Dubai: National Properties, the wholly-owned real estate subsidiary of National Bonds Corporation, has announced an opportunity for bondholders to own apartments in Dubai Marina with a 100 per cent financing option.
Sale of units in the 77-storey Sulafa Tower, which is under construction, will be open to holders of National Bonds on December 16 and 17 at the Shaikh Rashid Hall of the Dubai International Convention and Exhibition Centre.
The year-end offer from National Bonds, the Sharia-compliant national savings scheme of the UAE, comes with a 100 per cent financing option from Amlak, the mortgage provider for the project.
Bondholders who pledge five per cent of the apartment price in National Bonds can take advantage of this option.
National Properties, the sole broker of the freehold project, is offering competitive prices with single bedroom apartments starting at Dh965,000.

State of affairs it's about 31 floors to the top of the side walls.
Thereby I count one level for the concrete transition between podium and tower,
which appears a bit taller than on the renderings, and another one
for the uncladded part above, looking almost like rental floor space.
But I wonder why there's no seperating ceiling at lv 27/28...
according to the sign board, there should be normal floor heights, so I still count this as double floor.
And cladding with the emphasize vertical lines could end nicer than estimated:

Largely overlooked along with Marina Pinnacle due to the more glamorous and interesting supertalls around it and because of its unappealing and drab beige colouring, it appears that Sulafa Tower may end up being something of a surprise packet. I agree with Dan Hochhaus that the blue cladding and vertical emphasis will make the building much sharper than the stodgy rendering would suggest.
The over nine hundred footer-made good! Who would have thought? :lol:

Seven new floors in 6 weeks... so good progress on Sulafa Tower.
They're working on floors of lv42 now; with side walls up to lv44.
Cladding is also improving quite well. :)

On the render, I count 21+28+21=70 apartment floors... +5 base floors=75 total floors (numbering begins with 6).
Thereby, the two doublesize technical levels and 1-3 roof levels are not counted in.
So one could also see Sulafa Tower as a future +80 floors tower.

At 285m 935' this building would have been the 30th tallest building in the world just 12-13 years ago (between the Columbia Centre in Seattle and
40 Wall St in NY) but now there are so many supertalls even on this site it's routinely overlooked.

At the latter, I count lv 59 for floorplates and about lv 62 for some side walls now. The oversized technical floor at lv 55 is clearly visable. So overall, Sulafa Tower should be 8th tallest in the superblock now and might be 6th tallest in a few weeks by overtaking Mag 218 and Marina Pinnacle, I think.

That much? If so, Sulafa would go over 300m, hands down. In my counting, the first taller floor near the actual top is number 71 - so the tower should have reached the upper floor 75 now... But let's see! :cheers:

Dan Hochhaus December 19th, 2009, 03:52 AM ^^ The side walls look so thin here! They're up one level, and a regular(?) floor above the two "double-floors" is partly done, too. But more noticeable is the growth of the core this week.
I'm still curious if Sulafa Tower will look exactly in the end, and how tall it's going to be... but some neighbours (Torch, Marina Pinnacle) also have a rest of unclarity, because all of them look as they could get more floors than expected. And that's exciting! :)

Dan Hochhaus December 21st, 2009, 03:54 PM I'd like to join in, but I'm not totally sure so far.
- On one hand, walls should've reached around 280m, and neither the planned roof nor the tiny spire is visible. If we just add all that, Sulafa would be a supertall in the end.
- On the other hand, ther've been already some smaller changes on the facade structure (e.g. near the technical floors), and this might also be done with the crown. For instance, these double-floors could be the start of a modified roof section, with the existing side walls going up to the top of the roof. Or they might skip the pinnacle.
But soon we'll have an answer! :popcorn:

So one might expect, that this is part of the roof and t/o is near. But the core has grown again, and for the first time it looks taller than the outer walls.

Sulafa Tower to the left finally gets a crown built around the core top. The metal bars could stick up a bit higher than the official 285m, maybe up to 290m IMO. And cladding has reached the "battlement".

Dan Hochhaus April 16th, 2010, 09:22 PM ^^ So now things get clearer! The stone cladding is more and more unveiled: the building will be striped in ochre and sandy... at least no flashy colors that could give Sulafa Tower an uneasy look.
The crown is mostly done - this assembling reminds me of Mag 218 last year. In both towers, the crown part is narrower than expected (compared with this render (http://i30.photobucket.com/albums/c317/WKirkwood/Skyscrapers/SulafaTower75935UC.jpg)).
But there's a big difference, which is also a small one, because I had to look twice in the 2nd photo to notice: the spire is already there!
If the spire doesn't get further extended, Sulafa Tower is topped out now! :cheers:

Dan Hochhaus May 7th, 2010, 10:50 PM Yes, looks different with these vertical "sticks", creating a transparent top. The Sulafa Tower facade shows this vertical structure, too, so I don't think that the roof will change very much from now. So far I prefer the fins of Mag218.
What I don't understand: on the Palm Jumeira pics from May 6, the last crane is gone... but on May 7, the crane is back !?

And Sulafa Tower looks tall - compared with Ocean Height, for instance, the tip of the spire could be 300m...
I think that 285m is underrated, although the TAV-Website (http://www.tavconstruction.com/tav/Projects/Intelligent-Buildings/Ongoing-Projects/SULAFA-TOWER-IN-THE-DUBAI-MARINA-%28UAE%29.aspx#.htm) still has Sulafa Tower at that height.
Maybe they don't count the spire in their calculation - what's your opinion?

IMO I think you are right! When you look at that picture, it looks taller then Emirates Crown which I think is 296m to the spire, so this should be about 300-301m to the very tip of the spire, which means that Dubai earns what I think is its 23rd supertal u/c or built. Wow nice, and it fits the tallest block well. :cheers:
Dan Hochhaus November 23rd, 2010, 06:53 PM ^^ Emirates Crown is not so helpful for measuring - that one is definatelly smaller, and the 296m must belong to a version with taller roof and spire. Should be around 280-285m (we've discussed that here previously). But Sulafa Tower is clearly taller - even without spire, that can slighly be seen on the first photo.
But nice to receive an affirmation :)
