The Beirut Waterfront Development (BWD) is a joint venture between Solidere and Stow Waterfront.

The project, designed by Steven Holl in collaboration with Lebanese architect Nabil Gholam, comprises residential, commercial and recreational facilities. Around 12,000m2 of fully-serviced, furnished units will be available for sale. There will also be an 800-member yacht club and a health and fitness center, in addition to 9,000 m2 of commercial areas.

The project, expected to be completed in 2008, will cost an estimated US$72.74 million and provide 210 job opportunities.

International engineering and business consultant High-Point Rendel has been appointed construction manager for a prestige $39 million project in the Lebanon.

The Town Quay Development (TQD) is the second part of a scheme to transform Beirut’s Western Marina into a vibrant modern complex which includes a yacht club, restaurants and luxury apartments. Apartments in the four-storey block will have spectacular views of mountains, the Mediterranean and the marina.

The client is the Beirut Waterfront Development S.A.L. and international property developer Stow Securities. The TQD is linked to another high-profile US $200 million project by Stow Securities called the Marina Towers. The luxury complex, currently under construction, will be connected to
the yacht club by pedestrian underpass.

High-Point Rendel won the contract following completion of its previous major work on the Beirut Marina’s sea defences. In keeping with the company’s philosophy of “bringing certainty to delivery and mitigating risk” the construction management team took office in April and plans to achieve its brief by splitting the overall projects into a series of separate contracts, each designed, procured, built and managed as distinct entities. High-Point Rendel’s main scope of services for the project covers co-ordination of design, interface management, QA/QC providing procurement expertise, supervision of construction works, planning and programming.[/CENTER]

Good news that they're starting this project.

The building has a bit funky design with the roof accessible by public from the street level. It gonna be scenic view from there.

I think reading this will answer your question:

By 1997 there was talk of a race in the war-shattered Lebanese capital Beirut in an effort to restore the international image which the city had enjoyed in the 1950s when it was one of the most glamorous spots in the Mediterranean. In August 1998 Lebanese businessman Georges Boutegy announced that he has signed a draft agreement with F1 boss Bernie Ecclestone to hold a Grand Prix in Beirut in the year 2003 and that F1 Race Director Charlie Whiting had been to the Lebanon to inspect a proposed track. A few weeks later Prince Albert of Monaco, on a state visit to Beirut, announced that Monaco was willing to help in the organization of an event. The plan announced at the time was for a track to run through the downtown area - destroyed in the fighting - but being rebuilt by a company owned by the Lebanese Prime Minister Rafic Al-Hariri. This led to a dispute when another businessman called Khaled Altaki announced that he was going to build a new circuit close to the sea outside the city. Al-Hariri was replaced as Prime Minister and the new government announced that it was making major cutbacks. The Beirut GP has not been heard of since.

I don't think it's temporary.

It's just some basic decorations. It's better than a plain wall.

It kinda goes with the Phonecian theme..Dolphins were one of there symbols..like the Minoans in Crete..(who were decendents of the phonecians)...I think the pictures are of the landfill,where the park will be, next to the town quay

Kinda dumb but observed/realized that the dirt is brown..not red clay like the rest of Beirut ..u can literally tell whats new land by lookign dwn/digging ...stupid comment i know :)

Net Bridge is a five-lane pedestrian bridge that will serve as a new gateway linking central Beirut to the marina.

The project came about after a competition for a footbridge organised by Solidere - the development company rebuilding much of central Beirut - failed to select a winner. Atelier Hapsitus then proposed their Net Bridge.

THE NET BRIDGE

Political and security situation allowing, the Net Bridge, designed by Nadim Karam & Atelier Hapsitus, will become the Marine gateway to central Beirut in 2008.

A pedestrian bridge of five lanes which wind, converge and dive at different points, it is as much a temptation to linger, savour the 360° view of the sea and city coastline, or play hide-in-seek as it is to get to point B.

It is called the Net Bridge in reference to its aesthetic inspired by the fisherman’s net, and to its concept inspired by the ultimate zone for accidental discoveries, exploration and communication.

