Well Im sure the pics will be added and the name corrected once dennis and co get back from city scape, but this is a SOM designed tower directly offosite the GH at the entrance to the marina, excellent location and a half decent design

80-storey Dubai Marina tower
Defying the slowdown in off-plan apartment sales, the 80-storey Infinity tower at the Dubai Marina is to be launched at the the Worldwide Property Show in Abu Dhabi this week. The project by Cayan features a novel twist in the tower, and is being marketed by Palma Real Estate.

I really like this tower, and perfect location too. I think that the top is a bit too big though, it could just be the light feature however. Does the top look different than the model at cityscape or is it just me?

Anyway, this looks like a very high quality development where the developer's concentrating on all the details. If I had the money, I'd definitely buy here.

yes, the map shows other plots which can be built up, even closer to the sea
anyway, we have to wait and i think there only is place for one

i as a new employee have been shown around many parts of the building, also of course the conference centre
i've read in the papers infinity tower has a model there

First post here, i think im a convert to the tall buildings of the world, work in Manchester UK, got the beetham tower (i think thats whats its called).. going up here. Looking pretty big.
Like this project hoping for some nice pics of the site, will be in Dubai in Jan 2006 / Feb 2006 for a few days on a stopover, hope to check the place out and the other devlopments.

Just got the brochures through the post , for my apartment in Infinity towers... very impressive stuff, No DVD maybe they dont do them , or the woman forgot to send it...
Similar pictres to the website in there , will try and scan some if i can get a scanner.
Shows the development to the far end of the plot away from the bridge...
Will be in Dubai for a few days at the end of Jan 2006 might take a peep at the marina.
Anyone know any good hotels in Dubai ? sick of looking at travel sites makes me feel :bash:

Good hotels in Dubai? Hehe, plenty of them. I advice you the Jumeirah hotels: topclass, not in the middle of al the working going on, but only 10 minutes from the marina with taxi. Depends on your budget, but the Jumeirah Beach Hotel and the Madinat Resort are simply perfect! Check it out at www.jumeirah.com

Definatly my favourite tower in the marina, other than JBR, the only place i would consider buying in.
anyhow, im in manchester too, and seing that one lonely skyscraper going up, however big it is, is just depressing. Its like somone took 1 of the 60 U/C in the marina and placed it in this cold/rainy town.

DUBAI, 8 December 2005 — A group of Saudi investors announced that they are constructing the longest spiral tower in the world in Dubai. The cost of the tower is SR218 million and it is going to be 330 meters long with 80 stories. i'm now sure it's not in the upper marina with 23 marina, princess tower, le reve, mag 218,....
i suppose it's in the centre near marina diamonds!!! there is a huge plot under c which is not the mall
there is piling going on

Ok spoken to the sales agent, 50% of this tower is sold only 4 1 Bedroom Apartments remain and a few more 2 Bedroom , the rest are all duplexes, Penthouses etc.
Also informed that Piling work will commence in Early Feb so the Boards with the Damac adverts which end on the 4th of Feb will probably carry the Information about the tower. If work begins in early Feb.

Actually there are now only 3 1 bedroom apartments left as I bought one at the Dubai Property Show here in London yesterday. According to the agent, they will let people on site to view once the tower reaches above the seventh floor. Oh well, guess it's another visit to Dubai coming up - then I must learn how to post photos on this site.

No, they didn't. Apparently they have 3 models - presumably one was in Dubai, another in Saudi because the directors of the company are there and the smaller one for travelling was in Hong Kong at an exhibition. Pity, as I'd like to have seen it.

Not bad that only about 20 days of the date the agent told me work would start...Although we could still have a Torch like issue i.e machines and no workers anyway it a step forward.
And think this was only launched in Nov 2005, from what i read before usually can be upto a year after launch before anything really happens.

^^ that was the case maybe a year back.... from what i hear, every tower in marina has a completion deadline of 2008 set by emaar, except the supertalls like princess tower. Considering that deadline, every tower launched better start construction in 2006 or else they are in trouble.

If thats the case it would be better for infinty owners technically only side of the tower will have maybe a partly blocked view. i.e the Damac tower side.

in fact i was almost convinced there won't be another tower since infinity's basement seemed to be very wide.

