Work has started on site for the new Atkins-designed residential ‘2CDE’ development. When complete, this will form a prominent landmark at the Dubai Marina, the city’s major new cosmopolitan waterfront development. The 27-storey, 116 metre-tall tower involves a mix of one, two and three bedroom serviced apartments, two penthouses and eight duplex townhouses. The 33,642 sq m development, which embraces sustainable principles, also contains a pool deck and health spa. Atkins worked closely with the British University in Dubai (BUiD) to weave sustainability into 2CDE’s design. The exterior of the buildings comprises clear glazing, which incorporates electro-coating (or ‘e-coating’), and will withstand the thermal impact of high summer temperatures and allow for maximum natural light thereby reducing the requirement for electricity. Shading technology, including a ‘sun screen wall’, will also counter solar gain while enhancing design aesthetics. Commissioned by Ahmed Ramadhan Juma Establishment, 2CDE is due for completion in early 2008.

there is 2 plots , but difficult to decide which is which...

there is one right behind 2CDE next to SZR and then there is one right next to 2CDE..

left side of the pics there is the Delta plot, today I saw there 5 workers, maybe starts soon.

but another Delta plot , back side of the Marinascape still nothing.

I love this area of the Marina. Do you still live in Marina view? Do you like this area (despite the issues with DH, pool, gym…etc)?

I actually don't live there permanently. I love the building and hope the issues with DH and New City Developers will be settled peacefully over time.

It is fair to see the financial crisis as a kind of filter for residential projects in Dubai, and at the start of 2011 we are gradually seeing those with a mixture of quality, innovation and sound financial management move forward – while the weaker projects stay silent.



It is a survivor’s market, and 2CDE, designed by engineering giant Atkins, appears to be a survivor. The 27-storey residential tower is progressing well on its waterfront site in Dubai Marina, where Atkins is also supervising the construction process and project management.

Made up of 141 residential units, including two luxury penthouses and a mixture of one-, two- and three-bedroom flats, the tower also accommodates retail and food outlets in its base - on Marina Walk - as well as landscaped gardens and a swimming pool.

It is not just in the tower where residential is provided. At ground level are a string of eight terrace-style three- and four-bedroom townhouses, projecting from the front of the podium. As a design point, the tower appears to cantilever over the top of the townhouses, which appear to slide underneath the footprint of the tower.

Atkins site architect Richard Cueto said that the building will be a significant asset to an already popular area of Dubai.

“It has been great to see the building take shape and once complete it will round off an important stretch of prime development between the east and west marinas,” he said.

The building’s unique facade immediately sets it apart from other, more conservative, towers in the area, but is also integral to the sustainability of the tower. A ‘sun screen wall’ rises up the south west faced of the building, set one metre away from the perimeter cladding line.

Large vertical slots have been cut into this screen to allow for balconies and window openings, but also to create deep areas of shade and help protect the building from solar gain. The sun screen wall wraps over the roof and acts as a giant hat, again deflecting direct sunlight away from the exposed roof area.

“It is an interesting element both practically, as a kind of giant sun hat, and as a visual feature,” Cueto said.

“All glazing facing the north is clear with low e-coating, which will give residents clear views while at the same time allowing high levels of natural light.”

As a "neighbour" in MVT B with this one in my view I read this thread all the time and I appreciate your photos. Can't wait for Al Marsa and this project to be done, so we have no more construction in this part of the Marina Walk.

These towers construction speed similar as before the Gargash and Roshana , it seems they have time to finish:)