Originating from a design competition launched by Solidere in 2001, the construction of the Net Bridge has been constantly adjourned due to the events rocking the city since the assassination of the ex-Prime Minister, Rafic Hariri, in 2005.

The original competition requirements were for a small private footbridge mainly intended to service the millionaires in the downtown Beirut and Platinum Towers going to the Beirut Marina (designed by Steven Holl and now under construction).

The Atelier Hapsitus counter-proposal was for a public bridge, opening the piazza in front of it to the general public and extending the north-south succession of piazzas with a wide, woven bridge into the marina.

The concept, developed into a workable structure with the Advanced Geometry Unit of Arup (London), is basically that of five flying bands carried by two main girders. Currently, the foundations of the Net Bridge are being laid and construction is scheduled for 2008.

If built, it will ruin the whole Marina area!!!

i know what you mean, i had pretty much the same attitude to it at first, but at second thought it will give the marina a hip modern feel. it will be the defining structure of the marina, the thing that will differentiate the beirut marina from all the others. also, its made from aluminum and steel: short lifespan, its only temporary!

Lirtain this picture was shot from the spire of The Marina Towers!!how did u get up there !!! i tried to get up there once to take some pics but they ddnt let me i even asked solidere for a signed paper that i could take pics from up there but they said the site was closed to pictures as it is still U/C and this was around a month ago!!

Does anyone have any picture updates? Post 31 in july shows the underground levels which look done...Steven Holl says completion 2009 but other 2010...i didn't know that the building and pools will be street level..always thought it was below..

Is the town quay project only the building or the whole corniche around the marina?? I remember there was a picture from solidere that had pools and park like design when they first advertized this project...It would be great to have something like circular quay in Sydney or the old port of Montreal, but with a more fun side and Lebanese side to it!

The entire project wraps around the corniche to just about the St George side. You are seeing the foundations of just the yacht club/apts. but thats only a part of the project which will have shops and restaurants in a crecent shape.(yes the pools)

A new nautical nucleus

Marina project set to re-start the heart of Beirut's waterfront

As it stands at the moment, Beirut’s newest yacht club doesn’t look like much. The cement floors have yet to be covered, the luxury apartments have yet to be furnished and the gym equipment has yet to be installed — and yet still, the yachts of posh foreigners and locals are moored outside like the highest class of club hoppers queuing to get into a joint that is yet to open.

This is the Beirut Waterfront Development, a $150 million project in the heart of the Beirut Marina, north of Saint Georges and facing the Marina Towers. Upon completion, the project will stand on 22,351 square meters of reclaimed land and offer 20,000 square meters of built up area divided into two plots.

The first plot will include the 14,000 square meter yacht club. Alongside the yacht club construction machines are currently working on the foundation of a 6,000 square meter structure that will host a mix of 14 restaurants and retail outlets. The rooftop of this structure will hold landscaped areas and swimming pools. An additional 22,000 square meters of underground space will be dedicated to parking and technical areas.

The project will open in phases. Restaurants will be completed by November 2010 and tenants will have five to six months to settle in before the official opening takes place in spring 2011. A few months later, the yacht club and residences will follow. By the end of 2011, the whole waterfront project is scheduled to be complete.

The Beirut Waterfront Development faced several delays, ranging from security issues to the complexity of building the understructure. The assassination of former Prime Minister Rafiq Hariri caused a prolonged shutdown of the whole area and thus halted construction work.

Farouk Kamal, executive chairman of Stow Waterfront Development (Stow) and director at Beirut Waterfront Development (BWD), said that the costly underwater construction of the parking and technical areas required more time than expected.

“We originally needed two years to finish the underwater construction, but it dragged on and it took us three years,” he said.

Samer Bsat, assistant general manager at BWD also explained that the complicated architecture of the yacht club delayed licensing, which caused the project’s completion further postponement.

