Details:

Not much information available right now. Jakes1 attempted to get hold of the developer but the developer wasn't giving too much away.

So far all we know is that the commercial element will have 1500m2 for retail (so probably ground floor retail) and 22,000m2 for commercial.

The board does not say how much space the residential element will have.

Gwen Lane is the street upon which it is located. The building is located between Edward Nathan Sonnenberg Attorneys and the Joburg Stock Exchange.

Me too hsark, but this means that by 2009, Sandton will at least have about 4 tall skyscrapers.

1. Michael Anglo.
2. Sandton City.
3. Hydro Park on Grayston, its about 15 floors
4. The Seers on Maude


I'm crossing my fingers that more of them are announced this year so that at least Sandton can have about 6 to 8 of them by 2010.

Sandton is getting denser but we still need some higher buildings, like these ones.

Mike, i'm assuming it's going ahead because there is a big ass sign in front of the crappy two floor building that is currently being knocked down to make way for this beauty.

i didn't find Umhlanga to be a hive of street traffic either..

Anyway, these days I see quite a few people walking the streets in Sandton. Initiatives such as the Sandton Central Precinct have helped made it far more pedestrian friendly, with things such as fairy lights on almost every single tree at night and street performers during the day. Small details, but they make Sandton a little less corporate and a bit more fun..

Wo-its quite a workout! I know people complain about the lack of vibe around sandton but i would not like to hike up and down those hills in my suit and get all sweaty...the geography does not lend itself to walking im afraid

Well, it is rather small, and could be bigger (we should have 12 cranes working on site to make it bigger). And very little is written about any of the sandton developments. No paper clips surrounding the Jade or Topaz (of which Topaz is sold out without any coverage). The Radisson is up to level 10, and now we are only hearing about it. The holiday inn on Rivonia? No news. The Hydro? Almost topped out and very little coverage. The Sandurst towers? Very little coverage. Place on Sandton? Huge development - only a few scattered articles here and there. The Sunset towers? Very little news concerning that.

Pity it is such a small hole in the ground. Maybe only a few big trucks?

The hole is getting bigger and bigger. They have a stop/go system in maude street now, to allow huge trucks to enter/exit the site. It is more than a three storey basement at this stage.

i know the area rather well after having spent a morning walking around there and being offered lifts by people "cos it was not safe or normal to walk the streets of sandton". So yes i know the jse complex is nearby and i dont have a problem with it for it is modern architecture.

I DO have a problem with the office complex directly across the road and the one on the sandton city side of this dev. both are land hogs and really blehh

They were probably just wanting to pick you up for other reasons. I walk around sandton quite a lot and i have never felt threatened. The new red-uniformed sandton CID guys are on every corner. Streets are clean. In maude street you see anyone, from attorneys to bankers to fruitsellers on the street. I walked everywhere with my camera, wallet, backpack etc. How do you think I took all my sandton pics? And in sandton people don't take three hour lunches, hence the fact that you won't see loads of people in the streets on lunch. And most people work 9 - 5, so they arent really frolocking outside, are they? Areas with most pedestrian traffic is Rivonia, Maude, Freeman etc. because offices open up to smaller streetside shopping strips.

Why would you walk from sandton city to Mcdonald's in Grayston? It just doesnt make sense. Time is money.

In Sandton, a few things influence the pedestrian traffic...
1. Lunchtime - that is usually the only time business suits venture outside their laptop controlled universes.
2. The weather - too hot, too cold - sandtonites are very sensitive and averse to cold and hot weather (almost like capitalist reptiles)
3. The fact that it is much better to be stuck in traffic in your car than to be stuck on your feet - we looooove our cars.
4. Face it: high heels, stilleto's and the latest fashionable men's shoes are just not that comfortable for walking long distances, plus you might damage them.
5. We are just stuck up?

So next time in Sandton michael, don't fear, you can actually walk in the daytime.

I know what you mean. Once went there to meet some guys and the whole thing is like a Microsoft Campus with blocks of 4 story buildings all over with very boring brown face brick walls. That property could do wonders if someone could transform it into highrises as its right next to the Stock Exchange whose height is not all that bad and the Rand Merchant towers.

I hope you told them they were naive oddballs.

Sandton is easily one of the safest parts of town to walk around in, not only because of all the surveillance cameras put in place by Sandton Central, but also the security guards milling about and (surprise, surprise), the everyday people walking about with their laptops and cellphones and business suits.

To even suggest that Sandton is unsafe is a load of absolute twaddle and bullshit. Seriasssly. i mean, it's like a WHACKO idea.

i never said i thought it was unsafe. i was merely retelling the situation i was in. They found it more odd i was walking than anything. I walked around for 3 hours and not once did i see any "business people" walking the streets, except the parking lots of village walk and 24 central.

