of Beyond the Sea.

I think this building will be a real home run with the residents! Incredible vistas of the city and lake views, Lower noise from the hiway because of natural burm at Park Lawn and QEW, rail lines are behind and to the north.

It will be interesting to see how many units are turned over immediately after registration for sale.

I get that from the Weston Bakery where I live, and my last place was near the cadbury chocolate factory. The poor folks down in Liberty can only enjoy the smells of the slaughter house.

As a resident of South Etobicoke, I absolutely love our impressive wee skyline! It keeps getting bigger and bigger and bigger!

It's so pretty!

By the way, who here has been on the streetcar going by the Mr. Christie factory on Lake Shore Blvd. W. and got a good whiff of freshly baked cookies? Man. Sometimes you get it, sometimes you don't... kinda all depends on the wind, I think. TRULY one of the little gems of being a resident of South Etobicoke.

HAHA! i heard the humber water treatment plant got new filters during the summer...i have seen some construction as well. I think that smell is gone as many residents of Park Lawn complained for the nasty smell that usually was coming out of the night. As for Mr Christie bakery, i love the smell of those baked cookies coming inside of my room :nuts:
Lakeshore is going to have a little Miami skyline in a matter of 5 years, hopefully more high rises will be approved by then...

Where I live I've never smelled the filtration plant, but some mornings you'd get a nauseatingly delicious (does that even work?) smell of vanilla.. Mmmmm

My current favourite "cocktail" (aka girlydrink) is a modern version of the Harvey Wallbanger with Stoli Vanil and Orange Juice. That's it. Simple, but tastes like an adult Creamsicle.