The joint venture

BWD, the developer behind the project, is a 50-50 joint venture between Solidere and Stow. The agreement was signed in 2004, where Solidere’s contribution was in kind, as it provided 22,351 square meters of reclaimed land for the development, matched by $31.6 million provided by Stow. The rest of the money for construction will be funded through equity and local banks.

Stow’s involvement started with the 26-story Marina Towers project, located at the waterfront and completed in 2007. Solidere provided Stow with a tunnel linking the tower directly to the Marina.

“We sort of became curious about what is happening there, so we started following up… and then we agreed on the terms,” said Stow’s Kamal.

A strategic approach

The American company Steven Holl Architects designed the project in collaboration with Lebanese architect Nabil Gholam, who produced the detailed design. The purpose of the waterfront project is to create a new “human anchor” for all Beirutis and an attractive destination on the Mediterranean Sea for sailors, said BWD in a press release.

Kamal said that the waterfront development aims to complement the downtown area and become an active social hub that would be considered as a ‘Lebanon brand’.

“We are very proud of what has been set up,” said Kamal.

To make it easier for pedestrians to access the development, a bridge will link the project to the hotel district that will soon host the Al Hayat Hotel(??) and the Four Seasons, and which already includes the Beirut and Marina towers, as well as the Monroe and Ramada hotels.

The development will be semipublic, thus allowing anyone to access to the restaurants, the green areas and the marina, while the yacht club will be reserved exclusively for members.

Sky high prices

The yacht club is already 85 percent complete, explained BWD’s Bsat. Some 16,000 square meters will be dedicated to apartments — 54 fully furnished luxurious flats — with the balance allocated to the club area. According to Kamal, the architectural design of the club was done in such a way that all units will have equally exceptional views.

A selling price has not been set for the apartments.

“The strategic decision is to get as [high] as we can [in prices],” said Bsat. Therefore BWD will not start selling apartments before they are completed, since [the finished apartments] would attain higher prices. “It is easier to be convinced to buy an apartment when you see it rather than on a plan,” he added.

Kamal said the price tag on the apartments will be completely dissociated from prices of other real estate developments in the area.

“We are not related to the market in general, this is a unique project and the prices we will achieve will not be related to the surroundings,” he added.

Owners will have the option to lease the apartments in their absence. The leasing will be managed by BWD and apartments will have a ‘5-plus’ star service.

Joining the yacht club will also be expensive, but the fees, like the apartment prices, have not been set yet. Fifty selected personalities will represent the founding members, while normal membership will be open to 800 individuals.

Restaurants and retail

Fourteen different restaurants and eight or nine retail outlets will be hosted in the marina development. BWD has not sealed the contract with any tenants yet, but has received 150 “serious applications,” according to the company.

BWD spent a substantial amount of time investigating the right mix of restaurants at the Marina.

“We wanted to be sure that whoever is going to open will stay there for a long time,” said Bsat. Kamal added that “If we get a good Japanese restaurant, we avoid having a competitor next door.”

The restaurants, located below the level of the road in front of development, will allow the sidewalk above to be extended from 3 to 20 meters, with the roofs of the restaurants landscaped so as to offer the public a park-like experience while admiring the sea view.

BWD will also manage the yacht club and restaurants.

Branding BWD

The design is done, construction has started and the project is progressing quickly. However, one question remains unanswered: what to name the development?

Kamal said that the company is thinking of calling the area ‘Zeitouni’ (‘The Olive’), which was the name of the hotel district which faced the BWD a long time ago. This old area was considered as the place to be, and the heart of Beirut where all the restaurants and leisure facilities existed. For authenticity, Kamal added that they might plant a 1,000-year-old olive tree in the marina.

What I liked most about the overall project was the ramp that led up to the top of the Marina building. It seemed in sketches to be an extension of the project onto the top of an otherwise exclusive, private development, offering a great vantage point, and really creating an precedent re public over private interests. It hasn't been built, but that could be because it is to be completed when the platforms extending the edge of the cornice are built.

Does anyone know?