I think there will be another tower on the other side of the road towards the sea. (The road will probably be straightened later.) That will really block Infinity views.
Also I am getting more and more worried about that lonely Emaar sales center plot!

that is true, the sales centre could be build up.
in fact there are three (3!!) plots in the area next to the torch and marina heights.
but these are the only plots in the marina of which i am convinced that there will not be towers taller than 15F.
and there are also plots towards the sea in front of infinity.
somehow i doubt anything is going to happen there though

Source would be good for all articles like this and even a link to it. I have bought in Infinity so quite exciting for me as it's the 1st i heard of it.
But i think more towers will do something like this or at a basic level should allow you to choose colours of tiles, wall paint etc out of a selcet few they will be offering. Makes the buyer feel like the building there home and not just a bog standard clone of every other appartment.

It doesn't state whether or not this 90% 25 yr mortgage is available to non-resident investors. Clarification would be appreciated on that. If its a yes, then i'll definately consider this an option, a bit over my budget, but if (big IF) I can get approval from Amlak on a 90% 25 year mortgage, then sod the Cube in SC, who incidently still haven't got back to me, i'll go for this instead! Amazing.
Lets just pray that this one doesn't turn out to be the tallest tower with a 180 degrees twist! (Get it? 180 degrees..as in U-turn, owner does runner....ahh nevermind!!! :D )

Those are amlak's normal terms.....it states in article "'This home finance offer is exclusive to Infinity homeowners" which means it for infinty homeowners they not specifying resident or non resident.
As the terms mentioned above are available without needing an agreement.
Anyway we will find out as i'm contacting my agent and should have a response in a few days as it's the weekend there.
I just hope it's for all Infinity owners. 10% is all that has been paid so far next payment is in May.

^^ The twist of the tower is different, but yes there is the resemblance....but you have to remember that infinity is not entirley unique in having a twist but it's unique and distinct in the Marina and probably Dubai for Now.

Well i called Amlak today after several emails werent answered , maybe its the holidays..
Anyway i was told the 90% was for UAE nationals and residents only , and that living in the UK i could only get 70%.
I cant get hold of my contact at Palama shes on her holidays or something, unitll friday.
Although this could be dissapointment talking i got the impression the person at the Amlak callcentre wasnt 100% sure about what he was saying so i am still hopefull i might be able to get the 90%.
Anyone else got any more news ?

I've had an email from my contact at Palma. The 90% is definitely for residents. Non-residents can only get 70%, so you'll have to pay the next installment in a couple of weeks. I haven't managed to get through to Amlak, but if there are no repayments until completion, it sounds like a great deal to me.

^^ not really a deal just Amlak and Cayan have agreed to defer payments until completion but the criteria for getting finance of Amlak will be same.
Still i suppose it's better then having to pay repayments whilst consturction is going on means hopefully if your looking to rent that the rent will cover some or most of your repayments.

With reference to your pervious e-mail, please note that we do finance for Infinity Tower up to 90%, offering rate of 7%, processing fees of 1% of the financed amount, and up to 25 years toner for residents.
For Non-resident, we are offering up to 70% financing, rate of 7.25, processing fees of 1.25% of the financed amount
Anyway asked him about the deferment of payments for non-residents etc
I got a little plan for us Infinty owners, will keep you informed , but i have lots of little plans all the time

As for as my information goes, all mortgages are offered in Dubai on the basis of repayments beginning upon completion....there might be an obscure lender somewhere who doesnt offer this, but the big boys do...(Amlak, Mashreq, HSBC, etc.)

^^ Thanks Naz well i might just ask them whats so exclusive about this partnership because if those are standard terms then all the parthnership is Cayan passing on as many Infinity buyers to Amlak, as they will be non the wiser because they think Amlak and Cayan have some kind of exclusive package for Infinity owners.

Yes, you are right, the payments starts one month form the handover date. However, you should pay the profit of construction at the time of the final payment.
What does that mean then ? lol

Profit of construction... now that's a new term. Maybe they mean you have to pay the appreciation from the time of launch to the time of completion? :eek: That would be a disaster for investors..

Staff Report
Dubai: Cayan has appointed APCC (Al Dhafra Piling Foundation Contracting) with a Dh40 million contract for enabling works for their luxury residential tower Infinity. Reported to be one of the largest piling contracts in the region, APCC has been awarded the contract based on their reputation for professionalism and quality of workmanship.
Ahmad Al Hatti, Chairman of Cayan said: "Establishing a solid foundation is a critical component for the successful construction of Infinity. APCC's considerable understanding and experience of local conditions combined with their trusted reputation throughout the industry made them a natural choice for us."
Under the Dh40 million contract, mobilisation of the enabling works has begun.
As one of the tallest towers in Dubai Marina at 80 storeys, the piling will extend 60 metres below ground level.
In line with Cayan's reputation for high quality and with a view to achieving timely delivery, Projacs has been appointed project manager and Khatib and Alami the lead consultants for the job. A main contractor will be named soon.
Infinity at 330 metres will be distinct not only for its height but primarily for its architectural prowess it will be the world's tallest tower to feature a 90-degree twist.

