The foundations were completed last year and then they waited for re-zoning because they wanted to go higher. Now the hoarding is up and they have started work.
Do not get all fearful about the current economic climate - I am working in the property sector and have spoken to all the experts (Financial Mail, Francois Virully, the national retailers) who say that the current economic climate will last 18 months and then we get back on track. Sandton needs lettable space as vacancies are at all-time lows and it is better to start now and have the building ready for when the economy turns up and the Gautrain station opens!

Passed here last week friday and there were construction vehicles and workers all over the place. I hope it won't reach a pause point again. Tghis babe is gonna change Sandton's skyline for good.

I went by this yesterday as well.....they finished the fence but its obvious that nothing significant has happen recently....nice pond however.....

Hi guys

Just some news on this development, spoke to a couple of people in the area the reason for the delay with this building is because they amended the building plans. According to the planner i spoke to they appleid for a 64 storage building. Waiting for feedback on this, will let you know as soon as I have more.

Mike only one project around it has fallen - and that's still going ahead, only not as tall (at least that's what we THINK) as it was previously.

The rest of Sandton is a high-rise construction site

Office space in sandton is sought after - it is the luxury residential aspect that takes a knock. In terms of office space and hotels - there is a massive gap. The seers is office and hotel (proposed at least) and as such, it is probably going ahead.

Luxury apartment blocks - Sandton has a bad history with these.

As stated before - it is clear that luxury apartment buildings are falling through (as we see in Durban all the time). Sandton, however, needs more office space. This is an office block. With a hotel (also in short supply).

Cram every facet of new-generation city living into one building and you’ll get 75 on Maude (right), a 38-storey building currently under construction on Maude Street, near the corner of West Street, Sandton Central. The 75 on Maude development will include retail, office and apartment space. Some of the proposed tenants for the retail space are a coffee shop at ground level, a convenient 24-hour delicatessen and an oh-so-chic restaurant on the 16th floor. There will be 248 apartments, including 10 penthouses and 44 luxury duplex units. Also, as revealed in last month’s edition of Sandton magazine, the 18-storey, environmentally-friendly Alice Lane Towers (above) – designed by architect Anthony Orelowitz – will soon take shape in Sandton Central with the aim to be completed by 2010. Artists’ impressions show that the eastern and western façades are thermally insulated with punched windows to reduce glazed areas. The building’s northern and southern façades are double glazed to cut energy costs.

Personally I just don't know what to believe anymore.

Some people seem to think it will be 38 floors.
Other seem to think it can go to 60 floors.

Nothing on this thread ever seems to be fact. :ohno:

^^ WHAT? That's uber duh! If Cape Town is going to start approving 34storey plus buildings, why can't Sandton get bigger ones? Cape Town has it's mountain, Sandton has its gleaming new buildings... okay, the new Sandton City 80storey one seems really really big for now, but come on, only 38storeys, the Adderley-on-Strand in Cape Town will be that tall!?

^^ Yip it is. When I asked, they say the developers are just pushing it as there is no way that the building will be approved for more than 38 floors as the council have concluded that the ristriction is 38.

But it seems like the developer is not just letting it go. By the way the lady i was talking to is from the municipality.

^^ i would not say CT is superb in that area either mate. One and only nearly sank due to that, approvals for the CTICC expansion are dragging. All SA councils have massive backlogs to deal with and hence the delays. yes there is incompetence too.

One and only was in the anc years and the cticc expansion is provincial - national government so both not godzille CPT . f1 in cpt also probably got canned because of the provincial anc because the city council backs it. kyalami should hope they get a deal before next years elections because a DA led province will shurely secure it for CPT!

I must agree with Johan... The DA City itself is a very efficient, well-oiled machine. If the DA does win the province, the WC will be very cohesive, efficient and well-managed. Anyways, why exactly are we discussing provincial politics in a thread about a "hole in the ground" we're all praying will become a building? :lol:

There are zoning applications for this one - they want to include a hotel component. Chances are it will go ahead - in some form or another. I guess the developers need to go higher to maximize their return - up to the city. But the street is still closed down, and they cant keep those hoards up indefinately.

Yep it is a matter of time. As we all know, the city council is not well known for its efficiency, so i think the best we can hope for is a mere decision by the council to approve or deny by the end of the year.

With traffic reaching the levels we are currently seeing, people prefer to walk to a lunch meeting rather than drive. Plus, with the gautrain station they would have to make sure that Sandton is extremely pedestrian friendly - especially around Maude, Fifth, Rivonia, Sandton etc. So the urban landscaping is making a difference - apart from those horrible pots in rivonia! There are security gaurds so walking in sandton is safe... But designated pedestrian walkways will make it easier for pedestrians to walk around without being killed by crazy capetownian drivers out of hell.

We might be bad drivers but way more courteous on the roads than joburgers. have experienced dozens of occasions on the N1 cross country evryone waiting for their turn to pass a truck only to have a GP BMW or Merc blowing kamakazi style past the qeue and if theres a oncoming car they punch into the left lane forcing dozens of cars to take dangerous avoiding action. were not crazy drivers ,we just dont know how to use indicators and that has almost had me run over more than once. Atleast i got an apology afterwords.

ah, flump. sandton has had many of these fall through. such is life. enough others to keep us occupied. that is prime location though - and no doubt we will see something go up there. not sure if it will be a 40f, but a 20f in that location is most likely. lets hope for higher though.

^^ i agree...my prime concern is that it is a MASSIVE hole just sitting in the middle of Sandton...and no one knows how long it will be there. the basement maybe too big for the next developer or what not. i find it unfortunate that a development gets so far as for excavations to being without clear funding plans in place. hopefully some of the other proposed will follow thru to make up for this loss.

Yeah, that's what I'm hoping. Their website has been updated with projects that did come along after this one was supposedly cancelled, so it's a little strange that it's still listed there with 2011 as the date. I'm sure it would have been finished by now already if they carried on after digging the hole lol.

Ok gents, just spoke to one of the Archiects and he says that it still on hold and they just waiting for the client to give green light for construction. He didn't commit to anything but we shouldn't totally ommit the likellhood of the project being scrapped.

He stressed the fact of the economy as major obstacle to developments of similar projects. He sounded optimistic about other projects coming online when the economy goes back to it's past 5 years span.