If I understood correctly there is an underground parking lot right? In that case, you cannot plant typical Mediterranean or temperate trees because they have deep set roots. Palm/date trees on the other hand barely penetrate the soil, so a parking lot underneath barely affects them or the parking lot. The most the can do for greenery is shrubs and bushes, but nothing shade related (ie. tall trees).

Oh, well in that case I guess they can plant trees, however I dont know what goes into building an underground lot, so maybe even if the north end is for parking, under the south end may have construction beams and stuff, or walls to keep water out.. which would still make it dangerous to plant trees anyways.

Plus, renders for parks do not usually take the form they are portrayed in, its more just a way to show its overall look, nice and clean. But in reality, it will probably get a bunch of flower beds, some benches, and maybe some banyan trees. But in terms of shape and location, the park looks great

And once it is, let's only hope that it doesn't take the same amount of time as it has since the end of the competition for the Garden of Forgiveness, which, years later, is still half semi-uncovered ruins, half a parking lot...

Definitely think they're for an underground parking structure. Almost every recent Solidere mention of the Quay projects refers to the "Below Corniche Parking." In a few places it's actually stated that the structure has to be completed before the shops and restuarants of the Quay... Will try to look it up to see how many spaces are planned for it.
As an aside, I believe that area was supposed to have another underground lot, but near the St. Georges. I imagine the underpass they later designed to pass in front of the Phoenicia cut into the space they were going to use.

I remember i read an annahar article saying that the garden of forgiveness project is halted due to security reasons with the presence of army search posts on either of the areas entrances. Ma ba3ref lei w shou l fekra w toz !

When you by past the new Four Seasons Hotel in Ain el Mreisseh, several things go through your mind, and even more rumors and conspiracies about what’s cooking behind the Zaytunay Bay barrier.

Evil corporations, greedy investors from abroad and projects the majority of the Lebanese people cannot afford to be part of. Well, I thought so too, until I met one of the investors in the project, Ziad Kamel, who was more than glad to share with us the plans for this truly marvelous new Beirut seafront.

The wooden boardwalk that hugs the St. Geroges Yacht Club Marina will be accessible to the public. Adjacent to the boardwalk will be 16 different restaurants to choose from, catering for a variety of local and international cuisines at reasonable prices.

The boardwalk will lead up to the planned clubhouse, which will have approximately 800 members, to which access will be restricted. So, there is the super-exclusive aspect too, but it will just include the marina building. The rest will make a fine addition to the Beirut public areas, offering a truly spectacular dining experience adjacent to the Mediterranean, the St. Georges Yacht Club Marina and the brand new towers in Ein el Mreisseh.

Now, one of those 16 restaurants is going to be Ziad Kamel and Paddy Cochrane’s sixth project whom together have successfully created one of Beirut’s most famous alleys: The Alleyway in Gemmayzeh. The Alleyway is a colossal project includes two of Gemmayzeh’s oldest and favorite pubs, Gauche Caviar and Cloud 9, Beirut’s most happening urban fashion wear store, The Union, the feel-good-look-good spa The Tanning Salon and of course the top-notch gourmet restaurant, Couqley.

Alexis Couquelet will be the new restaurant’s chef as well, adding to his long list of impressive work at New York’s and Paris’ finest restaurants, landing him in Lebanon as co-owner of Couqley and executive chef of the two superb gourmet restaurants, famous for their unrivaled culinary mastery, at incredibly fair prices.

Venturing into a project that others would dub as insane, Ziad Kamel believed in investing in Beirut’s beloved heritage instead of leveling it to build a tower or parking space. His venture into creating The Alleyway from a rundown alley with no internal plumbing and decades of neglect has proven worthwhile, and today, it is an all-purpose, round-the-clock destination for shoppers, diners, clubbers and people looking for a nice, healthy tan.

The Alleyway and the folks behind it is a series that will not fit a Weekly Leak. We reserve this edition to simply show you the future of the Beirut Seafront, and introduce you to a truly remarkable team that will be part of it.