It was nice enough, but i hope dev's like this one and future ones, encourage more people to walk about and "live" on the street

Will try and get shots of this tomz, nothing has risen above ground level, it still seems like they are digging. Cant see much tho since the whole thing is barricaded with fences and they dont leave many openings to look into. Thats why having contacts in Edward Nathan is the shizzle

I took the picture from an office park next door. I spoke to the developers just after it was launched - they had a massive sign outside the site. This sign has since been taken down. the developer told me that they had planned on 20000m2 office space, a couple of thousand retail. Their was a residential component as well, but they first wanted to see if there was any interest.

So yes, it is a mistery. Maybe Protech Khutele (the earth movers) have more info? I will try to find out.

The hole is literally right next to the road. All one needs to do is find a gap in the fencing and snap away. Does seem a little dangerous indeed.

Maude is going through a lot of changes. It will soon be the main link between the Balailaika, the Hilton, The Grayston Southern Sun, the 27F Radisson,the New Holiday Inn and Sandton Central. Nowadays it is busy with foot-traffic. It is indeed becoming my fav street in sandton. There are Red-uniformed Sandton Central Personnel on every corner. It is safe, and clean.

The Radisson is 27F. The Hilton 8. The Nedbank - around 9. Stock Exchange - 11F. The Michaelangelo Towers - 34. The Sandton City Block - 20F (with possible extentions). The New Holiday Inn - At least 10 - not sure about final height. Then the two sandton hotels 15 - 20F. not sure. The Holiday Inn maude Street is two 11F towers. The Michaelangelo hotel is about 8f. So there are more than 5 F blocks. Maude street is very dense up to the square. And the density is going further away now. The Michaelangelo is 34F, and it does not look out of place.

I know this is supposed to be on the sandton thread, but I though I'd still need to dispell the myth of the lonely 40F.

The Seers Will have the following neighbours:
The JSE on Maude - 11F
The Radisson - 27F (Rivonia)
The holiday inn twins - 11F each (Maude)
The Forum (Maude Street) - 16F

So a 40F will hardly be the only tall building, plus it is bound to be followed by others...

More developments are proposed in the immediate vicinity of Gautrain’s Sandton station on the corner of Rivonia and West roads, many of them involving high-rise components. The Sandton council’s land — the old Rhodesian-looking civic centre near the taxi rank — will also be redeveloped, linking the station to the heart of Sandton.

The winning development tenders will be announced later this year.


This is just the beginning. At a briefing to property brokers, Gautrain Management Agency CEO Jack van der Merwe said he expected Sandton’s current 500000mē of office space to increase by another 300000mē by 2010, adding another 10000 workers to Sandton’s central business district.


The growth isn’t unique to Sandton. Districts surrounding stations along the Gautrain route are poised for take-off, and many of them will be mid-to high-rise. It’s the nature of the beast: proximity to rapid-rail stations has created rising suburban skylines in other world cities, too. Washington’s Metro and Atlanta’s Marta rail systems have created high-growth, high-density, high-price and high-rise developmental nodes far from their established city centres — districts like Washington’s Rockville and Atlanta’s Midtown and Buckhead.



What sets Sandton apart from other stops on the Gautrain route — from Park Station to Hatfield — is its tangible “swish” factor due to its status as the gilded home to exclusive international boutiques and hotels and one of the world’s largest stock exchanges.

In many ways, Sandton is fast becoming Joburg’s “Midtown” — keeping in mind “new north” suburbs like Fourways, Sunninghill, Lonehill and Midrand.

Nelson Mandela Square, Sandton’s “village square”, opened in 1994 and might even be deemed “historical” in Sandton terms. “It’s the only shopping centre in SA without an anchor tenant,” says marketing manager, Sheree McHaffie (though Gucci fans might disagree), “and, at 16000mē , it’s also one of South Africa’s smallest centres.

“But it’s a pulse-point for Sandton. It’s not about fine dining as much as life unfolding, where people gather for business meetings, affairs, dates and break-ups — all the joys and drama that unfold in the course of living.”


While Sandton central hotel guests often walk the few blocks to Sandton City or Mandela Square, relatively few of the district’s residents do. Says Elaine Montague, a British immigrant who lives a few blocks from the Village Walk; “I wouldn’t feel safe walking around. I might pop across the road to the Village Walk on foot, but I’d never walk up to Sandton City, even by day.

“I’m not being negative. I’ve never had any problems whatsoever, but I just feel it’s safer to drive. Ideally, I’d love to walk but, for now, not.”


It’s a challenging head space, one that Reilly and her team are determined to change through the creation of a safe, 24/7 live-work-play high-end district. Unlike Capetonians and Durbanites, many suburban Joburgers are struggling to accept that “high-rise” is not a secret code word for Hillbrow. The difference? The majority of flats in Hillbrow are rented, while the majority of apartments in Sandton central are owner-occupied.


