Well, forgive me if I made this thread, but I'm not sure whats going on in the MET 2 site but they've erected a large column. Anyone know what it is and what they're doing?

I dont think that the column u see is on the met2 site, because a column or any type of tubing wouldn't be needed at the moment...

Yea thats what I thought at first, but from the Four Seasons angle the column was clearly coming from the Met 2 site.
As for Rx, yes I know captain obvious. :lol:, Maybe you should READ before posting a reply.

They are pile driving. Its common practice in Florida skyscrapers where deep foundations are not required due to the fact that the earth never freezes here... Rather than dig downwards (FYI: Which is completely feasible in Miami) they hammer these piles down into the bedrock. The Pile is settled when you hit it X amount of times and it only settles in a given further amount...

Sorry, I was not aware thats the way construction happened here in Miami. So I thought those were the first columns on the foundation for the building and it was going to go verticle, thanks for the info Toucan. As for the Rx guy, he needs to get banned.

Daniel Boulud opening a restaurant in MET 2 is going to be a big plus. He has really good connections in the food world. Hopefully Gordon Ramsey will be the next one to open a place in Downtown Miami. :banana:

I'll be more reassured of its viability when they mention a credible office tenant to occupy all those floors above the base. As a ground floor tenant, Whole Foods cannot hold the weight for a new tallest to break ground in Miami.

Good news on Met 2--I like the redesign.

whole foods has never been mentioned with met2...except in this article which doesn't specifically mention it will be in met2 but in the project as a whole..aka the whole met project,1 , 2, 3 or square.

I know for sure that Whole Foods selected The Met for their store. I was working a deal to get them in the Riverfront project. They were deciding between Midtown and downtown, and didn't see the Midtown project as viable enough when they were selecting 3 years ago.

I think if Met 3 doesn't rise in the near future Whole foods can easily make themselves at home at met square no? In fact, I think it will be an even better location for them with One miami across the street, and met 1 at their doorstep. One miami is buzzing with residents. Met square is going to be a hit for sure.

I love that MEt 2 is shaped like TWO towers. We could've gotten one measly tower, or worse, the original met 2 :lol: but now we get two spikes in the skyline :D :D

Met 2 has no residential. The tall tower at 647ft is the office tower and the other tower is the JW Marriot Hotel.

When is Met Square going to get built?! They need to get going on that!

They would have had a hard time selling anything at that site anyway. It was supposed to have the second Dupont/Epic tower walling it off from any kind of views. Plus its hard to complain about someone building a retail/theater complex in the CBD.

Met Square is good and bad, but mostly good. It's a big entertainment complex in the heart of downtown with a bunch of retail and attractions that is greatly needed for Downtown. Of course, it'd be nice to have a big tower there, but I'm okay with this project because there's plenty of land elsewhere to build and Met Square has a lot of good things to bring.

Spellbound, my understanding is that they are only building the one tower, which is about to top out, while the other tower is dead or "Never Built" according to a certain often-inaccurate website. I wish they had included a rendering of the Epic tower that is under construction along with Icon Brickell instead of those empty lots in that MET rendering above. That would have made for an awesome picture.

Keep it as an entertainment complex, but make it taller... like a couple dozen stories... is that asking too much?

^^^^I sure hope so. However, the sales lady told me they were scaling it down. I hope she was lying to me. Everyone else that I've talked to is not aware of the scale down theory so maybe it is all just smoke and it'll clear, as Chuck would say "In his dreams of 2012."

IMHO Met Square has to be small... No one is going to go up so many elevators for just a few stores per floor. I think it's a good solid size for a retail complex. The Movie theaters are what most thrill me!!

In any case what are they waiting for to start on metsquare! I certainly hope that they aren't waiting for Met 2 to be complete...

A very interesting observation. Perhaps the project is not "dead" after all in spite of the "Never Built" status Emporis gave it. Could Emporis be wrong? Nah, can't be! Just as they have now decided to say the Carbonell Condominiums are 602 feet tall. I'm sure I can find a 602 feet tall building somewhere on Brickell Key if I look hard enough. :lol:

My guess: top out in late 2009, open in 2010. Whenever Met 2 finishes, BFC I will have topped out as well as 1450 Brickell, they all started simultaneously and will finish around the same exact time. (They're all office towers)

If so that is great because the design is awesome and it would be nice to have it as a prominent part of the skyline (but unfortunately with Wachovia in front of it, Met 2 won't be visible from the bay)

According to Emporis, it's getting built at 647 feet with 46 floors. The Bank of America Tower is 625 feet with 47 floors, so that would make Met 2 taller than the BoA Tower.

Well that's still good but i thought I remember seeing it at around 680 ft. somewhere. Do you think they might build it a little taller now that Met 3's height has been reduced? Sometimes Emporis takes a while to get updates on buildings.

Also, those must be huge floors. Usually a building with around 650 ft. would have at least 50-55 floors if it's an office bldg. and 60-65 if residential. 46 seems like a low floor count for that height. Four Seasons is just under 800 ft. and has 70 floors (in comparison).

I was looking at the plans they filed with the city and they have a diagram of the fool heights and they add up to 587 feet tall (page 28 of the pdf) to the highest floor with the two "fins" extending up beyond that point so its just a question of how big the fins are. The documents list the height as 617 feet "to the top of the roof" and the same document lists Met3 as 803 feet tall "to the top of the roof". The diagram that shows a height listed to the top of the fins is not legible (page 26). There is also a basement floor so who knows if some heights have that included.

Interesting. I really hope they go for 647ft, but if this document says 617ft, then it'll probably be 617ft. It's so hard to tell because developers don't always make public the specs.

Yeah the fins probably bring it up to 647 feet....and Vitruvius, i did the math on the feet per floor with Wachovia vs. Met 2 and yeah, it's 14 feet per floor in Met 2 and 13 ft. per floor in Wachovia so it really isn't that big of a difference. Four Seasons only has 11 feet per floor though which is lower than both....probably because the residential floors take up less height than office floors. (it does LOOK like an office building though from the naked eye which is why it's one of my favorite buildings in miami....all glass exterior....just like MET 2)

The addition of 1450 Brickell, BFC I, and Met 2 are all going to bring the office towers back. We need more office towers, and I think these three are some really nice buildings in their own ways, and it's nice that they're in three opposite place, in three different areas that have become very dense.

Yes, and this is only the start. I think Miami's next high-rise boom will be office towers. With all the new residents moving in to downtown from now until 2012 they will need a place to work, and with rising gas prices, I think more people who live downtown will want to work downtown so they can take metrorail or metromover to work (even if Miami's population overall doesn't increase). Therefore it will create a need for office towers. Right now especially south of the river there is a disproportionate amount of residential space to office space. So a rise in office space is on the table. I'm hoping that will hold true.

For now I'm really excited about all those projects, hopefully BFC II gets built after BFC I....that would be really nice at over 900 ft and 68 floors. That complex is really nice because of the environmentally-friendly aspects incorporated into the buildings.

Maybe our second boom will bring us the office buildings we thought (not me really) were cancelled or dead.

Just analyse the "building cemetary" thread. 90 percent of the buildings listed there are office buildings.