Beirut’s investment on the bay is betting on glamour dollars

“The world over, everyone is talking about Beirut today, especially in creativity and entertainment,” boasted Samer Bsatt at the June 9 launching of Zaitunay Bay. Beirut Waterfront Development (BWD) held the launching of this residential and retail mega-project — inviting their 22 restaurant and retail tenants, the contractors, investors, shareholders and members of the media — to announce the “first and only [commercial] boardwalk in Lebanon” according to Bsatt, the group’s general manager.

The 20,000-square-meter waterfront project along Beirut’s hotel district coastline aims to cater both to Beirut’s tourists and ‘fun in the sun’ seekers and strategically position the bay as the meeting point for yacht-coasters who sail the Mediterranean during the summer months, perhaps as new members of the upcoming exclusive yacht club.

Farouk Kamal, chairman at BWD, a joint venture that began in 2004 between Solidere and the London-based Stow Development, said that throughout Lebanon’s political upheavals and project delays, the budget has grown to $200 million, which reflects in part the constant upgrades made over the years. Overlooking the construction site from a nearby hotel restaurant, he offered Executive his take on the movers and shakers who are revamping the bay, as well as who stands to reap the rewards.

The first of two phases will see the promenade (starting near St. George Yacht Club to just in front of Marina Towers) and its 17 local and international restaurants open to the public by September of this year, where the space will also host concerts and exhibitions to attract maximum foot traffic.

The main contractors are Mouawad-Edde, on the restaurant side, with MAN Enterprise and Hourieh Enterprise also working on phase two, while project manager Interior Design, Engineering and Architecture (IDEA) oversees work on the site.

The second and final phase will see the yacht club and 53 ‘club residences’ delivered in the spring of 2012. “We have a list of 120 who will be founding members of the yacht club, but not confirmed memberships,” Kamal said. “We need a harmonious mix, including expatriates living in Europe.”

The club will feature a ‘seven-star’ level of service for the 53 units, part of the reason for the significant price, which can easily be described as the most exorbitant Beirut has ever seen. For the smallest size unit, at 85 square meters, the asking price runs at around $2 million, which translates into $23,500 per square meter, but it can only be bought after one becomes a member of the yacht club.

“For a family of three or four, [membership will be roughly] $50,000 initially and then $4,000 to $5,000 annually,” Kamal said. Of course, since the residences are expected to be used for just a few months a year by their owners, one of the included services available is to rent out the clubhouses throughout the year. All in all, the owners of the project stressed the Lebanese character of the journey to create what they hope will become the region’s glitziest boardwalk. “The [man power] on this project is mainly Lebanese, except for the [architectural] concept, which was done by New York’s Steven Holl [the executive architect supervising the design is Lebanon’s Nabil Gholam]. All are Lebanese who have succeeded in their own fields. Lebanese can deliver beautiful things when they work together,” said Kamal, who originally approached Solidere with his vision for creating an entertainment and lifestyle venue on the boardwalk that would reincarnate Beirut’s dolce vita lifestyle of the 1960s.

Just enough cooks

“We had 150 applications from [commercial] tenants, mostly from Lebanon, and we had to pick carefully so that the mix would create a range — not all high-end — and so as not to create too much competition,” said Kamal. MyWaterfront, the big brother of Beirut sushi joint, Mybar, will occupy the largest space among the 17 restaurants, and will feature an outdoor terrace overlooking the bay. A possible competitor, Hakkasan, a world-famous Chinese restaurant with its main outlet in London, was denied a request for a 900-square-meter outlet at BWD due to size limitations.

Mybar Manager Haytham Nasr didn’t hesitate to sign the nine-year rent contract with BWD. “Once I saw the actual development, it was a no-brainer… It’s prime real estate,” he said. “[And] we are looking at events at the waterfront to make sure there is a lot of foot traffic, especially in dead periods of the year.”

Mybar’s crowd funding concept is structured a little higher the second time around, with buying options at $10,000, $20,000 and $50,000, with the payback period guaranteeing money back within two years, and doubling it after four. “[The funding cycle] was nothing short of remarkable,” said Nasr. “A lot of people have trust in this development. We launched our website a month and a half ago and it took us less than five weeks to raise $1.5 million, all from Lebanese investors.”