The Maude Street canyon between the 34-storey Michelangelo Towers and the Sandton Convention Centre offers a hint of what might come. In the not-so- distant future, what Luka (and local residents) might experience is a safe, pedestrian-friendly “corridor of light” along Maude Street, from the Hilton Hotel through to Sandton City — a petit- but-potent four-block strip that will be lined with some of the continent’s most luxurious (and tallest) buildings, street- level restaurants and shopping.


It’s not too abstract if you look at the elements: Maude Street is already home to the stock exchange, the Sandton Convention Centre, international hotels and one of the Southern Hemisphere’s largest interlinked shopping complexes — all on the doorstep of Gautrain’s premier cross-route station.

More than a half-dozen hotels already line the street, while hospitality industry gossip is that the Four Seasons and Ritz-Carlton hotels are also looking for northern Joburg sites. It’s the old Eloff without the “off” — driven by proactive urban development rather than reactive urban renewal.


The foundations are literally and figuratively in place. As Sandton’s street life continues to develop — much of it driven by the Sandton Central Management’s safety, public art and street-performance projects — Sandton has begun to lift its rather tepid sex appeal, along with its skyline. Give it a few years, and Luka might very well decide to stay. That said, dancing to the new-generation Sandton tune, this time it’s: “My name is Luka. I live on the 32nd floor.”

The skyline will look great when there are a few more. i still find it disjointed, but if there are 4-5 more in the 25F+ range things will be good. look forward for more concrete info on this tho, for we are still yet to see anything in the media

And they even had a render of the building in a type of collage, in and amongst the Gucci, LV and Cartier labels. It was to show Sandton up as uber exclusive and stuff.

also you will note that on Protech khuthele's website there is information concerning the groundwork being done for The Seers. Which means, this 40F is actually going up. The Mast and the San Raphael would have looked just as out of place, alone on the point (were they ever built). Sandton has quite a few buildings to keep the seers company.

That's interesting that it will be 40 floors. That means it will be the tallest building in Sandton and taller than the Michaelangelo Towers which is 34 floors and 140 metres.

How many metres will Seers now be? It must be close to rivalling the Ponte City (175 metres) in terms of height?

It will probably be between 140 and 190, although the old renders we saw had no spires or other structures to increase the height. I'm sure the renders have changed a bit, but if anyone can contact the developer/architect it would be great to get some updated technical info

when I spoke to the developers ages ago they said that they were not sure about apartments as a part of the development. Apartments might be a small part of the plans (if they see a need for that), but the bulk will be retail and office.

They have 'fortified' the gate by now - but this is almost always open because of the moving of machinery in and out from the site. Most pics are taken from the office complex next door - if you stand in their parkade you look down into this pit. But I must agree - quite worrying to have such an open pit and being able to walk right in...

That's progress since the last time I saw photos. That said though, it's not great progress at all, and it does seem to have been halted. No clue what's holding it up, but I'm quite sure it'll resurrect itself. Else Sandton's going to have a big gaping hole in a very prime location. Can't imagine that happening at all!

Spoke with a friend of mine who has some insight into several projects in and around Sandton about a week ago.... Well basicaly he told me that several deep construction sites have lost up to 2 weeks due to the effects of the prolonged rain since Janurary..... told me that some contractors have had more delays because of lack of pumping equipment than because of the lack of POWER!

Just looking at the site above makes me wonder if this has anything to do with it.

Its going to happen.....and its going to be BIG. Look at Group 5's sign.....it HUGE.......it must be an imporntant contract for them and to get permission to dig up the road like that is hard and done only when necessary......Im excited

i was going to say that i find it odd that they are being given permission to dig up and move onto the road, that doesnt seem normal for a development in a built up area. that will really screw the people in the area over for the next 4 years

I know that quantity surveyors "Brian Heineberg & Associates" are involved in this project and apparently the project was put on hold because of financial reasons but will take off soon.

I have access to a project database, however I do not know how up to date it is at the moment.

The database shows that the Seers on Maude went out to tender in April 2007 at a price of R900M, but there is no indication that it has been awarded yet.
Group 5 have certainly not put it onto their project listings yet.

I spoke to a guy on the Sandton central board the other day. He said that the building was topping out at 48 floors and they took so long to get going because of the re-zoning of the land for that height. I hope he was not wrong and meant 38 floors.

I am sorry I have not been following stuff recently but is this actually happening as we speak or is it just a proposal? (because if it is it probably is not going to get the finance or the pre lettings to go ahead in the current economic climate)

The foundations were completed last year and then they waited for re-zoning because they wanted to go higher. Now the hoarding is up and they have started work.
Do not get all fearful about the current economic climate - I am working in the property sector and have spoken to all the experts (Financial Mail, Francois Virully, the national retailers) who say that the current economic climate will last 18 months and then we get back on track. Sandton needs lettable space as vacancies are at all-time lows and it is better to start now and have the building ready for when the economy turns up and the Gautrain station opens!

Ja I totally agree that the current slowdown is just a blip. Great to hear that it is going ahead. Its a great building and is fantastic for sandton. Shame there are not more buildings of this type in the pipeline.