^^ As far as i'm aware all the 1 Beds are sold out, but agent may have some resales etc. But there should be some 2 Beds and the rest still avalible.
I can pass on agent details if you pm me. The price on this tower is quite high around the 1250dhs / sqft just to let you know so as you don't waste your time.

We used Palma Real Estate www.palma-re.com and have been impressed with their service so far. Quick responses to emails, phone calls when promised and SPA out very quickly. When we bought our one bed earlier in the year, they offered to sell it on if we wanted to resell, so you may get resales through them as well.
www.dubai-home-finder.com were also offering 1 bed resales in March at just over 10% premium, which makes the price around 1500 dhs/ sq ft. I think your estimate is on the low side Dubailife

^^ no my estimates are correct thats roughly what i paid for my apartment, way back in November 2005 a few days after the offical Launch. Of course prices will vary on floor number as well as the fact the property prices will have gone up.
I also used Palma Real Estate as they are the offical agents. But if they want contact details of a sepciifc person they will have to PM me.

WOW really....well your right i was lucky, i was looking to invest in dubai around Nov time...and was actually thinking of sport city and shami towers as that was all i could really afford [That would have been a mistake].
So whilst surfing the net looking at dubai properties saw news story on this tower and the launch and i just loved the design and decided if i can get a 1 bed in here under £150k i'd take it right away.....so rang them and it took 2 days to get a hold of a sales person as they were so busy.....prices worked out to be about the figure and deal was done ina 5 or 10 min conversation....luckly right place, right time....as is always the story for everyone.
Anyway it's such a good looking tower....i hope the build quality is really good i don't think you could lose even investing 6 months after it's launch.....alkso new freehold law also pushed prices up and interest up too in all towers

Lovedubai - Although when buy i was told that if i go above the 20th floor for a 1 bedroom it would cost like 200k AED's more. Which is why i bought on that floor so on 20th floor 1 bed was 981000 AED and on 21st they said it would be around 1.2 Million AED
So maybe you also payed more because your on a higher floor......and back to the tower before the forum police arrives

Yes but it is for a slighlty more expensive tower on the marina so therefore the 2.5% lump is bigger too if you get what i mean.

That building is only proposed....ie. a mock up....nothing has been apporved on it yet as far as we are aware. I'm sure once it's apporved it will have a forum.....it's name may chnage by that time too. Or alternativley it may never get of the drawing board.

Thanks for update AltinD.....Naz the DAMAC borad are still there look to right of second picture, they appear to be displaying Ocean Heights. I'm definite there is a DAMAC tower behind Infinity. Just not showing in this update as AltinD was just shooting the Infinity plot.

Huh? What and you know that for sure do you? If someone offered me a reasonably priced Damac apartment and I thought I could make a quick kill from it..i'd buy it! I'm sorry to hear you find my opinions about Damac (which the last time i checked i was entitled to) a "crusade", perhaps it didn't cross your mind that I may have had a bad experience with them??? Not that I need to justify my opinion about Damac in anyway, but what the hell, i've got 30 seconds...
I was practically hounded by these guys in January, when i was in Dubai. They offered me a free jaguar, visited me a few times, kept ringing my mobile phone (that was a mistake!) asking if i'd "made my mind up yet?", and then finally, when I was "almost" ready to buy in Ocean Heights...it all got a bit too desperate on their part for my liking..but they got me really interested. Finally the moment of truth...I was sold to..(quite frankly..OH is a great looking building, iconic, great location/views, etc...) just when we had agreed a price with a discount (and jaguar) thrown in, the agent called and said he did not have authorisation for the discount, followed by his manager. The rest is history, do you blame me for being slightly angry at their sales tactics???

So, you wanted a cheap deal and didn't get it. Bad luck!
Nevertheless, looking through several 30sec outbursts from you, isn't it time to move on?
Incidentally, how much was the discount excluding the Jag?
It is worth knowing if I do business with them?