Lebanese furniture designer Nada Debs, one of the five non-food and beverage outlets, signed for the lease on the June 9 launch day. Her store, which will sell home items and gifts, will be situated amid the 17 restaurants. The designer seems to be betting that a destination within the hotel district, with the added traffic from sea visitors will pay off, even if she is paying more in rent there than at her Saifi village boutique.

Not so crazy

“When [Stow Development] did Marina Towers [a development overlooking Zaitunay Bay], people thought we were crazy, but it pulled all these projects after us,” said Stow’s Kamal.

Though the yacht club’s sales are dependent upon high-net-worth clients, it is projected the expansiveness of the entire real estate development, once complete, will benefit all levels of the tourism industry.

what about the land behind zaitouni bay? will they build sky scrapers on it? goshhh in Sharjah UAE which is not Dubai they have build many towers of 60 plus and in Dubai there are many hot buildings. I don't live in Lebanon but I think we don't have and will not have buildings like in Dubai, although I think that Dubai will never have build like out Downtown

In a bid to launch the new Zaitunay Bay project to the public, the owning company, Beirut Waterfront Development, a joint venture between Solidere and Stow, has recently presented the new development at the Eau De Vie restaurant in Phoenicia.

Located on the Beirut Marina and named after the renowned Zaitunay area, which is rightfully earning the reference of ‘carré d’or’ of Beirut, Zaitunay Bay promises to be a new touristic destination designed to attract increasing numbers of visitors.

Zaitunay Bay is designed to host 17 selected restaurants and five retail outlets in a vehicle free environment accessible through seven pedestrian access points with adjacent underground public parking facilities.

“In many ways, Zaitunay Bay will have an impact that will ripple through the country,” commented chairman, Beirut Waterfront Development, Farouk Kamal.

“Through this ambitious project, Lebanon will have a new touristic destination, creating new jobs and bolstering the economy into one reminiscent of Beirut glorious past. The first skillets of the delicious restaurants that will be featured on Zaitunay Bay are due to start sizzling by September 2011.”

Visitors can expect extensive, landscaped public areas featuring reflective pool on the rooftop of outlets, as well as vast areas for long promenades.

With numerous festivals and open air activities already being planned, Zaitunay Bay is set to become a new attractive destination for all year-round visitors, both younger and older generations

check this out http://www.skyscrapercity.com/showthread.php?t=266199 I hope that Zeitooni bay would look hot like this project, You know what guys I think every tower in BCD must look special as to be considered as a landmark tower. and another thing comparing Beirut to Moscow we are on the gulf i mean the sea plus the adorable weather. comparing to Dubai is the greenish part and the weather but imagine that sharjah which is by Dubai building 60 an 70 f + while we in Lebanon have or will have only one tower of 50 f

if ur referring to the future seaside park then no there is no green yet, the reclaimed zone is still the same, the only difference is that park avenue now goes all the way to the corniche so now u can actually drive there.

Good to see that they planted the green squares!
Still i can't see how this could be finished anytime soon, or will they start opening the restaurants before the yacht building's construction ends (there is even still a whole section that is yet to be built)

A question though, what that on the lower right part of the picture (the underground thing) isnt that part of the park?

i passed by the site on sunday the 30th, it didn't look ready to open at all! it was closed so i couldn't get it, but it looked exactly like it did in the pictures above.

from the 2010 annual report

The project is accessed from the Corniche promenade to the north, the seaside park to the east, and pedestrian bridge over the boulevard to the south

so i guess it's still on

the report also says inauguration is on February 2012

[EDIIT: Feb 2012 is the inauguration date for the apartments building. the restaurant strip was delivered, according to the report, in september this year.]

A couple of places Have Already opened. Also, if anyone is already down there can you please go and check out the christmas thing that is happening at zaitunay bay, also check the progress on this project.. It came out to be very beautifully coordinated with the buildings surrounding it..
